• john (7/5): Good but could be so much better. - So sorry Nadio but the air conditioning didn't work propery,it needs maintenance,the controls are stiff and difficult to set,as you know the water boiler isn't right,having to run the water/shower for almost 10 minutes to get hot and then it gets too hot.The furniture in the main room is unsuitable for a holiday let with most space taken by a huge old dining table and chairs (who wants to eat in in Venice?)The TV is tiny and only Italian channels,fantastic fibre internet nearly 1 gig d/l do you could load apps to work off this to suit all nationalities.The whole place especially the rooftop terrace need a thorough clean and you need to leave instructions on using the washing machine,dishwasher and recycling. The stairs to the rooftop rerrace need another wall rail as they are so steep,some plants etck on top would make it nice,it just looks shabby and unkempt.

• Susanne (8/5): Venedig ist immer eine Reise wert - vermutlich aber immer nicht mehr in dieser Unterkunft - Die Lage war top. Bequeme Betten. Tolle Dachterrasse. Die Ansprechpartnerin war bei Problemmeldung immer erreichbar. Leider war einer der beiden Fön schon bei Ankunft (2 Badezimmer) defekt. Es gab keine Geschirrtücher. Im einen Badezimmer stand nach dem Duschen das Wasser im Bad (Baumängel?). Keine Kaffeemaschine - vermutlich war diese auch defekt - Kaffeepads gab es nämlich!

Очень хорошие фотографии на букинге, реалии иные немного. По порядку: - Если ваша жизнь подвержена форс-мажорам, то не выбирайте эту квартиру - хозяйка абсолютно не лояльна(!). При начале войны, за 2 недели попросили отмену с частичных возвратом хоты бы - ответ нет. Запрос на перенос дат - нет, перенос дат на самый низкий сезон путь даже с доплатой - нет. Хозяйке было важно получить деньги здесь и сейчас ни за что. - Вы должны сказать четкое время прибытия и отклонятся от него на фотографирование красот по дороге не стоит - вас замучают сообщениями. - Фото квартиры соответствуют на в целом...только спальни очень малюсенькие и света очень малой на всей территории - Нельзя(!!) трогать настройки кондиционера и не важно если вы запечётесь в квартире посреди ночи, окна открыть тоже невозможно, если нет желания быть съеденными комарами, так как ни на одном окне нет сетки от комаров!!! - Телевизор один в зале и малюсенького размера, прошлый век. Нетфликс не доступен. - Кофе машины заявленной - нет(!!), зато есть капсулы, их, видимо, надо грызть. - Чай выдан строго по количеству гостей и только на одно чаепитие, и не важно сколько дней вы в гостях. Нет крупинки сахара, капли масла, а также магазина в округе 10 минут пешком нет тоже. Завтрак не продуманный заранее обречён. - Стиральная машинка не исправна - на режимах (2 проверено) не выжимает, но можно потом ещё отдельно отдать:-) - Душевая в главной спальне течет как Ниагара. Судя по отзывам это уже много лет в таком состоянии. - Гель для душа - разные виды благодаря предыдущим жильцам, видимо, Шампуня нет вообще. - Терраса...подушки грязные, не очень хотелось на них садиться....Нет света и нет разетки на трассе для нужда каких либо. Итого: квартира не дешёвая, судя по "средней температуре" по району, и за эти деньги элементарные вещи можно предоставить в достатке и исправности. В Венецию вернусь обязательно, но не в это жилье.
• Sara (10/5): Todo genial - El piso es preciosismo, muy cómodo y bien ubicado. Fuimos dos parejas y nos encantó. Ms Nadia es encantadora y estuvo pendiente toda nuestra estancia, incluso ayudándonos con las maletas el último día. Sin duda alguna si volviéramos a Venecia repetiríamos. Nos gustó todo.

Check the living room cupboards for all the crockery as it's not in the kitchen. The lady who checked after hours was lovely and super helpful providing a number of recommendations for food places nearby. The ensuite in the main bedroom wasn't draining properly and the shower leaked outside the shower tray making the floor wet so all four of us had to use the second bathroom. Clearly an ongoing problem as you can see the water marks on the flooring. We also had boiler issues where it switched off a couple during our stay so we had to reset at night to ensure we had hot water for morning showers.

