The owners are incredibly friendly, welcoming, and hardworking, always making sure we had everything we needed. The room was spotlessly clean, comfortable, and well-equipped with a small kitchen which was super convenient. The location is great—just an easy 5 minute walk downhill to the beautiful Ksamil beaches, the bus stop, and local restaurants. Having a small convenience store/coffee right next to the property is also incredibly handy. Overall, it's a quiet, relaxing, and excellent value-for-money place to stay in Ksamil. giarè (9/5): Consigliato - La struttura era molto pulita, non fanno riordino o cambio asciugamani/lenzuola, devi chiedere e te ne forniscono di puliti, la lavatrice che è indicata come interna nella propria stanza non c'era, ma chiedendo a lei ti fa utilizzare quella presente nella loro lavanderia, sono proprietari di un piccolo market che sta all'esterno della struttura, leggermente più interno della strada principale di ksamil consente più tranquillità ad ogni ora, e si parcheggia facilmente, cosa da non sottovalutare. Supérette tenue par la famille juste en bas, très pratique. Matelas confort, petit balcon, de quoi faire de la p'tite cuisine, vraiment pratique. Trish (9/5): Lovely peaceful accommodation - A wonderful accommodation for my 5 night break in Ksamil. The owners are really friendly and helpful. I was given the large garden studio which was spotlessly clean and really comfortable. The property is located around a 15 min walk from the beaches with some restaurants nearer by. It’s an easy 10 min walk to the bus stops. It is slightly uphill heading back from the beaches/shops etc but not too steep. I really enjoyed my stay here.

David (9/5): Excellent base in Ksamil - Excellent price and in a handy location. Close to all of Ksamil but not right in the centre so peaceful. The rooms are nicely set up with a balcony plus the WiFi was excellent. The toilet wouldn’t flush sometimes, plus I was given a badly stained towel. I’m sure they would have changed if I asked but I travel solo and there was two so after I discovered it I just didn’t use it. The price makes things like this less of an issue for me.

On s’y sent vraiment bien dès l’arrivée. L’emplacement est idéal, dans un endroit calme et reposant tout en étant proche de tout (commerces, activités, etc.), ce qui est super pratique. Mention spéciale pour la propreté irréprochable, c’est vraiment un gros point fort. Je recommande à 100 %, et je reviendrai sans hésiter !🙏🏽

Olga (10/5): Если хотите отдохнуть в спокойном месте то вам именно сюда! - Это апартаменты в частном 3х этажном доме с садиком и магазином где можно купить все необходимое. Можно поставить машину. Есть удобная ванная и кухня с посудой, холодильник. Номера большие и очень чистые, современные, с балконами. Все сделано с любовью к гостям. Здесь действительно начинаешь отдыхать и наслаждаться природой. Ксамил сейсас обновляется, преображается в шикарный городок с потрясающими пляжами и набережной. В пешей доступности три супермаркета и мясной магазин-ресторан. Отдельно хочу поблагодорить хозяев Фастима и Эду за доброту и помощь во всем. Поселили как только приехала, дали все что попросила, постоянно помогали с решением любых вопросов и галвное все это с пониманием и добротой. Это отдых как дома или у родных людей. Мне очень понравилось, обьязательно вернусь. Это место идеально для спокойного отдыха. нет замечаний, только положительные эмоции!

Alles volgens afspraak met als beloning een zeer net appartement. ik heb inmiddels mijn verblijf verlengd. alles was top geregeld! zeer schoon, gastvrij, vriendelijke mensen, rustig en op loopafstand van het strand. Ik kan iedereen echt aanraden voor Vila Fetim te kiezen. Dichtsbijzijnde strand is KSamil Beach, prachtig wit zand en azuurblauwe zee.

Die Lage ist hervorragend, ruhig, nah am Strand, und direkt neben der Villa gibt es einen kleinen Markt und ein Café, was den Aufenthalt sehr bequem macht. Die Zimmer sind neu, modern und sehr sauber, sodass man sich sofort wohlfühlt. Die Gastgeber sind freundlich und hilfsbereit, und insgesamt herrscht eine entspannte, angenehme Atmosphäre. Ich würde jederzeit wiederkommen.

Landlord very responsive and helpful. Fairly well equipped kitchen. Very quiet. Range top didn’t work (but he quickly brought a hot plate). Too cold to be on balcony and no chair or work table inside so mostly had to sit on the bed.

