- Colin (3/5): Not good value for money and would not recommend to friends . - The house was generally grubby , kitchen was dirty , glasses and dishes had to be cleaned before use , the table in the dinning area was sticky from previous use , the floor was also sticky, unmopped from previous guests , the cutlery drawer was broken and full of crumbs there was no ice or ice tray in freezer the bathrooms shower areas were mouldy for the money paid we were very disappointed , no welcome pack of any sort , not even a bottle of fresh water , never mind a bottle of local Italian wine 3 euro in the supermarket next door ! Very disappointing .

La primera es que nos encontramos con que era un segundo SIN ascensor y viajamos con una persona con problemas de movilidad. Además tuvimos que limpiar el polvo de los armarios, durante la ducha en algún momento siempre tocaba agua fría aunque nadie más tuviera grifos abiertos, dificultad para abrir armarios baño pequeño, solo dos rollos de papel higiénico para 4 personas 5 días, la mesa de la cocina estaba rota, en la habitación de dos camas las estanterías estaban casi sueltas.

- Antonella (4/5): Deludente ... - La posizione centrale, il parcheggio " via giulia" vicino, ma da considerare di stare in coda anche ore per entrare .. Alcune osservazioni che magari potranno essere utili per i prossimi ospiti: far trovare almeno le cialde del caffè per la macchinetta e una bottiglia di acqua all' arrivo mi sembra il minimo .. mai accaduto di nn trovarne !! Idem alcuni rotoli di carta igienica..siamo rimasti senza!! Il water nel bagno grande nn scarica bene , difatti siamo stati costretti a riempire secchi di acqua per scaricare ..e c' e' sempre puzza di fogna ( necessario un areatore ) .. il termine " luxury" mi sembra inopportuno considerato l' arredo vetusto e poco funzionale, utensili in cucina inutilizzabili perche' erosi dal calcare... Il materasso in cameretta ha una grossa macchia di pipi' o altro , difatti nn lo abbiamo utilizzato , optando per dormire " accampati" tutti tra soggiorno e altra camera da letto ..le catene con lucchetti per chiudere le ante davano un senso di angoscia, insieme al contesto generale di mezzi busti enormi ( i bimbi nella notte hanno avuto paura) .le prese elettriche non a norma, alcune coperte da cerotti!!! Rispetto alle aspettative create dalle foto , c'è da restare molto delusi dallo stato attuale . Utile un rinnovo totale !!

Siempre se puede mejorar. Estas en el centro, por lo que la habitación que da a la calle se oye mucho ruido de bares y personas. Es un edificio antiguo (estas en el centro, todos los edificios son antiguos) La habitación del interior un poco húmeda. Y la puerta de la calle, entiendo que es provisional por obras, no invita a entrar.

The photos look good, but the reality is awful. There was no hot water, and the host was rude and even accused us of lying. We had to shower with cold water. The maintenance is terrible, and everything looks worn and poorly maintained. There's noise at night, loud music that makes it impossible to sleep. The Wi-Fi doesn't work in the bedrooms, only in the main living area. Piazza Navona is not 2 minutes away as they announce. I don't understand the good reviews probably from people that do not travel much or very young people with low standards. The well traveled people would never like this apartment. Awful place and awful host.

Хорошая локация, рядом много ресторанов и кафе, магазинов. Недалеко достопримечательности 1) Внизу находится шумный бар и в пятницу и субботу ОЧЕНЬ ШУМНО, мы надевали наушники с шумодавом, пытаясь уснуть
2) Дверь в туалет рядом с комнатой с 2умя кроватями не закрывалась, пришлось подпирать тяжелым ящиком
3) Думали, что будет более светло, как на фото, но оказалось не совсем так))
4) В целом мрачненько и не особо уютно, но это на наш взгляд (ночью в туалет мне было страшно вставать и я будила мужа)