The beds were comfy and it felt like coming home. We will definitely come back again! We were all four very happy! Just a very small detail that was missing in the kitchen: A kitchen towel to dry some dishes and soap for the dishwasher.

• Valeria (5/5): The accommodation could have been excellent, if it was clean, well-maintained and with all facilities available and func - The location, apartment layout, decor, two bedrooms and two bathrooms. Not clean at all, with issues visibly accumulated over time: dirty air vents, shower does not drain and leaks out creating full flood in one of the bathrooms, stained and dirty carpets, yellow stains on the bedding, smelly towels, dirty kitchen, including crumbs and dried egg left by some previous guests, dirty dishes, laundry left in the washing machine, moulds on the shower cabin mosaic walls, half-black dishes sponge, dusty sofa/bed tops, brown residue on the kettle opening, ….. Upon re-reading the reviews after completing our stay, we were surprised to discover that these same issues are recurring and mentioned repeatedly by the reviewers (also by those who rated their stay as 10), which means the host does not take the hygiene problem, and the health hazards it creates, seriously. Cleanliness is a basic requirement, right and expectation of any guest. The place should not be rented out in this state. Finally, not enough lighting is provided, which makes both bedrooms and the living room area quite dark.
• agnese (8/5): Lovely and spacious apparment. Perfect for a family. - It’s a little apparent perfectly located. Very nice deco and very comfortable beds. We had a problem on the first night. Only the double bed was made. There were also dirty shit in the washing machine. The problem wasn’t solved the same evening and we had to improvise with some bed shit we found in the apartment. Not great. We were however treated very well and the manager was very flexible about our late checkout.

• Valentina (9/5): Lyxig och fräsch boende. - Väldigt fint och fräscht boende med egen terrass. Två sovrum och två badrum. Sängarna var väldigt bekväma. Vi hade allt vad vi behövde. Nadia var superfin värdinna. På terrassen var väldigt varm och vi saknade en parasoll.

• Kerry (9/5): Front door unsafe - The apartment was comfortable and clean but we did find toiletries from previous guests in one of the showers. The main bedroom was spacious and the bed was comfortable. The second bedroom was a little bit smaller and we had to put a suitcase in the lounge room. The upstairs rooftop was lovely to sit on in the mornings before it got too hot. The apartment was comfortable otherwise and in a great location. The main feature we were very concerned about was that the building's main front door was VERY DIFFICULT to unlock. You have to unlock it from both inside and outside. In an emergency like a fire, this is not acceptable. Our family of four all had troubles with the door. We also booked this apartment for the use of its washing machine, only to find that the lady who showed us the apartment had washing in the machine and asked us not to use it. With temperatures of 35°c, we wanted to clean our clothes. Finally, we were only given one roll of toilet paper between the two bathrooms, and it was only 1/4 full. So this was a little disappointing.
• Stephanie (8/5): Great location, great space for a family, but showers need fixing - Beautifully decorated and clean apartment. Comfortable beds and love having two bathrooms for our family of 4. Location is great, very walkable to st marks square, Rialto. Quiet neighborhood. The master shower leaked so we had to put lots of towels on the floor. We had trouble sliding the shower door closed in the other bathroom so we didn’t use that shower. The linens didn’t smell fresh - one of the towels had a big crusty yellow stain on it and the bed linens smelled like they were damp and musty for too long before taken out of the washer. The San samuele vaporetto stop is not serviced by all the vaporetto so we did have to walk 5 min over the accademia bridge to catch the vaporetto from the accademia stop. The key was quite finicky and hard to turn without wiggling and shaking it and pulling on the door. We got the hang of it but I was worried the key would snap in the lock.

The pipe below kitchen sink was broken and leaked water on the floor. Tea pot was faulty, had to use a bowl to boil water for tea. Found few hairs in the bedsheets and in the bathroom which was somewhat unpleasant.

