• Efraimidou (10/5): - We really enjoyed the ambience and the location. The room was bright and spacious. We had the suite with the balcony which was the most worth part of the room as we had view of the square and the canals. The mattress was a bit uncomfortable but this could easily be changed.

• Calin (8/5): Wonderful city with a different face each time. - I liked the location, not too crowded yet at a convenient intersection for all Venice. The room was small but very cozy and well organized, with 3 windows which meant I could open the windows as well as have some natural light. Also the room was very clean and chic. Kudos to the cleaning staff as well, i came back in the night to find a clean, neat and well made room ! I liked the walk-in rain shower. I had a small kitchenette, with some tea and coffee available. And more than 2 hangers you usually get even in more expensive locations I've been to !!! :) Hint for future Venice travelers: go extra season, go when it rains - you'll find everything very enjoyable when there is less people crowding everywhere. The islands as well are a treat in rainy days and especially in the evenings when the main people wave is lower. You can take very nice walks on Murano, Burano, Torcello. Even Lido worth visiting off season! The walls are a little thin so you can hear other people in their rooms, for me it wasn't a big issue (as I roamed Venice till very late hours and fell asleep instantly) but maybe get some ear plugs if you are a light sleeper. Read some comments about the beer bar below (which i recommend to try) - which closes around 1-2 pm so expect noise till that time - not the Hotel's problem - but again expected in Venice or other tourist cities. After roaming all day it was not an issue for me.
• Linn (8/5): - The location was great with a beautiful view from the balcony and the room was cosy. The staff was fantastic, answered all questions within minutes. We could store our luggage for free when arriving early, perfect. We where two friends travelling so we asked if the sofabed could be prepared for us and they made it for us which was kind, but the sofabed was really really terrible. I mean TERRIBLE! I often sleep on sofabeds when travelling with friends, and I usually sleep easily. Thankfully I could crawl in to bed beside my friend, but this sofabed should not ever be used as a bed ever again.
• Chloe (3/5): Dirty - The location was good It was really dirty, the bed sheets had stains on and so did the towels. There was an adjoining door to the room next door which meant you could hear every little thing that happened in the room next door.

• E (9/5): Very nice. I would stay here again. - The room was very nice and I loved having a balcony. The AC didn’t work very well, but we opened the windows at night and that helped us cool off.

The interconnecting room situation meant a we could hear everything between us and next door. The main door was also not well sound proofed so it got quite loud. We used ear plugs so we still had a pleasant stay and would come back.

The room was sound proofed from the sounds outside, but it was connected with the other room through the door and we could clearly hear the people in that room. Everything else was great!

So many stairs but we weren’t aware of this and my parents have bad knees. Definitely not comfortable for 4 people.

The view from room 5 is extremely beautiful and the location is very close to everything. The room was clean, spatious, elegant and cozy. The communication with the host was smooth and easy. We loved everything.
• Maurine (7/5): Pleasant - Great Location, on a quiet corner of the square, easy access to shops, and restaurants. Small clean room with a high ceiling. Single Room #1 is right by the stairway and can be noisy at times.
• Tina (1/5): Vomit on the stairwell was left for over 12 hours despite manager being told. - There was vomit on the stairwell for more than 12 hours despite me communicating with the manager that it needed to be cleaned up. I was told they would not come until the morning. The manager is not on site, all check in and support is remote which means they cannot clean things like someone vomiting in the stairs.
• Julia (9/5): Loved it, would definitely book it again. - I so enjoyed to stay there it was the perfect apartment for matching my needs. Very clean and comfy, a beautiful view over the city from the balcony and a great neighborhood. I have no complains except the wifi connection was not so good, I mostly used my own mobile data roaming. And I could only open one balcony door, that made it difficult to reach the balcony effortlessly with having stuff in my hand.
• Nataliia (8/5): Very good - Super nice location, very clean. Room was equipped with all necessary staff. Amazing view from room on channel and bridge. Cozy bar on ground floor (but it is also cons). My room was just above the bar which works till 2.PM. The bar wasn't noisy, guests were very calm and I didn't hear them. But all the time was a low vibrating noise (seems like from technological equipment, fridges...i don't know), I didn't sleep and I was destroyed.... Early morning (4-5 AM) boats start navigating, and it is also a source of noise, but it is a price for a channel view from your windows🙂. The size of room not correspond that one indicated in description but for one person it is enough.

• Ruan (10/5): Romantic, stress free and breathtaking. Venice we love you and we will miss feeling like we like in a romantics Venice t - The room was a dream. Aesthetically, clean and so beautifully built. Staying here exceeded our Venice experience expectations by far. The balcony is beyond words, breathtaking. Although there is a bar downstairs you don’t hear a thing! Shutters create a perfectly dark space you can get the best sleep in - if you choose to. Worth e.v.e.r.y s.i.n.g.l.e cent. That we don’t live there.

