- Axad (1/5): Scammers BECAREFULL AVOID THEM - NOTHING "These are scammers and cheaters.
They completely ruined my London trip. I've been using BOOKING.COM for the last 15 years and I'm a Genius member as well.
This was my first worst experience with BOOKING.COM. From booking to checkin in to communication to checkout, these people are scammers and cheaters. Don't book with them.
1. Booking: When I booked, it was a flexible payment, but daily I was getting multiple scam emails from them with links to make payments. I even got messages through WhatsApp as well. I didn't do it.
2. Location not mentioned clearly: Their apartment doesn't have a proper name; they just use "Upper Thames Apartment." They have multiple subpar apartments in Upper Thames and try to accommodate people.
3. Fake pictures: All the pictures mentioned on the site are fake. What is shown is not what is given to you.
4. Rude and unprofessional: Their WhatsApp representatives are extremely rude. They keep blaming (link unavailable) for technical glitches.
5. Advance/deposit: They won't give you the apartment without taking a deposit in cash. That's because they don't want to involve banks or (link unavailable) Once cash is given, the person disappears and doesn't return it if you don't like the fake apartment.
6. Wrong apartment: I booked for 2 wide rooms with 2 wide washrooms, but we were given 2 small rooms with a single small washroom.
7. Hassle: I told them that I'm traveling with my parents in a wheelchair and asked them to make the check-in smooth, but they gave me a fake and useless apartment on the 1st floor where I had to take up 5 big bags up and down.
8. Refund: After creating issues with them, they promised to pay me the Uber charges from the first fake location to the 2nd option, but during checkout, they disappeared.

- Lenka (1/5): kvalita ubytování vůbec neodpovídala ceně, v bytě je špína, plíseň a celkově je cítit zatuchlina. - Ubytování mělo jednu velkou výhodu a to bylo lokalita, ta byla skvělá jako výchozí pro poznávání Londýna. Měli jsme to pěšky kousek na most Millenium a ke katedrále St. Pauls cca 5 minut, na metro a do obchodu s potravinama 7 minut.
Kolem katedrály jezdí výletní londýnský autobus, který nás dovezl do centra k řece. Poloha bytu byla opravdu super. Přes Booking jsme využili taxi z letiště a byla tu super pohodlná služba, protože jsme cestovali s dětma. Bohužel jsme byli velice zklamaní z kvality a čistoty ubytování. Byt je celkově dost vybydlený a celý je cítit plísní a zatuchlinou. Je nevětraný, okna jsou do ulice, kde je hned dvouproudová silnice, kde je celkem silná doprava - houká policie a sanitky, moc se člověk nevyspí. Byt má k dispozici 2 dvoulúžkové pokoje, v jednom z pokojů však byla taková plíšeň ve skříni, že jsme si ani nemohli vyskládat věci z kufrů. Pokoj byl tak cítit zatuchlinou, že jsme ho po celou dobu pobytu vůbec nevyužili - nedalo se tam spát. V obou koupelnách je plíseň, nábytek má nafouklé hrany, koupelny jsou zatuchlé a nevětrané. Výhled z okna je na silnici a nadchod nad silnicí.
Když jsme si apartmán Stay Thames River v květnu rezervovali, ubytovatel nám potvrdil adresu Upper Thames St, City of London, Londýn, EC4V 2AF, Velká Británie
Pár dní před příletem napsal ubytovatel adresu 10 High Timber Street, London, EC4V 3PR. Přes Booking jsme si objednali taxi a ani řidič nemohl byt na uvedené adrese najít, už v tu chvíli nám to bylo divné. Vůbec jsme nebydleli v apartmánu s výhledem a okny na uvedené adrese, bydleli jsme jinde a ve špíně. Ubytovatel má na Bookingu krásně nafocený prostorný apartmán s 2 ložnicema a s balkonovýmy okny, ale ve skutečnosti ubytovává na jiné adrese. Po příletu hned druhý den jsme se snažili s ubytovatelem zkontaktovat před Booking, ale nereagoval nám ani jim. Zaplatili jsme hodně peněz za strašnou úrověň ubytování. Proto jsme se rozhodla byt nafotit a nenechat si tuhle špatnou zkušenost pouze pro sebe. Londýn jsme si moc užili, jen vracet se do bytu bylo hodně nepříjemné.

- Michelle (6/5): Pleasant - Staff were attentive to emails/requests.grocery stores nearby. Walkable to train stations and some good restaurants. Close to St. Paul's Cathedral. If you have more than 2 persons this apartment #17 is not great. Too small. Most pictures show an open door this did not, not enough sitting/lounge area. No air conditioning but can't open the windows as too loud!! Works well for a night or two but not long stay..

