We rang about it and because no body got back to us on that day we bought one. Wasn't expensive but inconvenient. The next day some body came. There is no Receptionist for Swainson

simone (10/5): A place to chillax in comfort...... - The service from the get-go was an amazing help. We had issues with another place that had accepted us n then cancelled. These guys did everything to assist in making our transition as relaxed and stress free for me. The tension of the last experience just drifted away. They helped me in all ways of settling the tensions of the ride. It was a home away from home with all the basic necessary things u required when out of ur own nest. I had no hassles with anything once I was grounded. I honestly can't say there was anything that was bad n we didn't like. Other than I wasn't at home.... so it's a good thing I felt in my zone for the night.

Asha (1/5): Sorry Swainson - you really need to improve if you want to show you're legit. - Ended up not staying here at all. The owners gave me the wrong information for the wrong lockbox, even though they said they had sent the correct information, they actually hadn't. I tried phoning them from the lockbox location on the night I was supposed to check in to the accommodation. I was put on hold for over 30 minutes at 9pm, in a secluded car park, and no-one answered to help me out. It wasn't until 6 hours later (~2.30a.m) that I received a text message from the owners noting my missed call! Thank goodness I had found alternative accommodation already! NEVER stay here! I later found out that there were many people before me who had had similar experiences and worse.
John (1/5): Nightmarish, the unit did not reflect what was advertised. - I liked leaving the apartment. It was horrible arrived just after 2pm apartment was unclean and the strong smell of stale cigarette smoke in a non smoking apartment was dreadful. Swainson said be patient we will clean the unit. We were able to return after 7pm but the apartment was still unclean and the strong smell of stale cigarette smoke was still there as well as the unclean linen. The unit was unclean, the linen on the beds was not clean, towel left next to the lounge, there was food on the floor and the stench of stale cigarette smoke. I also did not like how difficult it was to have someone to speak with. We left early the next morning and left messages with Swainson but received no response until later that day. Dreadful experience not at all a family friendly environment. Customer service from Swainson is very poor, still awaiting resolution after 11 days

Close to everything The room we were given was very dark (construction of a building next door, blocked any natural light coming in) I understand you can't control that but a heads up would have been good. Chloe (8/5): Overall I highly recommend and was super happy with our stay! - My friends and I really enjoyed our stay and would highly recommend to anyone wanting to stay in the city. I had a few questions about the stay beforehand and the staff were super lovely and helpful as well as efficient with their responses. Although many reviews state difficulties about the lockbox, I had found it pretty easy to access. The instructions were very clear and allowed us to access our keys as well as carpark key effectively. The bedrooms were very neat, clean and cosy, plus safe and secure. The location was also fantastic and allowed us to walk to most places in the city which was convenient as we wanted to avoid any city driving 😂 We didn’t really have any major complaints, however, I wish we were given two access keys to our rooms, considering there was a few of us going out or using the room at different times. The carpark key that was also given to us also didn’t work, meaning we had to speak to the intercom to get in and out which caused a bit of hold up.

jones (6/5): Adelaide swainsen - Conveniently placed in town. Finding the keys in the drop box was not at all easy and for short people even more difficult. However staff on the phone were very helpful. The bathroom had a lot of would in the shower ang the floor drain was filthy. Beds were comfortable but perhaps ab extra blanket would be great. It did get cold unless up turned on the aircon which is a bit noisy. However til price was excellent. You could walk to everything in town which was great. Mainly the bathroom which is an easy fix. And no instruction for the tv. Also not enough toiletries there was only enough for one person.

No smart tv to access streaming services. Some of the cutlery and utensils needed wiping over before use.. Two elevators were out of action during our stay making some wait times as long as 40 minutes. Needed 2 keys as we went seperate ways at times but couldn’t get to our room unless we were together with the one key.

Glen (4/5): Great Location but average appt that needs maintence and very confusing checkin process. - Great location and view from balcony and appt layout was very good The unit very different from internet photo's (unit 917) Curtains damaged and tracks don't work well. Balcony door handle damaged and loose, SECURITY ISSUE! Glass on TV cabinet has large cracks Shower head very loose and soap trays broken. Both toilet seats need attention and don't stay up. Main bed need attention, old, cheap with pillow top cover, 2nd bedroom bed had no pillowtop, so nothing to cover centre zip. Iron dirty and ironing board needs replacing. Dryer filter full of thick fluff, clothes airer outside is rusty and unusable. Toaster old and needs replacing, Oven not cleaned for ages. Horrible musky smell every time we walked into appt. Check in is just one big mess, with codes for lock boxes, padlocks, and no where to park while you work out what to do, would be extremly hard for older customers. We would not stay in this type of setup for check in again, just too confusing and time wasted. We paid $15/day for parking and our spot had another car in it when we finally arrived and all other spots were reserved, needs much better organisation for parking/checkin and appartement needs a lot maintenance.

