The whole building was rickity and didn't feel fire safe...the lift was dodgy so advice to get to the 4 th floor was go to the 5 th and walk down. The air-conditioning unit clanked and croaked and spewed out smelly air...the room smelled musty . The air conditioning unit was dirty. The shower area was poorly sealed and finished so appearing dirty

Lots of food options, massage and nail shops downstairs and around the hotel. Short walk to night markets n pratunam area. Big C, Central Mall, 4 face buddha and other big malls are walkable distance. We really liked our stay here and will be back to stay here on our next trip to BKK. The bed was too soft for us.

Maybe water pressure and temperature was ok in one of the showers. very promises photos, but in reality, you don’t want to be there, sit or lie on the furniture. I don’t know about upper floor rooms, we had on a ground floor two bedroom room, awful smell, you cannot turn off aircon, no windows in main bedroom, water drain didn’t work in our room. Only one sink right in the room. So, if you went to the toilet in other bedroom, you need to wash hands either in a shower or go to another bedroom. Rooms looks like for the parties or specific films. Windows would say are fake, as you cannot see outside. The only one, which you can open or see something is front street, where smoking area and garbage. In the night, I was feeling that something crawling on me.

The only place where you can have water is inside one of the rooms so no privacy if 2 couples. The cost is good and aligned with the quality of the accommodation.

- Dearne (5/5): Would not recommend! - Room had two bedrooms - suited our needs. Area was near Pratunam Market and easy walk ti massage places and food options but seemed commercial (warehouses and noisy) Everything else! I never leave a bad review but this has been our worst experience - photos don’t match the quality of the accomodation and staff had very limited English! Check in was hard (after a 10 hour delay and being reassured that reception was 24/7 tried to tell me I couldn’t check in to the room until after midday and then finally produced a key after calling someone with more English). The accomodation is run down, the room is old and smells terrible (not sure if mould, water damage or something wrong with the aircon). Hard to access the whole building as there is always a truck or car parked in front of the doorway and a drip falling constantly from the open drain above our head. The room had only one sink in a 2 bedroom apartment - one bathroom had a bath, shower, toilet and sink, the other bathroom had no handwashing facility, only the shower to wash hands, but the worst part is the terrible smell which gave us a headache and sore throat (along with aircon that had to be run 24/7). The area around is okay for massage and food places - next to Pratunam market but do not get the ground floor room as it is right between noisy reception and staff eating area who were making loud noises until after 10PM. They walk around talking loudly and laugh at all hours until almost midnight and then right across from the building is a warehouse who use a noisy tape gun constantly during all hours of the day. Would not recommend or stay again.

- Liyana (10/5): Exceptional stay - I had an absolutely wonderful experience at Theme Boutique Hotel. The staff was welcoming, was detailed in her explanation guides. The check-in process was smooth and quick. The room itself was great—spacious for 3 adults + 2 luggages, modern. The bed was incredibly comfortable & from the look of the aircon which looks incredibly new, we kept it at a 25 degrees - 26 degrees was good enough for us. Location wise, it couldn’t be better—conveniently located near Pratunam market/night market, alot of halal food choices making it easy to explore the area. Another great point is, despite it being a boutique hotel, we were so greatful there is a accessible small lift as I am travelling with my elder parents. Otherwise we would have to carry our big luggages up the stairs. I can’t say enough good things about my stay. I highly recommend Theme Boutique Hotel to anyone looking for a comfortable stay. Severe hygiene issues – On the first night, the toilet overflowed into the bedroom, soaking the floor, our feet, and our luggage in toilet water. 2. Improper cleanup – Staff only mopped the area, failing to use soap or disinfectant, leaving serious hygiene concerns. 3. Misleading property description – Listed as a two-bedroom, two-toilet apartment, but there is only one sink for the entire unit, forcing guests to walk across the apartment to wash their hands. 4. Unclean on arrival – Trash from previous guests was left in the apartment, and the shower was visibly dirty at check-in. 5. Unresponsive management – Despite informing the manager, no apology or meaningful resolution was offered. The owner has not responded to direct communication. 6. No refund policy, even for major failures – The hotel refuses refunds despite clear service failures that made the stay unsalvageable. 6. Potential health risks – The lack of proper sanitation raises serious concerns about overall cleanliness and hygiene practices in the hotel. Future guests should be fully aware of these risks before booking.

