I don’t know some people give them rating good but i think they never stay in a good hotel. Breakfast was a shit. Juice they gave you it’s kind of flavour mix with water.
The picture they show you in the website it’s fake . They edited that picture.
So be careful it’s bit cheap but it’s totally waste of money.
- Dimitrios (7/5): Value for money prices in a central location in Istanbul. - The staff was very kind and the view from the terrace was great. The prices were great and could get free coffee/ tea/ water the whole day. The location was also very central. The breakfast was just a plate with not other options to take. The room was clean and big but there was some humidity and some parts that were not good painted and the fridge did not work at all even that I have I informed the reception. Also you could hear the other guests from the stairs walking into the room. If you want a value for money option is a good hotel in Istanbul.

We didn’t get the room we asked, we booked a double bed in both rooms and told them we need bedside crib, we didn’t get it. It was not kids/infant friendly and no elevator in the property.

- Ruby (5/5): Passable - The location .close to restaurants and tram line.Lovely terrace to enjoy breakfast We were given the wrong room on arrival. It was for a single person. Extremely small. We were given another room only the next day. Better but had no fridge in the room..
- Latchme (6/5): Perfect location - Location is perfect and walking distance to everything. If you just looking for a place to sleep, it is value for money. The mini bar fridge in room didn't work. I bought watermelon and coke and had to throw away because fridge wasn't cold then the shower was broken but the guy at reception replaced the shower head. Water barely came out and was never hot just lukewarm.

I truly don’t understand how it holds a 3-star rating — it feels like a serious overstatement. The room we were given was far from clean: the windows, curtains, walls, and bathroom all showed clear signs of neglect.
The biggest issue, however, was the air conditioner. It was in terrible condition — falling apart and completely clogged with dust and dirt. It made the air in the room feel unhealthy, and I wanted to leave as soon as I saw it.
The bed was another disaster. As soon as you sat down, it sagged dramatically to one side and creaked loudly with the slightest movement. Sleeping was nearly impossible — every turn or shift caused a noise loud enough to wake you up. It felt unstable and extremely uncomfortable.
Breakfast was equally disappointing. What was offered could hardly be considered a proper meal: just five olives, one egg, and a small piece of what seemed like very cheap pie. That was all. No fruit, no variety — nothing close to even the most basic hotel breakfast standards.
I don’t enjoy leaving negative reviews, but I hope this helps others make a more informed decision. There are definitely better places to stay in Istanbul for the same price.

- Mehzabine (1/5): Hotel Royal Boutique Kaya - This hotel is an absolute disgrace! I'm beyond disappointed, and the misleading 3D pictures are just infuriating. First off, the elevator is constantly breaking down—countless times we were stuck inside. And don’t even get me started on the breakfast! The stench wafting from the terrace is unbearable, and the plates and cutlery all smell like boiled eggs. I didn’t even touch breakfast, even though I paid for it; it was just not appetising at all.
The air conditioning in my room doesn’t work, and despite numerous complaints, they couldn’t care less about fixing it. The toilet seat was broken, the shower didn’t work properly, and on some days, we didn’t even have water! We were told it’s “normal” and happens all the time—not acceptable!
Worse yet, the hotel is not smoke-free, so prepare yourself for a constant bad odor throughout the entire place. The room door doesn’t even lock properly; when you try to close it with the key, it just breaks apart. The only positive here is the location—it's near all amenities, the metro, and shops. But honestly, that doesn't make up for all the other issues. This place is a nightmare! This hotel is an absolute disgrace! - Oliver (3/5): Not good value for money, but then again, most hotels in Istanbul aren't. Advise a big chain hotel. - Most of the useful amenities were there. The room had the basic principles of four walls, a ceiling and a floor, as well as a bed, but beyond that, the quality started to degrade. 1. Curtains did not allow full light protection from outside
2. AC was not working when we arrived and it was very stuffy
3. Interior of the room quite broken and not very aesthetic
4. The toilet flush was rubbish and did not serve its purpose
5. Shower pressure very low
6. Shower room and general room lighting very dim and not very useful for doing anything in the evening
7. Room very small, but this is evident from the pictures so overall not a disappointment relative to what we expected
- Tokidoki1 (6/5): Serves the purpose for the price. Otherwise - basic accomodation. - Comfortable bed. Clean room. Room service every day. Work table available (which is very rare in Istanbul). Good location if you need to stay near Grand Bazaar. Free coffee and tea all day. No elevator (at Boutique part of hotel), so difficult if you have heavy luggage. Very basic breakfast with no fruits or vegie. No fridge in the room. Bad sound insulation. Extremely small shower.

Bad isolation, windows are not installed properly so you hear everything.
If your room is on the 6th floor, you can't rest because you hear the friction of the chairs on the terrace above all the time

- Themistokleous (4/5): Our experience at kaya Hotel! - What I liked most about the hotel was the cleaner—she was very kind and helpful, even though she didn't speak English. Her effort and attitude stood out. The receptionist on the first day was excellent and went above expectations, but on the last day, he seemed like he just wanted us to leave. The staff at the restaurant were also very helpful and polite, although the breakfast itself was quite poor. Overall, the place could use some renovation. For the price we paid, it didn’t feel worth it—especially considering that for just 10 euros more, we’re now staying in a much better suite in another hotel.

Location is perfect, breakfast was lovely, plenty of food (if that's not enough then you're overeating trust me) amazing view of the city. Very close to the blu mosque and the bazaar. The mattress were a bit soft and I have back pain so if you do maybe consider.

Wonderful view from the terrace that is always open with coffee and tea.
There is a complete breakfast and the staff is at disposal for everything.
The building is a bit old but the bed are comfortable, the linen and towels very clean. The building is a bit old and needs a bit of renovation.

- Patrick (6/5): Like Istanbul, this hotel has seen better days but it has a charm to it. - It was clean and comfortable. Fresh towels daily was nice. The guy on reception when we checked in was very friendly and gave us some good tips. The photos online did not reflect how run down it was. It has seen better days. The windows in my room and my friends room were loose and did not close properly and did not muffle the noise from the busy street outside.
