Zelfs gedurende een metrostaking. Het appartement was anders dan op de foto's te zien was. Het was kleiner, er was geen wastafel in de badkamer, de keuken was een stuk kleiner. Verder was het niet heel hygiënisch. Haren op de vloer, nog een vlek op de vloer, een vlek van een glas op het nachtkastje. De douchecabine stonk naar schimmel. Geen erg fris appartement.

- Miriam (3/5): I would not recommend staying here - The location The flat looks nothing like the pictures. It looks more spacious, modern and clean in the pictures.
The stairs represent a far bigger problem than the other ratings make it look like. There are around 70, very steep and incredibly narrow step, average women’s foot won’t fit. They are carpeted and they are not clean, and they have a damp smell.
There is no tub on some of the flats, just the TINIEST shower you have seen with NO WINDOWS, which makes it moldy and damp.
The toilet only has 3 rolls of paper which will probably not accommodate your entire party.
There is no central AC, it’s a portable AC that will only cool off one of the bedrooms.
The beds are not comfortable. They have a very flimsy sheet and the mattress has dust balls. One of the beds had below the bedsheet some tweezers for a face mask. This and the overall appearance makes me think the bedsheets might not be properly changed between guests. Whoever gets the sofa might not get rest at all.
Do not underestimate the vibrations at night due to the restaurant downstairs, it’s going to be very hard to sleep. I can compare the noise and movement to living beside train tracks.

Stairs.
- Nicole (4/5): Do not book apartment 3 - it is not worth the money. - The location is great and it has most of the features it outlines. We had selected apartment 3 which is the one on the top floor and 4 flights of thin stairs - this was not clear in the description. It also has a very noisy external exhaust that ran from 9:30am-11-12pm. At its loudest, it also vibrates through the apartment and makes rattling sounds. After half an hour of arrival I felt nauseous. I gave the owner an opportunity to address the very unsatisfactory situation but they did nothing to compensate an expensive booking that in no way reflected what was being offered. It is completely disingenuous to not disclose these issues in advance. If I had known, I would not have booked this. Many of the reviews listed after I’d made the booking do highlight the issues and I really felt for the person who complained and was told no one else had. The owners tried to imply I had raised something new and wanted to inspect the property - this too is disingenuous as they couldn’t not know about that exhaust. In fairness, it is probably worse in summer because you have to have the windows open - the air cooler is a joke and comes with no instructions on how to set it up (see photo). When I tried to start it, it was noisier than the exhaust and you have to run another exhaust pipe out an open window. The windows have broken bars that mean the close regularly too. The sofa bed is very uncomfortable- hard and bumpy. Sink plug doesn’t work.

There were fast response from the agent but they were trying to come when we are out during the day.
Might be excellent for rest of the seasons. One room has no fan and the rest of the fan (were not strong enough) consideriing it was a heat wave season.
Tv is not working.
Only Cooler has no pipe behind to blow out the hot air.
Luggage had to be carried up 4 stories.

Matrasses worn through. Photos advertised on website not the same as flat in reality. No universal plugs available for charging of devices. Poor wifi.
An absolute disappointment and shocking for the price that is charged for this rental. This listing should be removed from all sites. I will be reporting to health and safety for tourism and in future not advise anyone to use bookings.com as a platform.

It was much smaller and the couch was terrible to sleep on. Also there was one mirror for the whole place.
The shower was extremely small..I’m glad we were all thin as we could hardly move.
The kitchen did not have anything where we could heat something in the oven.

- Lina (6/5): Pleasant - The apartment was quite different from the photos — in fact (but no criticism, I think that was the photo from apartments on the 3rd floor), it looked much better in the pictures.
The biggest issue was that there’s a restaurant in the same building. All of its ventilation equipment is installed on the roof, and it’s extremely noisy and causes strong vibrations.
If you leave a fork on the table, it literally vibrates!
Even when you lean against the wall, you can feel it shaking.
This goes on from around 11 a.m. until midnight — the restaurant’s opening hours.
After spending a day in the apartment with such constant vibrations, you end up with a headache and anxiety.
When I asked for help, I was told that no one else had complained before — so nothing could be done.
At some point, we even considered sending a video to the health department, because it really doesn’t seem like a healthy living environment.
That said, the apartment is quite affordable for the price.

The apartment was surprisingly roomy. It was clean and worked out great, even with little kids. The stairs were very narrow and not fun getting heavy luggage up & down. Everything else was great!

