- Khalid (2/5): very disappointed because of false information about location and not accommodating my requsts - Host was ok but my issue is with the advertisement in the booking.com the place is in 6 fairfox place and at as per the booking.com. I want to raise a complain that I think i have overpaid for a such a price which is very far away from Hyde park. Why the add is not telling the truth and mentioned the exact location of the residence.
Also, my air ticket date has changed and i have requested to cancel one night. In the beginning has accepted but then another host told me not possible.
I have been told that they will accommodate my request but noting has happened.

Having a washing machine was a huge bonus. Minor issue, but you need to wait for someone to let you in and give you keys.....however communication with the host during this time was excellent.

Apartment, nice 2 double bedrooms, 2 bathrooms (1 en suite) lounge/kitchen. Decorations can do with a little touch up here and there, but nothing major. Very clean and quiet. Could have used more bedding and towels. And more toilet paper đ.
Little warning : lots of reviews state that this is a basement apartment. I think that this company manages a lot of places in the area and somewhere they would have basement apt, which is not mentioned in the descriptions nor clear front the pictures. Ours was on the ground floor (guess lucky?). Get in touch with them to confirm

- Rulla (3/5): So disappointed, stay away. - The only good thing about this apartment is the location. The apartment was nothing like we expected. We can handle older buildings and smaller spaces, but that's no excuse for not being clean. The linen and towels were all stained and dirty, and I had to wash them myself. The shower did not drain and you had to shower in a pool of water with an exposed waste outlet. The bath (second shower) was left with yellow-brown liquid in it. The furniture was stained to the point that you did not want to sit on it, and most of the dining chairs were broken or too unstable to sit on anyway. The beds were tiny and uncomfortable, with not enough linen provided to cater for the number of people staying. The worst part was the dust. The bedheads were covered in dust to the point that it seemed like the apartment hadn't been lived in for years. This triggered so many health issues for all of us. So disappointed. So overpriced. Don't rely on the photos, most are not even of the apartment.
- Janice (4/5): It made what was supposed to be a special weekend a nightmare to be honest and we stayed out as much as we could - The location When we arrived there was no information about how to work anything such as heating ..hot waterâŠjacuzzi bath..tvs⊠we had a contract âŠ.which we signed to get the key⊠telling us that if we needed to contact the host there was a 100.00 surplus charge for everything that was wrong âŠthe apt was warm but the heating went off soon after the man left âŠ.and there was no information to get it working âŠ..the boiler light was on but there was no hot water âŠthe jacuzzi bath was cold water and we couldnt get the jacuzzi working âŠ.the double beds had single duvets on and we dare not call out because the things that were not working would have cost quite a few hundred pounds in call out charge and an additional 100.00 per hour âŠ.there were stains on the floor and wall ..although it was seemingly clean âŠ.and again we took pictures as it was an additional 100 per hour to clean after we left âŠ.. it was concerning that the toulet next to the front door was not fixed properly to the wall and i dare not let my grandchildren use it âŠâŠi suggest you warn others anout this apartment as i had to boil water to wash the children etc âŠ.i felt like we had been set up to have to make a call out âŠâŠ and we know that someone had been in the apartment when we were out as things had been moved !!!! It was a very disappointing experience
- Jennifer (5/5): Avoid this Kensington Apartment - Location on Kensington High Street. A few minutes walk to the station. Restaurants and shops few meters away. Narrow stairs on the 3rd floor, moving luggage is difficult. Small bed can only sleep 1 person. Old TV is very old. No shower curtains, messy after the shower. Uncomfortable sofa bed. A curtain rack was without its stopper, fell on someone's head.
Hidden fees, the booking price was different from what I paid. The cleaning fee was not refunded.

Donât be fooled by the nice pictures!! - On first impression it was an aesthetically pleasing apartment however we noticed so many snags and faults throughout our stay. Handles broken. Plug sockets covers come off. Awful smell throughout the apartment like bad eggs / damp. Bed where rock solid. Bathroom tap squirted water upwards when turned on. Handle in the kitchen was hanging off. Kitchen floor had not been cleaned before our arrival. HOT WATER AND HEATING BROKE, they did nothing about this we had to have cold showers and where freezing. Bare in mind I had an OAP and a child with me in the winter. We woke up to a leak coming from the ceiling as well had to put a pan underneath it. We did not even get a sorry nor did anyone come out to help with the faults. Itâs a shame the owner is not caring for the property or the up keep.
- Abellanosa (3/5): Bad - I like that there's washing machine and dryer and the apartment was very warm. The location before I booked the hotel was far from the actual location given. The lights trip in the smaller room and the response of the host takes a long time. The apartment was underground so it has no phone signal. Wifi password given at first was incorrect. I had to call in the cold outside to connect to the Wifi.
- Tom (5/5): Great location but flat needs some work. Bed is awful ans pillows are like rocks. - Great location, clean and tidy large flat in the heart of South Kensington high street. Bed was way too small and terrible pillows. Kitchen came without oven gloves or any teabags âjust coffeeâ no milk.
Light switches are broken in lounge. Sofa bed uncomfortable to sit on.