• Louise (10/5): Perfect stay - The location was perfect. Slightly quieter area but right next to a busy main shopping street. The view was beautiful-as any view in Venice is! I recommend checking in online as the other hotel to check in is about 8 mins away, which isn't great with suitcases on the bridges. You check in via WhatsApp which is so easy. The room was massive. The facilities were brilliant and such a good shower. The staff were very responsive and someone came in everyday to give us clean towels. I would recommend and would stay again. It was just missing a full length mirror in the bedroom.

Really clean, house keeping came everyday! Perfect sight room for our 3 day stay. Perfect that we had a fridge as well to keep drinks/food cool as it was really hot! A/C helped a lot! Could not fault the staff, very helpful and friendly and check in location was really easy to find! Only downside I would say is that you could hear a lot of noise from other guests in the building.

The staff was always helpful and the rooms were cleaned every day. The rooms looked new, beautifully decorated. The view to the canal, the square and the church was amazing. The room super - exceeded our expectations. We had a great stay!

• Luka (7/5): Good - It’s a fair solution for a very short stay. Professional and kind staff. The building seems to have a greater problem with noise than the rest of neighbourhood since it hosts an beer bar at the ground level. The room space was smaller than in the picture.
• Stuart (9/5): Super clean and perfectly located - The view was ideal, the shower was great and there was even a kettle and tea/coffee provided. The location was also perfect as it felt set back from the main thoroughfare but was also very close to everything, including shops, cafés and restaurants. A second cup for hot drinks, or even something sturdier as the one cup provided for coffee/tea was not ideal. A fan would also be a great addition.

• Katherine (10/5): This was the perfect place for my family. Also, the staff helped get a water taxi for my parents at a moments notice. Th - The location was great! The rooms were beautiful and clean. House keeping was a nice surprise. The staff members were incredibly attentive and helpful. We loved the beautiful balcony on the top floor. We enjoyed it all.
• Martina (10/5): Exceptional - The location was close to the downtown - around 15 minutes by foot. Still, water taxis were situated close to the apartment, so we could also move this way. There was also the little local pub right underneath the apartment, therefore we could take crafted beer with a nice view of the little town square and canal. The space in the house echoes slightly, so you can hear the neighbours from the next room from time to time, but it didn't bother us in any way.

• Michael (10/5): Get the quadruple room with the rooftop balcony !! Its an absolute stunner. - The location and the room were fantastic! Communication with the host via WhatsApp was quick and easy. The check in was a little complicated but it worked in the end. Booking.com also did not show us which images belonged to which room on the booking. I wish there was a better way to display them.

• Anonymous (1/5): Courtesy smiles disappear when things go wrong - You can easily distinguish good service from bad service when something goes wrong. We were locked out of the building and left waiting for almost an hour in the cold and after that couldn’t even sleep because of noise and light!! We weren’t given keys to open the doors to the building and our room because they open electronically using codes. Great technology left us out in the cold till the nightporter from Hotel Antico Doge (10 minutes away), which manages Fosca rooms, came over and finally opened the door. Somebody had locked the door from the inside. Had we been given a simple ordinary key, we would have opened it ourselves and avoided all this ordeal!! After standing in the cold for almost an hour, we thought we could finally sleep. But no, the room was right over the noisy bar downstairs which is crowded till very late. Moreover, our room was separated from the next room by a connecting door. When the people staying there got back and switched on the light, we could see it through the door frame right next to our heads! We could hear all they were saying and all their movements and noises. It was terrible!! The following morning we were quite upset and we went over to the Antico Doge to complain about all this. The person at the reception had been informed about the key (or rather, lack of it) incident and promptly said “I’m really sorry. This has never happened before”. Seeing that we were quite upset because we hadn’t rested at all, in a rather unpleasant tone she added “Well, I’ve already apologised. I can’t do anything else!” Seriously!! After all, we paid for a night to sleep and rest, which we didn’t!! Nice decorations are not enough to make a room comfortable!! Moreover, we were locked out at night in the cold. A partial refund would have been in order. However, just some empathy with upset clients and maybe offering a tea or a coffee, since breakfast was being served at the time, would have done the job and not cost them the world!!

• Adolfo (9/5): Overall we enjoyed our stay and had a great dinner in the close by restaurant. - Very good location to visit Venice. It gave good feeling of Venetian life. Unfortunately it was a bit of noise due to the rubbish collection early in the morning. This of course to be expected and needed but still unsettling. During our stay it was construction beside our hotel adding to the noise but hopefully this will be only temporarily.

• David (4/5): I don’t know if I would trust priceline with booking your hotel in Venice - The location It was very confusing to find the hotel where you would be registered and receive your room key and then you would have to go to another location and that is where your room would be located. Dennis is a very difficult city to navigate, especially Karen, luggage, and this inconvenience made our stay very dissatisfied.
