There is a terrace with a view of the sea in the distance, where I sat in the mornings to have breakfast and watch the sunset in the evenings. • Rosalinda (10/5): Exceeded my expectations! - I enjoyed our stay. Very clean and peaceful environment. Building has elevator. The bedroom and private bathroom are spacious and modern. The bed was so comfortable. Sliding glass doors opened to large balcony with beautiful views and comfortable seating. The shared kitchen was a wonderful surprise. It is very clean and fully equipped. The refrigerator stocked with yogurt, produce and drinks. Breakfast breads/pastries, spices, etc! Everything available to guests! Convenient location. We are both in our 70’s. We walked and used public transportation while in Greece. Easy walk to bus stop that connects to metro and airport. Walked to local beach/marina, restaurants and grocery store. My favorite part was definitely Ioanna, the hostess. She clearly put her heart into providing a comfortable, private space for her guests. She is so kind, generous, thoughtful and was attentive to our needs. She talked with us about history, directions for public transportation, and places to eat. She invited us to join her on a trip to the central market. What an experience! She explained her strategy. I watched her in awe interacting with vendors and butchers as she purchased seafood, produce, spices and different kinds and cuts of meat. She was planning a feast for her friends! Ioanna and I had several deep conversations about life. Such an inspiration. Thank you, Ioanna. I will be back. I didn’t like leaving.

Il ne faut pas servir le petit déjeuner si c'est pour proposer des produits qui ne sont plus bons (dates passées, fin de bouteilles...). Nous aurions préféré que rien ne soit proposé et payer moins cher. Odeur/parfum dérangeant dans l'appartement principal. Peut-être que nous sommes tombés un mauvais jour ?

• Thomas (9/5): Sehr sauberes Zimmer mit tollem Blick und prima Frühstück - Ioanna ist eine sehr herzliche Dame, die uns mit einem sehr guten Frühstück verwöhnt hat. Es gab Pita mit Feta gefüllt und Omelette. Gurken, Tomaten, Früchte und natürlich Kaffee. Wir waren satt bis oben hin. Wir waren eine Nacht dort wegen Nähe zum Airport. Zimmer mit Terrasse im 4. Stock mit tollem Blick. Die beiden Zimmer sind ein Teil ihrer riesigen Wohnung. Ruhige Lage in einer Wohngegend. Wir würden da wieder hingehen. Da gibt es nichts zum Schreiben