- MIMI JOLINDA (7/5): MY STAY - The hotel room quite spacious. Most of the staffs are friendly even though they are not fluent in English speaking. Location also quite strategic close by to Platinum Mall & Pratunam Market. The location though nearby to Platinum Mall & Pratunam Market but for female travel without male companion it is not advisable bcoz its far behind which the alley towards the hotel are dark and quiet. Plus everything was chargeable no tolerance at all. Water heater temperature unacceptable due to its either too hot even though at low temperature or without water heater the water is too cold. Lift too small can accommodate max 2-3 persons only if with luggage will be very cramped.

- Lee (2/5): False advertising and terrible customer service. Stay away. - The suite was spacious. The rooftop terrace looked nice. The A/C was powerful during the two short hours I stayed there. I booked a two-bedroom, two-bathroom suite at Theme Boutique Hotel, only to discover upon arrival that it actually had just one real bathroom. I brought this up with the staff, and he insisted that since the shower and toilet were separated by a divider, it somehow counted as two bathrooms. Absolutely ridiculous! In the end I had to scramble to find alternative accommodations at the last minute, which ended up costing me significantly more. The hotel rejected my request for a full refund, even though it's clearly false advertising. Booking.com offered a meager 10–15% compensation over the phone, but that has yet to materialize. On my credit card company’s advice, I formally requested a full cancellation in writing after I left the property, but was left on read by both the hotel and Booking.com. This entire situation has been a frustrating nightmare. Do yourself a favor and avoid this property at all costs.

- Tilley (4/5): Overall fair value for a great location but pictures are deceiving - Location - Did not clean our room or take our garbage the whole time we were there - Photos are misleading as there is no access to the rooftop or pool table (it was in a guest room) - Some mold in the bathroom - Got a lower grade room than we paid for when we arrived

Balcon qui ne donne pas envie d y aller. Ruelle non pratique pour le taxi qui nous a largués une rue plus loin avec nos valises. Odeur désagréable dans le hall.

- Sunita (7/5): A basic apartment hotel for short stay to accommodate to a big group - It's an airbnb in a hotel, good to accommodate for a big group. Middle of 2 bts stations. Facing a good restaurant and 1 min walk to a 7-eleven, massage and coffee places. It's just a basic apartment, nothing much. No cleaning service daily and have very strict rules. I wouldn't stay here again to be honest.
- Lim (6/5): Feedback on the quality of the amenities. - We liked the pool table, played every night. The location is near to pratunum market, a very big 7 Eleven, and BTS. The air conditioning in one room was leaking when temp is at 24 degrees. The air conditioning in another room was too noisy. The water heater is not fast to have warm water.
- Rima (4/5): not worth the money - it’s about 5mins walk to Pratunam and good massage places cleanliness. unfriendly staff. we requested for a room change as our room was on the ground floor, glass door entrance (we were abit worried about safety), there was a huge pool table in our living room and we have young kids but we were told to pay additional 1500baht to be upgraded to the 7th floor room. there was one kind of pungent smell in the room. sofa was abit dusty with crumbs. first night we had earthworm wiggling and second night we had a huge cockroach running around in the room with a huge bathtub. the second room had small insect/fly flying around inside the toilet.

- Stephen (3/5): We never stayed there after viewing the facilities . - I like that part of town , near the market and larger shopping complexes My family refused to stay there. It was decided the whole place looked a bit grubby and the photos reflected an upgrade with now several years under its belt.. The garden area shown for booked room was for the whole hotel , not just our room. All in all the photos are somewhat misleading sadly. Another renovation is due. The reception was helpful in finding another taxi and another hotel. We thank them for this.
- jodeliza (7/5): overall the stay was pleasant. it could have been great if there were no renovations being done. - staff are very friendly and accommodating specially Jasmine. the location is great as there are a lot of food restaurants within walking distance. malls are walkable as its approx within 1 km from the hotel. the suites are nicely done. altho one of the 2 bedroom suites we got only has 1 T&B so will need to queue. the rest are ok. walls are so thin you can hear the voices inside the room from outside. at the time of our stay, rooms were being renovated. so a lot of paint, canvas, people back n forth. there was only 1 elevator for the whole building and it was slow. we had to transfer rooms in the middle of the stay bz of aircon malfunction. we transferred to another room but the floor from elevator to room is not even. there are small steps that is a hassle for luggage to push/pull.
- Chelly (3/5): ☹️ - The bedlinnen was really soft. And the staff was friendly. We were Here for 3 nights eventually only stayed for 2, the smell of sewer inside and outside was just so bad that it would wake us up in de middle of the night. Just in one room tho, the room in the back. And a lot of molt in de bathrooms. Also a lot of nasty flies and in front of our door so much cockroaches. The tv wasn’t working and nobody to ask about it because the lobby closes at 21:00 no games, no video games, no ironing nothing. And so on and so on.
