• HUEY (5/5): It is not a suit unit for the price I paid for. - The apartment location was great to and from the Roma terminal and all the near monument sites, buses access and great restaurants nearby within walking distance. Property was clean, but somehow I’ve booked the wrong apartment without window view. I don’t have the Luxury Suite The apartment unit was in the 4th floor and there were over 50 stairs to climbed. Not suitable for bringing up luggages. Building does not have elevator. Poor Wi-Fi signal here, no reception when you are in the room.

• .Emily. (5/5): Good location but inaccurate listing - This room was in a good location in the heart of Rome. We arrived a little late, but the staff waited for us to arrive and was very friendly, answering any questions we had and making sure we were comfortable. The room was nice enough, and the bathroom is nice. Overall, it was fine, but I will look elsewhere for accomodations in Rome in the future. There were several things in the listing for this room that didn't add up to reality: Check-in stated til 10PM. I booked this after I booked our train tickets, knowing we would arrive between 5 - 7PM. After booking, received a message that check-in was til 5PM. Thankfully the staff in the building was kind enough to wait for us and let us in - he was great! 'Luxury' Car Service to the Airport - I requested this service when I booked this room and received no reply/confirmation. I asked again before our trip and was told it was unavailable. Later I received a message that it was available, but for 15 euros more than the first price. I still requested the service, but again received no reply. I asked a third time, while in Rome, if we could get this service, and was told that it was unavailable due to the All Saints Day race in the area/closed roads. This should have been known before hand and relayed to me - if I had known about this I would have changed our check out date or made other arrangements for transport. We ended up walking a half hour to the train station to get to the airport. Not Soundproof as listed The listing stated breakfast was a 2 minute walk to a local restaurant. Upon arrival, the staff informed us it was actually a 15 minute walk, and when I looked it up on Google maps, the reviews were not great, so we just skipped it. This was disappointing as we were hoping to have this perk and not have to go searching for breakfast each morning. The attractions were listed as a 5 minute walk from the room, which didn't pan out for any of them. I guess this is my fault, I should have looked into it further, but I was trusting that the listing details were accurate.

The bathroom was quite nice & the bedroom was roomy. The WIFI did t work so you had to go to the front entrance of the apartment to get Amy WIFI.
• Ian (7/5): Ok room - don’t waste your money on the breakfast tho - Location was very good Room was fairly clean We paid for breakfast , but no voucher was left on the room and the breakfast was 1km away at a bar that didn’t open until 9am. With no voucher in the room and a 15 minute walk we had to forfeit our breakfast and the money we’d spent on it. I would not recommend paying for breakfast here , just eat somewhere closer. I felt disappointed

It was a welcome haven after our very long flights. Probably the stairs, but it was a good workout. It would not put me off staying here again.

• Velisario Jose (5/5): If you’re physically in good health this property is fine. Otherwise look else where. - The staff member helping us was great. I mean excellent associate! The location was fair and although located in the heart of Tourism it was quit. There is no one on duty so you can’t get a hold of anyone. If you have difficulty climbing stairs then YOU must avoid this property- in addition one hand rail section is broken it’s un safe - can’t depend on that to hold you. I would not rent here again not because of the room but because no one to get a hold if a need arises.

Breakfast was not provided at the property. You had to travel to receive included breakfast. We were unable to take advantage of that due to the location.

• Hiie (4/5): Total disappointment - The positives of this accommodation are the central location (Piazza Venezia) and the cleanliness of the apartment. That "luxury suite" was total disappointment: there was no hot water, the wifi network was not working, there was no view of the historical landmark from the window because construction work was taking place on Piazza Venezia, the host did not want to communicate and did not respond to comments. And finally... breakfast option is 1 km from the apartment (booking.com pictures show that breakfast is served in the apartment - this is misleading information) and the owner advertises it as a great way to explore the city !?

• omar (1/5): - Honestly, this was a very disappointing experience and I would not recommend it at all. I stayed at this "hotel" for 4 days, and the problems were nonstop: There was no hot water during the entire stay, which is completely unacceptable, especially in cold weather. Even worse, when we asked the owner about it, he said it’s not his problem – that the hot water issue is not related to the hotel, and he even blamed us for expecting hot water as part of the stay. Unbelievable. Breakfast was barely anything – just a cold croissant and coffee – and not even served at the hotel itself. You have to walk about 15 minutes to get it. The location is inconvenient and misleading. The hotel is located on the third floor of a regular building, with no sign or reception. It feels more like a private apartment than a hotel. The entire hotel consists of only two rooms, with no real privacy, no services, and no staff presence. The photos and listing were completely misleading. This place doesn’t meet even the basic standards of hospitality. Definitely not worth the money or the trouble.

