L impression d être dans un petit nid d amour Le studio est petit mais délicieux mais grandes personnes s abstenir car le lit est sur une mini mezzanine où il faut marcher pliés tout le temps. Pour nous c était ok et rigolo mais pour des personnes à mobilité réduite ou avec des difficultés de mouvement ce n’est pas possible . On aurait aussi apprécié un petit shampoing et un phon ( le notre ne marchait pas et l agence n a rien fait malgré notre demande ).

Tuttavia ci sono delle cose che andrebbero migliorate,in primis la pulizia. Quando la signora delle pulizie è venuta non ha sostituito le tovaglie e le ha semplicemente ripiegate, infatti rientrando in appartamento alla sera erano umide,siamo anche rimasti senza carta igienica perché avevo un rotolo in più di scorta che però ha portato via... Le federe del cuscino matrimoniale macchiate e in generale ho trovato polvere sul pavimento.
Mancano alcuni accessori in casa per essere totalmente confortevole,totale assenza di appendini sia in bagno che in cucina,pochi piano di appoggio.. Insomma l'appartamento potrebbe essere più funzionale perché ha un ottimo potenziale,ma per il prezzo che ho pagato mi aspettavo fosse già così in realtà.

- Diana (9/5): Een verborgen plekje, maar zó perfect gelegen! - Voor ons een perfecte ligging. Heerlijk rustig in een levendige omgeving. Te voet waren alle highlights van de stad voor ons goed bereikbaar. En ook het metrostation dichtbij.

Era presente un divano letto rotto che non si poteva aprire ma usare solo come divano! L’acqua calda era sempre un po scarseggiante. Presenza di muffa all’interno della struttura. Scomodo il soffitto basso se si sta sul soppalco e quando si salgono le scale per accedere al letto matrimoniale ! Attenzione alle testate !

La cama cómoda a pesar de estar en la bohardilla y no entrar de pie. La cocina y los utensilios muy bien, el baño limpio y renovado. Un poco incómoda la alcachofa de la ducha.

This was my first experience with tiny house living, and it was a pleasant surprise! Though small, the space was well-designed and had everything I needed for a comfortable stay.
One small detail that could be improved: the terrace would have felt more inviting with some plants and a couple of comfy lounge chairs, as shown in the photos. That said, the overall experience was lovely.
The location is unbeatable—a true shopper’s dream! Just two blocks from the Spanish Steps and surrounded by luxury boutiques. I walked everywhere: about 15 minutes to the Trevi Fountain, 20 minutes to the Pantheon, 30 minutes to the Colosseum via the vibrant Via del Corso, and 30 minutes to St. Peter’s Basilica.
If you're looking for a cozy, central spot in Rome with easy access to iconic sights and world-class shopping, this tiny house is a great pick! No plants, no comfy outdoor furniture.
- Antonella (5/5): Perfekte zentrale Lage für alle die zu Fuß unterwegs sind - Die Wohnung ist ein Zimmer in zwei Ebenen aufgeteilt. Sie hatte alles, was wir gebraucht haben. Wir hatte eine ruhige Zeit obwohl wir mitten im Zentrum gewohnt haben. Die Aussicht ist sehr schön von der Terrasse. Man findet alles in der Nähe, Supermarkt, Sehenswürdigkeiten wirklich alles und sehr gepflegt. Die Übergabe war anonym aber top organisiert durch die Schlüsselbox. Einziger Nachteil: Mein Sohn ist 1,80 m und musste beim Schlafen auf der oberen Etage aufpassen, das er nicht mit dem Kopf an der niedrigen Decke anstößt.
- Christine (10/5): trotz der kleinen Macken, ist die Unterkunft sehr stimmungsvoll und ein richtiger Wohlfühlort. - Die Terrasse ist wunderschön. Die Unterkunft sitzt wie ein kleines Häuschen mitten um diese Terrasse, die einen sehr typischen und stimmungsvollen römischen Dächerausblick bietet. Die Unterkunft könnte besser gepflegt werden. Die Planzen auf der Terrasse etwa sind alle verwelkt und stehen so da und die Möbel abgeschlagen.
- Kim (8/5): Well placed and loved the outside ares but definitely not for an older person with mobility issues - Excellent position for seeing all of the most interesting places The place was quaint but my husband is tall and the bedroom was up a small spiral staircase which would have been difficult to get a suitcase up and once upstairs we both needed to bend double to move around the room.