Stanza matrimoniale (con fan, aria condizionata e balcone), stanza con bagno privato dotato di tutto il necessario (asciugamani, ciabatte, sapone ecc) e colazione preparata dall'host, non potevamo chiedere di meglio. Inoltre il quartiere è delizioso e molto sicuro ed è presente un piccolo giardino condiviso e un ascensore. Nulla!
• Ortner (10/5): - Ioanna's accommodation lives up to its name of Greek hospitality to 100%. The apartment is a 20-minute-walk from a beautiful beach in Voula, called 'Athines by the Sea,' where you'll find all the amenities, including loungers, umbrellas, showers, a beach bar and a restaurant for €8.50 per day. Perfect for a lovely time at the beach! Ioanna is one of the kindest, most generous hosts you could wish for. :) The accommodation is very spacious and rooms have a sea view! My room had a beautiful, large luxurious bathroom included and the view was stunning, overlooking the sea, I could watch the large ships passing by to and from Port of Piraeus — simply amazing, especially at night! Ioanna's apartment is decorated with great attention to detail and creativity; you simply feel at home. She welcomes you with a warm smile upon arrival and for breakfast, if I asked in advance, she prepared eggs any style or pita with feta cheese for me! Yamee!! The fridge is full of fruits, drinks and yogurts, she'd prepared for guests. I always was concerned about the costs, asked how much it is to take e.g. a piece of watermelon, she always replied: 'Nothing, that's Greek hospitality'!!! How lovely! If you need a parasol, she has one ready for you. She is there with 100% attention! But, best of all, Ioanna is a very open-minded woman, who knows how to advise in every situation. I had very deep, but also very funny talks/conversations with her! Mostly, the deep-talks about life topics in general were very insightful for me. She simply adapts to any of the guests' various requests. She's just amazing! The week I stayed with Ioanna, I had my birthday and didn't want to celebrate alone, so I asked her to accompany me to a restaurant and she made it work! Many thanks, Ioanna! She offered me tea and a delicious croissant. Soon after, I fell asleep on the terrace, lulled by the cool sea breeze and surrounded by a peaceful, serene atmosphere. From the very first moment, it felt like home. The rooms were beautifully decorated, with every detail thoughtfully considered. Most importantly, the bed and pillows were incredibly comfortable—just as Ms. Ionna says, “A good sleep is essential.” The bathroom was spotless, and everything provided was of high quality. For instance, the shower gel was so creamy that even my typically dry skin felt soft and hydrated—no body lotion needed. The inclusion of sanitary pads was another thoughtful and considerate touch. From the moment I arrived, Ms. Ionna treated me with warmth and genuine affection—always respectful, yet caring. During our evening conversations, she shared wonderful stories from her rich and inspiring life, full of wisdom and warmth. One evening, we even took a magical night tour of Athens together! I also had the joy of cooking with her in the kitchen. She taught me a few tips—like how to make the perfect tzatziki. Her beet salad and fried veal liver were absolutely delicious. There were also plenty of delightful snacks available—frozen yogurt, mousse, and ice cream that I still find myself thinking about. Every moment of my stay was memorable, thanks to the cozy atmosphere of the home and, above all, the beautiful energy of Ms. Ionna. Thank you, Ms. Ionna, for your generous heart, refined taste, and love for art. I’m so grateful our paths crossed. One final note: If you’ve made a reservation, think twice before canceling. Ms. Ionna carefully prepares everything based on your needs—so long as you communicate with/inform her. Meeting this extraordinary woman will likely enrich your life.

• Wanda (10/5): Exceptional - Mrs. Ioanna is a very warm and welcoming host. She is happy to interact as much or as little as you wish, all the while respecting your privacy. Her entire home is spacious, well-maintained and exceptionally clean. The breakfast and snack options are abundant. The X97 (express 97) bus to/from the airport is a 10-12 minute walk from the home. If you're looking for a B&B with a lovely host, it doesn't get any better than this! Our stay was too short!

• Truebluepi (10/5): Out of the three countries we visited iona's vacation home was the only place where we had real rest - Ionna the hostess offered choices including self-made pies and cakes we had omelets with and without vegetables toasted ham and cheese sandwich, cut peaches yogurt all the silverware couldn't ask for more! The location was about a mile and a half walk to the beach and several blocks to ATMs pharmacies fresh fruit and vegetable stands and bus stops. Quiet neighborhood filled with the aroma of sage which is planted everywhere, olive trees and lemon and orange trees. Nothing could have been better everything was perfect The bathroom was immense with marble, a large rain spout and handheld shower tool good pressure and as hot as you could stand it. Any supplies you needed were in various drawers in the bathroom or if you needed anything within your imagination Ionna probably had it!

I booked this on behalf of my mum who was visiting Athens on her own and Ioanna treated her like family. She was very welcoming and went above and beyond every step of the way. The rooms were exceptionally clean, spacious, and comfortable. Privacy is great, you have your own bathroom and minibar as well. Excellent sea views from the balcony and aircon kept things very comfortable in hot summer weather. Ioanna is very welcoming and offered delicious home-cooked Greek cuisine as well as inviting guests to use the kitchen as they wish. She gave great local recommendations of what to do/see and made mum's trip to Athens very unique. Was initially skeptical of how all the reviews could be so glowing but honestly they don't go far enough, you definitely won't regret staying with Ioanna! Honestly nothing to improve!

