Guest Reviews
- Daniel (1/5): Avoid like the Plague, as you might catch the plague. - Absolutely terrible. Obviously an HMO which is being sub-let Filthy dirty. Stained pillows. Toilet was down a flight of stairs and shared between all HMO occupants. Bathroom was up a flight of stairs and was shared by all rooms too. State of disrepair was shocking. Bathroom door handle was hanging off. The whole bathroom stank of weed. Hairs and filth everywhere.

- Briceno (10/5): Great location and stay - Was a very good stay! All that wss needed was there. Nothing
- Rose (5/5): Passable - Parking bay allocated as requested Poor quality of room. Flooring chipped and jagged in places. Had to fix the curtains back on pole. No warning of slight step into room. Husband took a nasty fall entering the room
- Sean (10/5): -
- Daniel (5/5): Alright for an overnight stay. Bit pricey for what it is really. - It was close to our event, it had a comfy bed and was easy to get in (for check-in) Room was so small and just had a bed and wardrobe in it. Only ideal for an overnight stay for a concert really, shared bathroom, toilet and kitchen. No clean cutlery and no forks at all. Shower was tiny!
- Carolina (10/5): I wil come back again - Close to centre and easy to access Everything was ok
- william j (10/5): - Overall, the experience was great. The location and condition of the property were exactly as described. The option of late check-in at no extra charge was a big plus and very convenient, especially when visiting central London.
- Sara (3/5): The host seem to be as polite as possible, considering that he was unaware that the room I had booked and prepaid for wa - It seemed to be a fairly good location, but it was late at night when I arrived. The host was able to speak with me on the phone about how to access the keys, via the key box on the wall outside. However, it appeared that someone else had already booked the room or perhaps they were squatters and somehow got access to the room without permission
- Aaron (1/5): - It was easily accessible The room was unclean. Coffee stains on the floor. Dusty bed sheets so easy to tell they hadn't been changed for ages. The pillows were very small and smelt like cheesy feet. We left after an hour and didn't stay the night.
- Sumpter (10/5): Comfortable and great location. - Exactly as advertised. Good location. Host was easily contactable and messaged me prior the check in with instructions. Thank you very much!
- Katarzyna (6/5): - Opcjana parking, lokalizacja, dobre połączenie z cetrum miasta, pomieszczenia czyste, ale kwestie kosmetyczne pokoju są potrzebne. Łóżka czyste i schludne. Brak lampki nocnej, trzeba było zawsze zapalic ogolne światło, ściany brudne, w pokoju bardzo gorąco, słychać lokatorow.

- araujo (10/5): London stay with family - I was very happy with my stay. Excellent location. Parking available. Really clean and the owner very available for all questions Simple place with an affordable price. Nothing to say indeed
- Ivan (1/5): It will be the first and last time I book a private house - Nothing I was in a garage

- Aleksander (1/5): Dirty Misleading photos – dirty and smelly place - Nothing Very disappointed. The photos shown on Booking.com do not reflect the real condition of the property. The room and common areas were dirty and smelled bad. This is not a real hotel but more like a shared HMO accommodation. It should not be advertised as a hotel. Definitely not recommended.
- Pat (6/5): - La habitación pequeña pero limpia Lo único que no me gusto que las duchas están en el 3 piso y eso fue incómodo
- Tondo (4/5): - I'm disappointed tv not working and there is no fair of slippers. I'm not booking again the price like a regular hotel but facilities are not
- Sarah (10/5): Nice clean room - Can't complain about anything. Booked a room for one night. It was neat and clean shared toilet/bathroom and kitchen all very clean. Room was basic but only used it to sleep it had everything you needed ieven had tea/coffee/sugar and nice touch with biscuits. It was very clean. Great location close to everything cant complain about anything.