• Eric (10/5): Exceptional - The proprietor, Nadia, was so friendly! It's a beautiful old house that has been updated, with such a perfect location! A less-than 5 minute walk from the S. Samuele pier takes you to a very quiet street. Lots of charm, nice kitchen with all the amenities you need. I would stay here again in a heartbeat. The AC was a bit weak but other than that, it was perfect!!!

• Juan (1/5): Bad - The communication was not clear with the owner. There was a misunderstanding when they will be available to hand the keys over. The cleanliness of the apartment should improve. One of the towels was dirty and we only got one towel each. For 2 of us we only got small towels, not enough to dry ourselves. When we try to use the washing machine, we discovered the washing machine was full with wet linen and towels, The accommodation is in good condition except for the entrance where you will see the wall will need some repairs. I asked for an invoice or (even a receipt), something really standard if you are running an accommodation. I called 2 different numbers, and they were passing each other the coach potatoes, claiming i it is not their responsibility. The owner finally promised she provide it to me, but after 10 days I have not received anything. and now, she is not even picking my calls which indicates from my point of view they have something to hide. Maybe the owner will debate my comment, but a simple receipt in Italy does not require any preparation in advance

• Chen (1/5): I overpaid for a bad experience. Stay away from this place. Do your research. - The only thing to like is perhaps the quietness of the area and also a relative spacious apartment for Venice. A lot. In fact, the bad experience started two weeks before my check-in and I should have known. Usually a hotel or a host/hostess would send the guest an email giving instructions on how to check in and how to get to the hotel as soon as the booking is confirmed. It was strange that only Rooftop didn't send me such an email but I thought they might send as the date gets closer. They charged me the whole amount 14 days before check-in, so right before 14 days, like 15, I sent a message via booking to ask for directions how to get there because it's not a hotel and I will need to know how to get the key. Nothing, no reply. (All other hotels or hosts in other cities I booked all replied within 24 hours.) I had to call booking.com, and booking said no one replied. So I waited another day, still no reply. Finally, I got a whatsapp number. They didn't publish it. When I arrived, Nadia the hostess asked me to pay 8x4 euro upfront in cash. She said the Booking.com didn't charge the "tax" but I later looked on my book.com invoice and I already paid the 10% tax. I was trying to avoid any unpleasant encounter on the first day, so i paid, but in retrospect, I should have asked her to call booking.com to verify. The hot water heater just quit on our second day. It was the morning of our checkout and I really would have liked some hot water on a cold winter day, but of course she didn't reply my message until after we checked out (how convenient!) just to say sorry. There was NOT enough towels for 4 people. The towels were also stiff and not absorbent. I am not being picky because they charge TWICE as much as another apartment would charge (I found out too late and guess what, they DON't allow you to cancel even if it's two weeks before the check-in date). For the amount they charge, I could have stayed in a 4 star hotel with nice towels.

Loved the balcony & the rooftop terrace was great. A few extra dishwashing tablets so we could run the dishwasher each day. There was only one. There were on tea towels to dry dishes with but we managed.

• Totoro183 (10/5): The place to stay in Venice! - We're a group of friends who had a short stay at the apartment. Everything from the check-in to check-out was flawless. We loved that the apartment was spacious and equipped with everything that we needed for a short stay in Venice. The apartment was tucked away in a quiet neighbourhood, location was central and close to everything. The beds were super comfortable, of course we made use of the rooftop patio. 10/10 would recommend! Just a minor thing about the apartment, in the master bedroom there's quite a few dead mosquitos on the wall/curtain, but of course it is summer/autumn and mosquitos are everywhere in Venice. That's the only minor thing I noticed.

• Shawn (10/5): Clean apartment with your own entrance -- at a central location in the heart of Venice - We really loved how clean the home was, and how tastefully it was decorated. Nadia was great about communicating. The location is maybe a 15 to 20 minute walk to San Marco plaza -- it's very central to all of Venice. When you're in Venice, you're walking -- but the location made it easier. It was also on a quieter street -- there were no noisy pubs or music to worry about.

Nadia the host was friendly and welcoming and answered any questions, she was in touch before and gave us help which water bus to catch and where to get off. There was nothing to dislike! It was the perfect place for us to stay!
