Good canal view.
The whole apartment is clean, warm and comfortable with constant temperature throughout both day and night
Nice kitchen and good size bathroom with bath tub and shower. The room is huge but with so few furniture, a bit strange. Fortunately the heating system is good .
The area outside the apartment is like renovation work half done and left unfinished. Again a bit strange and not very pleasant to go through that area.

Very spacious and elaborate with traditional Venetian architecture and style. The bathrooms were modern and equipped with sauna shower, and bath tub. 2 spacious bathrooms and great heating panels that made the place inviting and cosy. 10/10 in every aspect!!

One apartment had 2 rooms (which they organized for 3 people, all Ok) the other instead had a single room with 2 double beds facing each others and a crib. 0 privacy. I wonder why they did not organized with the crib in the apartment with the 2 rooms.
The sofa-bed in the single room apartment was of bad quality.

- Anke (10/5): Wir sind noch immer ganz beseelt von unseren 5 Tagen Venedig. - Wir waren zu viert in unserem Apartment, haben die zwei Badezimmer genossen und die sehr gute Ausstattung.
Das Gefühl in einem Palazzo zu wohnen haben wir jede Minute genossen. Morgens saßen wir beim Morgenkaffee am geöffneten Panoramafenster und genossen die Ruhe, das geschichtsträchtige Ambiente und den Blick in den schönen Garten. Die Lage direkt am Canale Grande, mit dem Steg am Haus, war einfach herrlich! Wir wurden auch von Frau Marina freundlicherweise direkt vom Bootsanleger abgeholt und zu unserem Palazzo durch die Gassen Venedigs geleitet. Wir kommen sehr gerne wieder!!!

When we woke up in the morning, we were able to enjoy the view of the canal while we were having breakfast and in the evening. The apartment was beautiful and clean. Both beds were comfortable, especially the king. Marina assisted us in getting settled. Marina even met us at the boat dock and then proceeded to show us around the apartment. She was very sweet and refreshing and gave us a lot of tourist tips, which were quite helpful. I hated to leave, and would definitely stay there again. no problems

Annalisa met us at the water taxi stop and showed us the location.
Kitchen fully kitted with coffee machine (and coffee pods!), cooker, kettle, dishwasher and even dishwasher tabs.
cloak room with washing/during machine and ironing board. Washing tabs were also supplied.
Bathrooms were both amazing and stocked with everything required including a hairdryer.
Fully airconditioned. Local shop for essentials and numerous restaurants a few minutes walk.
Lots of local books in English and Italian available in the apartment.
Restoration work ongoing on the entrance level - we heard minimal noise from the apartment. plus they only started working at around 10-11am.
Could have been provided with more than one key if multiple people sharing and coming/going at different times. Nothing. It was Perfect.

The common area is currently being renovated, which bothered some previous guests- but my family appreciated it. Location excellent - in the neighborhood where Casanova lived. Balcony on the Grand Canal - we enjoyed the activity. Valporetto stop super close. Walk to Rialto bridge and St. Mark’s Square. Marina the apartment manager a gem. Beds comfortable. Would totally recommend! Probably won’t be able to afford when the building is completely renovated. 😛 And just to note- 17 stairs to get to the apartment. But only had to go up/down twice with suitcases.
- David (9/5): Great apartment for exploring Venice - Perfect location just off the grand canal - about 10 minutes walk from both Rialto and San Marco - you are close enough to the action but far enough it's not super busy. Nearby square with a few bars and cafes for breakfast and late drinks. Very spacious and comfortable apartment with everything you need. Nice garden in the Palazzo and if you arrive by private water taxi the hosts will give you directions to get dropped off right at the accommodation. It's a little expensive - but this is Venice! There is some work going on restoring the building, but there was not any disturbance while we were there.