- Frederick (9/5): Fantastic ! Will hopefully be returning in the future ! - What a lovely apartment, well kitted out. Yes there were little niggles that somewhat let the place down, but these were all just cosmetic and didnât affect our stay at all. Power point in the back bedroom was coming away from the wall, but was usable.The magnet that held the door shut didnât work, and obviously someone before us had let a candle melt in the bath which had marked it, but these are minor points and in no way detracted from the pleasure of staying
This apartment is well placed for transport links, 5 minutes walk from Kensington high street tube station and Kensington high street.The gentleman that met us was brilliant and explained how overworked etc and was a pleasure to met. You could do with having a word with the upstairs neighbours about the amount of noise that they sometimes make,people really can get a little fed up with what sounds like dragging suitcases around on floors at 2.30 in the morning

- Asta (8/5): I would stay here again! - Great location - 30mins by foot to Nature History Museum and Science museum, 10mins to Hyde Park, a lot of shops and restaurants around, decent facilities, the flat is equipped with all necessary stuff, including washing machine with dryer function.
The staff was pleasant and accepted early check-in. It was not clear in photos which concrete flat I will get.

Not the property I expected, but nice and comfortable. Check in/key collection was not straightforward, with only certain slots available and then a requirement to sign a one page "contract" type document. Never experienced such a process with any other booking.com rental in London or elsewhere.
Apartment provided was NOT as per the photographs specific to my booking. It was explained that these were a selection of photos, but this should not be allowed for photos specific to the property booked.
- Jeanene (10/5): Exceptional - We had a lovely stay here. It was neat and clean. Very spacious. Will definitely return again. Staff was great with our check-in. Everything was so comfortable and a short walk to the station.
- Neil (6/5): Pleasant - The space was good - 2 bed 2 bath Wasânt clear it was a subterranean - steps from street are metal , bowed and of great safety concerns in wet weather- no windows in bedrooms plus property leaked in heavy rain with water coming up through floor plate in laundry . Needs maintenance- eg dishwasher was not functioning and several light fittings also not functional . Internet facilities were very poor - agent brought connection and said as much- kitchen is under resourced for cooking , and not set up for longer stays. Heating coils system dangerous for moving around - air con needs servicing - plus we we not given address until 3 days before and it was much further from subway (high street Kensington) than listing gave us to believe . Plus we were concerned over the purported credit card issue which meant we had to pay direct rather than through booking.com - note no issue from our credit card / bank - doesnât feel legit to us and we are seasoned travellers with booking.com .

The flat was very spacious and basic amenities were provided . The balcony was very handy to chill Clustering of the entrance door to apartment but that was fine considering it was located in the high street. The apartment was on 2nd floor and no elevator or help to live luggage in. The carpets on the stairs were dirty and not a good welcome but the room interior was a break out after the entrance high saw. The apartment pictures on booking. Com was different from what given. The standard and quality and value for money was poor compare to what was on the booking . Com. Again another deception . It kills the joy and spirit despite every other good thing. The host donât care about customer satisfaction. Not even a single call or text throughout my 5 days stay to knowing I was ok or needed anything. Hospitality and customer service is so poor never seen anything like this . I think the just after your money and seem like a scam to me showing good pictures and bringing someone to lower cost place after charging higher. No cleaning service provided for 5days stay or even to show where to throw trash. It overall I do not recommend stay with this host except the provide assurance to booking. Com to make changes.
With all reviews customers have genuinely drop and considering points of pains most align i think, Booking .com need to start putting processes in place if not already to hold this host accountable to services the promised ensuring customers are not just left to deal with some of this ill mannered host. Booking .com it is your collective responsibility considering this is your value chain to ensure some of this issues

Itâs not valuable for the money

Plenty of restaurants nearby. 2 supermarkets within walking distance. Tea towel and hand towel in kitchen would have been useful.
The photos on the website are confusing as you are not sure which photos fit the property you have booked until you arrive.