We received a message saying the dryer was not working and I messaged back to say it was one of the reasons we booked this apartment. They were quick to reply and had it fixed in time. The drop box was a little confusing to find with the instructions. The parking was very poorly organised. I paid $80 to park for 3 nights only to get to the drop box and not have a swipe card to enter. I then rang and was told it would be sorted out the next day. I had to then pay for parking for that night. Upon returning the next day after being out at hockey all day, there was again nothing in the drop box. I rang and was told sorry and again that it would be sorted the next day. I then again had to pay another night's parking. And someone was in our parking spot. Nearly $80 out of pocket paying for parking i had already paid for. Finally, the next day, we got the swipe card, which was 2 days 2 late. This definitionly put a damper on holiday.

Booking through Swainson the service desk would not help with anything particularly luggage storage. They are extremely rude people and this reflects bad on swainson ive done around 50 hotels stay this year and this was probably the worst one.

Terrible view of another building from balcony, no natural light even though they write about this amazing view over North Tce. Karen (5/5): Good location . - Great location , within walking distance The property is outdated , not enough utensils and crockery for 4 people . Toiletries only enough for 2 people . I thought we were getting a view but we had a view of concrete wall . TV needs to be updated .
Kelly (7/5): Great location! - The beds were amazing. I actually slept even with the construction going on outside. Kitchen was well equipped and the carpets were clean and fluffy which was nice to feel. Great amount of space for 3 adults. Location was good even in winter. Short walk to the trams. Definitely looking to stay again. The key drop box and pickup system was not ideal. Being new to the system my elderly mother in law struggled with breath going up to box. When we left someone messed up the box which slowed us down from catching our taxi. The bathroom shower had a metal seel sticking up with a Sharp Point on it. I advised and was told it would be looked into during the week.. it didn't happen. But no communication to say it couldn't be fixed. One of the lights were blown above the table. Extra shampoo and conditioner would have been useful and extra towels in the room. Sadly while no parties permitted there were several in the complex and that was more stressful than the construction
Jodi (1/5): Bad - The apartment itself was nice, clean and exactly what we were after. The fact that there was no key in the lockbox when we arrived and it took 45 mins to get one only for it to not work for the parking garage door. I called and was told it should work but it definitely didn't. I was abused by other patrons wanting to use the garage as I was trying to sort out access. I was told it would be sorted straight away but did not receive a call back that night, I called the following morning to have to explain everything that has happened and then waited five hours before calling back as again wasn't called back to be told that someone would sort it out. Another hour and a half passed before receiving a text to say my key should now work. In the meantime I was told to park in the adjacent carpark and that I would be immediately reimbursed after the key was sorted. I sent through the receipt Tuesday afternoon to follow up on Friday as again had had no contact. To say I was annoyed about the whole situation is an understatement.

Cannot list any particular aspect to dislike, however one light in main room and the blinds were not in the greatest of shape - this is an opportunity for improvement.

Carol (6/5): Comfortable and good value - Location was great, apartment clean and tidy. The lockbox location was in a ridiculous spot. The staff in reception were unhelpful and unfriendly. Our extended family were on a different floor but we could use our swop key to go between levels.
Helen (3/5): Noisy Construction site dissatisfied - The construction site was right outside the bedroom window they started 6am it was annoying and loud could not enjoy my time there and did not relax . This room is not fit for leasing out at this point in time.
Andrea (3/5): Lovely apartment but difficult location and extremely noisy - Clean warm room It was terribly noisy with building construction going on next door from early morning till late night .. this was terrible especially as I had my elderly mother with me who came out of hospital .. parking was confusing and hard to get into area for lifts

John (8/5): Pleasant, good location - Its convenience very near the shopping district. Good price and has parking for a reasonable price. I had a problem with the parking. The access key was not present at the locker. Had problem with access parking card to the actual parking gate. But the staff was very nice and was able to pay back the parking fees I paid. The place I have no problem. Worth it for the price point.

Joan (7/5): Comfortable mainly but a few things were not great for the price we paid. - Building site next door. Noisy every morning. Pillows not good. Difficult to access the key from a car park and being short in stature and short sighted as well, we found it impossible to reach and type in the codes. Help was needed.

