Guest Reviews
- Prudames (1/5): a disaster - 3 times I confirmed whether we could check in at 1 pm (normal check-in 2-7), as we had a wedding at 2.30 in Megalong Valley. 3 times they said no problem. Even double-checked the day of accommodation (6/3/26). As we were heading to the accommodation, we received a call from 'someone' saying they were on their way?!?!?
Admittedly, we did arrive at 12.30, but we would have gone for coffee or had lunch. However, when we arrived, the hotel was shut up, no one around. Called the number that rang us as we were en route, no answer, called the number on the front door, no answer. We waited until 1.50 at which time we had to make a decision, as we had no access to anything, and we had to get dressed on the verandah, which also meant we couldn't shower, do my hair or simply get ready for what was an important family wedding. As we were heading into Megalong Valley, approximately 2:15 pm, we received a call from the person who called earlier in the day (approx. 12noon) to advise they were on their way - they were very surprised to learn we were not happy, would not be heading there after the wedding, or ever again. no apologies just questioning 'so you won't be coming back!' they then hung up on me anything

- Karen (9/5): I wish I could have stayed longer. It was very comfortable and our host was lovely and welcoming. - This is a beautiful heritage building, with all the warmth and comfort of a home. It is large and spacious, our bed was very comfortable, breakfast in the dining room was generous and lovely. The location is very close to Blackheath and Katoomba. And our host was delightful. I would stay here again.

- Brian (5/5): Quirky in all sorts of ways. - Character building and good location. Room had poor light block out and a little exposed to passing guests. Quirky set up. Breakfast less than inspiring.
- Sahara (5/5): - The building had a lot of character and the room was a decent size. The electric blankets was a life saver. No mirror in the bathroom, the twin room had squeaky floors and an extremely uncomfortable bed
- Olga (4/5): very disappointed with breakfast - looks nice dust everywhere.
breakfast very poor
- Aboli (7/5): Great location. Very hospitable staff. Old property. - Location, staff is very hospitable. It’s a very old property. If you are looking for a contemporary property, this is not for you.
- Yanyan(Lydia) (7/5): - The location is quiet and nice, the room is vintage styled and lovely, big space, bed is comfortable, common resting area is super comfortable, got a pool table to play The spa can run out of the hot water. The water is only warm, can’t be hot enough. The breakfast is just toast and peanut butter and jam, boiled eggs kind of things. Very basic.
- Christina (8/5): - Lovely history. Photos.
Staff friendly. Our twin beds squeaked.
Shower pressure reasonable, but not strong. The parts to turn wash basin taps fell out
No bar fridge in room
- Michael (4/5): For $260 per night the absence of any room heating, the disfunctional bathroom, and no full breakfast option is unaccept - Location. Convenient parking. Welcomed even though arriving after hours. No room heating. No mirror in bathroom. Shower cubicle was far too small. Continental breakfast was very average. There should be a full breakfast option - even if at a cost.

- Luke (2/5): Boutique is misleading -
- Amanda (8/5): -
- Serap (10/5): Luxurious ! - We loved the elegance of the accommodation. The facilities were excellent. The staff were very friendly and welcoming. Nothing
- Melanie (7/5): -
- Katie (3/5): One night was enough. - It was in Blackheath albeit the wrong side of a busy highway I would genuinely struggle to call this a hotel. It’s a guest house at best but more like a B&B. The facilities are rudimentary, the breakfast is essentially toast and cereal served by the hosts in their jamas, the beds are small, the bathrooms essentially a loo with a showere over it and there not enough parking.
- Juan (6/5): - Friendly staff Overpriced
- Anthony (1/5): Avoid - Nothing I asked to see the room before checking in. It was not like the photos at all. The hotel was smelly. The furniture was old and tired. I did not even check in, it was that bad. They then charged me the full fee despite the hotel not being full. The outside door of the hotel was locked. I had to ring the bell.
- Javed (7/5): - Location was nice, property was decent, room was ok for the price , could have been better Toilet were average in my room..
- Valerie (6/5): Pleasant stay, caring and friendly hosts. - Breakfast was adequate. Helpful staff. Nice library and games room. We did not like the wet room en suite. So much room and space in the whole guest house, seems sad that the bathroom is so tiny.
