• Jorge (1/5): I do not recommend this place because there is no internet and no support staff available. - The entrance area is unclean, with overflowing bins and scattered trash. Additionally, mail has been left on the floor near the entryway. There appears to be a lack of accountability. I waited over 45 minutes to access my room, and although I selected a specific one, I was given a different room that had not been cleaned. The WiFi doesn’t work .The neighboring room was extremely noisy, with arguments, shouting, and loud music, making it impossible to sleep. Despite calling and sending video evidence, no action was taken to resolve the situation.

The problem that makes me not return is other guess that really disturbing our staying. Firstly, The facilities is very bad, floor make noise all around, noise from every room you can hear. The host have no rules or policy for guess that come to stay. There a women stay in front of the house and keeping asking she can not get in the flat she booked. And keep asking us to give her a code to get in. A very bad area, DO NOT stay around there. Secondly, They let guess do whatever they want, if you are there instead of me that night, you will feel such a horror. The women's and the man in the room downstair keep shouting, creaming and banging things With Very Loud Music the whole night till morning when i left at 4:30am. There people keeping coming in and out to the room like they having their private party. I came to stay to relax and instead i have been shocked and open eye the whole night till i could not stand any longer and left in disgusted at 4am in the morning, i couldn't stand their screaming and shouting and the noise any more. I Have been using Booking.com for so many years and a top genius level here, have i never experience such a horror situation when my downstair keeping saying '' You killed your brother, and you want to break my arm too''. And i decide not coming back there that day or never to that area again in my life. I booked and pay for 3 nights but Host did nothing accept saying its non refundable! Even though its their fault on security of the house PLEASE, Do Not Book HERE
• Ilarja (1/5): Regret Booking This Place - Unfortunately, there was very little to like about the property during my stay. The location might be convenient for some, but the condition of the accommodation and the lack of basic amenities and cleanliness completely overshadowed any potential positives. This was, without question, the worst stay I’ve ever had anywhere — an absolute nightmare from start to finish. The room was disgustingly dirty upon arrival: unchanged bedsheets from the last guest, overflowing trash, dusty room, and not even the most basic amenities like soap, shampoo, or cutlery. When I raised this with the owners, they shrugged it off saying ‘the cleaner didn’t have time.’ Excuse me? In what world is it acceptable to check a guest into a filthy, unprepared room? The WiFi never worked, and the so-called ‘support’ was completely useless. It felt like they didn’t care at all once they had your money. Even worse, I talked to another couple locked out overnight because the main building key code failed. They had to sleep outside — completely abandoned. What kind of operation is this? This place is not just badly managed — it’s borderline negligence. I wouldn’t recommend it to anyone. Save yourself the stress, frustration, and disgust. Spend your money somewhere that actually respects its guests. I left feeling scammed, angry, and genuinely sorry for anyone else who might go through what I did.

• Rolans (1/5): I wouldn’t recommend this place to anyone staying in London. The location is fine, transport is great. All around not a - Bed was fine. Bathroom was ok. There was a long code to enter the main door which was useless. I had to get the code changed three times. The wifi connection was terrible, wasn’t able to get any access. Smart tv had no signal and it was useless. The main entrance of the property was filthy.

The pillows could do with additional ones and new ones. The kitchen was not in a very acceptable state, but it is understandable as it is shared.

I needed a hair dryer and there was none at the facility and neither was there an iron as mentioned in description. The bathroom had a smell to it and it ruined my stay all together. This place caused me to break down twice as I had a long journey and paid for comfort and rest which was very difficult in this stinking apartment. I needed a hair dryer and there was none at the facility and neither was there an iron as mentioned in description. The bathroom had a smell to it and it ruined my stay all together. Security was lacking as someone accidentally walked into my apartment and another resident struggled to get in at night and the phone in the room rang and she needed help which I did not mind but the owner of the facilities has to take on this roll. It was a complete waste of money and I would NEVER recommend this place to anyone EVER.

The in-room kitchen area was convenient and appreciated. Loved the shower pressure and how easily the temperature could be adjusted. There was no wifi for my entire stay, and staff had no urgency or interest in getting it sorted. Also, the bed sheets could have been fresher, and the chairs at the table need to be cleaned or replaced. I didn't expect the tight staircase or how many flights to get to the room (with heavy luggage).

