• mauro (4/5): Non si è presentato nessuno - Non c’è stato alcun pernottamento, avevo chiesto il check-in tra le 16 e le 17, mi è stato risposto che era possibile soltanto alle 17:30, alle 17:30 non si è presentato nessuno ho chiamato più volte, ho scritto anche su WhatsApp, ho inviato anche email hanno mai avuto risposta. Non ho messo un voto più basso perché effettivamente potrebbe anche essere successo qualche cosa chi doveva rispondere o venirci a dare le chiavi. Inoltre, c’è anche il problema che la struttura si trova all’interno di un condominio non vi è alcuna indicazione neanche sul citofoni, quindi è impossibile trovarla se non si hanno delle indicazioni ben precise.

Allego foto per farvi vedere come agiscono - Mi hanno spostato la prenotazione poiché avevano un accavallamento delle camere e durante la seconda data accordata non si è presentato nessuno per fornirmi i codici per accedere in camera, siamo rimasti senza struttura. • Massimiliano (1/5): - Nulla Credo che sia inaccettabile che una tale struttura sia su booking. È assolutamente inadeguata per passarci una notte. Ho prenotato per dormirci una notte a Roma in un contesto goliardico, erotico e giocoso, io e la mia compagna ci siamo ritrovati in un albergo a ore. La nostra stanza probabilmente era stata utilizzata 10 minuti prima che arrivassimo noi e le "pulizie" erano ancora in corso. Le foto della stanza erano fuorvianti rispetto alla realtà trovata. Non c'è un armadio, le lenzuola sono di pessima qualità e riutilizzate chissà quante volte. Le stanze non sono insonorizzate e quello che succede nelle stanze accanto si sente benissimo. Il.letto altro non era che un materasso poggiato a terra. C'era gente che andava e veniva dalla struttura citofonando continuamente. Ambiente squallido che di luxury non ha nulla.

• p_diablos (1/5): - L'unica cosa che mi è piaciuta è il sistema di apertura porte del palazzo, che mediante pagina web permette lo sblocco di portone, porta appartamento e stanza Praticamente di luxury non c'è nulla.. In una stanza 3x4 è stato ricavato uno spazio per un letto, vasca e un bagno micragnotico. Sul letto un lenzuolo con un buco di sigaretta, manette al letto rotte, una altalena usurata che fa soffrire prima di sedersi su e un gatto a 9 code.. Spelacchiato. Dulcis in fundo, la vasca. Idromassaggio, unico motivo per cui ho preso la stanza, aveva puzzo di fognatura e schiumetta marrone.. Alla mia lamentela con lo staff, mi è stata data come unica soluzione, svuota e riempi. Ah, se siete freddolosi, gli infissi perdono, non ci sono coperte e non funziona né l'aria condizionata, né televisione. Se volete male a qualcuno prenotate una stanza presso di loro.

• Sara (1/5): Dovrebbero rimborsarci - La stanza Quando siamo arrivati gli accessori presenti nelle foto non erano presenti abbiamo pagato la bottiglia ma non ci è stata consegnata odore di fogna all interno della stanza struttura messa alla fine del letto rotta rischiavamo di farci male la sconsiglio vivamente inoltre non ci hanno dato le chiavi della stanza e la porta è rimasta aperta per tutta la notte