We booked and paid for two nights but managed to stay only one night. The apartment, despite looking presentable in interior, is in basement floor where bedrooms have NO windows; the smell of damn is so strong that even air cons did not help. We had a sleepless restless night and checked out in the morning with no wish to return. The landlord has stopped communicating as soon as Iâve raised the problem. We could not get any reimbursement for the second night. The neighbourhood community members also came by to complaint about rubbish issues but I had to explain that we were only short-stayers. This property is certainly not for family visits or anyone looking for basic reasonable standards.

- Yeshwanti (9/5): Splendid location in a historic quarter - clean and comfortable - Excellent location, stoneâs throw away from tube station, high street, plenty of shopping and cafĂ©s and restaurants. 2 loos. Clean and very good communication from the management once we were there, also super responsive to requests for light bulb changes and minor repairs Communication between booking and actually getting there was abysmal. No response at all and I was very worried having paid fully up front. Refused to reveal property address until 3 days before for reasons of âsecurityâ - did not make sense.
Would have been improved with the addition of a few little things - kitchen towels, some coffee, laundry detergent.

- Daliana (4/5): Worst experience of booking apartments - Size of the apartment, we could fix 6 adults. Communication with property manager was really difficult to get a response for orientation, questions or let us know status to deliver the keys.
Did not answer the phone before 10am, even when we mentioned before our landing time (7am). We needed to book a different storage for the luggage, even when they offered the service.
Keys were delivered 2-3 hours after waiting, they mentioned there was a parade in the city that did not took on account and mentioned they will give extra check out time which at the end do not agreed.
Location is NOT where the map shows, it was 20 min walking far from the train station.
Bathrooms had lower ceilings difficult to take a bath standing up.
Mattresses were thin and hard.
Kitchen smell to humidity, and bathrooms cleaning was not the best.
- CĂ©lia (3/5): Flat Not as Advertised, Unreliable Staff - The location was good. The flat was fine overall. I was extremely disappointed with the customer service. The property we were given was not the one I had booked. The photos on our Booking reservation did not match the actual flat, which was much less appealing and located on the 2nd floor without an elevator, a significant issue as we had many suitcases. We immediately reported this to the person handling our check-in, who contacted the manager. The manager promised to call me the next morning to find a solution, either by moving us to a different flat or offering financial compensation. He confirmed this in writing via message but failed to call the next day. On Sunday, I sent another message and was told that the manager was not working that day. When I finally spoke with someone on Monday (the day of our check-out), they denied that anyone had promised to call, despite the written messages proving otherwise, and did not offer any compensation for the apartment downgrade (as mentioned on the day of the check in). I could have understood a mistake in the reservation or a lack of clarity on their page, but what disappointed me most was the staffâs lack of accountability, lack of honesty honesty, and effort to resolve the issue.

Easy to deal with agents and very accomadating to our travel plans as we were travelling with young children and happy overall with our experience. I don't have any major complaints, we enjoyed our stay here. If I was nitpicking some of the furnishings were in need of replacing like the coffee table, just worn out IKEA pieces but overall the apartment was spacious, well maintained and comfortable.

Whilst staying at the property we had to vacate as we were concerned there was a gas leak. Many appliances did not work or were faulty - television, bath, single toilet, exposed wiring, chipped crockery, dirty bedding and mould in the bathroom ceilings. This basement

- Katarzyna (7/5): A nice place to stay for a few days while visiting London. - The Kensington apartment is located in a really nice and quiet area. The location is great for experiencing the city - good bus connections nearby, the tube a bit further away, however still at a manageable walking distance. The brilliant Holland Park is located just around the corner - it's a must-see if your're travelling with kids. A pub and cafe just across the street, a few well-stocked food stores in the area. All in all, a very convenient location for families, acceptable standard for the price paid, nothing that could possibly ruin your visit to London. Good wifi supporting multiple devices. We were allowed to leave our bags before the check-in time, much appreciated. Good WhatsApp communication with the host. Easy check-out, no unnecessary complications. Unfortunately, the level of cleanness was quite questionable. The cleaning personnel was there just before our arrival, the basic cleaning was done, so the toilets, beds and floors were ok. However, the dishwasher was unusable for us due to the smell and food remainings inside, most kitchen utensils needed a wash before use, all storage space smelt as though it hadn't been washed and ventilated for a long time. Generally the ventilation is problematic - as the apartment is below the street level, there is only one window/glass door that you can actually open. All the furniture and appliances seem a bit worn out, probably due to wear and tear - things just don't look as good as in the photos once you give them a closer look.

