- Lisa (10/5): The Perfect Short Stay in Lincoln - The Tree House was located in a lovely neighbourhood, and James was the perfect host. The beds were comfortable, and we loved the morning breakfast hamper. We’ll be returning to try out James’ Cafe, Bar and Restaurant, The Sycamore, which was directly below the flat. Nothing at all!

- Angie (10/5): The Treehouse a comfortable home away from home - Very spacious and comfortable, with a lovely cafe bar for drinks and meals next door/ downstairs open from breakfast until 10pm. Not too noisy either. We had the windows open as it was hot.
Everything you need in the apartment is available including complimentary milk, coffee, jam etc. There is virgin TV on the telly and board games and books to use. Parking is covered with a free permit available during your stay. Nothing

Very comfortable mattress and good quality and clean bed linen. Plenty of towels. Very bright space and comfortable chairs. The fridge really wasn't cold, I think it needs an upgrade. We didn't use the other appliances. The parking was fine but instructions on where to expect a parking space in advance would be helpful, especially when people are visiting from out of the region or might not be familiar with on street residential parking and how it works. It isn't obvious what to do upon arrival and the road is also busy, difficult to turn in.

- Carol (7/5): Good - Great space and was comfortable and only a 15 minute walk into the town. Noise in the cafe below was very loud and continued until 10pm. If you have a dog or children I would think twice.
The propety is in a residential area with strict street parking zones and a maze of one way streets. This did make it tricky, and I got stung with a parking offence. Also, avoid arriving around the school run as this made it even more difficult with a higher volume of traffic.

There is a cafe/ restaurant under the property run by the owners. They were lovely and you could just ask if you needed anything extra in the property.It could be a little noisy in the morning with the busy cafe but for light sleepers some earplugs would help. The beds were lovely and comfortable and bedrooms were spacious. They also welcome dogs which is a lovely added touch. Very good location in a quiet street but not far from Lincoln town centre. We would definitely recommend and are looking forward to staying again in the future Nothing.

- Kim (10/5): Perfect for a long weekend - It was very clean, comfy and in a great location in regards to the city centre. The Sycamore Cafe which is situated beneath it is great… delicious pizzas and a good atmosphere. It’s a real plus that a parking permit is available to use during your stay.

The parking worked well with spaces available and the provided parking permit. The only slight downside was a little bit of noise from the cafe under the accommodation but it was silent once it had closed.
- Halina (9/5): Superb - Decor. Cleanliness. Comfy beds. Being over a restaurant. Being next to the common. Ease of parking. We were told breakfast was included on booking.com, but we got a loaf of bread, half a pint of milk, tea, coffee, and butter. Self-catering is a better description.
- Kirsten (9/5): Lovely little apartment - Excellent base from which to explore. Well equipped kitchen and plenty of entertainment options - books, games, tv and radio/speaker. Hosts were friendly and helpful and the cafe below was spot on (lovely pizzas). There was some noise from the cafe but it didn't cause us any problems. A pleasant 20 minute walk into Lincoln which our hosts explained the best route. Bathroom was a little compact, larger guests may struggle but all was clean and functional.

- Abbi (10/5): Fantastic apartment and hosts! - We absolutely loved our stay! My husband and I came down to Lincoln for the weekend with our dog. Jamie & James provided treats and a list of dog friendly places in Lincoln so that our dog had just as much fun as we did (and she did). The breakfast basket for us was stocked with tasty local products. Beautifully decorated property, felt very boujee and was so comfortable to be in. The weather was on our side, so we sat out front at a table already reserved for us, and enjoyed the café next door. Sycamore Café is also run by Jamie & James, who were very friendly and chatty, they made us feel very welcome. Our dog can be a little protective and loud, but all the staff immediately did their best to make sure she was happy. Food and atmosphere at the café were incredible. Noise does drift up to the apartment, but we didn't mind. It just added to the bubbly experience.
We have already been telling everyone we know to stay here, and we look forward to coming again.

Beware of where you park, I got a parking ticket (which I'm disputing at the moment)...not the hosts fault but an unwelcome hassle to what was an enjoyable trip. Not a major issue but couldn't get tv channels easily.

Charming living room, board games for the kids, and plenty of space to host some family/friends if needed.
Great hot shower with plenty of pressure.
The Sycamore cafe below that runs the property has *great* food.
Key-safe box allowed for quick check-in and check-out.
Didn't get to use the washing machine or iron, but they are present. Kitchen was otherwise complete with necessary crockery and cutlery, and a good size fridge freezer.
Excellent access to the nearby West Common for some horses and the city centre is a straight road to follow.
Lots of little goodies for you to borrow during your stay: an umbrella, picnic basket etc. The weather had gotten chilly and the radiators although on, didn't increase the room temperature. It didn't bother us as we spent most of the days outside and the bed was nice and warm while sleeping, so we didn't ask for help on this. But might be worth asking the hosts to pre-heat the flat when you are scheduled to arrive!
The noise isolation from the cafe isn't great, the main door entranceway also has a doorway that leads to the cafe, this is thin and conversations can be heard, likewise the living room fireplace echos some of the conversations from below. For those with young children that might want to sleep early it might be an issue.
There is a window without a curtain or frosting right across the hallway from the bathroom, which is mostly okay due to the tree obstructing, but as the tree was getting bare, it did make a bit less comfortable, you would likely prefer to change in the bathroom.
The property comes across as your own home so you get bothered by some of the minor house maintenance that isn't done, eg no silicone on the shower cubicle, the towel rail that isn't secured to the wall, the 'heated' towel rail that didn't seem to have any heat, the bed side lamps with switches unusually high (could not turn them on/off without almost getting out of the bed) etc.
The extractor fan in the bathroom was quite weak, and I do have a concern that without proper airing could cause unnecessary condensation in the flat.