Tv was broken, could not get any channels on normal TV, the entrance carpet on the way to the apartment are filthy, covered in paint and in need of removing or kept on constant top of and a good shampoo.
Did contact the property, but it was to late to deal with people coming round trying to fix what should have been working anyway.

- Lucy (8/5): Brilliant alternative to hotels in a lovely area - Amazing location, more spacious than we expected and very well-equipped kitchen. Buses, tube and walking routes all extremely close. Loads of great shops, cafes, and restaurants on the doorstep, Waitrose 2 mins walk. Property is right on the main road which is fantastic for amenities and spectating, but lighter sleepers may wish to bring ear plugs!

- Lucien (3/5): I was very disappointed given that this was an expensive flat - Location other than being directly facing the main noisy road The refrigerator did not work until they replaced it 5 days after the complaint. I had to throw out more than $250GBP due to spoilage.
The MOST uncomfortable couch I’ve ever sat on. Luckily no one wanted to climb the 41 steep, narrow stairs to get to the apartment so we could use the bedding and pillows to try to ease the pain.
Many other small complaints like no fire extinguisher, a safe that did not work (even though I went and bought batteries for it) so we had to carry our passports and all our cash around with us, I had to buy clothes hangers as there were only 5 (my wife and I packed for 3 weeks!!)
When the “management team” did respond they were effective to a point.
I gave it 3 points based solely on location.
Everything was cheap quality and cobbled together.

When we arrive after a long day's travel, check in was supposed to be 3.00pm, we contacted them about the correct pin for access, as the pin I had been previously given didn't work. lt took 1hr 20min to send it to us, which left us standing on the footpath with our suit cases.
As 3 mature wemen we booked for 2 beds and a sofa bed. On arrival, there were no sheets for the sofa bed. We advised them at 4.53pm and again at 6.45pm, and we had to wait until 8.00pm for the sheets and pillow cases to be dropped off to make up the bed. One of the pillow cases had stains
Some of the pictures on booking.com were not the apartment we were in, and some photos were taken with a wide angle lens.
There is no lift, and we were up 9 flights of steep narrow stairs. It makes it difficult and dangerous to carry luggage up and down.
The bathroom and dressing area is about the size of a toilet with an extremely small shower. There are no rails to hang towels and nowhere to put toiletries towels and clothes except 2 timy hooks. Also, the towels are some of the smallest and thinnest I've ever seen.
There was no exhaust fan in the bathroom and there was some mould.
During our stay, the toilet door handle stopped working about 9.00pm, which meant the door couldn't be opened, and we were told someone would be out the next day to fix it. This was the only toilet in the apartment. With no other tools, we used a couple of knives to manoeuver the latch to enable the door to be opened.
The only handbasin is in the toilet as it would be impossible to fit one in the bathroom.
There were no tea towels and only a few squares on the roll of paper towel.
There is a round table and 4 chairs. The area is far too small for a table of this size, shape, and 4 chairs.
There was some sort of ventilation unit on the roof which was noise with vibration and rattling in the apartment until 11.00pm to midnight.
There was a painted wooden screen in front of the heater in the living area.
- Frederick (8/5): Excellent location, very clean and comfortable. - It was very clean and tidy. Towels, washing up liquid, hand soap, tea, coffee, salt and pepper were all provided; really appreciated not having to buy or bring these. Location was fabulous, everything is on the doorstep. Information was precise and helpful. The hot water was hit and miss, which made showering difficult or impossible. Heating was on all night making it uncomfortable to sleep. The washing up sponge was used and would have been better / more hygienic to be new.

I was feeling very stressed at work and really needed a break, so I decided to take some time off and book this amazing place. It was absolutely fantastic! The apartment is beautiful, with all brand-new furnishings and everything I needed to feel right at home. The location was perfect, close to shops and restaurants. The team was incredibly helpful, always quick to respond to my questions and checking in on me during my stay. Staying at this place was exactly what I needed to recharge and return to work feeling refreshed. I would definitely recommend this place to anyone visiting London!

- Dawn (3/5): On day 3 my husband collapsed in the stairwell due to all the stairs. I hope you cameras to witness his agony and my dea - Nothing-was advertised as ground floor. It took 5 flights of stairs to reach the flat.
Property manager showed up stating my husband did not look good. He was advised of my husbands medical condition and history. Never reached out to use again. Really???? See above. Not to mention we had to buy our own toilet paper and paper towels. Shower never stopped dripping and the soap dispenser was half hanging off the shower wall. Not enough towels knowing we were renting for a week!