The place had all the basic amenities one would expect from a top-tier hotel or Airbnb: a functional elevator, a beautiful room with a large balcony, and impeccable cleanliness with plenty of towels, fresh bed sheets, and a spotless bathroom. However, what truly set Ioanna's Hospitality apart was Iona herself. She warmly welcomed us and went above and beyond by opening her entire home to us. Her kitchen was fully stocked, and she invited us to cook anything we desired. She generously offered breakfast, including freshly made omelets and local Greek dishes, and even encouraged us to help ourselves to her fridge for lunch, dinner, or snacks at any time. Ioanna’s hospitality extended beyond the usual host duties. She was incredibly friendly and made us feel right at home. She helped us plan our activities and, to our delight, took us on a city ride around Athens for four to five hours. She treated us to local delicacies like gyros and pommes frites from an authentic spot. In over ten years of traveling, I have never experienced such a warm, home-like feeling at any accommodation. Despite this practically being a flat within her house, it felt nothing like that or restricting in any way. Also, we arrived at 5am which was not an issue for her (we of course have early heads up). Room was very clean, facility full and bathroom was massive. Five star rating!

• Simona (10/5): Huge and nicely equipped apartment with luxurious hostel vibe and warm host. - We had a very pleasant one night stay in this spectacular huge apartment. Ioanna is an excellent host even though she said she had just started hospitality business, she’s better than most! The apartment has a vibe of a very nice hostel where you can have a warm chat with the host or other people staying in another room, yet there is plenty of private space. Perfect place for single/couple travelers!
• Tanya (10/5): Exceptional - A lovely, comfortable and clean apartment with an amazing hostess and very cute dog! As a solo female traveller, I could not have felt safer. Having a view over the sea and being not too far from Athens centre by public transport, it was like getting the best of both worlds. But more importantly, it was like finding a home in Athens! I'm very happy I chose to stay here.

We were also taken around to see the sights of Athens and treated to authentic Greek food. Of our entire 5 month trip throughout Europe, staying here was an absolute highlight. I can’t wait to come and stay here again! Nothing - it’s perfect.

My bedroom had an en-suite bathroom and balcony with good views including the sea. There was nothing that I didn’t like about the property, and I would highly recommend it.

• Kristina (10/5): Perfect stay, perfect host, perfect accomodation!! - Ioanna was the perfect host from the minute we arrived. The room was large and spacious. The beds very extremely comfortable and super clean. The airconditioning was very good and powerful which was very much needed with such hot days in Athens. Our room had the adjoining bathroom which was very large and clean and complete with every amenity you could need and enough space for all your toiletries and makeup. The balcony also had an amazing view with chairs and tables to have a coffee or breakfast. In the kitchen Ioanna had a selection of breakfasts, croissants, juices, water bottles etc etc which guests can help themselves to at anytime. Ioanna even washed my clothes for me!! I can’t thank you enough Ioanna. This was my 10th time in Athens and I have never experienced the hospitality and comfort that I experienced whilst staying with you. I will be telling all of my friends and family that they need to stay with you when they come to Athens. There was nothing not to like. Perfect in every way!!
• Dirk (10/5): Amazing - Those that seek a home away from home in Greece, will not be disappointed at this very special place. Mrs. Ioanna is a wonderful host that is dedicated to fulfil any wish. The accommodation is spacious and equipped with all you need and more and all you want for breakfast is there for breakfast. The beaches, restaurants and all other entertainment are in proximity, and Mrs. Ioanna is more than willing to provide tips about the city. Wonderful hospitality and rare to find nowadays. We enjoyed this place and will recommend it to all that plan a visit to Athens. You can consider yourself lucky if you can stay here and you will surely not be disappointed. • Christen (10/5): This is the BEST place we’ve stayed. We have traveled to 12 countries so far and nothing compared to Ioannas. - If we could give Ioannas place a million stars we would!!! This place feels like home. By the end of our stay, we now call Ioanna our Greek mom <3 she is the best host we have EVER had and welcomed us into her home like family. She made meals for us, and even homemade baileys . Her cooking was amazing, but her company was the best part. She even drove us around to different spots around Athens. We enjoyed this place so much and have recommended it to everyone coming to Athens in the future! Ioanna is so very special and consider yourself lucky if you get to stay here :) you will not be disappointed. We loved everything
