- Rita (8/5): Great host and great location. - We had a great three-day stay here. The location was perfect, and the host was fantastic very easy to communicate with.
It was a little confusing at first figuring out which Oaks property we were staying at and which easy mart to attend for keys, as there are a few in the same area.
I had read some reviews mentioning issues with the shower temperature and air conditioning, but the five of us had no problems at all. The shower was perfect every time, and although there were quite a few fans in the room (which initially made us wonder about the aircon), it worked well and we didn’t need to use the fans.
The room could do with a slight refresh, but overall it was perfect for our stay.

- Susan (10/5): Perfect location - Great location - well equipped and lots of space Air con didn’t seem to work but plenty of air con units and fans in the property to use instead
- Ashleigh (4/5): Not worth the price - close to CBD Aircon was not working and only was given fans, showers kept changing from hot and cold, the place already came with wall stains and paint chipped everywhere, lots of non working things as well. Had to run around to get the key and location of hotel was unhelpful.
- Peter Kee Wah (1/5): - Nothing The whole apartment smells and it stinks. The place was dirty, poorly equipped and badly maintained. It advertised the place is air conditioned but all you can find inside are a couple of fans,and some are not working at all. The control panel on the wall is not working towards anything in that apartment.
The name "new furniture" is purposely misleading and clearly misrepresented. The staff, if you can find them, is never helpful, and they enjoy it, by being not helpful. They just tell you this is Airbnb and this is how it works. But this is obviously not a standard in Australia or elsewhere in the world.

Plates are too large to fit in the dishwasher!

- Sean (1/5): Only good thing is that it’s close to the CBD, other than that everything is really really bad. - Close to the CBD. Showers were boiling hot. Bed was broken leading to an uncomfortable sleep. Aircon was broken. Hole in floor. Clock doesn’t work and is broken. Dryer is semi-broken. Iron is disgustingly and shoots out black things when steaming. Blankets had blood and brown stains. Owner was contacted about problems but I was told to wait and that I will be updated, just for me to have to contact them 2 days afterwards. Then I was told that they forgot about the problems and will get back on it and that I will be updated. I was then never contacted by them and had to contact them on my last night at the accomodation with her saying she has only just reported it, we have asked for compensation and have not received anything.

- Karen (6/5): Great place to stay but complicated check in - Location, clean and spacious. The check-in, check-out process is complicated. It’s a puzzle with hard to follow instructions for the whole check in process. It needs to be simplified. If driving, there isn’t anywhere to park while retrieving keys or to park when returning keys to a different location. Also when I eventually found the car park there was a car in my allocated park.
The link for the instructions was not easy to access and retrieve information. It was frustrating.
A compendium in the apartment with all the rules and information (wifi, bins, etc) would be easier than following the link
- Charm (1/5): DO NOT STAY HERE - they will rip you off - The location It took 21 days to get my bond back - which they paid short - they approved the full amount on 10.04.2025 they paid the short amount on 30.04.2025 - the toilet was blocked, the blankets were disgustingly smelly which we could not use - the apartment was smelly and needed a good clean - none of my concerns were rectified- do not stay here
- Glenda (1/5): Bad - Location Absolutely disgusting noise from underground tunnel right beside room. Loud work noise all night every night. Asked to shift to another unit which we did but had to pay nearly an extra 300.00. Then asked for extra key as unit was booked for 2 people wanting to go separate ways and was told it would cost an extra 125.00. Would never recommend these money hungry people ever again. Also I booked through booking.com as I did not think I was booking an air bnb. Name was conflicting as it ended up being located in the oaks, festival apartments.

- Check in and out process was made tricky with having a car and needing to get to ezy mart (due to access key and one way roads)
- A lot of information required before check in information is able to be received ( age of all guest, reason for stay, plans for the evening if having guest)

- Robyn (8/5): Very comfortable base to head over to CPAC - Very well furnished, self contained with washing machine and dryer, clean comfortable beds, central location. Tunnel works a little noisy but not a big deal and price reflects.

Very difficult check in process and they fabricated reasons to withhold our bond. - The check in process is very difficult, with all check in procedures being done on line and requests to send photos of sensitive information like passport and credit card photos to a third party provider. This process is not made clear until after we made a non refundable booking.
We were very disappointed with the provider of the accommodation who retained our $400 bond until after we sent a photo of the key being returned. Even though they had the key in their possession for the previous 4 days. Then they claimed that we had stolen a toilet paper holder and made a deduction from our bond. Beware of booking here.

Ridiculous payment process which involves the vendors taking fees for the booking even though you are paying through booking.com. Which is actually illegal in australia - I was charged in excess of $30 for a transaction fee ? Even though the ‘owners’ never processed a single bit of money. I’ve paid a deposit via a digital card (apple wallet) which can’t have funds credited back to it. So rather than providing bank details or another card they will just be trying that card. Mind you there was no preauthorised amount taken either, it was a fully cleared direct debt. Ridiculous & not disclosed until you can’t cancel the booking without the owners keeping your funds.
Heads up for the check in / deposit process’s in general. You have to provide details close to where you need to get a home loan - to a team that clearly isn’t very across what their doing. I have serious concerns for how my data will be used.
None of the appliances work - tv is absolutely useless. Showers are stuffed (and were unclean).
Your asked to clean and wash etc etc or your deposit funds won’t be returned ? Photos required of everything on check out?

Dishwashing liquid, shampoo, body wash, conditioner, even laundry soap! It is located in the centre too so everything is convenient. The parking is private and safe too. Absolutely lovely stay! I would recommend this 100%. The owners are great too! Very accommodating and kind. The check in process was a bit confusing. Make sure you read through the email carefully.

- Anonymous (9/5): Super fun and an amazing space to stay with friends and family - The property was clean, the staff were very helpful and accommodating. The pool was fantastic and the location was very safe. We only had 6 towels for 7 people. One key fob for 7 people.

Also, a bit of noise in the mornings because of big construction next door.

Constant updates from. Property on rules and charges. Furniture and carpet dirty.
- Adam (1/5): DONT WASTE YOUR MONEY BOOKING THIS PLACE - Absolutely nothing Where do I start? Key collection process is ridiculous, ( key wasnt even there so we checked in 3 hours later than we wanted.) Th apartment is over the top of the cross river rail project so don't expect to get any sleep at all. Beds are old and uncomfortable. Bloody tissues on the floor and some feaces like object in the kettle. Bathroom stunk like a dirty toilet which meant the bedroom stunk too.. Apartment was so filthy with hair, pubic hair and dust that we ended up staying elsewhere for our second night due to not being safe for our kids. Hence the now 'no kids policy'...
Privately managed by unhelpful people. Management ignored calls and emails during our stay and are refusing to refund for a service not provided.
- Jamie (8/5): Very good - Location was great! just across Queen Street. Lots of restaurants downstairs and nearby, as well as grocery stores, cafes, pharmacy and other shops. The apartment was also clean. Kitchen was well-equipped. Beds are comfortable. Hot water in the shower was working well. Host was very responsive whenever we have questions. Wifi was not working. Host offered to fix but we were out during the day so they couldn't get inside the apartment. Dryer is old and should be replaced. Would also be great if the keys can be accessed via lockbox in the lobby (if mailbox is available just like what other apartments do) to make it easier for check in and check out.