- Melendez (10/5): Wonderful, highly recommend - Beautiful apt, romantic entry, incredible staff The apt, is within a larger Palazzo, some of the shared areas are currently being historically restored which for myself was an absolute treat, to get to see parts of history being rebuilt by very kind artisans and crafts people, getting to chat with them about the history of the place and their labor was wonderful ... but I could see how some people who want more of a typical hotel experience and enjoy venice at the superficial level might not see this the sane way.

- Charlie (10/5): Utterly Amazing - What did we like, everything. We were met by Singh at San Angelo water taxi stop, escorted to the apartment and Wow. What an amazing experience. The photos don’t do it justice. The largest apartment has the balcony and the view is beyond beautiful . Staff all helpful and friendly. Location is easy by water taxi. An easy walk to all sights and to the academia bridge to cross over into Dosoduro for Dinner. There is a small local food shop a few steps away or a Despar shop with everything you need less than 5 minutes walk, this property has made an amazing trip to Venice unforgettable. Thank you.
- Leigh (9/5): An authentic Venetian palace for independent travellers - Great location for sightseeing, close to both the S Samuele and S Angelo vaporetto stops and a 15 minute walk to most important attractions (Sant Mark Square, Basilica, Doge, Penny Guggenheim Foundation, Rialto). Comfortable beds, a bath to soothe tired muscles after walking many kilometres each day. We chose this accommodation for its central location, because it looks directly out on the Grand Canal and because it is an historic palace. It is tucked away from the crowds too. All basics were supplied- dishwashing tablets, shower gel and soap, coffee capsules, towels etc. The heating was excellent, the beds were very comfortable and the water for a bath and shower at the end of each day was warm and plentiful. We were also attracted by the convenience of water taxi arrival to the property's dock but it wasn't to be the day we arrived due to rain and high water (the taxi dropped us at S. Samuele and the host met us.) The communication was good (use google translate and go for Italian). Our host was able to let us leave our luggage before check-in and after check-out but we had to wait to see if the availability allowed this. Our host also helped us with a map and answering any questions we had promptly by WhatsApp. There was nothing we didn't like, but it's important to note that, due to its unique location on the Grand Canal, the noise of water traffic may be challenging for light sleepers. This is a self-service apartment so that's important for you to note before booking. It's not a hotel! The palace is, like much of Venice, a kind of elegant ruin... in that parts of it are run down. The apartment itself was nicely renovated, clean and just right but the entrance etc are in progress... this added to the charm for us but if you are looking for a perfect hotel type experience, this isn't it. We loved the authentic, on the grand canal, private, romance of being in a true Venetian palace with history! No reception meant a private experience.

Be aware you may hear boats going by with music but this seemed to stop at night. Was not a problem. Difficult to reach due to a very small dock. Although pricey I would highly recommend getting a private water taxi and show them the location on the map provided by the property using Google Maps.

We had a problem with noise and room temperature. I reached out to the host and they immediately upgraded us to a two bedroom suite which was amazing! We had an issue with the room being too cold and not being able to control the temperature. Additionally, there was construction going on and it was super noisy. The host more than compensated us for this with a lovely upgrade.

Beautiful apartment. Being dropped off by water taxi right in front of the apartment. Not enough supplies in the way of shampoo, no conditioner, no lotion. It was very noisy with both construction happening in the building and the water highway outside the window. I happened to look under the bed for something and it was very dusty under the bed. Also some mold at the bottom of the shower and a little around the ceiling. Otherwise very clean.

The lobby area is under renovation and no reception exists nor do staff other than the young man that waited infront of place. The discretion was that you would be treated like venetian royalty, hard to believe when the place seemed like it was abandoned once you entered the lobby.

