PAYMENT POLICY:
- Immediate Payment: All reservations require immediate payment at the time of booking.
- Deposit: A 50% deposit is required for bookings made 31 days or more before the arrival date.
- Full Payment: For bookings made 30 days or less before arrival, 100% payment is required at the time of booking.
- Balance Payment: The remaining balance is due 30 days before arrival.
- Refundable Bond: An AU300 refundable bond is payable by credit card 30 days before arrival and is refunded 7 business days after departure.
- Payment Method: All payments must be made by credit card via our payment gateway Stripe.
- Transaction Fee: All payments are subject to a nonrefundable 2.9% transaction fee.
- Statement: Payments will appear as ACCOMMODATE BLUE MOUNT on your bank statement.
CANCELLATION POLICY:
- Standard Cancelations: Cancelations made 31 days or more before arrival incur a nonrefundable AU$5.00 channel manager fee. Cancelations made within 30 days before arrival are nonrefundable.
- Date Transfers: Changes to booking dates are not permitted within 30 days of the arrival date.
- COVID-19 Lockdown: If travel is prohibited due to a COVID-19 lockdown, bookings can be transferred up to one year in advance with one free date change.
- Event Cancelations: Accommodated is not responsible for cancelations of events, functions, or activities. Such cancelations will be governed by our standard cancelation policy.

- Alfred (6/5): Good location but disappointed we lost some of our bond to pay for a new guitar to replace a very old guitar when it fel - Location is fantastic especially for Scenic World.
Good size property to fit large number of guests/ multiple families.
Quite and beautiful view. Driveway hard to locate on arrival.
Balcony not recommended for young children as railing is a little unstable.
If you sleep downstairs (bunk beds + double bed), you can hear every step upstairs.
We were made to pay $135 from our bond for an old guitar that fell onto the fall and the neck broke as it was left leaning against the bookshelf (not on a guitar stand). There’s 2 other smaller old guitars in the house so too which are unplayable (I’m a musician). I would suggest to anyone staying in this property to put away all 3 guitars on arrival. Also use the foosball table downstairs at your own discretion. I’m glad we didn’t use it. It looked old and god forbid if any part broke they might make us replace it with a new one like their old guitar!

- Darren (9/5): Superb - The location was great. Nice area and views were stunning. Lots of space for everyone Nothing wrong really just a helpful note for maintenance. Bottom Slide guide clip for toilet door broken so couldn't lock door properly. Downstairs shower not very powerful.
- Jacquelyn (10/5): Excellent accommodation, very comfortable, great for large families or small groups. - We stayed at this accommodation to attend a convention in Katoomba and found it to be perfect for us. Our children had a nice time and the two stories meant they could be down stairs while the adults talked upstairs. It was a five minute drive from KCC and many other spots. There was nothing that we did not like, although it was a little expensive.

- Edith (10/5): Great place to stay for a relaxing time in Katoomba - Great location, quiet, conveniently located, not far of everything. Great view from the house . Well presented,comfortable. Ideal for spending quality time with friends or families. The cleaning of the cooking appliances (grill,hot plate, oven had been overlooked) hot plate had been wiped but was smeared with grease, oven was reasonably clean but the grill had not been cleaned. Otherwise bathrooms toilets and rest of the house was properly cleaned. On a scale of 10 I would put 9.
- Simon (9/5): Value for Money and Comfortable - The house with 4 bedrooms are suitable for families with kids. The kitchen has all the necessary utensils. It is quite clean and the view of the balcony is great. We, 4 adults and 3 kids, had stayed comfortably for 3D2N. Driving to shopping and Scenic World is convenient too. The bathrooms and toilets are a bit old. As it was raining, 2 of our cars parked on the muddy ground. It will be great if the parking area in front of the house can be paved wider to allow 3 - 4 cars to park.
- Juanita (7/5): Spacious house with a great view - Beds were made up nicely with lovely sheets. The house is spacious and has a great view. We thought there were too many rules and that $250 cleaning fee is excessive.
Checkout times for hotels used to be or often are check in at 2, check out at 11. I feel that 3pm is late and 10am too early.

Great base to explore the Blue Mountains and cosy up at night. - We had lovely views over the mountains and there were plenty of bedrooms and space. Downstairs was good for children and infants who woke early and needed to rummage around before the whole house was up. There was plenty of space for onsite parking snd lounge and dining area where comfortable. Having a second bathroom is also very good. It was a short drive into Katoomba
- Michelle (10/5): Delightful and much valued - Great space, incredible views, well stocked kitchen including lots of helpful essentials like bathroom products and the necessities for a great cup of tea. There was a fabulous BBQ and great BBQ utensils. Linen was excellent, beds were comfy. space was so easy to use and keep clean. Even though it was only March we would have loved some firewood for the fireplace.
- Timothy (9/5): Great spot in an amazing location. Would definitely stay again. - Great location, close to Katoomba. House is dated but really nice and the view off the back deck was pretty amazing. All in all we enjoyed our stay. There is no fans or air conditioning. We were there on probably the hottest night that Katoomba had experienced in years. Everyone spoke the following morning of difficulty sleeping due to no fans and the property was warm when we entered.
- Suhail (10/5): Very comfortable stay in a massive house in the lap of nature - Very spacious with 2 levels of living. The downstairs area was great for the kids as they had their own space and bathroom, and also had additional beds, good for 6x people. The upstairs area was immaculately furnished with 3 decent sized bedrooms and all facilities that we could ever need. The kitcken was great, and the views from the property were awesome. The property was great but we were not very happy with:
1. The $500 deposit that had to be paid (they had our credit card details in case of incidentals)
2. The 3% stripe credit card surcharge (non refundable) which also included the deposit.
3. The house rules were quite overwhelming. Expecting us to clean up and put away dishes after washing was surprising considering that they charge a $250 cleaning fee.
- Alison (3/5): So disappointing. Would not recommend. - The view from the small balcony was beautiful. Kitchen was well appointed with appliances etc. Only one of the beds was comfortable. One was like concrete. The electricity setup was dangerous with extension cords and double adapters everywhere. The power tripped when turning on the dryer. Some doors didn't lock. Washing machine not working. The yard was unkempt with excessive weeds. 8 beds in the house but only 2 blankets. Assistance from the managing agent was slow and they were unapologetic about any of the issues, saying it was a 'budget' house and prices accordingly. Sorry, there were other houses in the same price range that I doubt had all the issues we had with this one. Worst booking.com house we have stayed at.

- Peter (7/5): The stay was pleasant, though marred by the administrative demands. - The Location was convenient for travelling to the event we were attending We found dealing the financial arrangements very difficult. We were charged twice for the deposit and then asked for a third time. Getting a tax invoice was challenging and the price changed.

- Talis (8/5): Very good - Lovely location with a stunning view and great grounds/garden, very clean, spacious for our group, quiet, good communication from staff/owners The place is quite cold even with the fire place going. And that is only for upstairs. Down stairs there is no heating at all and so it was freezing which means it is not a usable space in winter except for the sleeping.
- Annie (8/5): Great holiday with grandchildren loving their own space. - Loved the bushland view & we saw a couple of kangaroos one morning. We didn’t have a car with us however the walk from Katoomba railway station was only about half an hour (with 4 children!). We walked to & from Scenic World which again was about a half hour walk. Everything was reasonably acceptable. The upstairs toilet only has a sliding door so not particularly soundproof.
