- Maria (5/5): I wanted to like this property but I wouldn't book it again - 1. I loved the little things that were designed to make a guest welcome: The Welcome Maria sign; the chocolate on the pillow; a bone china cup; pot of porridge; all the extra nick naks .

4. Dawn's communication was excellent 1. It was noisy due to the amount of traffic on the road into Henley
2. No working wifi. I choose not to ring Dawn because it was late and I was tired and just didn't want to faff around with it.

4. I found the mattress too soft so didn't sleep very well

- Bee (10/5): Fantastic - A real little gem! Perfect for my daughter and myself. My daughter will be lodging when she starts college 5mins away and this is ideal. Dawn was the perfect hostess thinking of all your needs. Perfect location with everything on hand. Will be definitely be rebooking.

- Guest (4/5): Small, hot, frustrating lack of basic facilities..Felt safe. - Location. Free parking. Safe area. Products, shower gel etc. Kettle with T&C facilities. easy communication with owner. Hanging rail and shelves. Decent central lighting. Misleading and mis information given in description of property. Basics such as inaccessible electrical plugs, either too high up, hidden behind chest of drawers or under sink unit covered by shelf. Winter weight duvet in middle of hot summer. No bedside table or light. No instructions for use of electric shower. Mirror in the wrong place. Macerated toilet which ‘plays up’ is very noisy and needs turning off to stop the noise and get it working again. Seriously. When you are charging people to use your property, everything needs to be working properly. Wifi didn’t work because although the password was given, no info on which wifi code to use.
I am responding to the owners reply to my negative feedback. Firstly, the push lights above the bed did not work. Secondly, the plugs above the kettle you mention were too high up to use in any practical way and I would challenge you to try drying your hair, least of all stand on the bed to plug in the hair dryer..Not exactly safe. Thirdly, if you know the toilet is making a whirring sound and needs to be turned off to stop it then do the decent thing and let people know in your main advert, along with the plugs which are inaccessibly placed high up, near the ceiling on the wall above the kettle.

- August (7/5): Perfect for my visit and good value for money - This is a good value for money, clean and comfortable space for a single person stay I would have appreciated meeting the host. Furthermore, they said I could call if I had any questions but then did not pick up when I tried to call around check-in time because I had trouble locking the door since I did not know I needed to lift the handle to be able to(this is not something I am used to). If that would be the case it would have been better to state ”I will be unavailable by phone from x to x, but send me a message and I will do my best to find a moment to respond”. Also, this is definitely not a place you want to stay two people in since the toilet is right next to the bed without any enclosure and also has a sump pump so loud it will wake up the other person if you need the toilet at night.

- Steven (10/5): Little hidden gem - The small studio was very clean and tidy. It had everything needed for a 1 night stay, and it is in a convenient location being a short walk from the train station and town center along with the riverside.
The hosts made me feel very welcome.
On this occasion I stayed here for day 2 of the Henley Festival. It made it so much easier and more relaxing rather than worrying about how to get home at the end of the night.
I would certainly be interested in booking this again and would recommend it especially for anyone travelling solo.

- Charlie (8/5): Very comfortable and well equipped little cabin in excellent location near station and centre - Ease of access, good communication from host, cosy and well equipped with thoughtful touches. Very good value for an overnight stay in this area. Not a dislike, just a note that earplugs provided in case traffic noise disturbs sleep, kind thought and I slept well.

The owners were really responsive and helpful. That there is only one light which is the big overhead one and extremely bright - it would've been nice to have a lamp as well.

It gave me everything i needed it's a value-for-money budget offering, so if you are looking for luxury this may not be for you.. It suited my needs fine , it is quite small so probably more suited to a solo traveller and shorter stays. the road it is on is very convenient for getting in and out of town but is quite busy, so there was a bit of traffic noise. this didn't disturb me tho.
- Mark (9/5): Great studio and good location. Excellent value for money. - Very charming studio and comfortable bed. Great location and a trip down memory lane as I used to work in Henley 30 years ago. The shower cubicle could have been a bit bigger but this is a minor quibble.

The bed, duvet cover were really comfortable.
The location is also close to town centre and only took 10 minutes to walk to the main town square and 5 minutes walk stores and a church.
Feel very safe to have the landlord next door.
Beautiful back garden that we can open the window on top of the bed to look at it.

- Katharina (4/5): Great location with some minor drawbacks - The place is in a great location only a short walk away from the train station, city centre and a great location for HRR. There is also roadside parking. There was no WiFi (considering the poor mobile internet in Henley this is quite crucial), also worth bringing a mirror if you need one and it should be noted that the shower and toilet are only separated by a curtain from the bed.