It has all home appliances needed, including washing machine and clothes hanger. We took the two bedrooms and it has an extra sofa bed. No elevator, noisy and the steep stairs

- Tara (1/5): My advice is to stay clear of this property and these property managers. Terrible experience, unethical property manage - This property was terrible. The “air conditioning” units sounded like a jet engine, incredibly loud and ineffective (it actually started overheating so we turned it off halfway through the night for fear it might catch fire). The beds are horrible, very cheap mattresses and linens. The sofa bed was even worse. The “bathroom” is split into two rooms, with a tiny sink and toilet in one side and a shower in the other - each part of the “bathroom” feels smaller than an airplane bathroom, no room to move or put any toiletries and towels. Grey carpet in the until has a terrible smell. We stayed only one night and left early because the conditions were not acceptable and were definitely NOT as advertised. In the morning after our fist night, we politely informed the property manager of our dissatisfaction and that we were packing up and leaving a few days early. The property manager refused to provide a refund despite us checking out days early and the unsatisfactory conditions. Very unethical property management. We ended up having to pay for another hotel stay on top of this miserable experience.

- Kelvin (6/5): Alright for a couple of nights but wouldn't look at it long term. - We loved the location, size and cleanliness of the apartment. We met one person who was cleaning the apartment and she was very polite. The apartment was well kitted out and we were able to cook a nice meal.
It was also very easy to get into the apartment and we felt very safe.
Also very clean. This is an inner city apartment so be aware it is on a Main Street. The day we stayed it was a hot week so when you open the windows it's very, very noisy. Further you back onto chimneys from businesses around you so you need to be aware of swells wafting into the apartment. This was fine for us but others may not like the smell of Nandos and other restaurants. If it was colder the windows would have been closed and you'd never have this issue. Although you probably would have heard the street noise.
Also the tv was disconnected from the power not sure why and there was also 2 remote controls - not sure what the second one was for!, no one told us about the portable aircon, and no labeling for shampoo or shower gel.
Beds were a little lumpy but ok for 2 days stay.

Kensington is a good area Not mentioned that you actually have to go up kind of 4 floors without lift.

