- Laithascotty (3/5): A cave would be more comfortable - The location right on the beach in a peaceful spot I wasnt going to leave a review because 1) I didnt actually stay there and 2) the owner refunded my money after i had asked him. But i feel i must write about my experience when i arrived at this cottage as it was not good at all.
Myself and my husky type dog arrived on an absolutely boiling hot day after having driven for 4 hours in it, my dog was very heat stressed, panting hard and i said a few times that i needed to get him out of the sun and get some water, despite this, Matthew insisted on 'talking me through' various points outside such as the steps down to the beach, where the nearest pub was etc, everytime i responded with 'Ok' but he wasnt interested and just kept waffling on until i finally said firmly that I HAD to get the dog in. So that was the first thing that annoyed me.
But it got much worse. Once we went into the cottage which was so cluttered with all his stuff it was hard to even move around he showed me my room and OMG the heat it was like an oven. No windows looking to outside so no air coming in at all, i went out and brought in my portable fan and plugged it in, the whole time Matthew is busy telling me that its not that bad, most people are very happy, its an exceptionally hot day etc etc. Had a quick chat and a cup of tea in the kitchen then i went outside to sit in the relatively cool garden. He has a small and cute caravan, no one was in it and i went inside and sat down for 2 seconds to get the feel of it then i sat on the step of it and tried to relax a bit. Matthew came out and told me he had switched off my fan. Admittedly i did get quite tetchy about this and asked him why, he explained then that it was just circulating warm air in the room as there was no air from outside going in so it was pointless to have it on and wasting electricity. He then had a go at me for sitting on the caravan step and told me i hadnt paid for the caravan and he didnt say i could use it and it would have been polite to ask!!
- peter (8/5): Good for the beach and walking the dog. - The accommodation was EXACTLY as described. Location was excellent, right next to the beach. Bedroom and bedding, and all rooms were clean. The accommodation is dog friendly, and we took our spaniel, but there were no signs of dog hair or previous visitors taking dogs.
Matthew was a good host. I don't think there is anything to complain about. It is Matthews house and he lives as he wants to.
Because he describes EXACTLY what he is offering, we would say "it is what it is".
- Robert (10/5): Excellent host and a wonderful place to stay - Superb host and the most beautiful views. A hot tub on top on the lookout tower 🤣
- Russell (10/5): - Perfect thank you Nothing
- Belinda (1/5): - The location was very close to the beach the host was pleasant and informative I feel this place shouldn't be hosting guests the property is not suitable.
If I hadn't travelled so far and could have found something else I would not have stayed one night
I managed to find a room elsewhere and pay extra for it for the second night
- Pamela (10/5): Sundial cottage - Such an unusual property with two train carriages in the home, totally unique and amazing
Mathew the owner was helpful and informative
The view from the edge of the cliff was fantastic, and you could go down the steps to the beach and then walk along to the pub( which I didn't do as I have COPD and don't I could have managed the steps back up It was unusual and unique, so nothing not to like
- Hayley (10/5): - Stayed a few nights with my daughter. We both had a fantastic time. Mathew was wonderful and very accommodating. the location was beautiful, Accommodation was full of character and holds some very interesting history. we very much look forward to booking another few days in the summer months.
- Maria (8/5): Literally by the beach and the most quirky place I’ve ever stayed! - The location was excellent and our host was welcoming and very helpful. Matthew made our dog very welcome too. The property is very interesting and something I’ve never experienced before.
- Sebastian (8/5): Great value and spontaneous getaway with a friendly host . - The owner Matthew was very friendly and accomodating. He explained the history of his home and surrounding area; he told us about nearby places he recommends (the pub, the cafes and the walking direction to get to Cromer, Sheringham or Bacton etc). He offered good conversation and all facilities in the shared accomodation. It was a fun, spontantous, great value for money accomodation and we will likely return in the summer to make use of the beach in the doorstep!!
Overall, highly recommend going to Matthews accomodation and have an open mind to ensure you fully enjoy the stay on the Norfolk coast :)
Again, thanks Matthew for everything. N/A.
- Katharine (7/5): Enjoyable - Great location and quirky accomodation The track on the way to the accommodation. It was private, shared access that wasn't being kept up to standard by other residents. The surface was quite "rugged" which meant that a couple of times I was afraid of damaging the underside of my car.
- Paul (10/5): Great little stay - Great location. Host was an absolute pleasure to meet and made us feel very welcome. Really quirky place to stay with a lot of history behind it. We loved it.
