- Christine (10/5): Covent Garden - Location perfect..The outside space a big bonus. Clean and freshly painted. Kitchen equipped with all you need. The shower could do with a hand rail as 2 steps down not best for myself as older guest. Curtain rail in lounge needs fixing and window in lounge looks tatty with blind that you can't open properly. There are 56 steps up to apartment 3, so be aware if you have pram etc. none of these spoilt my stay so just for notes to owner and issues in flat easily solved.

- Kristoffer (1/5): Rats and no refound - Fantastic location, nothing wrong with the appearance of the apartment. The apartment is on the 4th floor, there were problems with the elevator, and the neighbor warned us not to use it as it often got stuck and had no working lights.
Mouse traps were placed on every floor and after the first night we saw rats running across the floor in the living room.
We only stayed 1 of 3 nights because of the rats, and have tried to contact the owner of the apartment as we do not want to pay for the last two days. But now it's been 9 days without a response, and not even Booking.com can get in touch with them regarding this situation.
But if you like climbing stairs, playing with rats, and want to stay centrally located, this is the perfect apartment.

- Etienne (6/5): Pleasant - The location was very good The sofa bed which actually was just a storage sofa, and we had just four towels ghat we had to use for three nights, we had to buy washing pods so we could wash the towels. At least they should leave two set of towels instead of one in order for the guest to wash the first set and dry them. Also we advise to leave a kitchen towel which was missing.

1 - on our second day both my daughter and I got stuck in the lift between floors it was very distressing and we had to wait approx 1/2 for a lift engineer to arrive. This then made us miss our Tim slot at the London dungeons which cost us over £100 I have reported this and am sadly being ignored !!! We therefore could not use the lift for the rest of the stay.
2- we were very surprised to have a knock on the door at 10.15 on the day of departure and the cleaner had arrived. We were not ready as we thought it was 11 she was very polite but we felt we had to rush out.

- Carol (3/5): Covent Garden Sta - Too many stairs up to the 4th floor, very crooked rooms, floors sloping. The pungent smell of backed up drains in the bathroom was unbearable. Had hot water on the first night but the following morning enough for one person to shower ! The bedroom & hallway was full of a dank mouldy smell. My friend found a dirty soiled thong & a pair of mens underwear at the back of her set of drawers when she was trying to retrieve her fallen scarf she threw all three items away it was quite disgusting 😔 The curtains wouldn't close, hanging rail broken.. The kitchen window had a missing pain which had been placed in a cupboard it was very noisy not soundproofed as advertised. Everything looked quite new but the smell and maintenance left a lot to be desired. The location was the best thing about it, I wouldn't stay there ever again and would not recommend this place to others. Such a pity the place was not as first impressions suggested. It did spoil our experience 😞 I have covered this in the like section by mistake please read .

We could only have cold showers, the bedding was also very cheap and uncomfortable.
- Anna (8/5): Lovely stay! - The location was amazing. Very central. Was cold when we arrived but soon warmed up. Four floors up should have been mentioned prior to booking.
- Cindy (5/5): Passable - The location was great and the apartment was clean. The beds were so uncomfortable, the hardest mattress ever and the pillows were so old and lumpy. Both cause sleepless nights. Disappointing for the price we paid per night.
- David (10/5): Central, very accomdating, clean and value for money! - They were very accommodating, meeting us 4 hours before check in, so we could drop our bags off, gave us our keys and allowed us to enjoy our day more.
It was also very central and close to Covent Garden, with both me and my wife going to shows around the corner and not realising when booking.
Highly recommend and will use them again in the future!