- Andrej (8/5): Great location and nice quiet apartment, but payment process needs improvement - The apartment has a perfect location — right next to Millennium Bridge, with great access to both the metro and trains (about a 20-minute walk to Liverpool Street Station). Despite being close to a busy road, it was surprisingly quiet inside. We didn’t hear any noise from the street or from neighboring apartments, which made for a very comfortable stay.
The courtyard of the building was beautiful, with a small pond, fountain, and lots of greenery — a lovely place to walk through or just relax. The apartment had two fully separate bedrooms with comfortable beds, and a sofa bed in the living room, which was open to the kitchen but nicely separated from the hallway and other rooms. There were, however, a few downsides related to the booking and payment process. Payment was not handled directly through Booking.com (e.g., via PayPal), but rather I was asked to provide my card details manually, which I find risky — especially for larger amounts. During our communication, the operator’s system was apparently hacked, and I received phishing messages via WhatsApp and even through Booking’s messaging system, asking me to re-enter my card details. Fortunately, I recognized it as a scam and did not send the information.
Additionally, we were charged £50 for a late check-in after 8 PM. I was aware of this fee in advance, as it’s mentioned in their terms, but in today’s world where most places offer self check-in, this extra cost feels unnecessary. I would have given this place 10 stars, but due to the payment process and phishing messages, I’m giving it 8.

Unattentive to conditions

The size of the unit was good with 2 bedrooms, 2 bathrooms and large living. Not enough information given on arrival re the garbage.
Insufficient towels provided for our week stay. Not enough cleaning cloths or tea towels provided for the kitchen.
No exhaust fan in bathrooms, which generates mould conditions.

- Nicky (5/5): Good location but as others have said I would not book it again. - The location is very good and near Mansion House tube station and the Thames. The entrance and complex atrium were pleasant and the apartment was a good size. The chap who met us was polite. The apartment was nothing like the example photos used on booking.com, it was dark, with old fashioned dirty decor and smelt damp and musty. The linen was clean but limited. You can only check in when they say it's convenient.
- Jelušić (9/5): A convenient stay in a great location - We really enjoyed our stay overall. The location was excellent—central and close to everything we wanted to see and do, which made exploring the area very easy. The room was comfortable and generally well-kept. Really small issues that are easily fixed: the coffee machine wasn’t working properly, so no morning coffee for us, and we were surprised to find there wasn’t enough toilet paper provided. It’s a minor thing, but one you definitely notice when it's missing haha!

- Rebecca (4/5): Adequate - It was a very good location and felt safe. The property inside was very dated but clean apart from the shower which had patches of black mould. The internet didn’t work at all and there was a fan in the kitchen which could not be turned off and the noise was quite annoying as the sitting room is open plan. One of the mattress was the hardest I have ever slept on and I actually changed beds in the middle of the night it was so uncomfortable. The heating was very sporadic too. I reported the problems to London Apartments but they did nothing to help.

Central heating wasn’t working. Heaters were provided for each room so not a big issue for one night. We where told an engineer would come at 9 a.m for 5 minutes to reset system. There were three engineers for almost an hour. As we were a family of 4 trying to get ready at the same time to attend my brothers funeral this wasn’t very satisfactory.

- Harald (5/5): We did not know the adress, they did not know when we were supposed to come. - The flat itself was nice and everything worked fine when we finally found the place and got the keys. We had no information on physical adress in advance. We received an SMS asking for ETA, but was given no reply number. When choosing to use the messaging system of Booking.com, that mail was only read once every 24 hrs.

- Henrietta (3/5): Don’t book! - Nothing The whole place smelt of damp. I had to put a heater on to try to dry things out a bit. I was on the ground floor and there were no blinds, so I had to keep the curtains closed all the time. The road noise was really bad.
I think the flat was last decorated in the 1990s and was showing the wear and tear badly.

Dishwasher was broken, an old dirty sponge was provided, no tea towels. Silverfish were in the bathrooms, no shampoo and only 1 bottle of conditioner for both bathrooms, the bathrooms smelt terrible, security was really bad, did not expect that apartment from the initial photos, didn’t provide proper bedding for 3 even though we asked for 3 beds. Had to ask for a service on day 6.

- Chris (8/5): Lovely place - The beds were comfortable, and we were impressed with the number of appliances that were in the kitchenette given the relatively small space. The fact that the fridge-freezer and dishwasher had false fronts to blend in with the drawers and cupboards was a nice touch. I wasn't sure how to operate the shower without having the bath running too, but that was probably a me issue.