- Samantha (1/5): Dirty and unsafe! - Fairly close to Brixton 02 academy This place is listed as a “hotel” but in reality it’s more like a poorly converted shared house with six rooms, a shared kitchen, one toilet downstairs, one full bathroom, and one small shower room upstairs. I’m not even sure what to categorise this as, but I’m relieved we only stayed for one night. It was possibly the worst night I’ve ever spent in Brixton.
The check-in process involves fiddly physical keys, which feels completely outdated. A digital lock system with access codes would be a major improvement, but that’s just one of many changes needed for this place to even deserve a single star.
We were a group of five and booked three rooms: two doubles and one twin. The so-called “twin” was actually a single bed that pulls out into a double, meaning two fully grown men ended up sleeping practically on top of each other in the smallest, hottest room on the top floor. It was incredibly uncomfortable. While technically a photo of that bed setup is shown online, it’s extremely misleading to label it as a twin room. No one booking a twin expects a cramped pull-out in a box room. A clear disclaimer should be added because without it, this feels like blatant false advertising.
To be fair, the mattresses weren’t bad in of the rooms, but the bedding situation was awful. One flat pillow per person and a duvet cover pretending to be a sheet. We flagged this, and a lady who seems to live on-site tried to help, but communication was difficult and nothing much came of it.
I was cold all night as my sheet didnt cover me, only my partner in what was meant to be a king size bed.
What really concerned me was that my son and his friend started itching badly as soon as they got into bed, which makes me suspect there might be bed bugs.
Now onto the worst part: cleanliness. This place is a complete dump. While the bathrooms had basic surface cleaning, everything else was grimy, mouldy, and falling apart.
- Simon (3/5): Poor -
- B (6/5): Pleasant - it was very convenient to where we wanted to be and was very good value for money. good location and very friendly owners who were helpful there was a stain on the pullout mattress. shower head kept rotating and wouldn't hold in place and the shower door didnt close properly on the right hand side shower room.
- Snow (6/5): Pleasant - Lock broken on bathroom..unable to get out !!
- Reuben (7/5): Good -
- Paul (9/5): Superb -
- Fermin (7/5): Good -
- Ndrea0 (4/5): Disappointing - Condition is no for that price, is to hot and dont have any fan, is to cold the fan is no on . Share bathroom with 5/10 in middle of shower is just cold water and many little things.
- Nidhin (9/5): Superb -
- Nidhin (8/5): Very good -
- Andrew (10/5): Exceptional -
- Harry (1/5): Budget hotel in price and quality - then try to fleece you after the fact. - Cheap, budget hotel near Brixton center. The property was run down, dirty and not cleaned to an acceptable standard upon arriving. There were no real facilities (no mugs, no water bottles, shared toilet which was occupied for over 2 hours in the morning). Then the property attempted to charge me £40 for a towel which was dirty - because the bathroom had been occupied for 2 hours - when the towel itself was cheap and poor quality.
They've then commented saying "vomited the bedroom and left everything a mess", yet the payment request I received mentioned nothing other than a single spoiled towel - again, for which they tried to charge £40!
- Sean (10/5): Exceptional -
- Tawa (9/5): Superb -
- Maddy (8/5): Very good -
- Max (2/5): Very poor -
- Agnieszka (8/5): Very good - Very nice and clean kitchen the room was ok for one night small but enough. The shower can be cleaned and repaired
- Rory (10/5): Exceptional -
- Iamorion (7/5): Room was nice, warm and clean and was ideal for a random night out in London - The property to me felt more like a cheaper hostel than a hotel but that's not a bad thing, it was half the price compared to the next nearest chain hotel, shared toilet/shower room(s). Room was nice, warm and clean and was ideal for a random night out in London
- Joanne (3/5): Poor - Marks all over the walls, room generally was dirty, didn't feel clean.
- Susan (8/5): Very good -
- Robinson (10/5): Exceptional -
- William (10/5): Exceptional - great beds for if you pull a girl on a night out nothing
- Mian (1/5): very bad - non very bad service, first thing the bed was very small and last story ,no airs-small stair , bad room last story no good, kitchen no comform,no presence of owner to tell the people. we european we do not accept this kind of service nor living standard, we paid for two night but we stay one night because no hygene and service.

