- Chandrika (10/5): PERFECT STAY - The host was very welcoming and friendly. Excellent breakfast. Clean room and was comfortable. Could see the sea from our window lovely đ. Visited Blackpool Illuminations and weather stayed dry all day with sunny periods and also felt warm. Shower cubicle could do with being a little bigger as felt couldn't move freely otherwise all was good.

Location to far from town

- Karen (10/5): Thereâs no better recommendation than wanting to return to the same hotel because you enjoyed your stay the first time. - Everything from the warm welcome, the gorgeous beach themed room. The quietness, cleanliness and comfort of the hotel, the facilities and the breakfast. Doug and Diane are the perfect hosts, friendly, informative and accommodating. Granddaughter had a wonderful time in the guest house, we will definitely be returning in the future.

- Guest (10/5): Comtable, friendly, cost effective, great food, superb location. - Myself & my family were met by Dougie with a smile, he helped take my extremely heavy case to my room with humour. He gave us directions to local venues. The location of this hotel is exceptional , a very short walk to the beach. There is room to park on the driveway for a few cars. Rooms are comfortable with everything you need, or you just need to ask. The lounge is spacious with a very comfy sofa. There is a small bar with a microwave and fridge for the guests. The decor is homely with a lovely bouncy stair carpet ! Our cooked breakfast was cooked lovely & hot and served quickly. The continental breakfast was of a high standard mixture. Varied cereals, nuts & seeds, mixture of fresh fruits, apple & orange juice. Fresh coffee and much more. Dougie & Diane were like friends yet it was our first stay. We would book again should we visit St Annes on Sea. N/A

Guests are welcome to eat takeaways in the lounge, rather than the room, however there is only one table suitable for eating at, so if someone is already sat there, itâs a bit awkward. We had a child with us who would struggle to eat on the settee.

- Jane (5/5): Clean but basic, unpredictable shower, and special dietary requirements not available.. - The location was good for the beach and a short walk to St Annes. There was no parking available in the car park, but plenty of free on street parking. The room was big and clean, with ensuite shower room. The owners were friendly. The wildly varying shower temperatures - fine one minute and then scalding hot - which could have actually caused burns if we hadn't switched it off quickly, and would be very dangerous for a child. I mentioned this to the owner, who didn't seem to take this seriously, saying "Oh well, it could have been worse - it could have been cold".
The mattress on the single bed was very solid and uncomfortable.
Despite my filling in the pre arrival questionnaire and asking for one vegan and two vegetarian breakfast options each day, the only provision was Oat milk - not even any vegan spread for the toast.
Fortunately for us, because we were spending our days with my daughter nearby, we were able to use her shower and have our breakfasts there.

Value for money
Good shower Although classed as a budget room you still require room to place bags, clothing shoes etc.
if the room had shelving and a tv bracket on the wall instead of a unit that wasnât used, more room would be achieved.

- Jeremy (5/5): Passable, just!! - Breakfast was ok, the lady who greeted me on the day of arrival was smiley and friendly, however the chap serving the breakfast didn't seem very approachable, maybe he was having an 'off' day. There was a fan in the room, which was quite stuffy, I left this on with the window open when we went out, to keep it cool! We were on the top floor, so no security issues, when we returned, however, the fan had been turned off and the window had been closed!! So came back to a very hot and stuffy room!! Run down and tatty room, dirty and scaled shower head, I had to prop the fridge back so the door would stay shut, though the cleaner must have seen that and fixed it for the next day. Hairs on the bedding, the mattresses had seen better days. We always carry our own fleece duvet covers with us and we just slept on these on top of the beds. The carpets were worn and looked like they would have benefitted from a good clean! Just a rather run down place that could use some TLC. I wouldn't have minded if it was cheaper, but at ÂŁ176 for 2 nights I was hoping for a little better. My girlfriend said she wanted to cry!!

Whole Guest House was spotlessly clean. Owners were really friendly and knowledgeable. Dog friendly. Breakfast was scrummy. Communal fridge and mini bar in the shared lounge. Will definitely be going back. Nothing, we loved it all.