Ogni volta che ripenso a come deve essere gestita un'accoglienza di un'attività turistica di tipo familiare, per me loro sono un'esempio della più alta e massima espressione! La zona dove è ubicata la villa gode della massima tranquillità ma per raggiungere il mare, bisogna utilizzare la macchina. Soprattutto se hai bambini al seguito...
Elena Cristina (10/5): - La habitación es amplia, tiene un baño propio y una cocina. Muy muy limpio todo. El colchón de la cama de matrimonio es súper cómodo. Tiene una mesita de noche. Con mesa y dos sillas en el amplio balcón. Con mesa y dos sillas dentro de la habitación. La ducha tiene una pared transparente que lo separa de la pila del baño. El suelo está bien hecho para que el agua se vaya por el sumidero y no se quede encharcada. Con secador de pelo en el baño. Con un tendedero. Con puerta transparente en el balcón y otra opaca por si quieres que la habitación quede 100% a oscuras y no te despierte el sol por las mañanas. Es ideal, si buscas limpieza y todas las comodidades, no lo dudes. Lo único malo es si no vas en coche y tienes que ir cargado pq está un poco lejos y en cuesta. Si no hace calor es un paseo agradable.

liviulog (8/5): - The location was good. Parking is available at the location. There are several beaches within walking distance. They have a shop there. The warm water pressure is not good sometimes - we stayed at the 2nd floor.
Simona (10/5): Struttura situata in ottima posizione con parcheggio privato, i proprietari sono molto gentili - La struttura rispecchiava le foto viste sul sito e l'appartamento era pulito e completo di biancheria per la casa. I proprietari sono sempre presenti in quanto hanno un mini-market adiacente alla struttura che ho trovato molto comodo.

Kristin (9/5): - Die GastgeberFamilie ist sehr freundlich und zu jeder Uhrzeit hilfsbereit! Die Lage ist wunderbar ruhig. Das Zentrum ist zu Fuß in wenigen Minuten erreichbar. Dort kann bieten viele Restaurants und Bars für jeden Geschmack und Geldbeutel etwas an. Die kleinen Supermärkte haben auch ein gutes Angebot. Abends sind dort zwar Maßen von Leuten & Autos unterwegs, aber wer's liebt, hat was zum Schauen;-) Die Ausstattung könnte tatsächlich etwas mehr und neuer sein, um mehr kochen zu können.

Lilla (8/5): - Nagyon jó elhelyezkedésű apartman, pár perc sétára található a strandoktól. A szállásadók rendkívül kedvesek és figyelmesek, mindig mosolyogva fogadtak minket. Külön pozitívum, hogy egy kis boltot is üzemeltetnek a helyszínen, ahol bármikor szívélyes kiszolgálásban volt részünk, ez nagyon kényelmessé tette az ott-tartózkodást. Ami kicsit kellemetlen volt, hogy néha este a víznyomás nem volt elég erős, ami okozott némi kényelmetlenséget. Ettől eltekintve azonban igazán kellemes élmény volt az ott tartózkodás, szívesen ajánlom mindenkinek, aki közel szeretne lenni a tengerparthoz

Alex (7/5): Good place to stay in Ksamil (but Ksamil is not good) - It was a good place overall, especially for the value of money, but would personally choose something else (and probably not Ksamil itself as a place to stay). The apartment itself is spacious, with most of the facilities you would expect. What was not the best was the bathroom. The shower was leaking water everywhere around. But otherwise all good. Comfy beds, clean, etc. Bathroom and Ksamil itself as a place unfortunately

Maricica (10/5): If I go again to Ksamil, I would choose this villa again. - I liked that the host let us do an early check-in, it was very appreciated. The price was very correct. I liked that the kitchen had a stove, a kettle, a fridge and all the needed pots for cooking something simple. The location is also nice, we walked to the beach, didn't feel the need to use the car.

The beds were incredibly comfy, ensuring a great night's sleep after long days of exploration. The villa itself is immaculate and tastefully maintained. The lush garden area provided a serene oasis for relaxation, and every corner of the villa exudes warmth and care. The owners truly went above and beyond; they were not only welcoming but also made it a priority to ensure we had everything we needed at all times. Their exceptional hospitality made us feel like cherished guests in our own home. I wholeheartedly recommend Villa Festim to anyone, especially families, looking for a vibrant yet tranquil getaway in Ksamil. I am already eagerly looking forward to returning next year for another fantastic stay filled with comfort, convenience, and outstanding service! There was nothing not to like :)

Aloke (9/5): Great stay in Ksamil. - Villa is located very close to Ksamil and Butrint. All within a few mins drive. The rooms are big and have refrigerators and stoves to cook. Staff are friendly and promptly addressed our requests for extra blankets and toiletries. They only take cash for the accommodation. No prior payments or card payments. Make sure you carry euros in cash with you.