• Jamila (10/5): Lovely modern cosy studio in the heart of north London - Lovely modern studio big enough for two, there is a kitchen but you would need your own cooking utensils. The rooms are pristine, very comfortable bed great WiFi and brilliant too. All you need for a cosy stay, amazing location buses and train station only a few minutes walk. Really quiet road , the host was brilliant and replied straight away every time Nothing it was great

Will come back again. - Nice spacious and comfortable room, with a big bed, big window, a great desk, and a large fridge. The shower room is very small, with little room to manoeuvre. The TV didn’t seem to work. It is a little annoying having to enter two long codes each time to get back in, would be great to have a keycard instead.

And I didn’t liked the fact there were some ants on the floor near the outer wall
• Ann (1/5): Do not book this property - Nothing Absolutely filthy, do not even consider this property. The entrance to the room doesn’t look like it’s been cleaned in years. The room wasn’t ready even though they said it would be ready by 3pm. Blood on the mattress, empty beer can in the sink. Untold dirty tissues on the floor. Quilt dirty, mattress protectors are not used. Pillows also dirty. Do not trust the photos, looks nothing like it. We had to leave and find somewhere else. Booking.com needs to remove this property. Disgusting

• Celestine (9/5): A home away from home, great stay. - It’s very clean, you have everything you need and the host is very good in communication. I definitely recommend it. The window curtains need to be replaced or fixed because you close it.

We planned to check in at 3 but by 3:30 I still hadn’t had a message to say it was clean and ready. I had to walk around London with all my bags for 3 hours it wasn’t ready until just before 6. We couldn’t rest or get ready properly for the event. The cleaner had tried to do a good job but was clearly very rushed. The property is a good example of you get what you pay for but it was just disappointing that it felt so gross the bathroom had enough mould growing all over it to last a uni degree research project the walls had weird gross bits on them by the bed that hadn’t been cleaned and the blinds were broken so you couldn’t stop the light coming in at 6am. The host was very apologetic but i guess it was out of her control about the check in but definitely wouldn’t recommend even though for our event the location was perfect and it was really quiet it was just pretty dirty and gross throughout the property

Loose carpet outside flat at top of stairs that could have caused a fall. New residents tried to enter my room at 1am. I had to get up and shout at them to inform them they had the wrong room. They then went in next door and chatted to 3am. Walls were very thin

In the advert is written that hair dryer will be avaliable and it wasn't Once we enter was super cold... we had to turn on a heating and wait few hours to warm up. It was impossible to take a shower when was less than 18 °C inside... Neighbors were smoking weed...

The walls was filthy. There was no wardrobe door sorry there was one. It was very very cold . There’s two the outside garden well if you could call it garden more like a building site tubes are silicon everywhere rubbish everywhere.. And just to clarify, it’s a good 15 minutes walk to the emirates Stadium So when someone booked it thinking it’s next to the Emirates, it’s not really They took the staff three hours to change our room as I refuse to stay there . And they only changed it when I said I will fall on Booking.com. Absolutely nothing like the description and the pictures on Booking.com .
• Cartwright (1/5): Absolute Slum, avoid at all costs - Nothing, it was a slum, worse than a hostel. The place stank of cigarette smoke, it was not secure, and there were drug users using nitrous canisters outside the bedroom window in the backyard (which had full access from the street). 1. Customer service was terrible, I had to chase them 4 times on my check-in day to get access to the property. 2. The was no security, anyone could access the property by viewing someone else entering and following what buttons to press to open the front door. 3. The room stank of cigarette smoke. 4. There were scuff marks all over the walls. 5. The backyard (adjacent to the ground floor bedroom) had nitrous canisters and piles of rubbish just under the bedroom window. 6. The backyard was not secure, and drug users had full access to use the area to do drugs. 7. There back a back door to this bedroom and the lock didn't work properly. 8. Being a single woman travelling on my own, I didn't feel safe there; and I immediately returned the key to the lock box and found alternative accommodation at a hotel. 9. Even though I did not stay there, the property would not provide me with a refund.
• Dragutin (3/5): Poor, but cheap. Use if you have no other options. - Good location fo visiting Emirates stadium, only 15 minutes walk. Small dinning and kitchen area with fridge. Very cheap. Internet didn't work, TV didn't work. Very uncomfortable bed and terrible pillow. Not very clean overall, one towel had a big brown stain on it. Tiny bathroom with no hooks for towels. Low quality finishes all over the room and furniture in a very bad state. Contacted the host to fix the internet because I needed it for work, but they didn't do anything about it.

Shower and sink weren’t well maintained, but fine. Hair on the bed, stains on the bed spread. Everything quite poorly made. No hand towel in the bathroom etc.

When we arrived, everything was filthy: blood on the mattress, a poorly assembled wardrobe, dirty pillows, just two miserable towels, and dirty floors everywhere. During the night, someone was coming and going from the adjacent rooms, slamming the door repeatedly, as if they were using it for storage or meeting someone by appointment. No one ever responded to my requests. I asked for an explanation and received no reply. Thankfully, I was able to stay elsewhere.