- Mohammad (3/5): Poor - Location was great. Flat was clean and well equipped. Flat was on the 3rd floor, and there was no lift at all. Exceptionally hard to carry big heavy bags up those flights of stairs.
- Abbie (9/5): An ideal stay in London - Lots of space which is rare in London. Great location and super modern and clean. No complaints at all. Since the building is on the high street it is noisy but didn’t bother us at all.
- Ritchie (4/5): Central location but very noisy and not as comfortable as was expected - Situated in a central location and easy access to Tube and bus stop. Good selection of eating venues close by. Easy walk to Kensington Palace Gardens and Holland Park. E-bike parking directly opposite.
Washing machine /dryer combo does a good job. Cutlery, utensils provided along with Nespresso and microwave.
The apartment is suitably clean.
The bedrooms are a good size and wardrobe sufficient size.
Continuous hot water.
Apartment mangers are responsive to matters raised. (During our stay the toilet did not flush and kitchen pipes were leaking. These were both attended to in a responsive manner.) Very noisy from the street and the windows do not seal closed tight which compounds the traffic and street noise. In one of the rooms the windows were sealed with tissues. We had interrupted sleep during our 8 night stay. Double glazing would be of great benefit and add to the appeal and enjoyment whilst staying.
The toilet is old and so is the plumbing which at times struggled to mange the use by 5 people. A toilet plunger was stored in the bathroom sink cabinet (!) and though useful (on a number of occasions) it rendered the cabinet useless to stow toilet bags. We were provided with only 1 toilet roll for 5 people for our 8 night stay. No soap was provided for the basin.
Only one mirror in the bathroom which delays everyone getting ready for the day while others are using the bathroom. This is an easy fix and raised in other guests feedback.
There is no towel rail or hooks to hang wet bath towels to dry and this point has been raised in other guests feedback. The extractor fan cannot cope or isn’t working to remove the steam from the bathroom.
Wifi is hit and miss and for some reason some devices could connect while others could not. Not sure why and also raised by other guests.
No dishwasher. A dish sponge was provided but it wasn’t a new sponge for use by us.
The beds are only doubles and very soft. There is sufficient room for queen size beds in each room. The bed linen feels cheap and the duvets are filled with synthetic material and do not have a cotton cover making them uncomfortable to sleep with. At this price point I’d expect better linen and bedding.
TV reception feed is of poor quality and results in the inability to watch TV (we thought we could watch Trooping the Colour).
Safe wasn’t working/ no power supply to input a combination lock.
Pictures on booking.com suggest the space is larger than what it actually is.
On balance it’s my view it was not the best value for money.
- Jadranka (9/5): Great location and clean property, very comfortable beds. - Very clean and comfortable, great location. Plenty of stairs to get to the apartment.
- Mae (7/5): overall we had a good stay with the exceptions of the inconvenience of the stairs - the unit was clean and location is central to major tourist attractions. inconvenience as there was no lift and we had to take 2.5 flight of stairs with luggages to reach first floor unit. The stairs were very narrow and steep.
- Kartikeya (1/5): It is on the 4th floor, and no lifts! - They lied and said it is on the first floor, i found out after check in that it is actually on the 4th floor. We had extreme difficulty during our stay because of the climbing to the 4th floor. Definitely not worth the 400+ pounds per night rate.
- Cranston (9/5): Perfect for a city break where you can go back and relax - The apartment is in a great location. A few minutes walk to the tube station. Lots of food and coffee shops close by and Holland Park across the road. Being on the High Street the noise of traffic during the night is constant.
- Christian (8/5): Very good - I really liked the cleanliness upon arrival. I also liked the keyless front door, considering that we travelled as a group of individuals with different plans and didn't have to coordinate with the keys. There was mold in the shower, I hope that they can get that removed.
- Gillian (6/5): We enjoyed our trip but for the price of the apartment expected a bit better. - Great location, there is a tube station right beside it (however this tube line was out of service for our whole trip, not their fault obviously but we wouldn’t have booked if we had known ahead of time. It was the reason we booked this apartment) This apartment was lovely overall and the staff seemed to be very nice but a few different things greatly effected our experience in staying here;
- The stairs up to the apartment were a LOT worse than expected. We read that the apt was on the 3rd floor so we were prepared for 3 flights of stairs, however in reality there were 5 flights and they were very steep which made getting up and down them with bags and suitcases extremely tiresome and awkward.
- there was a leak in the kitchen coming from the fridge when we arrived, we notified our contact as soon as we got there and someone did come to check it out and told us they would send someone to fix it (the fridge wasn’t working as well) Things like this happen of course, but because of it we had to use some towels to dry the floor and we were told we would be given more the next day to make up for, we never received these. No one did come to fix the fridge and it wasn’t working for the course of our stay.
- Very niche thing, but our group was 5 girls staying for the bank holiday weekend and there was only 1 mirror in the whole apartment, which was in the tiny bathroom. They definitely need at least one full length mirror per room.
- There were 3 rolls of toilet paper left in the apartment for our stay, (5people for 3days) and when we asked about getting more all that was said was it would be taken under advisement for future guests. We bought some ourselves obviously.
- Lastly, on Sunday night when we returned to the apartment and some of us wanted to shower before going to bed we discovered there was absolutely no water (shower, taps, toilet). It was back by the morning but very annoying at the time
Overall, we enjoyed our trip but for the price of the apartment expected a bit better .

- Anne (8/5): Brilliant location though some traffic related noise. - Location was excellent. Near tube, lovely restaurants, shoos and park.
Host very responsive. No place to hang coats so can look a little cramped with cats and jackets strewn on tables.
Noisy at night from traffic if you are not used to living in a city. Lots of light through the curtains which may disrupt sleep. Bring eye-mask if you are sensitive to this.
- Alet (7/5): Great place but needs a practical touch - Very clean, tidy and neat. Good white bedding and towels. Tea and coffee supplied No hooks anywhere to hang wet towels or jackets.
No mirrors except in bathroom - not practical for 4 guests.
No bowls to eat breakfast cereal or dessert at all
Aircon too hot and cannot be set.
No tea towels
Extremely noisy due to High street traffic and no double glazing to mute traffic

- Vibhu (1/5): Don't reserve this apartment unless for a short stay and without luggage. - I was in apartment #3 which is on the top floor. There is no elevator and stairs are very steep and narrow. Taking luggage up or down is very tedious. The rooms are very cramped. Only one room has a cupboard. The size of the room is such that bed barely fits it and door wouldn't close. The second room has no cupboard. The shower are is too small for a person to fit in. There is only one mirror in the entire apartment and that too in the toilet area. Moreover, as the toilet is too small, the mirror is on the side wall to the wash basin. The main door is flight of stairs below and you get the feeling of apartment being always unlocked. The heating isn't much to write about. In a summary, apart from location, a communicative host and cleanliness, nothing positive about the apartment to write about.

