We could hear the other people who were staying talking in the night (walls were not the thickest) but with some earplugs, it was fine.
- Al (6/5): Really nice; but power would be nicer. - The best location you can have, lively and not expensive square around the corner, a supermarket, too; lovely authentic design, friendly staff, clean room and bathroom, warm water, basically very well equipped, good communication before arrival. Check-in was well-explained. Would be a clear 10 for me if only had there not been this small thing... Well, the 2nd floor had power, our room 2 on the third floor was without (no A/C, no light in the room, no TV). The first night there was power in the kitchen, the second day also this was not the case anymore. One second the light in the room worked on day 2. It was an ex exception to the problem in digital times when the City wa ts the digital entry fee exempts. We positively had to buy a very nice powerbank from the lovely shop in the square diagonally right when leaving the metal gate right. Or bring a power bank and a torch and batteries - then it can be romantic, too :-) Contacts to the contact person were without great effect.

- Quinn (1/5): Worst way to experience a beautiful city - Has a nice front area No help from staff ever. No matter how much you message or call, no air conditioning like it says so when it’s 25° outside it’s 35°inside. The place is dirty, the bed doesn’t even have a blanket that would cover you and is very itchy and doesn’t feel clean. you try to open windows and there’s so many mosquitos and it’s in a very busy and loud spot that just doesn’t stop. Even the people inside the building are making so much noise past 2am it’s impossible to sleep. Terrible waste of money, go somewhere nicer

But the mosquitoes in the room really made the stay not good I got bitten 12 times and my partner 10times. A few of the floorboard are broken which makes the floor feel unstable to walk on. Mosquitoes were everywhere even though the windows were all closed, even put a towel down so nothing could come under the door. Messaged the host via booking.com about a refund for our second night after getting bitten my mosquitoes and the floor board but never got a response back.

Very poor communication when we arrived- no response to enquiries about how to turn the heating on, an item suspected of being thrown away on the bedside table, or request to leave the bags at the apartment after check in (we finally got a response to the bag request 2 hours AFTER checking out, by which time we'd paid for storage lockers). The shower was also AWFUL- this would be such an easy fix to make the apartment so much better.

- Danielle (1/5): DON’T STAY HERE - This is the worst experience I have had at any accommodation.
Firstly, the accommodation is very difficult to find and you have to take a water bus and then walk over many sets of stairs to get there. The property provides no guidance in this regard.
The building it self is not in a bad location but there is no help from the owners. We did not arrive that late and there was no one there.
Firstly, the room is horrible and looks very old. The aircon did not work properly and there is no one to complain too. The kettle was in the bathroom, there was tee but no cups to drink out of. There was no warm water, the shower was extremely dirty.
Check out was at 10:00 but there was no one to give the keys too, so we left as we had a booked tour. We left our bags on the one side of the room and when we got back, I very rude cleaning lady shouted at us that check out was at 10:00. We only got back to the room at 12:00 and she could still clean, as we had put our bags in the one corner of the room.
Do not book this place, I honestly wish we could get a refund for the horrible experience that we had.

But in the name of fairness, I will say that the location was excellent, the room was cosy and warm in winter, the bedsheets were clean, and the bathroom was quite good. Very poor service. I arrived at the agreed time, but there was no one there, and the front gate was locked (luckily a neighbour was leaving, and let me in, where I could find the keybox). The room was a little sad ('apartment' is an exaggeration). There was a kettle but only disposable plastic cups. Trying to get a receipt was like getting blood from a stone. The staff (who I never saw, and who only communicated by text) kept saying 'tomorrow, tomorrow,' until I left, and then hung up on me when I called to ask. Only an intervention by Booking.com solved the problem.
Very hands-off. Not even the cheapest in the area, so I can find no reason to recommend.

- Katja (5/5): Passable - The sheets and towels were comfort and clean. The room had a good heating. We had a great problem because owner didn't give us a key to unlock the outside door of the cortile. We didn't also know that this door local people are locking at 8 pm. We arrived at 8:20 pm and there were 2 ladies that were in room next to ours. They also didn't receive any information about this locked door.
I called the owner on the number which was in booking information many times but he didnt answer.
We stood in front of this door and didnt know what to do.
Fortunately in some time a local neighbour come and opened the door for us. He sad that this door are always locked after 8 pm.
The owner didnt call me or contacted me the next day. I think it is so uncorrect and unproffesional. Especially with this high cost of the room!!!

