• Bridy (6/5): If location is all you care about, maybe. But not worth the price for comfort - The location was good and the communication was helpful with the managers. The space was very clean over all and the space was nice to be in. Kitchen very good to use, full size fridge freezer and everything else you'd expect there. for the price we were quite disappointed. The shower head didn't stay up, The beds and pillows were very uncomfortable, the pillows were old flat and heavily used with no softness at all, one of the bed mattresses was like a trampoline, very poor quality. One of the windows was unable to be locked. There was a large pile of rubbish bags in front of the building which kept growing during our stay, and there were ants all through one of the bathrooms.

I materassi non sono molto comodi e la moquette nelle camere non proprio pulitissima. C'erano un paio di tende rotte (in una delle due camere e nella living room) e al bagno del piano inferiore c'erano le formiche. Notevole differenza di temperatura tra i due piani; molto calde le camere ma piuttosto fredda la parte inferiore (o forse non siamo stati in grado noi di regolare la temperatura)

• Paul (8/5): Great place, great location, just a shame about my check-in experience - Location, being in Mayfair and around the corner from Oxford Street was excellent. I stayed in apartment 2 which also has a small outside courtyard. My only complaint was that when I arrived at 4.35pm (check-in is 4pm) the cleaner was still there and asked for another 30mins to finish cleaning up.

• Peter (7/5): Probably ok for short stays - Well located Clean Nice furniture/well presented Good size This property could be 10/10 - but there seems to be more emphasis on presentation over actual function. If you are staying overnight, probably not a problem. We stayed a week (Mon-Fri) and found the kitchen limiting. There’s basically 6 of everything, cups, plates etc. But no serving dishes, no salad bowls, no microwave, no cheese grater, no place mats - etc etc. So unless you’re going to eat out every night, it isn’t that well equipped. The TV relies on subscription like Amazon, there are no basic TV channels available. The second bedroom is pretty small, there’s a lamp in the living room, but literally no socket up plug it into etc. It all looks very nice, and for short visits probably ok. But for longer stays it becomes a bit frustrating. Also found the managing company a little difficult to work with especially during the check in process.

• Paola (2/5): An extremely disappointing experience. It felt deceptive. - The original apartment’s location was exactly what we wanted—until a deafening water pump made staying impossible. We tried for hours to reach the host and received little to no meaningful response, which meant we effectively lost the entire first day of our stay dealing with the issue. We were promised a “better” replacement to compensate for the inconvenience, but instead we were moved to a much worse, run-down flat in a completely different area—not what we wanted. To add insult to injury, they kept the original steep price, making us pay top-tier rates for a place that was nowhere near the same standard. It felt deceptive. An extremely disappointing experience.

No pictures of the property we stayed in were on the booking. Pictures were of a neighbouring property we had stayed in before, which is nice. See above
• Nouf (4/5): - Location Spacious Comfortable beds The worst part of the stay was the extremely poor maintenance and lack of proper preparation before our arrival. We experienced repeated issues with electricity, leaking pipes, no hot water, broken fixtures, and incomplete repairs that required multiple follow-ups. Basic standards of cleanliness and functionality were not met, which made the stay very frustrating.

• SINEM (8/5): - Perfect location, perfect heating and perfect communication. The team immediatly comes back to massages within 10 minutes. The photos for 2 bedroom apart was with balcony and I booked according to that but got a flüt without a balcony. Also there was a Coffee machine but no capsules , there could have been 2 or 3 capsules because Ineouldnt know what brand the mavhine works with.. Also there was no dish washing soap for hand washing. We were there for 2 nights and you cant expect me to buy a bottle of Fairy for 2 nights and take it back with me to my country. Yes there was a tablet for washing machine but it was not enough. Also the water at the baths were not coming properly, the water was coming out like a string not enough pressure.

