• Jenny (7/5): Good location, but not a hotel - Location was good, room/apartment was clean. This is not a hotel, there are no staff. We received a message the evening before arrival to inform us of the PIN code etc and how to enter the property. The description was a little misleading as we were under the impression we had booked a hotel.

Located within 15-20mins walk of the old town and on several bus/tram routes (including the tram from the airport - just €1.70). Tasty local restaurants nearby Under the bed was dirty/dusty. They would benefit from carpets on the stairs as our room backed onto those and whilst other guests were quiet, we woke up whenever people entered/left as the stairs echoed

I informed the host twice via whatsApp and got nothing but a "sorry". Italian television was not working: again no help at all from the host. Bed linen were dirty with hair (sent pictures to the host) and bathroom with insects (pictures available), but nothing happened. There is nobody available in person and the staff reached via whatsApp was not helpful at all. There are quite some stairs to get to the Residenza and I had two big luggage. This was not clearly advertised in booking, neither was it advertised that there is not luggage keeping service, so that at 11 o'clock you have to leave the room with all your stuff.

Für uns nicht zu empfehlen - Gute Betten Zentrale Lage Zimmer und Badezimmer sauber Einraumzimmer mit vier Betten, Größe entspricht nicht der Angabe bei Booking (75m2), kein persönlicher Ansprechpartner, kein Tisch im Zimmer (für Weingläser oder zum Schminken) nur 2 Stühle für 3 Personen, schlechter Zimmerservice (kein neues Toilettenpapier), Gläser und Kaffeemaschine bei Ankunft nicht sauber, sehr wenig Abstellfläche im Bad, sehr hellhörig vom Flur, keine Parkmöglichkeiten in der Nähe zum Be-Entladen, insgesamt viel zu teuer für die gebotene Leistung, habe bislang noch nie eine so schlechte Erfahrung gemacht und versuche noch immer über Booking ein Teil der Kosten erstattet zu bekommen

Desidero menzionare in particolare: * La Struttura e la Pulizia * Assistenza e Servizi * Dimensione delle Camere Un aspetto che ho trovato particolarmente comodo e innovativo è il sistema di accesso tramite codici, dato che l'hotel non dispone di una reception fisica. Le istruzioni inviate tramite WhatsApp erano chiare e semplici, rendendo il check-in e l'accesso in generale molto agevoli. Avrei soltanto due piccole precisazioni costruttive, riscontrate soggiornando in due camere diverse con il mio gruppo: * Cuscini non Uniformi: Ho notato una mancanza di uniformità nei cuscini forniti. In una camera erano disponibili ottimi cuscini in memory foam, molto confortevoli, mentre nell'altra erano presenti i classici cuscini d'hotel, molto più morbidi. Sarebbe ideale uniformare l'offerta ai modelli in memory, o quantomeno permettere la scelta. * Kit Cortesia Incompleto: Una delle camere era dotata di pratici dispenser per shampoo, balsamo e bagnoschiuma in doccia, mentre la mia stanza ne era completamente sprovvista. Suggerisco di rendere standard la presenza dei dispenser in tutte le unità. In conclusione, si tratta di piccoli dettagli che, una volta sistemati, renderebbero l'esperienza di buon livello. Per il resto, non ho davvero nulla da eccepire. Consiglierei sicuramente questa struttura.

• Yuzhu (5/5): The hotel is okay overall, but after staying there, feel that it’s not very good value for money. - The hotel staff were very friendly and even recommended some restaurants in Florence. The room was quite spacious and had a small balcony. The table inside the room was quite small, and there was no space near the bathroom sink to place cosmetics, which made it inconvenient for doing makeup. We booked two rooms — Room 3 was fine, but the sink in Room 4 was broken; the water wouldn’t drain and even backed up with dirty water, making it completely unusable and very inconvenient. It takes almost 20 minutes to walk from the hotel to the Cathedral of Santa Maria del Fiore, so the location isn’t particularly good, and the soundproofing is just average.In addition, this is a self-service hotel with no reception or elevator, so it’s not possible to store luggage, and guests have to carry their own suitcases.

Rapporto qualità prezzo non ottimale: costo alto, posizione buona ma rifiniture non all'altezza ( ad esempio frigo bar "offerto" da loro vuoto, presa accanto al letto staccata, condizionatore non in stato ottimale, pareti macchiate) Inoltre la mattina non c'era praticamente pressione dell'acqua nella doccia probabilmente dovuto all'utilizzo contemporaneo con altri ospiti.