- Georgia (3/5): Do not recommend this stay due to the dishonesty of the host. - The apartment is spacious. - The main issue is the dishonesty of the hosts, this came up in multiple ways.
- No air conditioning as advertised - booked this place for this reason. The provided fans did nothing in the london heat wave.
- I rang the property multiple times and got conflicting answers every time, (including that the advertising doesn’t state having air con and later on that I never made a complaint) and my repeated requests for a refund were refused. We wanted to book elsewhere but could not afford to pay twice in central london.
- Pictures provided are not of the apartment. Instead photos of other apartments they host - this is not stated, more dishonesty.
- Wifi does not work, and multiple incorrect passwords given.
- Very poor cell reception at the location.
- Balcony door does not lock.
- Only a couple rolls of toilet paper provided, no kitchen towel or cloth.
- David (7/5): Most of the furnishings in the apartment are already gone, mold around the windows due to leaks. - Due to flight and bussy transport delays we were delayed and informed in good time, however the £50 late fee is really a lot. - A person waited for us in front of the building to get us in and give us the key - Well, this comment is not first or the last, but we got scammed as well. We booked one thing through booking.com with the pictures that are provided then ended up getting something totally different. 3 days prior to arrival we've got an message telling us different address compared to what we booked. When we arrived, the apartment was nothing like on the pictures. Disappointing in this regard.
- Apartment is old, many signs of moist and things that need to be taken care of.
- Heating panel weren't working -> we had to wait for a guy to come and fix it.
- Warm water was not accessible for showering because there is some old mechanism that's really hard to activate -> we had to wait for a guy to come and fix it.
- No Kitchen towels/napkins or cloth.
- Only 2 rolls of toilet paper
- Bad Wi-Fi, very slow
Overall, not worth the money and I wouldn't come back here ever, nor I would book with this provider.
Side note:
I'm really not sure what is booking.com role in this whole process? is booking.com just taking provisions from these apartments and that's it? Seems like customers are left on their own to be scammed, pay for A, get B.
Booking.com should engage in much better customer care/service and protect the customers.
Overall, I learned my lesson, I didn't read reviews before booking, and now I know for future travels.
- Libby (5/5): Not amazing - The location was decent. Easily walkable to restaurants and shops; and public transportation was close. It was a decent sized space for our needs, traveling with three adults and two kids. While the property was surface level clean there were a lot of maintenance level issues that we came across during our stay.
Most of the interior doors were difficult to open as they got stuck on the floor. The main bathroom toilet was difficult to flush, especially for my kids. Both bathrooms had no ventilation and there were obvious and extensive visible mold issues. There is a baseboard in the second bedroom that isn’t attached to the wall, there are various small holes that need to be repaired. The general feeling of the apartment was run down.
The apartment is also street level, which is fine but the windows are older and do not seal well so it’s a little noisy. There are also no blackout curtains or rollladen so it was difficult to get my kids to sleep.
And finally, the kitchen was not quite up to par. There were no kitchen linens or hot pad holders so getting my kids pizza out of the oven was difficult. The small side of the sink just does not drain but we were not informed of this, I had to message and ask how to drain it when I couldn’t get it to drain. The second drawer of the dishwasher is stuck as well so it would only pull out halfway. No salt/pepper, or cooking oil were provided. And the door to the kitchen (why is there even a door??) when open blocks the refrigerator completely so it’s a very tight space.
- Jakub (9/5): Sping visit to London - Great location near the Thames river and Millenium bridge, 5 min walk to the underground Mansion House station (Circle, District lines) and grocery store. Clean, comfortable and quiet apartment. Fully equipped kitchen. Good wifi connection. Not much to improve, missing modern smart TV to connect phone or watch streaming services would, bathroom shower head should be replease as it spills water on sides.
- Michael (5/5): Poor customer service. - Close to the Thames southbank across the River. Bed was like concrete. Not much natural light in the main living space. Had requested an apartment suitable for someone disabled as we had seen the photos of a bathroom with an Italian shower but at the apartment it was a bath which my friend could not access. Plus the balcony had a steep step down which again, was unhelpful. So a bit of a lottery where you find yourself. The area is a little awkward to access and nothing close by after office hours.
The furniture was IKEA or similar and was not of great quality with broken drawers and badly fitting units.
Having requested an invoice for the stay both before, during and after the stay, the proprietor has not had the decency to reply and furnish one. Would not use this particular group again for our next stay.

