- Jakub (6/5): Good apartment, poor host assistant experience - Overall, the apartment is of a good standard and corresponds to the photos on Booking.com. The bed was comfortable, the linens were clean, and the bathroom was modern and stylish. I was pleasantly surprised to find some basic kitchen supplies, such as tea and olive oil, although I personally did not really use the kitchen annex. What was unexpectedly unpleasant was the assistance from the guest support, which in my opinion should focus on customer experience. Apart from numerous copy‑paste welcome messages and instructions, whenever something happens outside the standard scenario, you are simply expected to pay, and the friendly tone disappears immediately.
On my way to the apartment, I received a request for an additional tourist service payment. Although I had already made a payment the night before for a defined amount, it turned out it was not complete. The payment amount was defined by the system, so receiving a sudden request, with no apology from the guest assistant, felt rather rude and made me uncomfortable, especially having to deal with it while on my way to the place.
Moreover, I was asked to explicitly confirm that I was coming alone - why and for what purpose?, given that I had already made a detailed reservation?
After completing all the self‑service instructions to enter the apartment (everything must be done independently, even if, for example, the electricity is not working), the first thing you encounter is a long list of rules and penalty fees—for breaking a glass, a cup, losing keys, etc. Unfortunately, due to very poor sound insulation (the apartment shares a corridor with another one), I could also hear the assistant discussing issues with other guests, which was not very pleasant.
Finally, when leaving, you receive more artificially polite messages, including information about a €10 fee for each additional hour if you want to extend your stay. Sic!
To sum up, the apartment itself is of good quality, but the overall experience with its management was quite poor.
- David Asier (9/5): Cerca de muchas cosas que ver. - Buena ubicación, sin estar en el medio, pero a la vez a 10' de la estación. Espacioso y luminoso al ser un cuarto piso. Buena respuesta ante un problema con las sartenes, nos proporcionaron una nueva en muy poco tiempo. La cama y almohadas muy cómodas para mi gusto. La cocina un poco justa, así como el equipamiento de esta, aunque tampoco algo extremo. La insonorización de las ventanas necesitaría un repaso, nada que no solucionen unos tapones que recomiendo llevar siempre.
- Hanaparis (9/5): シンプルだが趣味のよい広々としたアパート - 2人で3泊し、フィレンツェとピサを回りました。アパートは街の中心に位置し、きちんと管理してある建物の中にあり、エレベーターが付いている。広々とした間取りのアパートは改装されており、シンプルだがセンスよく整えられている。ホストのモニカさんがきめ細かく対応してくれました。 予約した部屋Bilo2はイタリア式4階で、ベッドルームが道側にあるので、1軒あるレストランの喧騒が少し上がってきますが、23hを過ぎたら静かになります。対応策として、ホストが耳栓を準備してくれています(私はすっと眠れるタイプなので使いませんでした)。

- You An (6/5): - The location is fantastic. It close to almost every historical monuments in walking distance and train station as well. Room amenities were ok (some of them were forgotten to renew e.g. plastic wrap ran out) We stayed for 5 nights. However, I found the insufficiency of the personal hygiene products (only three rolls of toilet paper, a couple bags of two in one shampoo……). In my opinion, 5 nights stay with 2 girls that’s not enough. The owner explained that they provide courtesy kit only, but this reason was not so convincing for me, especially the toilet paper shouldn’t be considered as courtesy but necessity.
Lastly soundproofing of the rooms was not so good.

- CARMEN (8/5): Bue alojamiento con potencial de mejora! - Alojamiento muy bien situado. Estaba limpio. Habitación muy cómoda y baño muy espacioso. Muy buena calefacción. Cocina con lo básico. Nos proporcionaron cuna con un suplemento de 25€. Ruidoso el primer día por la música de un bar de abajo, el reto de los días no se oía ruido.
Pequeños detalles que no hicieron que la estancia fuera una 10: solo 2 rollos de papel higiénico para una estancia de 7 días, tras hablarlo con Mónica nos dijo que podría llevarnos más si pagábamos un extra! No tiene gel ni champú para la estancia, solo dos botes de cortesía de 20 ml.
- Charles (9/5): My best stay in Florence to far… and I’ve stayed in many different places over the years. - Amazing location with self check-in that’s easy to understand - no waiting at all. Very well maintained building with elevator- and the interiors are modern, clean and super comfy. I would recommend this in a heartbeat. The apartment could be improved with the addition of a Nespresso coffee machine, as I didn’t know how to work the moka pot. This is a very small factor, as there are amazing coffee spots within a short walk.

