Please contact - The friendly caretaker she was amazing The manager and owner have dodged and deceived once ready for checkout. After instructions from Michail gemtmen that opens and showed room. Stating that's it's an additional 200 if wish to kep key for night or 1000security.i paid with card and was assured money back next morning. Stilll being ignored by management and am out of pocket plus room. Was in kept to say the least

- Lisa (1/5): If I could give negative stars I would. - Accommodated us with a last minute booking when our original booking for another location on a different site fell through at the last minute Had said it would be 9:30PM by the time we arrived, explaining another booking fell through & we were grateful to have anywhere to stay for the night. Upon arrival, we were met by a long term resident of the premises who was instructed by the owner to let us in & show us to our room. It was not this guest's fault as she was only a tenant herself but upon letting us into the area where the room was, we found that the room was locked & the guy "Mike" had left with the key so we couldn't get inside. The premises was dirty & cluttered. We had to wait 30 mins until Mike finally showed up with the key. We spoke to another guest staying there who warned us that he was told he had to make a deposit to get a key to the room. Armed with this information when Mike said we had to pay $200 as a deposit for the key, I told him we had paid online & that we had already settled up for the room with no mention of a further deposit anywhere. He seemed satisfied with this information, gave us the key &left. Within 5mins he was back at the door saying we had to return the key & that we had to pay the deposit if we wanted to keep it. I calmly explained how we are 2 young women travelling a country unfamiliar to us on our own & security is paramount. We did not feel comfortable staying in the room without a key so I declined to give the key back as it was never listed anywhere about the additional charge. The owner Keri rang me & yelled at me down the phone insisting we had to pay the deposit & threatening to call the police. I told her to call the police, that I was close to calling them myself & she hung up on me. Moments later she called me back to say we didn't need to make the deposit but we had already given the key back to Mike out of fear. I have never been yelled at like this in my life & I am disgusted by the treatment we received.

- Jon (2/5): Never again - The only good thing was the location The property was not clean, we couldn’t use the microwave it was filthy, we couldn’t use the washing machine it was full of dirty towels, the bathroom had used soap bars and all the containers of shampoos etc where all empty or close to it. The carpets are all dirty and stained. There is dust every where and the floors were dirty. There was mould in the bathroom. The aircon didn’t work in the bedroom tv seems to have no ARIAL or internet connection. There is an old car in the front yard d gutters fallen down blinds from the double story windows and old solar panels piled up in the front. The worse part is you can not lock the room there was no key for the back door or front door only the gate and the property I shared with up to four other groups who could enter your room when ever they like while your out. Even the fridges are not turned on when you arrive and your asked not to use them unless you have too!!!
The bed sheets have stains on them and so do some of the pillows.
I have multiple photos and videos time stamped from out arrival and when time permits I will be sending through everything to booking.com and giving an honest review on line
This was more of a back packer style accommodation that I would expect to pay $80-$100 for a night not over $500 dollars.

I stay at a lot of holiday ins when work requires me too and nothing like this place have I seen so many invasive cameras and no privacy to conduct any work related matters. everything to be honest for the price of the one n9ight stay it was very low class and to have a key to your room you had to pay in cash $55.00 dollars on top of the room cost that was told it would be returned after check out however I did not feel safe or comfortable tp stay till check out in the morning I had decided after not being able to sleep due too the noise I left at 4.40am and went to work to complete what I needed prepared for a meeting .

- Murdo (1/5): Shit - This is the worst place I have stayed in for over 40 years. How this place is even supported by your company astounds me. Over an hour to actually get a pass number to the room. There was no coffee in any of the jars. No water, place is dangerous and is a fire risk. Room was shit and no top sheets, tv not working properly. My room had balcony with views, all I could see was the back of a house. Could not use the so called balcony because a rotten tree had fallen across it. This place is bloody dangerous and should have been closed. Disappointed in your group supporting such poor accommodation The place is dangerous and a future fire risk. Should not be allowed to operate

A cesspit of little rooms shoved under a house.
Not a holiday Inn as listed..a decrepit dump with boarding rooms under it.
Our room on entry stunk of mould.went to turn light on and a cockroach was on it.
Pulled back sheets and firstly there is a dead blowfly in it.sheets look like bed had just been made from previous person.
Took off my shoes and feet instantly soaked.carpet was full of water..mould growing up the bottom of the walls from the water.
TV was only partly working.
Garbage bin was rusted to the floor.had to kick it to move it.
Barely enough room to move in little room.
Share kitchen filled with grubby cleaning equipment so couldn't even get into it.
Half a roll of toilet paper between 4 people 3 of them women and no spares.
Garbage bags piled up at the base of the stairs.
The most putrid place I have ever seen.

- Tania (1/5): DONT EVER STAY IN THIS FILTHY PLACE. - Nothing It’s filthy, garbage bags on the internal staircase, dishes stacked on the sink, sink was filthy, floors were filthy, bed smelt like dog, cockroaches running around on the floor, bins not emptied, bathroom toiletries looked like they were leftovers from someone else, no way is it a 4 star place. Extreme rip off for $225 a night, backyard hadn’t been tended too in a very long time. Whole place smells of mould and rising damp as soon as you walk in.
I booked online for 3 nights, as soon as it was light after the first night I left. They were walking around upstairs making noise till midnight, I got a whole 4 hrs sleep.
This place is just someone’s home that didn’t meet an Airbnb criteria. The under section of their house has been turned into bedrooms with locked doors. Oh and then there is the $55 key deposit paid directly into her pay id, I did get that back after numerous messages. I’ve put a formal complaint into bookings.com. This place will not refund. This place is nothing more than a money making pit for the Asian family who run it.