• Muneerah (1/5): Unsatisfactory cleanliness and unfair security deposit charges. - Only the location. الموقع فقط The apartment was not clean The furniture was worn out and poorly maintained. I paid £39 for a housekeeping service that failed to do any actual cleaning. Additionally, the airport transfer I booked was not fulfilled, costing me £85 for an Uber. Finally, they unfairly withheld my £200 security deposit for a minor coffee spill on a carpet that was already stained when I checked in. الشقة كانت غير نظيفة عند الاستلام، والأثاث قديم ومتهالك جداً ولا يعكس السعر المدفوع. دفعت 39 جنيهاً إسترلينياً لخدمة التنظيف ولكن لم يتم تنظيف أي شيء فعلياً سوى إفراغ سلال المهملات. أيضاً، خدمة التوصيل من المطار التي حجزتها فشلت لأن السائق رفض أخذ الحقائب مما اضطرني لدفع 85 جنيهاً إسترلينياً لطلب 'أوبر'. والأسوأ من ذلك هو احتجازهم لمبلغ التأمين (200 جنيهاً إسترلينياً) بسبب بقعة قهوة بسيطة، رغم أن السجاد كان أصلاً مليئاً بالبقع عند وصولي.
• Vicki (5/5): Very Disappointed - The location was good and it had a good washing machine. I also appreciated the staff that assisted me professionally when we had a problem with the apartment. I received check in information the day before then received more check in information on the day with different codes. We checked in at the required later than usual check in time (4 pm) & could not get in with the codes and we were told on 2 occasions beforehand that it was a code and not a key. I tried the old code which worked and provided us with a key. Once inside we noticed a problem with one of the bedrooms as and the main beam of the bed support was snapped so we had to spend the night on the mattress on the floor (gratefully fixed next day), not what we were expecting in view of the accommodation quality & cost. We also found there was no dish washing liquid, only two wine glasses for a two bedroom apartment and 3 and a half toilet rolls for a 6 night stay for 4 people. Along with the tv not working (could be remote needs new batteries).

• Jessica (5/5): Location is good but needs serious maintenance - More space to spread out than London hotel rooms. Heaters worked well. Severe lack of common amenities. No tea towel to dry dishes, no dishwashing liquid or laundry powder. Main bathroom needs regrouting, floor tiles were unsteady. All the seals to the balcony doors were falling off. Rugs need replacing. Lift wasn’t working the day we arrived so had to carry all luggage up stairs. There was no remote for the TV and although I informed them of this straight away it took over two days to get a new one. They also entered the apartment while we were out, without notice and left the new remote without telling us they were coming. Good value for money if you need more space than a hotel room and great location but probably wouldn’t stay here again.

• Brian (3/5): Disappointing - Location The listing photos show a specific ground-floor apartment, one of only two units in the building. In reality, the operator appears to use these images to sell the preferable unit twice while only supplying it once. I selected this property because the photos clearly showed a separate kitchen, a long dining table, two sofas, and an outdoor area. I researched accommodation carefully for over two months and deliberately avoided bed-sit style kitchen–living combinations. I was travelling with a small child and planned to host nearby family, so configuration and accessibility were central to the booking decision. Instead, we were placed in a basement unit with a single sofa, a smaller dining area, and a kitchen integrated directly into the living space. This is a different product to what was advertised and booked. The basement access was also problematic. It felt unsafe for a young child and made it impossible for elderly family members to visit, due to steps and the lack of suitable seating. Planned elderly family visits, had to be abandoned. Management claims both units are the same category and that the photos are “generic.” That is not credible. The photos are clearly identifiable as the unit 2 ground-floor unit entered via main house. Using images of one apartment to sell another materially different one undermines the booking process itself. This should concern Booking.com. Many loyal customers rely on its tools to compare properties precisely. Allowing non-representative images to sell different units erodes trust in the platform’s accuracy and comparison mechanisms. To add to the issue, the dining chairs were very worn, with sunken, uncomfortable cushions, further limiting use of the space where we intended to maximise the local grocery options. Staying for a full week in accommodation we did not choose was upsetting. A refund or further compensation via Booking.com is warranted.

• Emma (4/5): - Great location. Apartment was still being cleaned at 1600. So wasn't ready for us. Food left in fridge from previous occupancy. Apartment carpets and rug badly stained and dirty. Dirty towels left behind. Then no heating control so apartment was freezing. Had to use the AC on heating mode. Hot water tank kept firing up throughout the night so a very sleepless night.

When we turned up at 4pm to check in, the property wasn’t ready so we had to leave our baggage and return later when they had gone.