- Katarina (10/5): Loved our stay at this beautiful, very spacious Venetian apartment - Beautiful, very spacious Venetian apartment in great location, walking distance to Rialto Bridge or San Marco Piazza. Right on Grand Canal so can hear a "boat traffic" a bit but that's to be expected. Considering its central location, it was still tucked away in quiet little street away from all the touristy stuff. Great restaurants and little shops right outside of the apartment.
It was also easy to take water taxi directly from Marco Polo airport to doorsteps of the building. No dragging luggages around Venice.
Rooms are huge and we enjoyed every part of our stay. Wish we had two sets of keys (considering our son is 18 and did few things on his own... we had to plan around having one set of the keys to get in or out of the apartment )
Entrance of the apartment is definitely in a huge construction phase so it looks a bit spooky first but we got used to it. At least there was no active construction going on at that moment so we didn't have to deal with noise or dust . It will be incredible when it's all finished.
Furniture was just ok, space has so much potential, wish they picked out a better pieces to furnish it. But overall it's a great space.

- Lyndsay (9/5): Ideal for a short stay in Venice particularly if you want to be able to cook - which we didn’t do as the restaurants are - Location. Extremely comfortable bed Chest of drawers are antique and don’t function properly
- Peter (4/5): Very disappointing and certainly not good value for money. - We loved the view onto the Grand Canal but would have liked some curtains> There was no way to fix the shutters open & the wind kept blowing them shut. We liked the size of the room & the size of the bed. We liked the 2 oil paintings and the antique furniture. We advised that we were arriving by train but got directions from the airport! When we rang we got no answer. We managed to get to S. Samuele vaporetto stop but did not know where the apartment was from there. It took some time dragging our cases about to find it, then we were locked out! Eventually Annalisa turned up after neighbours had rung her. No welcome pack, no milk in the fridge etc. kitchen very poorly equipped- no teacloths or kitchen towels, no toaster, scissors, butter dish, bread knife, bread bin, only 3 wine glasses( when we had friends to supper) etc Only 4 coat hangers in the wardrobe. No face flannels in the bathroom. Only one bedside lamp. Only one sofa to sit on, no comfortable chairs. No local info. no What's on info. no map etc. Only one set of KEYS!! Entrance through an area where there was building work going on, dismantled panelling and rubbish lying about, certainly NOT luxurious. Place was infested with mosquitoes. Annalisa told us to put our own rubbish out when we left! Some curtains would have been good. I have been coming to Venice for more than 30 years but not experienced anything like this.

- Biseniece (9/5): Superb - Place and location is amazing. Quiet garden, nice neighbourhood, access to the grand canal, historic building and feeling. Very comfortable beds and quality bed linen. Good water pressure. Some corners in the bathroom could have been cleaner. I hope this place can keep standards high, because overall I would recommend the place and would love to stay again.

- Veronica (8/5): Perfect place to see Venice. - Enormous rooms, great location, dropped off at the property’s water gate. Faded grandeur. Looks like it needs a lot of work to bring it to its original splendour. The apartment, however, was lovely.
- Rafal (5/5): Mixed feelings. - We rented an apartment with a view of the Grand Canal. So, at first, there is a true WOW effect - you feel like you found yourself in a palazzo with the best view in town. However, the combination of meticulous baroque renovation combined with an Ikea kitchen, plastic nightstands and bizarre space-age bathrooms, makes you feel like you are in a bordello and not a palazzo.
The location is pretty good; reasonably close to everywhere in the city. The nearest traghetto is almost next door.
The lady who took care of us was truly and only first-class element there. She was available 24/7 and was a real patient sweetheart. - Noise. This is not exactly a quiet spot. There is a water bus stop across the canal, which means that together with the regular traffic the noise is pretty constant throughout the day, and most of the night. Closing the windows helps a bit, but only a bit. The diesel exhaust fumes from the boats don’t help either. Kind of a construction site setting.
- As huge as the place happens to be, it virtually has no closet space and NO shelves to put the clothes out on.
- No hangers or anything else to hang the towels on in the bathroom.
- Air-conditioning, while powerful enough, is controlled from outside of the building. So, every time you need to adjusted you have to call...