- Simón (4/5): De Roma con Amor - An apartment in need of “love”. - The terrace and the actual location of the apartment were great. What a shame that a potentially great apartment was ruined by lots of things that could easily be remedied. The word “luxury” was used by the agency but was far from luxury for the following reasons.
Heating inadequate. Heater placed high up on the wall only reaching the upper bedroom level. No heating below at all. Only in the bathroom.
Lack of “love”! Like lamps not working, broken hook in the bathroom, dirty walls, weeds growing in the plant pots, no sugar..In fact we have upleveled the apartment by leaving beer in the fridge, sugar and toilet rolls (as there was only one toilet roll)
Lack of instructions in the apartment. A mysterious remote control was found for a Netflix option but as the television was quite basic we never found out what it was for.
Apparently the company AG LUXURY Apartments have another two properties in Rome. If you go to their website the other 2 have pictures of the interior. Ours nothing! This probably says a lot!!
If you want to be in the centre if Rome and enjoy a great terrace then this is the place for you. If you want “luxury” you’d better stick to the shops nearby which really are “luxury”!!!

I accidentally left a pair of AirPods and some identification documents at the property and the property manager, Alessia, went above and beyond to return them to me. The ceiling in the loft/bedroom was a little low for my husband (6’2”).

The terrace was lovely and spacious. Very comfy bed and pillows.
Kitchen was equipped with all the necessities, I particularly loved that there was coffee available :)
There is a washing machine as well as washing liquid and a little rack to hang the clothes. Very useful when you go on a longer trip.
Pamela communicated all the instructions clearly and responded quickly to my messages. As mentioned by others, one cannot stand up in the bedroom, but, as I was aware of this, it did not bother me much.
Not host's fault, of course, but it is not possible to dine on the terrace. As soon as we brought the food out, an army of wasps appeared, we had to cover ourselves with towels to be able to retreive the food and to not be stung.
All the plants on the terrace were dead and dry, a bit sad.

I'm not sure if ownership has changed but, this is not a well cared for space, you will not find a welcoming guest environment, and it will not be the accommodation you have anticipated.
I did not like the fact that I had to upload a copy of my passport and credit card number to a third party manager!!!
This is not told in the listing but rather after the date has passed where you cannot get a refund and before you are given the access code to get the key to the property
I reserved a well maintained, garden terrace studio as pictured in the listing. What I received was a filthy terrace full of bird droppings, broken furniture, dead plants, NON-FUNCTIONING AIR CONDITIONER and faulty electric as evidenced by the flickering lights, hot to the touch refrigerator, BROKEN elevator, and lack of hallway lighting on each floor. The street level door remains open to the public because there is a business located on the first floor. This and lack of lighting makes it unsafe.
Upon arrival on Sunday afternoon, I immediately notified the host that the air conditioner was not working properly. The fan was working but it was not blowing cold air. She said someone would be there the next day to fix it. No one showed and I contacted the owner again and was told she would be there the next day by 1:00. She messaged to say she was running late and would text when she arrived. SIX HOURS later after no word from her, I walked to the corner store to buy one item and when I got back I was met by the owner at the street level entrance. She had already let herself into the apartment without me with her own keys. She said the motor was working and the reason it seemed hot was because it was so hot outside. Italy is very hot in the summer which is why I reserved and paid for an accommodation with air conditioning. It is an essential service in 101 degree weather, not a luxury, and it was not provided.

- Brittany (5/5): Very average - Check in seemed easy except there was a lot of gates and doors to open to get into the unit. I liked that it had cooking facilities and a washing machine. Location was the biggest highlight! Host was not really responsive at all, the shower head was broken which she said she would come to fix but never did and then never responded to any follow up emails, the images made the space look larger than it was- it was quite small and not very clean. The roof was very low upstairs and I’m not that tall either.
- Lucy (7/5): Good - Fantastic location in the heart of Rome tourist attractions. The bed was super comfy and it was quiet. The kitchen had everything needed and there was an excellent supermarket right next door. The air con struggled a bit but we still remained reasonably cool. The shower head was faulty but we still managed decent showers and there was plenty of hot water.

- Julie (6/5): Nice roof terrace awful electrical supply - Sun terrace. Mezzanine bedroom with spiral staircase as advertised but didn’t realise you physically had to crawl into bed as not to bang your head on the ceiling. Unable to stand up. I’m 5ft 2 and still banged my head.

Contacted owner who told us to go down stairs to reset electric point. After several attempts the lights came on but the sockets didn’t.
We needed to charge our phones and was told you will have to go to a bar or restaurant to charge them up.
As this was late at night and we had pre booked a Vatican tour the next morning this was very stressful and upsetting situation.
It completely ruined the enjoyment of the Vatican tour as we still didn’t have electric in the apartment and didn’t have enough charge on our phone to take pictures on the day trip.
On our return we had a message saying they had fixed the problem remotely.
The only thing we used for the rest of the stay was the fridge and electric socket to charge our phones in case it tripped again
as the owner had said to unplug everything.
I have since looked at other reviews and it seems other guests have had a similar experience with the electric supply so they obviously have a problem with it.
- Anna (1/5): I do not recommend. Pamela - the host should not be in hospitality business. - Location The host was the biggest disappointment in our trip to Rome. In advance, we asked multiple times, using multiple channels to provide us additional blankets as we came for the marathon and needed not to pull the covers of each other. Simple things. First, dodging my questions and delaying the answer, then after I was forced to make the final confirmation and pay for the reservation, I started to get a litany of excuses. In the most rude way: "Look. The only duvet is that of the bed ...."
If my request for additional blanket was impossible to meet it would be appreciated to answer to my request earlier. That would give us a chance to choose another accomodation.