• Jiří (1/5): Raději se tomuto ubytovální vyhněte velkým obloukem! - Dobré je jen místo ubytování Pronajimatel nás ubytoval přestože věděl o problému s dodávkou vody a ani nás na tuto skutečnost neupozornil, následně nám lhal o tom, že problém je v důsledku havárie což byla lež, ověřovali jsme to u policie i ve vedlejším hotelu. Také snídaně je podvod. Žádná snídaně v místě ubytování podávananá nebyla, byli jsme odesláni 980m daleko do místní špinavé trafiky, kde jsme dostali jedno kapicino a croasant, který nebyl čerstvý. Tomuto ubytování se raději vyhněte!
• Jiří (1/5): Nikdy víc, strašné!!! - Poloha apartmánu. Nic jiného při sebevětší snaze nenajdu. Apartmán se nacházel ve třetím patře - 70 příkrých schodů. Je to velký byt, kde je vícero bytů, ale máte společný kuchyňský kout na připravu kávy. Vše je slyšet. Šilený je hluk z ulice. Ale to poberou okna. Problém je, že máte krásnou koupelnu a dva pokoje. Ohodnotila bych to slovním spojením “navoněná bída”. Hlavně, že máte v koupelně opravdu velký sprchový kout, kde ovšem když teče voda, tak jen ultra ledová. Teplá ne. Majitel říkal, že je havárie potrubí s plynem, když jsme se ovšem ptali u carabinierů - v budově vedle dole, o ničem nevědeli, stejně tak hotel hned vedle bytu. Pak téměr přestala díky tlaku téct úplně. A buďte v Římě v červenci a bez vody!!!!!Termostat byl odpojený od bojleru, ano prý není plyn v bojleru( když jsme se dívali do poštovní schránky naplněnou až po okraj, asi majitel neplatil za plyn a teplá voda non ce. Do budovy si chodí kde kdo z ulice protože se hlavní dveře z ulice špatně zavírají. A to nejlepší na konec. Fotky snídaně donesenou na pokoj je klam! Lež. Do baru musíte jít 950m a dají vám kafe vodu, přeslazený džus a hnusnej croissant. To je luxury! Asi podle tohoto pána. A nic levného toto ubytování nebylo. 480eur/noc. Určitě vybírejte jiné, lepší varianty. My byli nuceni apartmán opustit, a dobře jsme udělali. Nejhorší ubytování ever!!! A to jsme ze světa už něco zažili.

• John (6/5): Pleasant - Location at Piazza Venezia has its perks and downfalls. View from our window was magnificent, however crazy noisy. Clean and comfortable beds. This is a guest apartment so no staff on premises. We were on a 3rd floor walk up - 60 steps took it's toll, especially with luggage. Very crowded street and very noisy, but that's the downside of being at the center of Rome. The transfer service had to cancel our reservation pickup due to another customer delay. Coffee maker helped but for price should have had some reasonable breakfast, not a 15 minute walk to a bar for cappuccino and a croissant.

The breakfast was not in a location suitable for us, so we didn't even get to enjoy it unfortunately. There were 4 flights of pretty steep stairs to get to the room. The front door to the property was supposed to automatically shut but was open most of the time when we returned because it didn't catch properly. I still felt safe though even with this issue. Also, someone was smoking in the stairwells and there was cigarette butts left on the stairs, but for the most part clean.

Meant to be soundproof but could hear traffic even when windows & shutters closed. Even with earplugs could hear traffic. Could hear next door & above. Even though we knew there were stairs but they hard work. Breakfast very average & basic for the cost of the room. Didn’t get bottle of wine on arrival. So got told we had to go & get it from where have breakfast.

The room, bathroom, common areas and amenities were all wonderful. The hosts were very accommodating and responsive. The voucher for breakfast at Vivi was convenient for mornings when we did not have an early tour. (Vivi’s is a sit-down, lovely French bistro that opens at 8am.) Rather than book an Uber to the airport, they set up a ride for us at a rate that was very fair compared to Uber rates at that time of the morning.