- Ivone (9/5): Great value for money in a beautiful building and a great host. - The host Virgina was very helpful through all stages of our stay. The place was very clean, the beds were comfortable and room was cosy and warm. The breakfast was just what we needed before our hike sitting by the beautiful fireplace. When Virginia found out we were doing a hike she told us to take boiled eggs, bananas etc with us ! Great value for money, I am planning to return with the whole family. Thank you Virginia and Elvis for the great experience. N/A
- Meck (9/5): -
- Elly (10/5): -
- Tim (3/5): - Beds good - electric blankets. Good sized room. Friendly staff. Tiny bathroom and shower room. Toilet unstable. Room tea facilities inadequate. Breakfast poor - cheapest ingredients, poor choice of products, eggs inedible. Overpriced for quality of product.
- stone (9/5): Quite a surprise to find the hotel seemingly tucked next to the highway. Quiet enough. - Quite adequate as we were going out to lunch very nice to look out to the garden. Nothing really
- Priyanka (7/5): -
- Meghann (10/5): Comfortable - The staff were super helpful and friendly and the room was beautiful. Breakfast was fresh and plentiful. This is such a quaint little hotel, with so much history, so beautifully presented.
- youlun (8/5): -
- ELIZABETH (5/5): -
- Jo (5/5): Not really a “boutique” hotel more a guest house, ok but a bit pricey for the standard - Didn’t have breakfast, had to leave early. Very pretty inside, room was a good size, the bed was comfy, tiny weird bathroom & sink inside the room, nice & clean.
. Address very hard to find, sort of off the highway, but the blue mts clouds added to the confusion, took about 20 minutes driving backwards & forwards til i found the spot. Signage outside gives a slightly different name, again confusing. Doesn’t appear to have any parking except on the road outside. Local taxi drivers also confused, had to chase one down the road adjacent, & direct another.
No one at front desk, had to call a phone number to find check in. Smelled really bad, like boarding school dinners, off putting. Kettle & mugs in the room but no tea or coffee supplies.
The front room quite noisy with road traffic, also other guests entering with keys to front door late at night
- Marice (9/5): - Virginia is an awesome and friendly host — very welcoming and accommodating. The place itself has a charming historical and retro vibe. I love that it also has a billiard table, drum set, piano, and a cozy library area. Such a unique and relaxing place to stay!
- Garrett (7/5): -
- Amanda (6/5): - Library and lounge, old world feel Parking area
- Alan (9/5): -
- Tom (10/5): -
- Taya (10/5): - Great ! Lovely room
Great breakfast
- Adrian (3/5): -
- Minna (10/5): In the most positive kind of way an unique experience! - Welcoming and super friendly atmosphere, excellent and flexible service and a lovely room!
Clean, functioning air-conditioning, shared tea-room is lovely.
- Alastair (7/5): wonderful - breakfast was very basic
- Heather (8/5): -
- Michelle Lea (9/5): Well located and friendly hosts - The hotel is extremely well located within walking distance to town. It's perfect for quick and easy (driving) access to Blackheath lookout for sunset and the Grand Canyon walking trail.
- Vladimir (1/5): - Dear admins, I understand I didn't cancel my reservation for this hotel 7 days in advance. However, I only saw this hotel in your advertisement when I was choosing where my guests and I would spend the night. Upon arrival, we were unable to stay there, as your advertisement was completely inaccurate. The hotel smelled bad, the beds were very uncomfortable, and we spent 30 minutes there before leaving. We were forced to return home, as our guests were willing to sleep in their car, not in this hotel.
- Natasha (4/5): - Virginia the host was a delight, the beds were comfy and sheets crisp The hotel was in need of basic maintenance in several areas eg: our toilet roll holder was broken and everywhere needed a thorough clean as there was thick dust everywhere on the bedside cabinet and tv and toothpaste stains geom previous guests on the sink
- Jason (9/5): Lovely to stay in a beautiful historic building with friendly hosts. - The breakfast was simple but lovely and the hosts were very pleasant. Loved the old historic building too.
- Robyn (10/5): - Very convenient, friendly atmosphere and fantastic amenities etc. Highly recommend.
- Lianna (8/5): - Quirky and spacious.
Owners very kind and friendly.
Clean.
Good breakfast included. Towels were a bit tired.