I shared a video of the apartment with my colleagues, and they were all impressed by the spaciousness, cleanliness, and well-prepared facilitie Please note that these are minor observations for improvement only, as I still rate the accommodation 10/10: 1. There was no sign clearly showing the building number. The photo on Booking indicates building 58, but the correct one is building 5. 2. The bathroom photos show a bidet spray, but in reality it has been removed. 3. The bathroom fan seems to need cleaning, as it produces a slightly disturbing noise. 4. I hope sound insulation can be added to the boiler and water pump room, as their operation causes noise in the bedroom. 5. Check-in was at 4:00 pm; it would have been better if it were at 2:00 pm. In conclusion, my stay was very enjoyable, and these comments are only for improvement. You will definitely remain among my top choices for accommodation in London
• Guilherme (2/5): Dodgy company dosfy apartment - Location all rest is a big lie. Carefull with this company This is a scam. This company is there to rip you off. They dont care about the guests only money. NOT HOSTS. It was a nightmare. The appartement had so many problems that should have been sorted before we went there. Also I booked an apartment with a balcony and got nothing like that. I asked (two months before) and was told a computer automatically allocated the apartments LOL so they couldn't garantee. We got a top floor apartment with blocked views . Rubish . One room sold as a double should be a single as it was tiny. Has very noisy boiler and water pump all night even though no water or heating was on. AND no complementary coffee pods, no dishwasher tablets, no detergent, not even kitchen roll... no cleaning products no Microwave... kettle smelling like acid was used to clean it. Booked for 3 and toiletries only for 2. Broken and damaged things everywhere in the flat. Needs thorough maintenance and decoration. Dodgy AC. Complained first night got a replay thanking for the feedback, conplained again sayin I was there 3 nights they then sent someone to do a job that should have been done before. Rubish company. Careful. Be ready for scheming

The apartment had AC and heaters, all appliances were included. The furniture and appliances were overused and requires updating.

• Faizan (1/5): I would not recommend this place. - Easy access to buses and tube train. We were given a two-level flat that was challenging to navigate due to the steep stairs, making it unsuitable for children or elderly guests. The two bedrooms were on the ground level, while the living room and kitchen were in the basement. Contrary to the listing photos, there was no balcony, which should have been clearly disclosed during booking. Several issues made our stay uncomfortable. Some doors had broken locks. The washing machine did not dry clothes even though it was advertised as a washer/dryer combo, leaving them wet and requiring an additional day to air dry. Followed the instructions on youtube link that was provided but still no luck with getting clothes to dry even little bit. The toilet was broken on the first day, and we were told a plumber could only visit on Monday due to the weekend, leaving us without a fix for a day The heating system was unreliable; despite setting the thermostat to 22°C, the temperature often dropped to 16-17°C at night. Additionally, the provided toilet paper, soap, and shampoo were insufficient for our seven-day stay, so we had to purchase on our own. At £400-500 per night, this flat was a disappointing experience. I strongly recommend looking elsewhere, as you can find better accommodations with more amenities for a lower price.
• hani (7/5): - The location was very strategic, and the apartment was specious. Staff was responsive, especially for maitenance. Cleaning level was not up to the standard, we were not informed that cleaning service is only provided for bookings starting from 9 nights. No fresh towels are provided. Furniture is a bit wasted specially beds.
• Димана (4/5): Very disappointing - One of the bedrooms was completely unusable. A boiler or similar unit in the room made constant noise and flashing lights throughout the night, making it impossible to sleep. The carpet was also wet, and the door to the boiler area couldn't be closed. I stayed two nights without being able to rest properly. Although the issue was clearly not acceptable, the property refused to offer any compensation because it wasn't reported in the middle of the night — which is unreasonable. Very disappointed this was not disclosed in advance. This was not a problem that was new and they should have been aware of it.

• Ibrahim (6/5): Value of money - The apartment was very clean and seams newly redecorated and modern. It was air-conditioned in the living room and both bedrooms. There was one nice shower with continuous warm water. Nice location near underground stations, shops and restaurants. We were placed in a half basement apartment. When I contacted the property to discuss the pictures I based my booking upon, they said it depends on availability despite I booked it more than a months ago. The Internet was bad and the property WiFi was not good. The soap, shampoo and toilet paper was enough only for one day and I had to buy my own for the rest of my stay as the property police indicated that only when I arrived. The property sadly only showed the view of their best apartment. In general, I was not satisfied with the amount of money I spent here.