It is on the second floor and the steps are a bit slippery. The hot water in the shower was a bit of an issue, we were a lot of people staying in the home...
- Dean Sims (3/5): Rome urban hip with functional flaws. - The location is excellent but still 20 mins in UBER (very easy and quick to call) to the Colosseum. Pantheon or Vatican ++.
Local environment is a safe to walk labyrinth of cobbled streets through graffiti written old buildings looking shabby on outside (Rome hip) but with many good restaurants and professional businesses nearby. This is excellent. Great local supermarket /deli 3 mins walk. Well traveled people will understand how once elegant furnishings, Romanesque art and accessories after approaching via two flights of stone steps through decrepit common entry area, pass for urban sophistication / chic in Italy - whether you agree or not. Space and living area good but kitchen and bathrooms are unacceptable. There is one overhead shower only; the other hand held. Really dated cabinets doors everywhere and a request to leave door open and bedroom window open after shower as bathrooms have no window. This is a flat designed for 5-10 people! Unrealistic. Kitchen has good fridge but otherwise just plain shabby (not shabby chic) with no counter space at all.. I doubt whether electrics pass code. The AC (eclectic controls) cannot deal with the airspace leaving temps very uncomfortable and I did not appreciate a note from someone (owner/host?) saying that leaving it on at night was too noisy for neighbors! You have to leave 72 Euros 'Tourist Tax' in cash in key lock box on arrival! We did not receive a receipt as promised.
Like everywhere else in the Mediterranean and European cities nowadays, it is all poor value in high season. Especially for a family of 6.
- Inguna (2/5): This was the worst accommodation out of the three places we stayed at in Italy. - The location and the external blinds for darkness are the only perks of this accommodation. Perhaps it was once a luxury apartment, but now it is simply being exploited; there’s no sense of the owner’s care: broken towel holders, switches, and wall frames. Everything seems worn out to the maximum. Unnecessary interior items that only pose a risk to children's safety.
The kitchen lacked cookware for meal preparation. Half of the gas stove burners didn’t work. There was no kettle, and the dining table had a slanted surface. We couldn't find capsules for the coffee machine too. The Booking.com driver had difficulty finding the correct location because the host sent a misleading photo of the entrance door, which turned out not to exist. In reality, the "door" was a graffiti-covered particleboard panel. The driver also unsuccessfully tried to contact the host.
Upon entering the apartment, the nearest switches by the entrance door are not for the lights—they should not even be touched. You have to walk to the other end of the room to turn on the lights in the apartment. There are no coat hooks or any other convenient place to put jackets or shoes near the entrance.
Some of the beds were prepared, but we had to prepare three ourselves, including one for a baby. We struggled to assemble the crib, which wobbled and swayed even when fully assembled (we found assembly instructions on Google). We couldn't find the bed linens and couldn’t reach the host by phone. Eventually, she replied via messages, but in the first hour, we were unable to understand from her responses that the sheets were on the pull-out sofas. According to the description, there was supposed to be a pull-out bed in the parents' bedroom, but there were no bed linens for it. There were also no linens for the baby crib—we were told to use the sheet from one of the sofas. The beds were too soft, and the sofa was worn out.
The bedroom with windows/doors opening onto the courtyard didn’t have glass—only wooden panels. Cigarette smoke from the courtyard seeped into the room through the gaps, forcing us to put all the children to sleep in the living room. The air conditioner blew strongly during the night—it had a mode where it cycled on and off periodically. By morning, one of the children had a sore throat.
In both toilets, the toilet seats were loose and very uncomfortable. There was no place to hang hand towels near the sinks or the showers. In one toilet, the water drained poorly. After every handwashing, puddles formed on the sink counters.

- Bchara (7/5): The location was ok but the upper level apartment without a lift was a big headache - I did like the location and the design interior ambience that the owner is trying to create, but not achieved. Lot of points that I didn’t like:
1- Booking had yo mention that this apartment is not suitable for people above 40 years traveling with big luggage as they have to climb around 40 high damaged steps.
2- The host to offer at least 1 small bottle of water per person as complementary, also to add towels when the booking is more than 2 nights.
3- The photos sent showing the main building entrance were misleading as the original door is not existing anymore and it’s been replaced by a plywood panel

- Monika (8/5): Great location! - The location of the apartment is perfect. It is located in the center and you can walk everywhere. There are shops, restaurants and bus stops nearby if you need to get to the train station. The apartment is located in a tenement house on the 1st floor, there is no elevator. But it's not high, so you can get there without any problems. The apartment itself is very large, the living room is huge with a high ceiling, with a large table where you can have a nice breakfast with family and friends. Nice decors! Apart from the living room, there are 2 large bedrooms and a separate kitchen, as well as 2 bathrooms. There were 7 of us there, there was a place to sleep for everyone. We enjoy it! The only drawback is the bathrooms, which require renovation and refreshing due to mold.
- Andrea (9/5): Very spacious living area, plenty of room for our family of 11 in the heart of Navona. - Very spacious living area, plenty of room for our family of 11. Host was quick to respond and using the lock box was a breeze. Towels and bedding were perfect for our group and having two showers was awesome-once we figured out how to maintain hot water (only use one at a time). The location was great with nearby food and convenient to grocery stores. Bus stops a short distance from the entrance were perfect for our needs. Location was a great jumping off spot for the Vatican and Navona. The fans in neither bathroom worked despite instructions on use and at some point a breaker blew which caused all of the power to go out. (The host was quick with instructions to fix.) There is a step in the back hallway that could use some glow in the dark tape, so unwitting tourists don't trip on it and fall during the night. (We kept the hall lights off overnight to keep from waking those in the back bedroom that had no door.) The kitchen is very usable and had everything we needed. We never used the air conditioning because we arrived later than the 11pm turn off time, though we really would have liked to. With the windows open, the temperature was fine though the noise from below kept us up. We just had to decide which we wanted more. There are two flights of slanted cement stairs that were difficult for a member of our group with mobility issues, but doable. We never did find the washing machine that was listed in the amenities, which was an important feature when we chose to book.