- quinn (10/5): -
- Gemma (4/5): Wouldn’t stay there again. - Virginia was there on arrival with a smile. The room was spacious and quite clean. The wifi didn’t work and no one got back to me when I asked for this to be rebooted.
The radiator didn’t work, the room was freezing.
The bathroom was a cupboard, very small and tired.
The room was noisy with traffic as the highway is right next to it.
Overall the hotel is very tired and has not been updated in a long time, it needs some tlc and a reno.
- Anthony (10/5): Friendly couple, amazing comfortable bed, amazing service, clean and very spacious. - As described, great communication with owners, lovely couple, amazing service, we would definitely book again , thank you for having us, my wife is very happy. Nothing, everything was perfect.
- Nick (7/5): -
- Tracey (9/5): - Friendly staff, good location
- Lisa (10/5): The Boutique Cottage, Blackheath NSW add it to your list of places to stay - tucked away nicely in the mountains, this quaint cottage built in the late 1800’s offers not only fabulous decor and facilities but the staff are welcoming and up for a chat. Loved everything about this place. That I couldn’t stay longer
- Cali (10/5): -
- Lesley (6/5): The fact the building was old. Was lovely but needed attention - Nice breakfast. Good location. Friendly owner The kitchen needed a thorough clean.
Our room was very cold as heating not on
- Roger (3/5): - Site No ventilation in cold room with no heating. Breakfast very poor. Mattress sagged to the centre.
- Coralie (4/5): Disappointing and needs considerable upgrade for rate charged - Heritage furnishings, comfy beds, clean room and linen, OK location, adequate breakfast, pleasant helpful host Not 4* quality twin room - no bathroom mirror or vanity space, poor room amenities (1 teabag and milk), hook on door for only hanging space, volume on remote not working, poor kitchen amenities (only 2 large cups, no instant coffee, hot chocolate container empty, broken crockery on display), no walkway lighting on return at 7.30pm
- Alana (7/5): - The location was very close to shops, and activities No extra blankets in rooms, we came back from a wedding around midnight and it was a cold night.
Personally we prefer extra blankets as the heater gets my nose stuffy but there were no extra blankets or anyway to contact staff for more
- Shane (10/5): - Very cosy and very lovely people running it
- Brian (4/5): It was a functional stay, but we wouldn't stay there again. - The location was very convenient to Blackheath and very easy to get to. Our room was internal with no external windows and so there wasn't much ventilation. It was stuffy and claustrophobic. Therefore we had a terrible night's sleep. The bathroom was tiny but functional. The included breakfast was very minimal and not great - toast, auto coffee machine coffee (warm not hot), unripe bananas, yogurt and hard boiled eggs. The hotel overall was a bit run down but reasonably clean.
- Lians (7/5): - Virginia was welcoming and the house was clean with character. The small toilet room and small shower room.
- Gareth (6/5): Charming and convenient stay that's great value for money - the bed was nice and large and the location was great. The host was very friendly and the included breakfast was cosy. the toilet and shower in the rooms are incredibly small and vbery little privacy to anyone else in the room. This wasn't something that was clear at all in the listing, and knowing it would have been nice as the surprise took us back
- Leigh (8/5): -
- Gregory (10/5): -
- Tina (9/5): Stayed to participate in Hounslow run and the kitchen facility was great to prep our breakfast - Location, the caretaker / owner was friendly and welcoming Nothing
- Peter (10/5): Will always come again to stay when in the area. - Host Virginia and Alvin were exceptional. My wife had a fall (her fault) and Virginia couldn't do enough to help her. We were made most welcome. The whole atmosphere of the 1830's building with the furnishings was memorable. Alvin's work on the gardens is astounding. Having an extensive Library was a surprising bonus. Nothing
- Robyn (7/5): An clean, eclectic residence with warmth and lovely gardens. - The coffee was made on request so it was fresh, but mild to my taste. The staff on breakfast were friendly and happy to supply your needs. There were options on toast & croissants. The location was a 10 minutes walk to town which we appreciated rather than being further out and struggle with parking. There were boiled eggs at breakfast which were cold, perhaps they could have been kept in a warmer. The room we stayed in had a very small toilet space however not all rooms were designed alike.
- Susan (8/5): A old home, full of atmosphere - It was a historic house, tastefully decorated.