- Banti (1/5): Bad -
- Chris (7/5): Good - Big room No mirror or bedside lamps
- Lisa (10/5): Great location, easy beautiful house with a fully accessible kitchen, shower and bathroom. Lovely seating area outback. - Ease of access & communication. Great property in a great location N/A
- Moore (1/5): I would give this a 0 Rating - Nothing Very sorry but we couldn’t stay here The room smells musty . The toilet and shower room are in the hallway which are shared with the rest of the tenants. This information was not provided… we left about 11:30 PM and found somewhere more suitable and smells much better.
- Kirby (7/5): You get what you pay for - The best was pretty comfy and well kept. The room had everything we needed aside from a lamp but that's not a requirement.
There was a complimentary biscuit which was very sweet and lovely.
It was easy to access and we felt safe. It wasn't clear that there wouldn't be a shower of any kind. The listing said "shared bathroom" which turned out to mean just a toilet and wash basin. It was fine since we only stayed a night but it was slightly unexpected.
The room was also slightly grubby in places and poorly decorated
- Franco (7/5): Good -
- Marcela (6/5): Pleasant -
- Julija (3/5): Poor - The bedding was clean and smelt nice. Towels were provided as well. Easy access, clear instructions. Plates, cups, and glasess in the kitchen to share presenting. Good location, 16-minute walk to Brixton metro, Victoria line. Easy yo get to the center of London. Filfy place, rooms are dirty, walls need painting, floor needs changing. Cutrains, windows very dirty.Toilets an bathroom very dirty, I need to push myself to step into the bath to have a shower. It was hard to brush teeth in that sink.
Where is one toilet downstairs-dirty as well.
When I was looking for accommodation I was looking for cheap stay only for 2 nights. 3 people stayed in the room. There were 2 beds, drawers, and a small wardrobe. It was cheap, as I said, but I would never stay here again or recommend it to others. Especially if you have kids, this is not the place to stay. I was glad because the majority of the time we were out and only came back to sleep, that's all.
- April (7/5): Good - Good links to buses, close to shops Beds were slightly uncomfortable
- Agnimel (1/5): Bad -
- Mohamed (10/5): Exceptional -
- Anonymous (5/5): Passable -
- Gary (8/5): Basic room, but was clean & tidy, good for a one night stay. - Basic accommodation, but was good for what I needed. Milk powder to make a drink in the kitchen, needs a tv aerial so the tv would work.
No shower or real body washing facilities .
- Ivan (7/5): Good -
- Ashley (7/5): Good -
- Derion (3/5): Poor - Not a lot The room was meant to be a twin room and it was a single pull out bed that took the full footprint of the room
- Andy (6/5): Thanks for the stay - Convenient & clean No key yo the kitchen door
- Milena (8/5): A nice place, I recommend - It was a nice stay. The owner was really helpful, he let us check in earlier without any problems. The house itself was clean, the kitchen was fully equipped and the bathrooms were fine. There were 3 bathrooms/toilets, so I was positively surprised, I never had issues with waiting to get there. A shop and a bus stop were very close, an underground station was 15 mins away. The room was small but comfortable, the only problem was that it could get very hot and that everyone could look into the room as it was on the ground floor from the street side.
- Anonymous (9/5): Superb -
- Sathveeka (7/5): Good -
- Oliver (9/5): Superb -
- Ian (4/5): In desperate need of a make over - Hard to find anything positive The room, the shower, the location, not what is showed on the advertisement.
- Kieran (6/5): It was pratrical but not really comfortable… - Sleeping Thé neighbour
- Sheila (6/5): Pleasant -
- Therese (5/5): Passable -
- Anna (6/5): nice house but doesnt feel very private - great kitchen, good system with self check-in. tiny room and no reading lamps, tv or bedside table. a bit uncomfortable for a longer stay.
- Victoria (8/5): Great location, reasonably priced and clean - This place is a gem, reasonably priced and clean and tidy, we were very happy to stay there. Could've done with a long mirror in the room and perhaps new doors on the rooms as they were a little thin/old
- Noelia (10/5): Exceptional - Everything excellent: customer service, kitchen, location, cleaning, bedroom…
- Edmund (9/5): Superb -