- Breen-mallon (2/5): Give a huge bypass and book a hotel - The location From the beginning a total nightmare arrived at property at 11.30pm it was like fort knox getting the key and getting into the property, not even a drop of milk to make a cup of tea after travelling 12 hours I wonder would the host appreciate this treatment in my country. 1 st morning electricity went off host told me to run down 3 flights of stairs to an electricity box to reboot it . This happened 2 nd morning also!! Host told me I was using to much electricity 🙃 and this is why this was happening!!! She arranged to call eventually to check it I wasn't there as I got to mcdonalds to get wifi, she took the heater away and said It was stopping the electricity 😒 the property was absolutely freezing and I took photos of the mould from damp on the walls . I have circulation problems and my hands and feet were blue , thank god I'm home before developing plusery.

I have a list what it didn't have had to ask for 2 tea towels to dry dishes asked for a toaster ?? Home now and got my own toast.
Bedroom seemingly listed as messazine level hit my head getting out of bed 4 times and I'm just 5ft 2 inches. I would highly recommend giving this property a miss spend a little bit more on yourself and book a hotel where you will be looking after with some care and dignity. I'm home now thank god to heat and just a little bit of compassion.

- Bianca (8/5): Rooftop fun in Rome! - “The Seagull’s Nest” we immediately called this tiny structure perched on a roof not far from the Tiber. We were met by the very friendly, informative and welcoming Signora Pamela who showed us around, which took about two seconds. The place was clean, well looked after and even decorated for Christmas, which was a nice touch. It’s very small! But, of course, you’re in Rome, you’re not going to be spending a lot of time in there anyway. For a few days in town, not bad at all. Ideally, I’d say this is a flat for the youngish, and hopefully with a bit of good weather when you can make the most of the lovely terrace area for eating and drinking – there are two nearby supermarkets where you can easily stock up on picnic stuff, sandwiches and wine. Inside, there’s a little kitchen area with a sofa, a decent sized bathroom with a shower (with a window in it, which I like) and then a spiral staircase up to the very low-ceilinged platform bed – even my petite wife had to mind her head there! Very comfy bed, good sleep quality, even with the seagulls singing lustily around the roof. Not a place for ornithophobes obviously. Only snag if you’re carrying a lot of heavy luggage is the two short stairways you have to negotiate after the lift drops you off at the third floor, a little tricky for anyone with mobility problems or the elderly. Otherwise, a really fun place to spend a short stay in.
- Luissiane (8/5): Great stay for a first timer in Rome - The unit is excellent for 1-2 people. I appreciated the decor, kitchenette, and cleanliness. The terrace is a huge bonus. The host told us we had to meet by a certain time and after much adjustment to our schedule when we got there it was self check in and we never met with the host.

The house itself is cozy yet comfortable, clean and well equipped. Will definitely try to be back all futures times I will be in Rome
Special note to how the apartment is managed, very easy and positive exchanges with the person in charge. It was great! 2 floors one bed apartment, comfortable but good to be aware in advance.

- Zorana (10/5): The best host and unique roof top accommodation in central Rome - Amazing ruff top house with romantic terrace, especially in the evening , on the best location in the center of Rome. In few minutes you are at Piazza di Spagnia, Piazza di Poppolo , Fontana di Trevi and other popular squares in Rome. Restaurantes and shops are on your doorstep . You can visit all sight seeing locations on foot.. 35 minutes to Vatican , taking a lovely walk by the river of Tiber.
Apartment is very clean and well equipped , very comfortable bed, spacious bathroom .
Pamela was wonderful host , ready to help with whatever you need, very kind and generous , leaving you coffee , tea, good quality vine … Really lovely , generous lady.
It is not easy to find roof top acomodación in Rome. We shall definitely stay here when visiting Rome!! Absolutely nothing to complain about!!

- Lucia (9/5): Great little apartment in a fantastic location in a stunning city! Would recommend! - The location was fantastic, right in the centre and very close to Trevi Fountain, Spanish steps and the Pantheon.
Accommodation feels very secure with a number of thick doors and the terrace is a massive plus especially on lovely warm evenings! Host was great in resolving a few minor issues. A few minor touches could be made to improve the accommodation even further such as a little guide, providing some coffee pods, sugar, tea towel etc.
Can’t be helped but mezzanine level ceiling is low so if you’re well over 6 foot it might not be ideal ha!