Had to pay $55 deposit for a universal key so I think all rooms might be open by 1 key so no security. This was a filthy scam not as described in ad still waiting for key refund 3 days later. Left soon after arriving asked for refund unlikely to happen this property needs to be taken down from booking.com worst place ever booked is a con job and a rip off.

Could not get a key without paying a $55 key deposit which took four days to be refunded.

Bed had random hairs on it.
Every surface was dirty and would be surprised if it had been cleaned in a few weeks.
Bathroom was feral and I had to go find my crocs to wear..... Did not use any of the communal bars of soap
I decided to stay out as late as possible and leave first thing to minimise time in the room.... I actually left feeling dirty.
Booking.com should really look into this place as it should not be a place to stay as I am disappointed that you allow it.

No fire maps or emergency exit sign, there was a stain on one the bed sheet, there was what looks like bags of rubbish on the steps to upstairs of the property, no battery for the remote control to the TV, the single bed felt uncomfortable, there was a thong, glasses case and a small container under the bed that I slept in, the coffee cups had stains on them.

- HILARY (1/5): We did not stay as it was horrid. - nothing it was misadvertised as luxury inn but was a very poor version of a backpackers. There was no lock on the door and the bathroom facilities were locked and along an outdoor path. We had only booked hours before and had no idea what the property was really like. We are a retired couple and could not cope with this set up, so rang the owners and requested cancellation and refund as we did not stay. Neither the owner nor booking.com helped us with getting our money back, which was over $200 for a night which we did not use. We were at the property for about 15 minutes in total, not using any facilities. No one was there to meet us, and if we had needed to use the facilities, there was no key.

- Daniel (1/5): The thing of nightmares. Disgusting and very scary - It was extremely dirty.I had to clean poo of the toilet, no vacuuming. Smelt like mold and cigarettes. There were cigarette buds all over the place. Cameras watching your every move, dirty dishes. Looms like bedding wasnt washed. Just felt like some bugs were gona crawl all over us and worst thing yet... my son picked up a baggie with used drugs in it that was in amoungst our bedding when we pulled it off to wash the dirty bedding.
I also had to clean the toilet, there was poo all over the seat and used toiletpaper and papertowels on th bathroom sink.
Extremely unhealthy, just horrible to have had this experience.

It looked as though someone had just crawled out of the bed, rubbish bin full, 1/2 drunk can of Pepsi on dresser. IT WAS THE MOST UNPLEASANT EXPERIENCE EVER. I did not stay the night for which I paid $180. A Holiday Inn it is not. Owners were not helpful either. Reported it to Booking.com also. Also asked to walk down the unlit side of the house.

- Christopher (1/5): Litterally uninhabitable - Nothing. It was too filthy and unsafe to stay in. I’ve seen cleaner squats and trap houses. I’ve litterally never seen anything this filthy. Smells like a mix of shit, urine and cigarettes. Garbage out in open all over the house. The room was not made up for us before our arrival and was incredibly filthy. Host asked for our eta and told us to call them on arrival for check in - arrived exactly at our stated eta and called the owner only to find out she’d blocked my number. There are no locks on the doors. We left and slept elsewhere. Host refuses to speak with us.

There is people sleeping in random rooms and she doesn't even know. She tried to put me in a room that someone had slept and spewed in. Squatters in the back rooms.
Then would not answer my calls to tell me what I should do. Another resident from the main building come out and tried to assist me as I was trying to process the fact I was left with no where to rest my head after trying my hardest to get something sorted. The rooms inside the main house had not been cleaned either. You don't receive your own key for your room and even if you did every was breaking in and helping themselves. The lady did end up putting helping and out me in the other house 1 Regent St (spelling could be wrong) which was ran down.. disgusting.. and an actual health risk.
I have photos. Then the man who helped me from the main house without my knowledge booked me another two nights. *Another issue no refund was given for the extra night he paid for that I didn't use as I did not feel safe*

The lady said she would refund me my 40 pet fee because of the inconvenience but I said that was not acceptable. That money still has not been refunded. And then the second night I stayed, a man came to the house looking for his room. I told him no this is my room, while the lady was on the phone to this man I asked if I should take them down to the other house and she then told me i was not meant to be there I was not they're guest. Then she hung up. After this I received a threat by message that I had to leave when I explained multiple times that the man *Brad from the first house paid for me too stay but that wasn't ok with her. But she didn't even send someone to clean my room before letting anothrr group stay in there.
It is all horrible and unacceptable and needs to be sorted.

The owner lives on-site and was available when the code she had given me to get back into my room didn't work. Thank goodness! The bed had dead insects on it, and the glass was disgusting 🫣 The yard was unmaintained with broken seating out back. It's definitely no good if you have animals.Although it had a code to get in, the safety latch inside didn't lock, so I didn't feel completely safe as a solo female traveller. Would I stay there again? Definitely not!

It looked like a run down house nothing like a surfside boutique. It was advertised as a surfside boutique when it is a run down house. My partner booked the premises for my birthday for a 1 night night stay. We complained to both XYL surfside boutique and sent an E mail to booking.com. Got a response from XYL telling us the meaning of 'surfside'.😂

For the $248 per night, it's not worth it. The grass was long and at night it was pretty dangerous walking around the back we tripped over the deck and it was just lucky that we were not hurt The bed was old and made a noise every time you moved dangerous getting into the property