• Anastasia (5/5): Probably avoid- not worth the price - Decent rooms. Good location. I stayed at this property during my recent trip to Florence. Overall, the hotel is fine and typical for the area, with self-check-in available. However, I’ve had better experiences at other properties in Florence. For example, Terra Arsis also had self-check-in but provided staff at the front desk in the mornings and an option for breakfast. This particular property, however, had no staff on-site at any time, which meant they couldn’t store our luggage or assist us with any issues. When we arrived (3pm) our room wasn’t ready, even though we had informed them of our arrival time. We had to wait at a café until the room was cleaned. The owner didn’t respond to my messages on WhatsApp, only sending an automated reply the next day. Overall, I would recommend avoiding this property. Although it was slightly cheaper than Terra Arsis, the lack of on-site assistance and accountability makes it not worth the price.

• Chris (9/5): Great location, stylish room and very comfort - Great location, right by the tram stop that takes you to the airport in 30mins and a 10min walk into central Florence. Also lovely decor, massive room and a very comfortable bed. The only slightly negative was that the AC unit seemed too small for the room so we got a little hot at night (visited early Sept), everything else was exceptional and we will definitely stay here again.

The room was an absolute delight, gorgeous and amazing. Comfortable, safe and absolutely stunning. The bed was so comfortable, the stay was amazing. There is absolutely nothing I could have to say that I would not recommend this property to anyone travelling to Florence. If you are staying in Florence, this is the place you want to be. Close to the centre only a very safe 10 minute walk. Close to public transport, SM Novella train station. And the fantastic part, the taxis do take you to the train station and/or pick you up for Euro$10, irrespective of the short distance from the train station. There is nothing I could fault about this property.

Very big bed, modern bathroom. It’s 15’ from the city centre by walk. The balcony, though separated by some plants, is still not private. We were lucky not to get everyone stay outside at the same time.

• June (3/5): It was utilitarian. A place to sleep. Like a dorm. Very rudimentary. No style or appeal. Never again! - I felt safe. Bathroom was clean. Good communication on the part of the employees who do the check in. They did “allow” us to check in one hour early (so we could leave our luggage in the room) but what we really wanted was to get a refund once we learned that there was no reception desk. This they refused to do, so we were stuck. We should have been told all of the details(problems) / procedures/ negatives (listed below) before we committed to the room. 1- No check-in desk or staff on-site. 2- Check in time is late and there’s no place to leave your luggage - for example, if, like us, you need to drop the luggage first before going to the hospital. 3- No elevator to second floor where rooms are. Needed to carry heavy luggage up several flights of stairs! 4. BEWARE: Location was far - many blocks away from the tram. We selected this property because it came up in a search as being close to Careggi Hospital (our necessary intended destination) and while the tram ride is only a few stops sway, the property is FAR walk from the tram stop! 5. LAST BUT NOT LEAST: You never meet a live person and there is no reception area.

• Neringa (8/5): Nice place, a bit far away from the historical city centre if walking by feet. - It is a new, clean and cozy place, comfortable bed, high ceilings, the balcony to to the inner courtyard, full bar of drinks and coffee machine with coffee included into the room price (no additional charge). It was not enough of privacy. The balcony was connected with the balconies of other rooms, and somebody was walking in my balcony while I was sitting with the underwear on my bed.

• Baldo (1/5): Malissimo non lo consiglierei sono arrivato alle 23:50 e non potevo andare altrove a quell'ora - La posizione ottima ma il contesto negativo Climatizzatore obsoleto e sporco, con filtri pieni di polvere (documentabile), che rendeva l’aria poco salubre. Il frigorifero conteneva solo una bottiglietta d’acqua, ed era così rumoroso da costringerci a staccarlo di notte. Polvere visibile sotto il letto (documentabile), pulsanti della luce sporchi, presenza di zanzare in quanto le finestre sono prive di zanzariere. Per accedere alla stanza, è necessario salire una rampa di scale dopo il portone e poi un ulteriore piano a piedi, il tutto con le valigie senza alcun aiuto. Assente ogni forma di ospitalità o attenzione verso l’ospite.

Water bottles were completely and needed due to the heat! Very close to light rail and within walking distance to downtown sights. The pictures advertised represented the property correctly! Could have used some additional pillows. Typical European air conditioning was lacking plus it was extremely hot outside so not fault of facilities.

De kamer zelf was super, heel ruim, zacht bed alles luxueus afgewerkt. De ijskast maakte best wel wat lawaai. Die hebben we uit het stopcontact gehaald.