• Christophe (1/5): - Rien Lamentable et malhonnête A notre arrivée, la femme de chambre nous demande de régler la taxe de séjour de 42 euros pour 3 nuits. Nous lui donnons 50 euros et là, pas de monnaie sur elle. Elle nous dit que le staff nous le donnera plus tard. Une fois dans la chambre, nous avions du champagne de prévu et aucune bouteille de champagne dans le frigo. On envoie un message au dirigeant pour le signaler. On nous dit que cela se fera dès que la femme de chambre reviendra. Nous sommes partis au bout de 3 jours et pas de champagne et encore moins monnaie. Le pire, c’est que, à notre départ, on envoie un message pour demander un remboursement du champagne et de notre monnaie, on nous dit que le personnel nous a bien déposé dans la chambre et que pour se faire rembourser, on nous demande de prouver que l’on a rien eu !!! Une fois rentrés chez nous, nous avons communiquer par message mais rien ne se passe bien entendu et c’est pas faute de leur avoir envoyer notre RIB pour être rembourser ! Quand à la chambre par elle-même, rien de luxueux à part le nom !!! Pas de peignoir, ni chausson, l’abattant des toilettes cassé, un rouleau de papier toilette pour 3 jours, l’odeur de vinaigre dans la douche, portes d’entrée difficile à ouvrir, climatisation défectueuse, une fenêtre qui ne ferme pas, la cheminée condamnée et donc impraticable, aucun jouet (fouet, menottes…) à disposition comme le montre les photos, mal insonorisée, minibar vide et j’en passe… Pour le prix, on peut s’attendre à un meilleur service et surtout du professionalisme de la part du staff. Bref, je déconseille fortement de séjourner dans ce taudis, surtout compte tenu du prix exorbitant facturé… A fuir !

Una stanza Bdsm non la immagini che quasi non riesci a muoverti senza sbattere al televisore..... e l'altalena sessuale poi è bella ma se sta a metà tra pavimento e letto e a pochi cm dal muro diventa quasi inutilizzabile se non nella stessa posizione tutto il tempo..... la vasca decisamente piccola e per niente comoda..... ne ho potute provare di migliori..... per il prezzo poi ti immagini di trovare almeno 2 bottigliette d'acqua nel frigo e non il vuoto più totale..... e poi non siamo in Francia, un bagno senza bidet per me non è concepibile..... e poi per il prezzo ti aspetti una stanza curata nei minimi dettagli senza lampadine a pavimento che ti restano attaccate ai piedi

Dopo aver pagato profumatamente la prenotazione una volta arrivati fuori la struttura, quest’ultima era magicamente piena. La risposta della struttura è stata inconcludente e menefreghista: se ne sono altamente lavati le mani e non hanno più risposto alle richieste di spiegazioni.

The app to get in the apartment was a bit of a pain due to not having a good signal on my phone, so had to keep calling up to get someone to let us into the building and into our room.

• Joe (4/5): Major disappointment with this property but we made the best of it. - Very little…. See below. The Cafe Pompei outside the property was very good. No air conditioning. Property manager spoke VERY little English. The power would trip off every five minutes of using the hot tub and would have to be reset. You couldn’t fill the hot tub more than four inches or it might cause and issue with the appartment below (I didn’t argue but that didn’t make any sence to me). The red lighting was the only option for lighting which made it difficult to see anything. Late check in at 6:30 pm. Far too many negative things to say. Condom wrapper left behind in the room from previous guest.

• Igor (1/5): Bad - Service is really bad, extra chargers that were never mentioned or written anywhere. Bed is uncomfortable and toys are poor quality.
• Denisa (7/5): Nice kinky suite - We had the superior king-size room, and we were happy. The best part of thr room, is the jacuzzi in the room, we loved that one. The room is very nicely set up, pretty, kinky, and made to have fun. The location is very bad, and based on that, the suite was overpriced. For 400£ per 2 nights, it is not worth travelling 4km away from the centre. The busses connections are really poor in Italy, and the underground doesn't feel safe because of the thieves and pick pockets. The walls in the whole apartment are absolutely NOT soundproof. We could hear everything and everybody.

The spa STINKS!!! the communication was not clear, telling us 2 hours late another 30 mins then another 2 hours... no real reason except someone overstay! And by the time they had informed us how late it was too late to cancel, not really the best start sitting in the street for hours before gaining access. Offered to book a 2nd night with a discount and meal. But refused to pay for the meal we had to buy whilst waiting for the room..