- Angela (10/5): Fabulous apartment in the perfect location. - We stayed with our family of 9 - 5 kids and 4 adults. It fit us all perfectly. The owner was kind and responsive. They accommodated us leaving our luggage so we didn’t have to worry about where to leave our bags while we toured Rome before check in. The amenities were perfect and the house was very clean. They also made great recommendations for restaurants nearby. The first night there was a party outside that went on for awhile and kept some of us up. That is not within the owners control - par for course in the city, but just something to be aware of.
- Glenn (9/5): Great ... Location! Location! Location! - This apartment was in a great locations. location, location. The bus stop and taxi stand was a block away. Grocery store less than a block. Easy walk to Piazza Navona, Pantheon, and local restaurants. The apartment was roomy for four adults and two young children who needed to move. The kitchen was well stocked with plates and cookware to make our own meals and sit at the big dining table. The AC worked well. Host was quick to respond to our concerns and solved it quickly. We had a little trouble finding the keys in the lock box with unclear directions but a minor concern. The kitchen was small and lacked good lighting. The main bathroom had mold on the ceiling and the second bathroom drained slowly. We would appreciate more toilet paper for a weeks stay and a roll of paper towels for the kitchen. The apartment could use a little TLC but overall the easy access to the bus line and walking to St. Angelo, Vatican, Piazza Navona, Campo de Fiori made it all worthwhile.
- Acunia (1/5): Horrible 10 out of 10 would not recommend - They double booked us. They refused to give us a refund even though we never stayed at the place. Then threatened to call the police on us. I can't say anything I liked because we were basically refused service. The owners suck at communicating, I specifically asked to have my friends check in at 12 am. They were freezing in the cold with no where to go. All because they double booked the place when I booked the Appartament TWO MONTHS in advance.
- Christina (9/5): Great location near the sites, but a bit loud. - The place was huge, plenty of space for the whole family, very clean and well-equipped. There is an Irish pub downstairs, some nights it was impossible to sleep in the room that was above the street. Bring earplugs.
- Christine (9/5): Superb - The location was the best part of this apartment. It is very very central all walking distance - 2 mins to Campo de fiorre, 5 mins piazza novana, 20 mins to Trevi, 15 mins to pantheon, 20 mins to vatican city, 30 mins to colleseum.
The apartment was very old rome decor - very authentic - but not modern if that's what you're looking for. It was clean and we were out all day so were never in it. Everything you could possibly need is in the apartment sleeps about 11 and has 2 bathrooms. Lots of priests and nuns living near by. We loved the location! There is a nightclub on the road down stairs and crowds gathered outside smoking weed. BUT we didn't hear much noise inside the apartment as the windows are very good and there is also shutters on the windows so it didn't bother us.
Its first floor, up 2 old concrete flight of stairs - fine for me but I went with my 82 year old dad who struggled a bit.

The description stated a city view, but there was none. One of the bedrooms faces an interior courtyard and is noisy even with the windows closed. A dog was barking non stop the entire time we were there. Not in the owners control but i would recommend ear plugs.

We were able to walk to all the main sites - Vatican City, Pantheon, Spanish Steps etc. Nothing more than 30 minutes on foot. Bigs rooms with lots of space. There is a bar/club next door/downstairs which on the Friday & Saturday night was quite loud. Wouldn’t put me off staying again as the location was so good but something to consider if you are a light sleeper. A shabby chic vibe.