Price was so good even though it is December.
Plus Ronnie is great host. Apart from the amazing experience, there is one think i would recommend which is to put a mirror, there was no mirrors except the toilet which sometime is not convenient.

- Emma (5/5): Not as it seemed and not at all how the apartment looked on the photos, very dissapointed!!! - The location was really the only thing I can say I liked! It’s was apartment was completely different to the photos! I checked many times and on the day we travelled and arrived the first hoots and changed. By this time was to late to do anything about it! 5 guests so on photos was a nice bar in the kitchen with 5 stools, no bar when we got there only an tiny round table with only 4 seats!!
Bathroom showed and listed a bath but once there only a tiny shower with no hooks or any rail to put towels. 1 tiny mirror in the toilet and only 1 tv in lounge but discretion said and showed TVs on walls in bedrooms!’ They were not there! No hooks or mirrors in any of the rooms so really crap for 4 of the guests that were female! Would not book this again!!!!!!!!!!
- Niharika (8/5): Excellent location with good amenities - The location of the property is spot on. All the facilities were well provided. One of the down side is that there is no elevator. I have travelled with my family and there was a lot of luggage that I had to take up 2 stories of stairs. It’s a cute little spot that is right in the centre of high street Kensington which is very close to many attractions. I’d highly recommend it. No elevators🥺

Perfect for group of friends, families or couples.Location is very close to Kensington Gardens, easy access anywhere, lively and but calm neighbourhood. Good restaurants and pubs nearby. Nice surprise also in December, that there was no draft nor coldness in the appartment, even the building was old. Will book again! The only minus was, that there was no full size mirrow or similar.

- Györrgy (10/5): Perfect for a family holiday to discover London. - The apartment is modern, the furnishing looks new, and it is equipped with everything to make your stay comfortable. It is perfectly clean. It is on the second floor, so it is not noisy. There are two double bedrooms, and a double sofa-bed in the living room area to either sit or sleep on. It was very comfortable for our family of 4.
The location is great to discover the sights of London - there is a Tube station nearby, and a bus stop in front of the building. Depending on the weather and your fitness you can also walk across all the well-known parks from here and see some famous buildings and monuments on the way.
There is a supermarket close to the building, and plenty of various bars, restaurants to get some food easily.
The host is easy to reach, flexible to any extra needs, and has a very friendly attitude. --

- Daili (4/5): Overall, I found my stay to be rather disappointing, will not choose it for future trips. - Location is the only thing we like. It's convenient to access the supermarkets, restaurants and underground stations. Overall, I found my stay to be rather disappointing. There were several issues that made my visit less than enjoyable. The facilities in the B&B appeared old and of lower quality. For instance, the toilet lid in my room was unstable, and the shower room was quite cramped. The single-glazed windows in the bedrooms did little to block out the noise from the high street, making it difficult for my family to sleep.
One of the most significant issues was with the Wi-Fi. The connection was unstable during most of our stay, and on the evening before our final check-out, the Wi-Fi went completely out of service. This was a significant inconvenience for us.
Additionally, there was some confusion upon our arrival regarding the flat we were assigned. We were initially informed that our flat was on the 3rd floor (with no lift), but upon entering, we found someone else already staying there. This caused some confusion and inconvenience as we had to move our luggage back down to the 3rd floor.

- Malcolm (8/5): Nice flat in a great location. - Great location and near to tube station. Communication with host was very good using WhatsApp to give all details- had an issue with WiFi he was right round to sort it. Quite quiet despite being on main road. The flat was up four flights of a steep narrow staircase. May not be ideal for some people. Quite a small space but we managed fine (2 adults 2 kids).

- Neeraj (10/5): Exceptional - The appartment was very centrally located. The best part about this property was.. it's supervisor Ronnie ,who never let us feel that we were left on our own...he was always on phone ,guiding us for whatever we needed. It's a newly furnished apartment,hence very clean. Only thing to keep in mind is to carry light bags and small luggage , because this is an old building,there is no elevator to help you with getting the luggage upstairs. Stairs are too high .
