• lea pop (10/5): we had a great stay, location was very convenient and the apartment was pretty big for tokyo. - We loved the proximity to the city center. Check-in was very sophisticated and convenient. The apartment was clean and the hosts responded quickly to our requests. We didn't like the scent of the air freshener. It left an unpleasant fragrance in the apartment and was quite strong. We put the diffuser on the balcony during our stay and after that it was perfect.

• Dvorkina (8/5): Good property for its money but not for the first time in Tokyo - The property is clean and cozy. Family mart is on the opposite side of the road. Nearest subway station is 10 minutes away. Easy check in It would be great to have at least small or folding table for eating. If you are the first time in Tokyo this district isn’t a good choice.

• Carly (7/5): Overall a good experience apart from the smell. - The location was great, easy access to restaurants and sightseeing in Shinjuku. The smell of the bathroom floor waste was terrible. Beds were quite hard.
• Kathryn (9/5): Fun - Loved the location and the spa across the way. Best facial and massage I have ever had. The toilet was amazing. I want one at home. There was no staff. The shower was not ideal but worked well.

All the facilities matched my expectations perfectly. The edge of the bed was quite sharp and could hurt your leg if you’re not careful.

• Yuan (9/5): - Very clean and smelled nice! A 15 minute walk to Shinjuku Station. The beds were very comfortable. The best things were the washing machine (no dryer), and the free pocket wifi. Nowhere to hang a towel in the bathroom. Could use some extra hangers or a drying rack for the washing machine.

Needs and the blankets were a bit small for me and my friend (6ft men). Very little space to move around or open suitcases. When we arrived we had to step over bags of rubbish to get in which isn't the best introduction to a property. No where to hang up clothes after washing, no pegs etc, no dryer.

• Carol (6/5): Good value for money if you’re a young adult on a budget - Clean and comfortable bed linens. Appreciate the little touches for guests and sufficient towels for our stay. Very small space for a family of 4. Windows shutters abit thin hence lots of light from outside filter through which makes it hard to get a good night sleep. It was slightly noisy at night too. Entrance to the building is also not pleasant with bags of rubbish. I probably would not recommend for a family but maybe suitable for young adults on a budget.

Highly recommend! - Great location compact but had everything you need including earplugs and electric blankets in beds! Reverse cycle aircon for heating and cooling. Is a noisey city location but earplugs were great! Can walk to everything and short 10 min walk to Shinjuku station. I would stay again. Thank you. The shower drain was slow and water backed up so need to use the plunger.

Shower had good water pressure. Functioning elevator. Old building but rooms were tidy. Good to have lots of power outlets. The area is a bit too noisy with sirens from ambulances and police every hour. The bathroom had a bit of a bad smell. A bit further from the main Shinjuku station than described.

Close to train station, shops, restaurants. Clean and modern. Comfy beds and pillows!! Self contained. Family mart downstairs. Don Quijote across the road. Washing machine and bathroom is drying room. Quick response from owner when we asked a question. Three beds made it a bit cramped. Noisy at night with sirens and people but didn’t keep us awake. Entrance was cluttered with rubbish bags as it was bin day when we arrived. Maps didn’t take us to the address - not on main street - need to go into side street. Took quite a while to find it! Pic on maps was incorrect too.

• Leng Leng (3/5): Kabukicho does not represent the typical Japanese residence area if one wants to have quiet, orderliness and feeling sec - The appliances works, a/cond, heater, etc. The room is too tight to move and open your luggages and does not give any privacy for changing. Personally I find the surrounding esp in the evening dodgy for female to move around. There are sirens everyday during our stay including in the night. Not a typical Japanese surrounding offering quiet, feeling secure and tidiness. We have stayed in 4 different locations in our 2 weeks around Tokyo and this was a stark difference. Nevertheless others may find it an exciting location.

• Florence (9/5): Très bon pied à terre pour visiter Tokyo - Appartement propre et calme en plein centre de Tokyo, proche du métro. Le propriétaire a tout prévu pour rendre le séjour agréable, y compris des parapluies à prêter pour les jours de pluie! Petite odeur d’égouts de la salle de bain. Hall de l’immeuble dégradé, non représentatif de l’appartement qui est propre.
• Marissa (10/5): Top ! HI - Love everything about this place. Easy to find ! Ipad next to the elevator . Then you get the code for your room. So so glad we chose this accomodation . The view . The room . The location .So comfortable . Even comes with a pocket wifi how cool is that . From the outside building it looks so simple but the room . We were looking forward to come back every afternoon for siesta 🤣 .. thats how comfortable it is ! Closed to everything .

• Jen (5/5): Average accommodation in central area - Comfortable beds, good location. However, sewerage smell wafted into the room from bathroom all night. There were no blinds to block out the constant lights from outside and it was very noisy. There a no reception so you cannot leave your bags super early, only from 11 in your room.

• Daniel (7/5): Great..once we were inside. - Took over 40 minutes to check in. Had to scan 3 passports with my phone at least 10 times each before they were accepted. Not a reliable system.

• Alan (9/5): Nice comfortable apartment in Kabukicho - Value for money. Clean. Comfortable. Easy to check in and out. Across the road from FamilyMart that you can forward your luggage from. Coin laundromat available downstairs. Relatively easy walk 10 mins to get to Shinjuku Station. There's a batting cage nearby too. Not much that I didnt like. If I'm being difficult, I'd say one of the things is getting blamed for staying in the red light district (although we didn't see anything suss) Walking from the station to the accommodation, it is a little rough on the suitcase wheels.

Great customer service. - We left behind some of my daughter’s earrings and the staff made very effort to ensure we received them at our next location. The customer service was excellent. The only feedback was that the hot water was difficult to control especially if travelling with kids so may be better option for single travellers.