- Chris (10/5): A lovely apartment in a fantastic location that is good value for money. Would return. - This is a spacious (with high wooden ceilings), fantastically decorated and unique furnished apartment located up 2 flights of stone stairs within an old building on a narrow cobbled side street. The owners message good and clear instructions prior to arrival. Windows are modern double glazed with internal shutters that help keep out what city noise there is at night. It has superfast Wifi with Netflix & Amazon Prime streaming services provided. Fully equipped kitchen, washing machine & iron & ironing board. Within 2-3 minutes walk on adjacent streets there are a number of very reasonable priced restaurants (not the usual "tourist trap prices" such as around Piazza Navona, which is 15 minutes walk away), recommend La Fiaschetta and there is even a Michelin 1 Star nearby, and also 2 good close by supermarkets. Campo de Fiori a 10 minute walk away past nice shops on cobbled side streets. The Vatican City is a walkable 25 minutes away. On leaving, found luggage drop "Rome Left Luggage" on nearby Via Della Chiesa Nuova very good and even arranged an efficient airport transfer from there for us, which saved hassle with taxis or bus & worth the expense on a hot day. Would be happy to return to this exceptional apartment or try one of the owners similar other properties in Rome Centre. Its hard to tell if the Aircon is on, but the apartment was cool enough for us in mid September (30 C) and it helped keeping the windows and shutters shut during the day. There are fans as well.
Not really dislikes but more of an observation - The WiFi only reached the door of the back bedroom (2 beds) and not inside the room, probably needs a new WiFi hub. Note that the balcony is within the internal courtyard space and very close to the other apartment's so probably not the best for sitting out.
- Monica (7/5): Good - The property’s ac unit was not great. At least they had fans to use but the ac unit did not cool the apartment well, specially in the smaller room with two twins bed. My kids slept on the couches in the living room instead with fans on. There was not enough toilet paper or bathroom supplies provided, we ended up buying some. We did not use the kitchen. Location was good, we did not meet any host, all communication was via text.
- Tessa (10/5): Fabulous week in Rome. - We could not have picked a more perfect place to stay in Rome. It was centrally located so we could walk just about anywhere. Fabulous, very safe neighborhood. The host was amazing and immediately responded if we had questions and went out of her way to help us with our luggage when we arrived early. The flat was nicely decorated and had all the amenities we needed, including a washing machine. We'd absolutely stay here again. nothing we didn't like.

We felt like we were in an apartment that truly captured the essence of Rome. The bed in the main room was very comfortable. The host was terrific with communication especially when we left our passports in a drawer. Since we thought we were walking into "LUXURY", we did not like that there were fake, airplane-like blankets on the bed. We were not sure if they were thrown out after each use or what, but we were wary. Thank goodness we found an extra sheet to wrap around it. We stayed for 4 days, so we needed more towels than were provided. We had 1 towel each for the entire time. The towels were also flimsy and on the small side. We were happy to have a washer, however, it smelled badly of mold. There was a sign that said to turn off air conditioning at 11 because the noise of it disturbed the neighbors. The 1st night we abided by that, but it was too hot not to open windows. When we did that, it was very, very loud which kept us up most of the night. (Music room below, people walking home from bars, trash collection, police sirens). It was terrible. We contacted the host, and they said it was okay to leave on after all. Ugh...so we lost a night of sleep. The place looks nicer in pictures. It is a little run down and very cluttered with things that had no purpose. It would have been nice to have a dresser with drawers and some soap in the bathroom and in the shower. I would have to say, the only luxury is the size of the apartment.

- Anonymous (4/5): This is not a luxury appartment - centrally located in a fantastic location; very spacious. several things:
a) there is a night club on the adjacent building and there were loud people on the street and music until 2 am.
b) the furniture is old and not in good state. There was nothing really luxurious about this appartment other than the street it is in, and the space.
c) there was just one set of keys and when I asked for the second I was told it would not be possible because it was raining and they had lots of work to do….
d) therefore value for money was bad - at almost 500 euro per night, I could have found a better value.
- Charles (9/5): Three night stay in Rome, which we have visited many times. - Excellent location in an old apartment block in the heart of Rome. Pleasant, comfortable, quirky “shabby chic” apartment, very spacious for two. Traffic noise at night means you can’t have a widow open, but then what do you expect in the heart of Rome? Apartment a bit “tired” and cluttered - not really “Luxury”,despite the name.
- Gerald (3/5): Great facility but impossible to sleep at night - The noise was unreal. It was like being on the street and at night it was like being in a disco... No surprise since it turns out that the apartment sits atop a "music club".

- Weidong (9/5): A lovely apartment in a great neighborhood of Rome - Lively neighborhood with plenty of restaurants and shops near Piazza Navona. The apartment is spacious with a high ceiling and well-appointed with antique furniture. Some broken furniture and bathroom fixtures, most of which were fixed by the time we left.