There were 59 steps to climb before reaching this property as it was on the 3rd floor.
I was not informed of this beforehand.
I had taken my elderly mum and aunt for a couple of days away for a break as they had recently lost a brother and a sister within weeks of each other. My aunt lost her husband a couple of months ago also so they needed to get away as they were very down.
My aunt was in agony having to climb so many steps everyday and it spoilt her break.
The curtain which covered the glass patio door did not close properly. There was around 30cm of a shortfall, which left the room with absolutely no privacy from anyone looking in. This was the room I had to sleep in during the trip.
The tv did not work, it kept cutting out.
The only lighting was from 5 tall floor lamps scattered around the room. There was no ceiling light in the main lounge. The lamps were very bright, old fashioned and not very welcoming at all.
The sofa (bed) had stains which they covered up with a dirty fleecy throw.
The bathroom shower was a total hazard. An accident waiting to happen. To have a shower you had to climb 2 steps which were covered in slippy vinyl..
I told my mum and aunt not to take a shower as it was too dangerous for them to do so.
The toilet seat was broken. Sliding about all over the toilet.
On top of all this we were left with 1 bath towel each, I small towel for the floor and 1 hand towel which we had to share between us.
The other issue I have is when I called the landlord of the building to complain I was told that the property is only used for social housing and so they couldn’t understand what I was actually doing in there.
I believe this property may have been sub let.
I would have left immediately if it had not been for the fact that I had my elderly relatives with me and they were tired from travelling.
Adding also to the fact that I had by now paid in full for the stay via credit card.
- Djihad (3/5): Localisation is good. The service was awful. Flat not ready on time. - We arrived beetween 12 and 1pm as the instructions. When we arrive the flat wasn't clean at all (but they told us if we leave the flat after 11am is 100 pound charge)they told us sorry put your case and stuff in the crew to clean will arrive so we had to go out to let them clean! Really not acceptable. The cleaning crew took our iphone charger away... I call the agent to ask about it he said he will take a look and call me back. He never did... Shower ensuite was cold on the morning no hot water at all. The flat was cold in the living room at night and no possibility to change the temperature ... they put a small electric heater...
- Shaun (8/5): Great location and nice property. - The accommodation is fantastic. Very clean and has everything you could need. The property is clean and inviting. The location is superb! All in all a great find. The Wifi didn't work for some reason, we tried on several devices. The top floor room is quite noisy due to the configuration of the roof, this is plastic. The top floor room was also quite cold. There was also only enough hot water for one shower in the morning, so we had cold showers which wasn't ideal.

Very clean, comfortable beds- good decor We were at the property during storm Bert. The top bedroom of the apartment has a corrugated plastic flat roof. The roof leaked water the first night which caused a disturbed sleep and having to move the bed in the room, find a bucket to catch the water where the leak was and use all the provided towels to put in the floor. We made the host aware the next morning. They sent somebody be to take a look but didn’t fix the roof, so the same happened the second night as it rained again … not a great experience for the guests staying in this room, who had to move to the signed in the lounge

By the fridge but I could not find it. I was given 4 minutes fixed tour of the rooms and facilities , it was rushed and in that time , also difficulty in getting timely response to questions before arrival .
- Lorenzo (5/5): Could be better - The apartment was nice, but is not the one of the pictures I bought, was smaller Was not the apartment I bought. When arrived not a bottle of water. Poor kitchen utensils, no paper or tea towel for cleaning or drying hands.
- Maria (4/5): The longer we spent in the room the more annoyances were revealed - Good location The outside terrace floor was rotten, the bedroom smelled weird, the toilet has weird scum around it, the shower door leaked and the curtain didn't close properly in the living room/our sleeping quarters to keep the light out oh and the TV didn't work (my partner managed to retune it whilst there but it was initially stuck with the menu on)
- Bruce (6/5): a really nice apartment but terrible service . - The apartment was nice and a really good size. The check in process was pretty poor. Firstly the property address I was given was elsewhere , then the gentleman who checked us in argued this point saying there was another address on another platform . I had tried that platform much earlier in the day and had no response. Also We booked for 3 people and there was no bedding for the sofa bed and only one set of keys. Using the recommended WhatsApp , I requested both and got a quick response that the bedding and keys would be dropped off that evening but nothing was dropped off. Again very poor service. Also there is currently scaffolding up around the building and I was informed it had been there for months. The workers on this start drilling at 7.10am and this happened on both days. I spoke to someone who lives in the building and they said it's like this everyday . You should let your guests know this as sleep was impossible. Finally the gent that checked us in had nothing but negatives. Don't do this and don't do that otherwise you will be fined. No welcome or have a nice stay, just negatives threats . It's a shame as it should have been a better experience.