We contacted them again and they DID NOT REPLY in the entire duration of the stay. very unpolite and rude. I have never seen properties not replying to their guests up until now.

Was given the wrong combination to the master lock to retrieve my key; messaged the property number via WhatsApp for help since they don’t pick up calls, did not get any sort of response til this day. I waited over an hour to get into my room and was only able to get in because my neighbours in the room next door had the same issue and helped me guess the combination. The bed sheets were dirty, the bathroom had empty toilet paper rolls sitting on the toilet, the countertop was dirty, there was leftover food and beer in the fridge. I spoke to a lady who worked there before I left about how dirty the place was and she tried to blame me by saying the cleaning lady tried to come into my room at 6:30pm but I was already in there…this is false, I arrived at 8:40pm and check in time was from 3pm-9pm, meaning the room wasn’t even ready by the time I was allowed to check in. At one point, my shower stopped working and I tried to message the property again for help and still didn’t get any response. The service was horrible and I was extremely uncomfortable.

Contacted the landlord and they said that the cleaner would come but they didn’t know when. Absolutely atrocious service. We were then forced to leave and go to a different hotel and was promised a refund that I never got.

• Anonymous (7/5): Good for a short stay. - We needed a room at late notice and this was perfect. Good for a short stay. Everything you need. Window blind need repair. A block out curtain or the like would be good.

• Louise (3/5): Poor - Room wasn't ready upon arrival though we were there 30 mins before checking 3pm we left and returned an hour later room still wasn't ready though cleaner arrived shortly after so we left yet again for hour .which wasnt suitable as we had dinner reservations..which we had to rearrange Coffee was hard and grey ? Bathroom door had stains all over it and a lot of hair under around bed Only one small heater

• Jakub (1/5): I would strongly discourage anybody to book this place. - Nothing It was ridiocoulosly dirty. Floor was not vacuumed, not mopped and even things of previous guests were still inside the place. The sheets were not changed so it was super uncomfortable to lay in it, not mentioning sleeping. The cleaning staff did not even take the trash out! Wifi was not working for the whole stay. I contacted the host and he/she said that somebody was about to restart it for me, but it did not happen and the host stopped replying to my messages. That was a horrible stay and if I could I would like to have my money back, unhuman conditions.
• Cerys (1/5): DO NOT STAY HERE - The only positive was the location The host was responding quickly until the minute I had a problem, then all communication stopped. Our property was not cleaned for check in, with all signs of the previous occupants still in the room. It was unclean with dirty bedding, rubbish and mess, filthy bathroom, clumps of hair on the floor and in the bed. We attempted to contact through the booking.com chat feature as well as on the emergency WhatsApp number, with no response for hours. They then asked us to send pictures, which we did, and have been completely ignored since, which has now been a week. The property are refusing to process a refund, despite not rectifying the situation when given the opportunity. Their no refund policy states there will be no refunds given should you modify, cancel or not show up. This DOES NOT APPLY TO US. This is ON THE HOST. They did NOT provide the service that was paid for. We did not stay here on any of the 3 nights booked, and so no service was provided from the host at all. I cannot express how awful the customer service has been from this property. Trust the bad reviews. I did not. The property have taken our money for nothing. We are now further out of pocket having had to find alternative accommodation. Do not fall for the cheap option, as you may be left with no where to stay and significantly out of pocket. I have never experienced such poor service from any business.
• Chloe (1/5): horrific - nothing Firstly, the check in details i received for the check in were incorrect, the code for the lock box was wrong which left us stranded for 20 minutes. Upon entering the room, we were greeted with hair EVERYWHERE, beard trimmings it looked like, on the bedroom floor, bathroom floor, in the toilet and sink! Upon further inspection there was stains all over the bed and down the walls, and spiders coming in from an open hole in the wall. When asking to move to a cleaner room or for alternative options the hotel manager stopped replying and hasn’t replied since? Unfortunately no where else was available as it was so late and we had been to an event. Throughout the night there was extremely loud banging sounds from other guests as the walls are SO thin, as a heavy sleeper i’m not easily disturbed however this kept me up for the majority of the night! Would never stay again, problems could easily be resolved however the hotel manager is clearly lazy. DO NOT STOP HERE

• Caroline (8/5): Clean and easy access to the city . Would stay again - Tv had no Ariel by this was ok as we were out all day . There’s a lively bar around the corner called swimmers. The ones on the high street were treating ! It was easy to get into London and for the price we can’t complain