The beds were comfortable.
- daoud (7/5): -
- Soares (10/5): We had a wonderful stay at this hotel! Although it was just for one night, everything was perfect. Our host, Virgínia, w - The host Virginia, Pool table, the 120” tv.
Everything was great! Nothing
- Spiros (10/5): -
- Marina (5/5): - The room was cosy and heated. Shared kitchen. There is not much in the breakfast. Eg. They offered 8 eggs in total for all guests. So some wanted to have some, but they were all gone.
- Stephanie (5/5): Disappointing - Wasn’t 4 star, more of a B&B vibe. Our room was across from the library and there were very loud guests talking all afternoon and into the night. The layout is a bit strange, if you wanted natural light our window overlooked an open corridor so other guests would be able to look into our room. Yeah, we won’t be staying again.
- Peter (3/5): Horrible cold and dirty for $600 not worth it at all - Location It was dirty things didn’t work
Bathroom had 5 lights 1 worked no fan clear glass in windows in bathroom breakfast boiled egg and cheese slices toast
I would not go again and I should have asked for my money back $600 for two night a total rip off
Thank you
- Katrina (10/5): Warm comfortable stay. Friendly staff. - The property has nice charm.
Very clean and comfortable. Bathroom needs to be updated.
- Alison (10/5): Exceptional -
- Elly (10/5): Exceptional - Loved the service, the breakfast, the pool table, big tv, and how homey it was Didn’t like that you couldn’t turn the tv up on the big tv so couldn’t really hear the sound
- Lisa (7/5): We loved the okden day era, loved there was a pool table, and it was like a home away from home. The owners were friendl - I liked that it wasn’t far from the pub, I took my daughter for her birthday as we wanted to step back into yesterday’s year which we did. We also loved the gardens There was nothing I didn’t like
- Wayne (7/5): Good -
- Jo (8/5): Very good - Loved the little extras of pool table and little tea room
- Emma (10/5): Exceptional -
- Samantha (8/5): Nice hotel in Blackheath - Warm welcome and helpful staff. Large room with comfortable bed. Beautiful old hotel. Our room had a tiny bathroom split into two built in "cupboards". One had the toilet and sink, the other the shower. We couldn't use the sink without having the door open as no room to bend over the sink. We didn't use the shower as again quite small. I recommend checking what bathroom you have, especially if you're of a larger stature.
- Lachlan (9/5): Superb -
- Karen (6/5): Pleasant -
- Rachelle (10/5): Exceptional -
- Anshul (1/5): Bad -
- Sarah (10/5): Exceptional -
- Matt (6/5): we enjoyed our stay but just needs a little attention - location and breakfast. The bathroom could do with a major clean.
Proper bed linen would be nice instead of just sheets for the wrong size bed
- Fiona (6/5): Pleasant - The warm temperature and cleanliness No where to plug in the kettle, noisy at night due to the games room where guests could play pool. Breakfast was very basic for the price.
- Peter (6/5): Exceptional looking boutique Hotel, let down by inadequate Servicing of their rooms - This little boutique hotel is exceptionally appealing to the eye with its lavish decor and old world charm including access to a full Library Room, entertainment room, shared Kitchen & guest dining area. Beautifully decorated in keeping with the time period and history There was only half a roll of toilet paper in our room for 2 people. The Owner was very helpful when informed & provided an extra roll. The 'ensuite' was incredibly tiny (Toilet & shower in a tiny cubicle in the corner of the room) The bed kinda made you feel like you were sinking into the middle, and was too soft, giving an impression the bed was old.
- Andrew (8/5): A great stay - Beautiful old building, well kept Nothing
- Phillip (9/5): Meet our expectations! - Very nice and adequate! All OK
- Natalie (9/5): Superb -
- Michelle (9/5): Superb - This was very comfortable accommodation with old charm vibes. Hosts were friendly. Easy to walk into blackheath for dinner. Breakfast could have a few more choices for continental breakfast. Like some pastries and at least 3 juice choices juice, apple, orange, and other juice.
- Tina (4/5): Disappointing -
- Ekaterina (9/5): Superb - Great ambience, close to main road with shops and cafes, friendly staff
- Ashlee (10/5): Cute little property, would stay again. - I enjoyed the Parlour room and the tea room Perfect for our overnight stay.