Pictures taken of the apartment were not a true likeness, to outdated with actual decor.
I was very disappointed with what was described as what was to offer.
Will not be coming back.
- Brent (6/5): Pleasant - We checked in after 2000 and had to pay 50 GBP for a late check-in. The photos on Booking DO NOT accurately show the apartment. I'm surprised that Booking hasn't made the property change this. The best thing about this place was the location. The apartment itself was ok at best. There was no shower curtain, which made taking a shower quite a challenge. The second bed was a very uncomfortable futon. I'm guessing the property is able to get away with this because of the great location. All in all, the apartment was ok, not terrible but passable.
- Joana (7/5): Good - Cozy apartment, really well located. Nice commodities. A good choice for two couples or up to a group of 4. Really thin windows, no soundproofing at all, you can hear a pin drop up in the beginning of the alley. You can imagine how disturbing it is to wake up in the middle of the night with the sound of a bin of glass bottles being emptied. Every. Night. Not the greatest experience in that regard.

- Anna (6/5): Good location, two bedrooms with two bathrooms - Situated very close to St Paul's Cathedral - we used the Thames Clipper and Mansion House Tube to get around West, Central & East London The flat was clean, nice hot water in the showers Uncomfortable beds - the Second bed wasn't big enough for a couple. Flat smelt damp because the bathroom fans didn't work. All looking a bit tired. All the doors kept sticking and were very hard to open/close. The communication prior to arrival wasn't reassuring.
- Adam (4/5): Great location, smells horrible! - Location was great, close to transit and easy to get to from metro. Honestly everything was great except for the one bathroom has a constant drip which made it smell very musty. So bad that it made it so that we did not want to be at the apartment at all even with keeping windows open. If you don’t mind smell, I would absolutely recommend it otherwise I would find something else.

It looked nothing like the photos of the modern appartment shown on the listing, it was a very dated apartment. Single duvets on the double beds. Only one key which was a pain with a group doing separate things

- Liz (3/5): The property manager wouldn’t return messages regarding baggage before arrival - that should have been the first sign of - Location and security This property needs a full day of maintenance. Everything was falling apart or was stained. Cabniet doors came off, kitchen oven was not clean,TV didn’t work, the drain in the shower didn’t drain and caused flooding so nobody could shower one after the next, wireless had been changed, top level of dishwasher didn’t come out, we were not offered 2 sets of keys so when we were on different schedules it didn’t work well. The front desk security person is of no help since they don’t work for this property management company.

The apartment was central but quiet, just what we wanted. - It was clean, spacious & located in a central but quiet location. We were a group of four with two teenage special needs kids & they loved it. Wi-Fi was fine when we were there, though we were out most the day. Only thing I would suggest is a welcome pack… just a few things put together to make us feel that we didn’t have to run straight to the shop…
- Sherie (10/5): Really nice apartment. - It was great, felt very homely. Bigger cups, better cooking equipment, like a oven tray or a Pyrex dish. A dish cloth, tea towel or paper towels. The address is not accurate.

- Emmanuelle (8/5): Great location, safe and confortable accomodation. - The location was ideal as we were close to some of the landmarks we wanted to visit in London. Travelling with children, the area very safe. Also a very quiet apartment. Very good beds, warm... The kitchen was a little small but really that didn't bother us.

- Charlotte (6/5): It was ok. - That it was spacious. Facilities given, towels etc.. and location was good Looks nothing like the photos, complete opposite. No wifi when apparently there is. Cleaned before leaving and it definitely wasn’t cleaned before staying. The flush on the toilets aren’t great! Apparently there’s £50 cleaning deposit which I was told when arrived but wasn’t aware before hand.

- Lucy (9/5): Immaculate, comfortable and view of St Paul’s - The property was exceptionally clean. The number of windows meant it was bright and airy throughout. The kitchen had everything we needed for a short stay and the shower was awesome! We came as a group of 6. Two couples in the bedrooms and one on the sofa bed- I was a little nervous about the idea of this but the sofa bed was comfortable and easy to pull out. Overall, superb stay- would definitely book again!! The view of St Paul’s from the kitchen window was also a real wow factor! The hotel next door had their deliveries at around 4am on both Saturday and Sunday- very noisy.

- Karoly (8/5): It was a good choice spending 3 day in London with family. - Good location, large apartment. Clean but a bit old not renovated especially the kitchen.
The house Host was kind and patient. Good communication on phone and whatsapp. Booking makes it hard the direct communication making harder to keep in touch.
It was a bit cold in the apartment.

- Tatianebrandao (10/5): Good value for money for group staying in London - The apartment was extremely new and clean, it had all the facilities needed, we were provided towels, blankets, duvets. The building had lift, and location was very good close to the city centre while apartment was very quiet in the evening. Checking in was a bit confusing as we wanted to take full advantage of our time in London but nothing that affected the whole experience as the apartment itself and the staff who checked us afterwards was extremely nice 😊