Está bien equipado, la cama es cómoda. Recibimos las instrucciones para entrar correctamente, y estuvieron pendientes de si estaba todo bien. Solicitamos una cuna cuando reservamos la estancia. Viajamos con un bebé de 8 meses pero se les pasó el mensaje con la petición, por lo que la cuna no estaba. Lo comunicamos y se ofrecieron a llevarla, pero la conversación con la que gestiona el apartamento fue un poco desagradable. Cobran un suplemento de 25€ por ponerla, aunque en Booking pone que el niño es gratis. Ella nos indicó que en Booking se especifica pero no está a simple vista. También llegamos antes y cobraban 20€ si queríamos entrar 1 hora antes aunque el apartamento ya estaba listo. Entiendo que hay cosas extras pero en este caso, todo lo que pidas es con dinero por delante. Tras decirle mi sensación, de forma respetuosa, me dijo que se merecía un respeto, ya que tiene experiencia gestionando 20 apartamentos. Me pareció una respuesta muy altiva ante una situación en la que ellos habían cometido el error. Creo que la vocación de servicio es limitada si no quieres pagar más. La excusa para cobrar 25€ era que tenían que llevarla y eso tiene un coste de gasolina y de gestión. Creo que los problemas de cada empresa no hay que trasladarlas a los clientes. En el resto de alojamiento jamás he pagado por una cuna. Los pequeños detalles cuentan.
Es cierto que respondían muy rápido, pero creo que a los clientes también hay que respetarlos.

- Jane (10/5): - The location was perfect, 1 minute to the Arno River. 10 minute stroll to the Cathedral of Santa Maria del Fiori and Giotto's Belltower. Many beautiful restaurants, boutiques and bars close by.

- Steven (2/5): A beautiful apartment ruined by poor hospitality, unclear communication, and an unreasonable lack of basic service. - First of all, the room is great — no doubt about that. But it definitely deserves a better host. We didn’t feel welcomed at all. It felt like there were multiple hosts with different contact numbers, and we weren’t sure which one to reach out to when we had a problem—slowing down the process of getting help. The host’s response time was slow, leaving us to struggle with electricity issues on our own. What’s more daunting is that guests are expected to go to the electricity room themselves in case of a power outage, as stated in their manual.
When we asked for more shampoo and body wash, the host flatly refused, saying they are an apartment rental, not a hotel. But how is a customer supposed to know that when the booking page doesn’t provide that information? That’s just basic hospitality—not a luxury.
To make matters worse, guests are expected to take out all the trash and wash all the dishes before checking out—or risk being charged.
Now, I wouldn’t mind doing that if there were a proper garbage system in place. But no—the host expects you to carry your trash out of the building and find a bin somewhere down the street. I couldn’t even see the bin they mentioned. I ended up awkwardly stuffing my trash into a public bin with a tiny opening, feeling like an idiot.
Honestly, it’s absurd that the host can’t even be bothered to handle their guests’ garbage. For a place this nice, the lack of basic service and hospitality is just disappointing.

Being able to buy local and prepare food instead of eating out was fantastic. Even made my own coffee each morning. Need a little bit better map about where to put the trash but I figured it out
- Ivan (7/5): A decent place to stay in a very convenient location - At 10 minutes walk from Santa Maria Novella railway station and a similar distance from the Uffizi, Duomo or Ponte Vecchio this property could hardly be more conveniently located.
The block in which the property is located is very reasonable and has a lift to the top floor. Though not the most charming area in Florence, it's still a quite nice part of the city and there are plenty of bars and eateries in the immediate area. The room is comfortable enough, everything worked and the facilities provided are adequate for a short stay. Communication with the host was good.
Overall, not a bad place to stay but nothing to be too thrilled about either. A bit expensive for what you get but, in fairness, this is Florence and you could pay an even higher price for somewhere that was not good at all. The property was getting a little worn and would probably benefit from some refurbishment. For a back street, it was strangely noisy and the windows could have used some net curtains - not only because they would make the place look nicer but also for privacy as the street is quite narrow and the apartment opposite looked straight in. You can use the shutters but closing them made the room very dark.

Host excellent communication throughout stay Very noisy at night, with people talking/shouting through the night 2am / 3am. Vans delivering 4am in street below. Traffic noise from 4am. Don't think it's fair to expect people to take rubbish out or charge them if don't! That is part of the cleaning & charges already in the accommodation payments.

They answer after hours (even the day after) when you need quick help.
For example when you ask where to leave luggages after check out , they answer just once after 6 hours later to say you can pay for late check out and when you ask again the same question the same day , they answer the day after when you do not need any more help .
So they send message in the morning to ask if they can help you but they don't care and send no more messages during the whole day .

Amazing location with 10-15 minutes walk to all of the old town and Pitti Palace area. Good sized apartment, though would be cramped if 3 adults staying. 2 ring hob, grill/microwave oven, kettle, toaster, including the all important croissant warming rack, lots of crockery etc. Hair dryer, iron, mini ironing board.
Excellent shower room. Confortable bed. Immaculately clean on arrival.
Local supermarket, fruit shop etc, though Mercato Central only 10 minutes walk where you can get all your fresh stuff until about 3pm, but some sell out, plus use eating hall on first floor until late in evening. One of the excellent suggestions from concierge.
Would I stay here again ... oh yes in a heartbeat! Nothing significant to say, it really was lovely.
Only comment, nothing to do with apartment, but Florence does have a mosquito problem even in March, so go prepared.
- Ava (8/5): Very good - This was a great place to stay, and would be especially suitable for an extended visit. The host was helpful and provided many recommendations for places to eat and drink. The only downside was the noise; there happened to be a restaurant outside my window so patrons were occasionally quite loud at night, which made it hard to sleep without earplugs. Also, note that although the Booking.com listing shows that there is a concierge, there isn’t anyone actually on site - just a very responsive host online.

