A lovely house in a lovely peaceful setting

Husband cleaned some filters but it needs a complete clean or service to work was hot
Other end of the house was lovely and cool
Needs a coffee table or side table in the front lounge
Duvet needs cleaning or a cover as it was just covered with a white sheet making it appear clean
Felt really yuk sleeping in duvet that was covered in other people’s stains

There were plenty of complimentary items in the kitchen, bathroom and laundry.
The heating is efficient, the bed was comfortable. The wifi dropped in and out frequently. The only TV with apps or streamimg was the small one in the main bedroom, so a dvd player and some movies would be a good substitute.

Communication from the host was clear and the house was well equipped for a travelling family with all the necessary touches - toiletries, linen, towels, etc. Amble space, indoor and out, that denied cabin fever with spacious rooms for all. Scenic countryside views from all living areas and the livestock was a welcome and calming sight for the kids. Nice and quiet area with no traffic to speak of and easy access to the highway north or south.
Other comments regards excessive rules are unjust with guest expectations comparable to every other house or hotel I've stayed at.
Would absolutely stay here again. The only negative was that the spa was out of order and we were only advised on day of check in which was a slight let down as this was a key selling feature for our booking.

- Natasha (3/5): I would not recommend this property. - The house and location was lovely. The ridiculous rules that were sent AFTER the property was booked. The windows were all locked and we weren't allowed to open them to let fresh air in. No towel rails. The carport was shown in the photos as being empty and accessible, but when we arrived, it was not. We travelled with cars for a car rally in Tasmania and weren't even able to use the 3 car carport that was advertised! Fraudulent advertising!

There could have been side tables at the ends of the lounges for coffee or tea cups, etc.

It offered everything we needed and more and we had a very comfortable stay. I would highly recommend this property. The exterior windows and decks needed a good hose down.

- Highland (9/5): I'll be back when visiting family in tas - Plenty of room throughout the house and property. Very quite and peaceful location with great views. The single bedroom light was blown and the tv remote in the second lounge room had flat batteries
- Paulette (9/5): Quiet central location - beautiful home. - Beautiful spacious home, with everything you need, beautiful country aspect, centrally located only 13 min from Launceston or Longford, we were attending Symmons Plains which was only 20 minutes away. Some occasional or nest of tables - there is no where to sit a drink in either lounge. Also the 3 car garage is out of bounds however included in images of the property advertising indicating it is available.
- Sankari (8/5): Very good - The scenery was beautiful. All the facilities were there for our trip. Had a vintage and homely look. Space for belongings. The bathroom, room, hall and kitchen were very clean. Convenient location not so far from Launceston. Had everything we needed to settle in. Wish we could come up a bit closer to the cows. There were some things that needed repair. The tv was not working so we couldn't watch anything. Only 1 Tv was working and that was in the king sized bedroom. There wasn't any Chromecast. The spa needed repair. It would stop and then turn on and the back massages were not working. Some rooms would heat up quickly and it was too hot to sleep at night

A nest of tables or coffee table in the lounge area would be a bonus.
- Kate (10/5): What a great place to stay! - The accommodation was very spacious, clean and tidy, and perfect for our needs. Great location, not too far out of town, but far enough to experience complete peace and quiet. Excellent value for money. Will definitely recommend this property to friends and family. We loved everything about this property.

- Steve (7/5): Lovely house but be wary of the excessive opressive house rules. - Lovely, spacious house. Beautiful views. All the house rules! We travelled all around Tassie and are very happy to be considerate house guests but all the rules were very oppressive and made us feel very unwelcome before we even arrived and it was like nothing else we experienced at any of the other, even more expensive properties.
- Hancock (9/5): Beautiful and spacious house, perfect for families visiting Launceston and surrounds. - The house was grandious with a lovely view. Perfect for a family of 7. So close to Launceston but felt like we were out in the countryside. The showers were hot with powerful water flow. A few more teaspoons and some towel racks in the ensuites would have come in handy. Some of the house rules felt a little excessive, although did not affect our stay.

No face washers, towel rails, clothes airer. Breeding blow flies and earwigs. Spa broken. The fireplace and garage are out of bounds. Several windows and doors leaked rain in the storm.
Repeated false smoke alarm!
- Verushka (10/5): Tranquil and amazing views! - It's a quiet house with lovely views and very spacious. It is not far from the town or other shops. The main rooms were gorgeous and the other rooms very comfortable. Great stay.

- Chris (8/5): Enjoyable but could be improved. - The property was spacious, and comfortable. Good location for what we were doing. The floor wasn’t cleaned under the dishwasher, curtains where water stained in sunroom, sunroom floor was dirty in the corners and behind the curtains, there where water stains on the wood work in the sunroom. Milk left in the fridge along with a lot of food left in the pantry.
Some cupboards in the kitchen didn’t shut properly.
No central heating in the king bedroom and the air conditioner didn’t get warm at all.

Weren't to wear shoes inside so maybe a stool to sit on ( for the elderly) at the front door.
- Hsiao (10/5): Quiet, clean, spacious - great for families - Chris's property was just perfect. It felt like home away from home. Highly recommend if you want a quiet and scenic place to escape the busy lifestyle and wind down. Our kids really enjoyed the space and animals. Location was great, only a short drive to explore Launceston and surroundings. :)
- Peter (9/5): Great place to stay if you like a quiet, rural setting. We've stayed twice and would stay again. - Incredible house(almost a mansion!) with huge rooms and floor-to-ceiling windows that capture beautiful rural views. It's a quiet spot and we were able to walk to Garden Fest at Entally House, the event being the purpose of our stay. It's a good base for exploring the Launceston and Northern Midlands areas, even Deloraine. It would be a great place to stay for a family or 2 couples, there us so much space. The kitchen pantry has plenty of things you might need for cooking like condiments which is handy. The kitchen garbage bin was full on arrival, I guess someone forgot to check that, no biggie. The House Rules come across as a little heavy-handed but as previous owners of a holiday rental I can understand where the host is coming from.
The website says 'Bed & Breakfast' but there really aren't any breakfast provisions.