• Simon (6/5): Send its purpose as a play room, not as a hotel stay. - It served a purpose. The room had the equipment advertised in it, we had a lot of fun using it all. When we arrived there was no one to let us in. We had to stand in the stairwell of the apartment building for over 20 minutes until someone arrived to let us in. There was no attempt by the host to arrange a check in time with us if it was going to be unmanned. During our night there, in the middle of play, the spa jets suddenly erupted for no reason, 5 minutes later the power to the property went off and a horrible white light came on in the room. I contacted the host via WhatsApp to alert him to the issue, but instead of coming out to fix the problem gave me directions on how to go and fix it myself. There is only red light in the room, which is fine to play in, but very inconvenient for packing up in the morning, needs an option to turn on the white light as required. Communication is poor, there are no instructions for the property or how to use the equipment such as the spa and fireplace.
• Szidonia (3/5): Water in jacuzzi even in 2 hours wasn’t full 😬and water was cold - Nothing bad areas small room cold water Didn’t feel safe at all The property isn’t in very good area of Room We arrrived at 15:45 at the boss asked for 15 euros per hour extra to get in earlier in room because checking is between 17:30-20:30 apparently but I saw in my booking was in the begging from 13:00-18:00 pm what was pissing me off that he was sat on the reception waiting to be 17:29 send me the codes for entrance and room was empty but he still didn’t let us in earlier just to leave the luggage’s and come back in night time as we arrived from Positano My husband asks for toilet paper and he give us half rolls only after checking received text message that we are not allowed with drink from outside only from his mini bar which is not fair he had few kind of drinks only , the jacuzzi worked only in the first night because nobody else was in the apartment which has 4 separate rooms second night was come in out only cold water if different rooms using the jacuzzi before yours is not gonna to work the hot tub, boss doesn’t speak English at all and very rude , I was asking for refund when I saw the room how small it is If u are having luggage’s like us no more space to play nowhere in the room also water will drops from the jacuzzi all over the bed and floor 🤣🙉 He let us only a bed sheet in the first night at middle of October me and my husband was freezing in that night our stay was ruined and was so upset of that place didn’t feel safe at all Apartment doors was wide open all night so from the flat anyone could go in and no security cameras at the reception See pictures about the room totally disgusting and disappointed I won’t recommend it at all
• Michelle (2/5): Best suited for just one night - The staff were amazing, super kind and helpful at all hours! Not overly clean, there were handprints on the wall. The room was very small and there were no towels provided, no soap and minimal toilet paper. Probably more suited for a one night stay.

Distance from metro is 10 mins of walk but you are passing by 3 bakeries where you can buy a breakfast for reasonable price comparing to city center.
• Maria (5/5): Okay-ish - Definitely not soundproof as we can hear everything that’s happening next door. Lack of info like when the jacuzzi would be turning off or how to on the fireplace or what time cleaning ends.
• Luke (4/5): Unique experience but would not recommend - It was a big room with unique facilities and an experience. The staff were not very pleasant. There is an extra charge for everything including a bottle of water. The location was bad. It’s about a 20 minute walk from a train station and the area is not the nicest. The bed was too high off the floor for no apparent reason. The rooms were definitely not soundproof. The equipment in the room did not seem to be maintained and was unstable. I feel like tourists are taken advantage of because they are not from the country. The staff organised a taxi for us to the airport that would have cost 90€. I was grateful for them organising this however I felt like I was being robbed and was able to organise a taxi from a tourist office for 50€.

• Ben (8/5): Very good - The room was big enough and especially the big bathtub with rainshower above and wall mounted tv was a big plus. It also seemed well cleaned. They offer some extra toys (paddle, hood,.. for a small additional cost) but the room itself was as advertised meaning it already had the accessories we wanted. Comparing the price with other hotels in Rome, you definitly get value for your money but we did flag a taxi every time we left the hotel as the center is about an hour walk. The hotel is also quite discreet meaning it is hard to find (i found it with help from the comment section here, the bell says ´Casa Vacanze´) but it also means that not everybody on the street sees you booked a bdsm room. The downside was that the equipment/room could use a little touch up. The bed mounted equipment was unstable and the screws were loose rendering the device unusable. Other downside was that the soundproof padding on the bathroom door made it hard to open/close the door as the padding gets stuck so you had to hold it in place when opening or closing the door but it had no impact on the experience.