- Holly (10/5): Great apartment in the city centre! - We stayed in the studio apartment, the space was a decent size for 2 people and super clean, lovely bathroom and amazing shower. Perfectly located, 10 minutes walk from the train station and 5-10 minutes to every site in the historical district! Small shop round the corner called Pam Firenze Ottaviani which had everything we needed. Wifi included and worked well, building was secure and aircon worked. Instructions to access the building and apartment were very clear and communication with the management company was great, they even suggested places to eat and visit. We couldn't have asked for a better place to stay for our week in Florence! 😊 The walls in the block are quite thin but all residents & guests were quiet be 11pm so really wasn't an issue for us!

I wouldn’t recommend it! - The apartment was very hot, a ridiculous system of codes for entry to the building & a note to say that if the electricity should cut out, then to take a key from behind a plant pot, take the lift back down to the entrance lobby, & then leave the building & walk along the street to an outside electrical cabinet & reset the fuse trip units! What if this is in the night & raining?! Hardly a satisfactory experience for a paying guest….. See above…..

- Carol (7/5): Good apartment but the noise from the street would deter us from staying again. - There was a lift and the apartment was clean and as pictured. The pillows were flat and hard. Unlocking the door was difficult as it was stiff. The noise from the street throughout the night was loud, with vans unloading and people shouting. The entrance foyer had no lighting at night so was pitch black until we got to the lift.
- Kumud (1/5): Bad - Location was good . Bathroom was big . Kettle was old n rusty. Wi fi was very slow. Monica the concierge was very rude and scolded us for asking for wi fi and a duvet. She gave us a lecture on global warming and that we should not put the ac ! Eventhough it was hot n stuffy on the 4th Floor. She kept fighting with till 11pm at night instead of resolving our issues! It was shocking . She demeaned us by saying stay in 5 star next time ! Never faced such rude inhospitable behavior through a booking.com property ! We are out since 2 weeks and all Apartments are booked through booking.com only. No issue anywhere else. It's sad it spoilt our stay in beautiful florence !
- Mark (9/5): A great little apartment for a couple in a great location for exploring the city and its many charms! - Neat, clean and tidy with all the amenities needed for a short break.
Location was just about perfect to be central to the majority of attractions. Nothing to mention here as the property fulfilled our expectations.

- Chris (9/5): Very enjoyable. - Location was really good. Not too far from train station by walk. A little noisy at night due to popular restaurant across the street but didn’t last all night. The best feature was the shower. It was amazing after a long tourist day. Great that there was an elevator to carry luggage up four flights of stairs. And air conditioning was wonderful.

Lots of good restaurants around as well. Although central, the area is very quiet.
Monika was very good in recommending good food around the area. She was also very responsive. no view, a bit dark.
- Wen (7/5): Good - Very good location where it’s walking distance to most attraction spots. Spacious apartment which is good for group Kitchenware wasn’t very clean for instance the water kettle had rusty surfaces on the inside. Brought it to the host tho didn’t get a response
- Williams (10/5): Exceptional - The location was perfect! Close to the palazzo as well as markets. Easy walk to pu lic transportation.

Apartment had a lot of space, great sofa and living area and all that you’d need for a week or 2 in Florence (ie no washing machine which was ok for me). Quiet street but so close to everything in Florence.

And also close to Train Station which is great when you are with your laggage and dont want to order taxi. At mornings there is some city-worker-noises happening (maybe streets cleaning with special cars, idk) but otherwise its great :)

- Patricia (10/5): Great stay in a quaint little areas in the backstreets of Florence - The property was in an area that was close walking distance to main attractions but tucked away so as to be away from crowds. It was spacious and had facilities for cooking and relaxing in comfort. The bed was very comfortable. As a solo traveller the place felt safe.

Bathroom was excellent. Pillows were very hard, ended up using couch cushions instead. For a weeks stay we got two toilet roles between two people and only one set of towels without ability to wash in facilities

- Julia (8/5): Florence is crowded and noisy, but having your own space as refuge is a necessity. - the location was easy walking distance to many areas we wanted to explore. The ACs worked well, in a humid warm time. The bathroom was great and not too tiny, spacious shower. The bed was pretty comfortable, but for our 4 night stay. Easy checkin and access to building. Only had one towel per person for a 4 night stay, this was finally rectified on our very last day. Comfort would have been easier with extra pillow cases- for the extra pillows in the wardrobe ( I used my own cotton scarf to cover the pillows for my use). The downstairs bar/restaurants meant people out in the street late at night, making lots of noise… but my earplugs blocked out most of the chatter.