They also dropped us off and picked up from the Vatican. They drove us to our ship for our cruise. We look forward to seeing them when our cruise is over so thay they can take us to the airport for our return flight. I highly recommend the Luxury Suites if you want a central location. Breakfast is included. Also, rather than take Ubers or cabs they are able to assist with transportation - the best and safest way to go. We plan to come back 3 nights was not long enough. THANK YOU FOOR TAKING SUCH GOOD CARE OF US!! Not a thing

Amazing customer service from the time I was picked up from the airport with a very luxury car. The staff was very friendly and always supportive. They found me a luggage store in the central Rome, drove me there and to the Colosseum entrance, all free of charge. Nothing.

• Alireza (6/5): A close place to proximity but not the most convenient with respect to accommodation! - The location was good. The room was OK and the size of the bathroom. The breakfast was all right with the Italian standard. There was no elevator, we had to walk three floors up and with luggages or after days of walking around city was tough job. The mattress was too soft, the room decoration was old fashioned! We had standard room, the first night the air condition broke was dripping condensation water inside the room the in entire night. The owner was kind enough to repair it the next day, I think it can happened such thing but it is important for the owner to check frequently many things in the room before it is rent out to the next customer. I had to clean shower head nipples as they were blocked with calcification of the water.

The view of Piazza Venezia with Altare della Patria from our window was lovely. We highly recommend and will definitely stay again. Roberta, Ivan and Luca were so accommodating and went out of their way with our requests. They were so lovely and made our stay even more special.

• Fernanda (3/5): Not very comfortable, AC terrible - Location is great for first time tourists as is near all main site, walking distance. Staff very friendly and helpful. They allowed us early check in which was great. We felt trapped in a box. The room was very small, with a tiny window facing the back of the building, giving the impression that there were no windows at all. The air conditioning was problematic—it dripped water all night, forcing us to use towels to manage the mess. The constant dripping noise kept us up all night. The shower had cleanliness issues too; while the floor seemed clean, the walls were noticeably dirty when you looked up. The breakfast was disappointing, consisting only of coffee, a pastry, and some store-bought cookies and biscuits. Not a pleasant experience.”
• Lucy (8/5): Superb location, lots of steps, great staff. - The staff, Hendrix was excellent and could not do more to help us. The location cannot be beaten and the family took us back to station, after being ripped off coming, which was appreciated enormously. We only got glasses and cups for adults- when we had 2 children, we found some in the helpful kitchen area- but the kids are just as important as the grown up customers. We had some minor issues with the flush in the loo. I would say the TVs are a waste of money as they aren’t smart so no option for anything but Italian TV. We have stayed in other Italian places that have smart tvs so we can use it own Netflix etc, this is a missed opportunity.

• Martina (9/5): Highly recommended - Location was perfect (some sirens at night, but that's to be expected), the entire family were so friendly and helpful. They collected us from the airport, in addition to dropping us to the Vatican Museums & Civitavecchia for our cruise. Communication was all via WhatsApp with almost immediate replies. Delicious pastries for breakfast, along with cereal, yogurts etc. So happy we stayed here!
• Shannon (9/5): Superb - Location is perfect for exploring Rome highlights. Rooms are small but beautiful as pictured and beds are comfortable. The breakfast was a nice touch and yummy. Staff was wonderful, helpful, friendly and responsive. They could not have been better! We really loved our stay here. I may have missed it in the property description but apartment is on 3rd floor and there is no elevator. Do not stay here if you have mobility issues. Also there are no blinds on windows. Lots of ambient light and lots of traffic noise. We were exhausted enough to sleep but could be a problem if you aren't a good sleeper.

Great spot to explore and get around. The stairs. Luckily for us the staff carried our bags up and down. The stairs did put us off going to and from our room often.
• Emma (8/5): A beautiful suite in the heart of Rome - The property was in a fabulous location. We were able to walk to all attractions in Rome and the Piazza Venezia was a lively area. The double glazing on the windows kept the noise to a minimum. The suite was beautiful and larger than we expected. Main bed was very comfortable and breakfast was generous and served promptly. Definitely get the transfer from or to the airport as offered. Brando was a great host who was extremely accomodating and helpful.