, his communication style has been unprofessional and. Statements like "I will be not at the site for an hour" we are not perfectly on time are unacceptable and create an unnecessary hostile environment. We expect clear and respectful communication from him.

The free taxi was giving the wrong post code and then charged us to change to the updated location and would not take my mother who had been on a long flight to the destination until he was paid.
We property pictures did not show that there were metal stairs that were very slippery when wet . This was not appropriate for my elderly mother and two young children.
The beds were the most uncomfortable I have ever slept on .
There were no windows in the bedrooms or bathrooms
There was a very bright light from the street that made the rooms very bright and hard to sleep
The kitchen was not equipped with much cooking utensils
While we were staying there the fridge stopped working as well as the washing mashing and dryer

- Melek (7/5): Generally it is OK - When making the booking, the address provided differed from the actual accommodation address. The booking address was more central, whereas the apartment address was on the outskirts. We specifically chose it for its central location when making the reservation; if we had known it would be different, we might not have chosen it.

- Nicholas (5/5): This could have been a great stay but for the poor double bed. - The location and space was good. The bed and sofas were old and uncomfortable and need replacing. The bed was really poor. It was a semi dilapidated very narrow futon bed not a double bed of the standard that was expected. It was very uncomfortable. Instead of a double duvet, we were provided with two single duvets which added to the discomfort. Finally, we were provided with 6 small hand towels - no proper sized bath towels which made getting dry after a bath or shower quite difficult.

- Cheryl (5/5): Property was ok but not worth the hassle of not getting your deposit back! - The space for 3 people was good for a weekend break The company unfortunately are fraudsters - itâs hidden somewhere that you have to leave a âcashâ deposit (I allege so thereâs no trace you paid it) however we paid via a payment link via the check in clerk, so had bank statement proof. They DID NOT return the deposit and I had to go back and forth with booking.com for 2 months to get my deposit back.

Lights were broken, cheapest line of Ikea furniture, blinds in lounge did not provide good light blockage for kids sleeping on the uncomfortable sofa bed, insufficient cutlery / saucepans, did not look like the pictures â stay could be improved with a bit of tlc for the house. late checkout was confirmed night before (2 hours extra 40ÂŁ but manager / cleaner were there at 11 requiring no late checkout - very stressful as our 9 year old was asleep and unwell). Had a good stay despite this.

Bedrooms were comfortable. Idea of two bathrooms was great however we all used the free standing shower as the main bathroom had a bath with little headroom to stand comfortably and have a shower

The location, the apartment, and the host are the reasons it would be a top choice for our next stay. Not much to dislike.

- Kathrin (7/5): Overall great place to stay. - The location was perfect. The apt was very nicely kept, furnished and clean. The facilities of the bathroom were a bit outdated and worn, it seemed. Showering was tricky as it was hard to calibrate the right water temperature (no modern mixer tap). Water pressure was also very low. And the toilet flush wasnât always working properly either. Not very convenient for any guest, Iâd say.

- Laura (5/5): If the location had been what we expected, they other things would not have mattered as much but it was a totally misrep - Was a fairly clean and well layed out apartment not bad. The location was totally different from where it said on the map, they donât tell you until 3 days before and it was in-walkable to the places it suggested it was. They have numerous properties some of which must be in a good location but this one wasnât advertised at the time of booking on the website (although they updated photos later on) and the standard appeared a bit different. It was underground with very little windows to open. Difficult to find and numerous things wrong with it. The bath was dirty kept bringing up dirt from the drain when using it, the dishwasher was broken, which they pretended not to know about but the reviews of the previous tenants showed that it was also broken then. There was no curtain in one of the bedrooms and the light from the barbers shop upstairs was blazing through the room all night making it difficult to sleep. They did come half way through our stay and put a curtain in. But it is definitely not worth the price, totally over priced for what it is.