- Valerie (9/5): Fantastic location, great value for the area. - The location was perfect. The apartment was spacious and a little quirky. It had an outside terrace, not used at this time of year, but would be great in summer. The heating was excellent and the shower was very powerful particularly as this was 4 floors up!! Despite advising our estimated arrival time and texting when we were 30 minutes away we had to.wait 40 minutes for the keys to be delivered. It was mild and dry but on a cold wet day this would have been totally unacceptable. There were little things that should have been addressed, such as the curtains in the lounge were off the track and couldn't be closed, the seal was broken on the shower and the plug was missing in the bathroom sink. The lounge carpet needs a deep clean. However, overall, it was a nice apartment in a great location.

- Marian (2/5): Avoid don't stay here. - Good location for theatres Not Covent Garden as advertised. Filthy with very limited facilities - no internet. Company know the lift is not working despite my being assured of accessibility. Staff rude and unhelpful. The £100 cleaning charge is an insult as the furniture, rugs and floors are all filthy. We had to cover the seating with sheets to use them. Showers too mouldy to use.
No cleaning cloths or tea towels. Bare minimum of equipment in kitchen to cook with ( 4 items of crockery glasses cutlery etc) and because the lift didn't work we had to restrict our movements to going out returning once a day. This is because the spiral stairs are dangerously uneven.
Staff rude and unhelpful when I asked for help to get cases down the stairs when we left. Building covered in scaffolding ( blinds tied shut to try to prevent us seeing this but as builders made a lot of noise on Saturday we lifted the blinds to investigate).
At one point I was told I should not have accepted the apartment if I didn't like it. Impossible as I was given contract to sign before I was allowed access to the apartment.
Booking.com should not list this apartment.
- Nicole (1/5): I would strongly suggest not booking here. - The location was absolutely the only positive related to this booking. Communication was non existent. False and misleading advertising on booking.com. Needed to climb 6 flights of stairs with international luggage just to access the apartment. No where in reservation was this communicated nor were we told there was no lift. Definitely not family friendly. Tried contacting host several times with absolutely not luck. Completely ignored. Booked exactly the same property on booking.com as friends we were travelling with thinking we would all be staying within the same complex. Our apartments were a 10 minute walk from each other. We were unable to even stay at the apartment and had to find a hotel at the last minute to accomodate us.

Number of showers and toilets Parts of the property were not very clean, especially the showers, floors and rugs.
Poorly equipped kitchen eg no tea towel and limited glasses.
No welcome pack except for a few sachets of tea and coffee.
- Danielle (9/5): Great location!! - Fantastic location! Beds were comfy, and plenty of room for a large group. Key pick up was easy and we felt safe and secure. Could not use showeres at the same time or the water would go cold.
- Laura (7/5): If this was on ground floor it would of exceeded my expectations - The terrace was really handy, it was straight out from the livingroom,plus kitchen with washer/dryer, microwave & fridge etc in the apartment I was in, app c. Location was extremely excellent, spoilt for choice with restaurants, bars etc and black cabs right at the door 👌 There are stains on carpet but wasn't really an issue, nearly all the windows were painted shut and WiFi was crap, couldn't link it upto tv and bad reception on mobiles etc. Few other minor things but not that important really. Worst was the stairs, I was under the impression from online that it was ground floor, none are ground floor as they where upstairs from Starbucks, I have disabilities so I was crippled, and there are loads of stairs, no lift, especially in app c. Bit of noise coming from Starbucks air vent. Noise coming from people outside too untill early hours but that was to be expected considering location. Oh and the apartment floor is slightly tilted to one side so I kept loosing my balance a little as I've mobility issues lol
- Kerry (6/5): Great location - Location was great! Right in the thick of Covent Garden. The overall property was good, 2 bedrooms, 1 with ensuite and main bathroom and good living / dining / kitchen. The ensuite toilet wasn’t working properly. Lack of glassware, no tea towels, sink plug, dishwashing tablets. It’s the little things that make things easier when you’re travelling and away from home.