Paul (2/5): Uncomfortable. Should have warned me of construction at the time of booking. - Good location near the convention centre The apartment is very tired and run down. Could easily and quickly be spruced up. Beds are quite uncomfortable. At the time of my stay (Mar 2025), there was significant construction going on immediately outside the main bedroom and balcony, including construction work from 7am, and bright spotlights onto the main bedroom window overnight that made sleeping in the main room impossible. The 2nd bedroom had no windows at all, which in most circumstances would also be intolerable, but given the main bedroom was so bright overnight, it provided some relief. The construction is NOT new, and would have been known about at the time of my booking the room, and will likely continue for at least another 6-12 months I would imagine looking at the state of construction. As such, the apartment was very poor value for money.
Jones (1/5): Never book here, stay somewhere cheaper that is safe and clean!! - Do not stay here!! I booked a non refundable booking, encountered dodgy men in the lift who told my friend and I they would “see us later” and suggested if you stay there regularly they “take care of you”. My friend and I felt uneasy. On our way out mentioned the encounter to someone who identified they live there and our unease was valid as they informed us there was a drug and prostitution problem there. After 5 mins in the building, not a single thing used, we left and booked elsewhere. Relayed this to the property and they refused to refund us. This is not safe avoid avoid avoid!!! Also the room smelled terrible and it didn’t feel clean. I was worried about bed bugs. The drugs and prostitution problem and the fact I wasn’t refunded any money.

Kellie (4/5): Terrible stay I hope this helps someone.Please do not stay at in this apartment. - It was in a good position.. Only good thing I can say . How do I start ? ????? Well firstly there were no towels so we had to go purchase our own . When I rang about this the person lied and said they would be coming later in day . We did not receive the towels until the day before we left at 4pm . The toilet leaked and I reported this straight away however they were not worried about it because it was not leaking into the kitchen area on the carpet. The dishes were dirty so I had to wash everything before I used anything. I am still waiting on my $250 deposit. Even though I left the property cleaner than I found it. I was told we would get our deposit back as soon as they had inspected apartment ( which was another lie ). The view was of construction to which started at 7 am for the entire trip . It was noisy and the workers said they were sorry but could not keep it to minimal noise . I do not hold the workers responsible for this as they were just doing there job . When I tried to get towel at the desk ( because it was not tied with Oaks embassy ) they refused and made many remarks to me about how bad the Swainson company was . I hope someone reads this and decides not to stay with Swainson, it was appalling and probably the worst place I have ever stayed. After making this complaint I am wondering if I will get my deposit back , even though I took complete video footage of how I left the apartment. Bring your own batteries as the remote batteries were flat and did not work . We had to also purchase our own batteries. I also received a message to ask us to leave feedback if the establishment was not 10/10 I would give it a 1 ….

The damages needed to be fixed or or we should have been told about it before entering the accomodation. - Very close to the CBD, great view from the balcony There were multiple things broken. The lounge room tv didn’t work, there was no remote for the curtains, cling wrap around the smoke detectors, and one of the shower heads were broken.

Mohammed (5/5): I wouldn’t stay there again after the customer service experience I received - 2 bedroom Very very poor customer service. When we arrived and followed the check in instructions there was no key in the key box. When I called the 1800 number the lady who answered was absolutely rude. We had to wait half an hr until it was all sorted it out.

Most uncomfortable in the apartment.

Sophie (6/5): Room spacious but quite a few issues - The apartment was spacious and the couch was comfortable and main bedroom was a great size. We were told we could only get into the property at 5:30 after I had booked a non-refundable room. The air conditioning did not work well and it was a hot day. There were no forks in the draws and I couldn’t reach the room box inside the lock box which made it difficult to access keys. Jo notice of building works directly outside of balcony.

Sara (8/5): Great location; perfect sized apartment for a couple or even two; cleanliness could be better; a few maintenance issues - The location was perfect for us. Host had left the air conditioning on for us which was very welcoming on a hot day. It was well set up with almost everything we needed. There were some areas that had obviously been missed by the cleaner; spilled food next to the fridge, a piece of rubbish also next to the fridge, a sticky spot on the floor just inside the door, food crumbs in the kitchen drawers and food in the kitchen sink, there was only one fork; shower could have done with a deep clean, only one working light in the bathroom. The lock on the sliding door to the balcony needs to be repaired or replaced. There were no instructions for the air conditioning and some information on the building’s facilities would have been useful.