- Edinson (8/5): Very good - It was a nice area, there was no breakfast and that was ok, the room was clean, the personal we saw very little but was friendly in communication. The bed was very soft but ok. It was a very small room with almost no space to even put the toilet bag or häng the towels in the bathroom. It needs a few hooks, and some compact system to at least hang some jackets. There was barely space in the floor for the suitcase. This means we have to keep our stuff in the suitcase closed at all times in the room. Besides that it was all ok. And because of these it felt a bit over prised.
- Mohsen (7/5): Would be good if the door lock wasn't faulty - Location was really for our short trip The door to Apartment 1 wasn’t locked and we entered easily. We left our things inside and went out to eat. When we returned around midnight, we found that the key wouldn’t open the door, and the landlord wasn’t answering the phone.
We were completely desperate for about an hour. By pure chance, I found another set of keys in the house's storage area, and with those, I managed to unlock the door and get inside.

- Elena (8/5): Very good - The location was great. It was fine, lots of storage space and outlets. I liked having a fridge in the room. There were plenty of towels, the room was very functional. The bathroom was outside the room. The shower was pretty bad, the water was leaking out, but it did have hot water. I couldn't get the AC to work and when I asked about it I didn't get a response. In the end I didn't need it. The kitchen was eh, but it was nice that there was one, there was no soap to wash dishes and not many things to cook but that was fine too. I arrived after 8 and there was no one there and the gate was locked, my flight was delayed but I didn't realize the gate locked. I eventually got through to someone and they told me how to get in. It was a pricey stay because of when I went, high season I guess but that was the case with most places I looked at so for that it worked well, especially because of great location.
- Peirce (3/5): Unlikely to recommend. - Location was great, instructions on accessing apartment were clear enough and we were able to open the gate that has stumped other people. Check-in and check-out were easy. Lady who came to collect city tax at the end of the stay was nice and friendly. Air Conditioning was broken, “private bathroom with shower” was a room with toilet + sink and then a separate shower cubicle in the room itself. Insufficient protection against mosquitos, apartment was a bit dirty / dusty, “city view” advertised was just a view of some buildings/ rooftops and the street, noisy floor.

The bathroom door broken & shower head was broken and the room definitely needs some extra dusting!

- Helen (4/5): Very disappointing - we were glad to leave. - NA This was a studio not a lovely apartment. Shower in bedroom had shower curtain on outside that dripped on floor when in use. Nowhere to place soap or shampoo.
Studio is on 3rd floor, no lift, v hard to get bags up and down. On our arrival in the evening, the gate to the outside courtyard was locked and we would have been stuck if another resident who already had a key had not come along and let us in. The kitchen on the 2nd floor has 3 cups to serve 4 separate studios.

I loved the area. The bathroom placed outside the room feeling like it was shared with other guests was a bit awkward, but otherwise everything was good.

Great location with a square just outside around the corner and plenty restaurants nearby. Supermarket was a 1 minute walk away. The bed was very comfy and the bathroom was good. Air conditioning was excellent. Our expectations of the place were met. The host kindly stored our bags in one of the cupboards after our checkout for the rest of the day until we needed to come back and collect them to fly out of Venice. Communication via WhatsApp with them was good. The shared kitchen room gets rather hot, but this is not a big deal at all. The room is rather small however we were also aware of this before booking our stay. If you have lots of luggage and prefer plenty of storage space this might not be the best choice :)

Good location, university district, close to voparetto station and not far away from the train station. Lots of food options around. AC is good, spacious bathroom. Good self checkin experience. A room a lil small (although fair for the money). The windows faces a tiny street, which is, again, totally fine considering we are in Venice.

We ended up being locked out of the apartment at 12am because the entrance door, despite the use of the code and keys, didn’t open because it was stuck. We tried to call the staff several times and to ring the bell but we received no answer. We had to ask for help to the staff of a nearby restaurant….