Flexible eg we were able to drop off our bags before check in time Could have done with more glasses eg champagne flutes. Communication before arrival via email wasn’t great eg I made requests but they weren’t picked up on so I then had to call. All was fine in the end though and there was good comms on the day of arrival but I think comms via the agency in advance could be improved.
- Shaahid (3/5): Dissapointing - The principle reason for the scoring provided in this survey mainly relates to the inconvenience caused to us during our stay from the 17 - 20 September. Upon arrival we were notified that the elevator was out of order, this caused:
- Needing to carry all our luggage up the 4 flights of stairs upon arrival and down when checking out.
- Daily walking up and down the 4 flights of stairs with an infant and the infant buggy.
Unfortunately due to this we ended up spending limited time at the apartment and effectively just utilised to sleep as this was a deterrent from making full use of the apartment.
This was disappointing and had we been notified prior to our arrival we would have made alternative arrangements.
Additionally we struggled with no hot water while bathing and showering.
Further an email was sent to the hosts after i had checked out notifying of the above with no response received as yet.
- C (3/5): Overpriced paying for the area only - The location and that’s it. I worried about the apartment as soon as I entered the stairs area leading up to it. It’s dirty and very unkept. The property looks nothing at all like the glamorous images shown. The curtains were old and dirty. The carpets are diagusting with stains everywhere. They either need to be replaced or have a good clean. The bathroom has an awful drain smell and needs an upgrade.
The front bedroom at night and during the early hours is very very noisy with people leaving pubs etc.

- Fiona (7/5): We had a brilliant stay because I love London and the apartment was just ok.Liked having washing mac - Location The apartment is very old and needs a new bed and shower door leaked water all over bathroom floor. It cost the equivalent of $500 Australian per night and that should mean excellent accom.
- Tim (5/5): Bad - Convenient location The landlord handed us the keys an hour late, and we waited in the street for a long time, wasting travel time; the room was on the seventh floor, but the elevator was broken, and there were elderly people among us, so they had to work very hard to go up and down the stairs; take a shower The hot water supply was unstable and the water turned into frozen water during the shower.
- Hayley (8/5): Good location , nice decor , lift broke and cleaning could be better - Great location, nice decor. Staff were polite and met us on site to handover keys. Lift was broken so had to take stairs.
My daughter in closing her bedroom door found a pair of ladies pants behind the door , maybe missed on this occasion by the cleaner
- Josephine (5/5): If the lift was working it would have made it easier to go out. I stead we spent 2 days inside the f - They didn't tell us the lift wasn't working so we had to go up 89 steps each time we went out. We had to carry our luggage all those steps and 2 of us were 69 and 73 years old.

- Liz (10/5): Fantastic spacious apartment in perfect location - This apartment is beautiful. We had so much room for the 5 of us. Lovely to have the outside space and it was just perfect location Nothing. They couldn't have been more helpful. From our flight landed until we got there he kept in constant contact and was there to meet us when we arrived.
- Jerome (6/5): Great location and a charming apartment, noting that the toilet is in need of upgrade. - The property was very nice and had the charming quirks of London buildings (uneven floors). The kitchen was well appointed and had all the amenities needed for a short stay. The main area for improvement was the toilet which is in need of replacing (particularly the floor join and ventilation). The bed was big enough for 2, but could have been more comfortable and the carpets have some minor marks on them.
- Will (10/5): Was a very simple and relaxed experience and the owner was very easy to communicate with. Loved our stay! - Was very clean spacious and had a cool aesthetic
- Elham (1/5): Horrific. - The property was infested with mice. There was moldy food in the cabinets. It was disgusting at best. Additionally, we had 3 nights with no sleep. Drug dealers were fighting, screams and beating each other up all night under our window. One night a kid was being beaten incessantly and screaming in pain, terror and agony. My kids were terrified to stay there. In the morning drug addicts would attack female drug addicts, passing by and screaming. My kids begged for us to leave London.
- Watin (1/5): Very bad - The website didn’t clarify that the apartment is in the third floor and without elevator I had an elderly family member the stay was horrible