It was our first time in London for celebrate the Birthday of our 4 year old daughter. We made a reservation for the apartment on Kensington High Street from booking.com. The flat we stay is not the same as we booked and they decided to put us at another address without sending us the photos of the place where we would be staying and without notifying us or given us the options to choose and to accept it or not. Theyâve had the cheated us, put us in a lower apartment on Fairfax Place, totally different to the beautiful apartment which was published on Booking with an address on Kensington High Street. They hasnât giving customers the right or refunded.
The Fairfax Place apartment has NO windows, the only way to get ventilation is through the front door, but it has a lot of flies. The bathrooms were full of hair, the kitchen refrigerator was old and gross, dirty and not freshly cleaned.
This property was really disgusting and it wasnât cleaned until the next day when we complain. They also come to fix the TV but when I ask about the dishwasher the guy told me comes to apartment only for 3 things; which would be cleaning the bathroom drains, unclogging the bathroom sinks and fixing the TV. I felt completely cheated by this people.
I see theyâve updated the information and had the decency to post pictures of the other apartments, including Fairfax Place. Regrettably they expected to frustrate customers and have serious complaints on Booking for the fraudulent behavior they were having.
We made several complaints on Booking, people understood our situation and tried to help us, it is difficult to accept, but unfortunately Booking is not responsible for what people advertise on its platform. That's why it's important to post real photos in the review so that other people have their right to choose.

- Belle (8/5): Comfy 2bed flat in fabulous location - It was a raised ground floor 2 bed apt with 2 bathrooms. Very clean, fabulous location. Comfy beds & good quality linens. Communication was good & check in was welcoming. Washing/drying machine. & drying rack were helpful. We would definitely stay here again. Not a biggy at all but⊠Kitchen could do with better quality crockery, champagne flutes & more utensils for cooking.

Clean bedding, and towels, plenty of shampoo & conditioner. apartment is older, window open and closed with difficulties, doors had problems with locks, living room blinds didnât work very well, we had kids slipping there and it was impossible to blackout, we only had one toilet paper roll.

It was a fraudulent misrepresentation. The apartment was below street level without any windows. The area was not located as advertised and was far from any amenities. The apartment was not the same as the one advertised on booking.com - a fraudulent misrepresentation. The owner did not respond in a positive manner and became abusive in his replies. The owner did not meet us at the property, kept us waiting in the street for more than an hour and ultimately send a handyman to attend to us.

Communication with the property was good once we moved to WhatsApp Minor issues but for the money you pay not quite up to standard. some of the sheets were stained, one shower didnât drain and wifi on the TV was not good so channels dropping in and out. Also some areas of the apartment were needing maintenance. Shelve in the lounge hanging off and back bedroom window didnât close.
- Ann (5/5): People should know that the pictures you see are of an apartment that you may or may not get. This unit was fine for us - The property is located close to several tube stations and is in a nice neighborhood. It was plenty of room for our family of four and worked well for our week in London. It took two hours for someone to come let us into the property, so we had to wait on the sidewalk with inconsistent communication about his timing. We were told to take out cash for a deposit that we then did not need. We had three bathrooms: one had a door that did not shut, one had no door, the one with a working door had a shower that soaked the whole bathroom and a sink that did not drain. Since it was a basement apartment there were no windows that opened to outside. One bedroom had no curtains to the one area that had skylights.

- Shelli (2/5): Very poor - One of the rudest agents I have ever dealt with, the flat is nothing like in advertisement and is actually a complete different flat entirely and staff sent us pics 4 days B4 arrival reconfirming pics as advertised as being our exact flat. The bed was absolutely horrific so a new one had to be brought in after much hassle. Anita was super rude and I have her voice notes. She spoke to us as if we were poor out of touch travelers, Little does she know! I was assisting my son's family and I am actually the one who booked so was the one to assist since sons wifi was acting up and to call direct to UK while in UK is like $5 a min. Needless to say they got thru it and got out. I think in the future dealing with And K is not advisable unless u want some agent to say to " you asked for 1 bedroom flat and that's what you got so why are you complaining".... I am still trying to process that statement. We asked many times B4 paying if it is exact flat as advertised and was promised yet and then lied to. Tell all of them at K&K to learn how to be honest and not diseptive just to see numbers go up.
- Caroline (2/5): rather choose a hotel as you will get a better value for money - the location for the late check-out I was asked to pay 50GBP (first time for an apartment rental or Airbnb). In addition to that I was asked at arrival, without any warning, to pay cash 200GBP for deposit without any contract. I was forced to sign a document where it was stated that the cleaning fees would only cover 2h cleaning and any additional time would mean an additional fee of 30GBP bearing in mind that the apartment was not on perfect shape (see picture below). No AC and apartment very warm. The sofa bed is small and only suits for 1 person.

It is in a great location but the facilities need to - good location The apartment was not cleaned when we arrived at check in time. Beds did not have double duvet covers. only two singles per bed which made it uncomfortable for a couple to sleep. Sheets were ripped. problem with the boiler losing pressure so no hot water on day 1. luckily my husband managed to fix it as no one replied in time. also no TV channels. have to rely on Netflix to watch anything. Very noisy street and neighbours.