- Raquel (1/5): Extremely rude host, room nothing like what was promised. Worst accommodation experience of my life. - Good location, close to restaurants and shops. The host (Carlo) sent no information regarding check-in, so I assumed he might be at the property or nearby. I arrive to find a digital door lock and nobody around. He eventually provides me with the code and room number (204). Bizarrely, at this property, all empty rooms have the key on the door. I hear voices coming from inside 204. Imagine my surprise when someone opens the door and tells me that she has been allocated the same room! She makes a few calls and it transpires her room has been changed at the last minute. I notify Carlo, who directs me to room 1. This turns out to be a much larger room with a balcony, but not only does it smell of cigarettes, it has mold on the walls. I inform Carlo that the room is not fit for purpose. Meanwhile, the woman in 204 moves to 203. At this point, I am exhausted and desperate for a shower, so decide to stay in 204 since the previous occupant had been there for mere minutes. However, the shower floor turns out to be full of suds and floods in under 2min (blocked drain). I tell Carlo about this, whose reply is "you bought the cheapest room. If you want, take room 1" (the one with mold and cigarette smells). Never mind the fact that the room I booked supposedly had a wardrobe, fridge, and city views. At this point I decide to complain to Booking.com. The next day Carlo says I can have room 201 "after 10", except that the occupants were actually vacating 201 at 10am. Carlo provides no timescale. I am out when Carlo writes to tell me off, that I "haven't packed any of my stuff" left in 204, so he is going to "lose the room". Presumably, I was to stay in 204 all day, waiting for 201 to become available and not do any sightseeing. I return in the evening and finally swap rooms. Carlo tells me off again for making him "lose" 204. No apology whatsoever. The following day he sends me a message protesting that I had dared to complain to Booking.com.

- Catalina (9/5): Superb - It was in a good location, close to restaurants and public transportation. The host was nice and let us leave our luggage at the property after the check-out. Overall, we had a great stay there.

- Clark (1/5): We were very disappointed by the whole experience. Unfortunately their dishonesty spoilt our Venice experience. - The location was good. The room we were given was not as advertised. For example, there were no city views as advertised and the room was not like the pictures. The room was like a hospital room- tiny and stuffy, not very clean. We expressed our dissatisfaction to management when we got there and asked if they could check if we had the correct room. Our message was ignored for 2 hours while we waited. We saw that the room next door was the same as the one in the pictures advertised, so messaged to say we would take that room instead since we hadn’t heard anything in response. The property immediately then responded to say that we couldn’t have that room and that we needed to leave. We negotiated to stay that night ( since it was so late by that point) but would look for alternative accommodation for the following night, as we did not wish to stay in either room. The property agreed to refund us for the second night to acknowledge their dishonest advertising. We are still waiting for this money to be refunded:..

Good hot shower (although it would be good to fix the shower door as the shower curtain was a bit messy and allowed water out of the shower).
It was a cold few days but I was grateful for the extra duvet in the closet! I arrived very late at night and it was extremely stressful trying to find the place. It would be good for guests to have a clearer street map guide rather than just images and a link to a maps location.

- Arpine (1/5): Terrible host, not responsive. The place has two not accessible gates. - I did not like anything other than location. The manager or the host did not send the full instructions for self check in. The thing is that you have to open two gates yourself following the codes to be able to enter the place. He did not provide the keys/ passcode to one of the gates, first one. We arrived with my daughter almost at midnight and could not enter for 40 minutes. We called a random guy in the street to help us. Nothing would work. We were trying to reach the hotel manager in booking or via WhatsApp and he did not reply, even to local call he did not reply. It was a nightmare, past midnight and we are standing on the street in front of the locked gate. Then one of the guests was leaving the place do we were just lucky they opened the gate from inside. That’s the only way we were able to get to our place. Then next morning he texted like oh yeah when you arrive late the gate is closed and here is the code. He knew we would arrive late and he knew on advance that the gate will be locked but he did not send the key and never replied to my calls. We were only lucky as someone opened it from inside and we entered. One should never book this place.

- Alessandro (6/5): Not too bad but a little bit more of care for the guest would be nice - The location is perfect, very close to the main station (10 minutes walking) but also not too far from the main attractions in Venice, without being in the middle of the tourists traps. The kitchen with the fridge and the coffee machine is a plus, even though I only used it for breakfast. The place is very warm. The room is very tiny and being on a business trip I really missed a desk (there was no space for it). The bed was very unstable. The person that came for registration is very kind, but the communication with the owner is slow. There was a problem in the hallway the last day, with water leaking but nobody intervened at least until after 9 the day after, when I left. Unfortunately I also have the suspicion that they overcharged me for the city tax. 5 euro per day is a bit high for this category of place. Other places in the same category charge 3 euro per day. I honestly hope that I am wrong and that I was not cheated.

Clean bathroom and bedroom.
Would really reccomened to anyone wanting to stay in Venice. The fridge in room / kitchen on each floor is very useful. Bit faster communication.

Room, bed and bathroom was clean and I would really suggest this place to everyone who wants to be inside Venezia. The only thing I didn’t like was the bed, really comfortable but there were two single beds joined together.