- Brian (10/5): Amazing value for money in a beautiful setting - Cottage itself is two old railway carriages- different but very well done with sea side “ ornaments” and a lot more giving it a lovely ambience. Cottage is in a very quiet spot with a huge sandy beach literally 30 seconds walk away. Shop and pub about 10 minutes walk. Matthew is a lovely host and always made us feel more than welcome in his home. You even help yourself to breakfast in the kitchen which was much appreciated! Sundial cottage highly recommended! Nothing!
- Lisa (5/5): Wonderful location for intrepid souls - I liked the location.
Matthew is a very attentive host. He let me use his fridge for some fish, I didn’t want to go off. Going out in a gale to the toilet. The loo was freezing as it has a broken window.
Using someone else’s bathroom. It was very clean, tidy and Matthew reassured me several times it was fine.
Don’t stay here if you can’t do a big step up into the Eriba camper van
- Jones (4/5): -
- John (9/5): Loved it! - Great location, great host. Really quirky accommodation in an old converted railway carriage. Also small caravan in the garden as accommodation. No negatives.
- FERYAL (7/5): It was a pleasant and unique experience - Matthew was very friendly and made us feel comfortable in his home. The house is located on the cliff with a minutes walk down to the beach. The house was quiet and the kitchen was well stocked. The house was cold and the bedroom only had a curtain as a door.
- Jody (10/5): -
- david (9/5): some were to take the dogs for the night - was near to our venue the next day took a little finding it
- Maisie (10/5): Matthew was such a lovely host from the very start. He shared fascinating insights into how his home was created and the - Everything! It’s such a cute little, quirky place by the sea! Nothing
- Andrew (10/5): Amazing stay - The host and the "room" were amazing.
Very quirky and full of personality location, exactly what I like for my holidays.
The watch tower is an unexpected bonus. And the rabbits in the garden.
Amazing stay. Thank you! Nothing to unlike.

- John (9/5): A fantastic hidden gem, great host, fabulously blustery coastal location in late Autumn. - Lovely little caravan. Cosy with the heating on in a very wet October. Matthew a very interesting, pleasant and helpful guy, slightly eccentric in a very likeable way. Really looks after his guests, and the Norfolk Coast, the roar of the waves audible from the caravan, is literally at the bottom of the garden. Fascinating place and fantastic host. Great birding base for the coastal broads. It was hard to find. Took quite a long time to get in. But well worth it.
- Dean (10/5): Excellent value for money, got everything you need - Excellent scenic location
Fantastic value for money
Brilliant host Matthew Nothing every great
- Basra (9/5): - Staying in 19th century refurbished Train carriages, offered us a unique experience.
The Character combined with the peaceful location was exactly what we needed for our short fishing & exploring break.
Matthew, our host is a Gentleman in every sense; kind, considerate, helpful and welcoming.
Very knowledgeable about local history & places if you (like us) enjoy visiting historic places & ruins, he will point out local places worth seeing.
The final point I would make, is that the host, opens his own home to guests, it is important that guests are respectful and understanding of this, if this is understood, you'll have a more than enjoyable stay. Nothing.
- Florbela (10/5): - Sweet little caravan, very charming.
Matthew, was lovely. After difficulties booking a taxi. He just came and picked up without any problems.
Thank you very much 😊
- Alfie (10/5): -
- Sharon (5/5): Need to be open minded very quirky!! - We made the booking last minute for the bank holiday. We love the area and beach at Bacton Norfolk. I knew that the Eriba Caravan was going to be small but didn't mind, we also knew that it was in Garden of the house. We was open minded as it was very cheap booking and very close to the beach which was our main reason for going. After all so for £41 per night you dont expect the ritz! We used the wifi too which worked well on our laptop / phones. I think the only problem I had was that it would have been better to have a bit more privacy in the garden as we have two dogs and we could have relaxed in the garden more. You have to have an open mind when staying was a bit disappointed the fridge didn't work in the caravan too. We was told that we could use the fridge in the house as it wasn't working, not a problem to use the house but if people are staying could be a problem disturbing them. The bathroom was at the end of the house to the garden so again a problem if people are staying. We had access to a toilet and sink which for a couple of days worked ok.
- Smedley-Stevenson (8/5): - Very Quirky. The owner was friendly and welcoming. Fantastic location. It seemed strange having curtains rather than doors and sharing the property with the owner but was fine for one night. I don't think we would stay for longer as we prefer our privacy.
- Petra (10/5): - Matthew was a wonderful host. He accommodated me and my daughter at the last minute. He was very friendly and made us feel very comfortable. The caravan is small, comfortable, and equipped just enough for our one night stay. The location is stunning, we could hear the sea from our bed. Thank you, Matthew.
- Nichola (7/5): Nice and peaceful.. tucked away . helpful host - Fantastic position , nice and quiet , good value Nothing really , could do with a door for privacy in the room
- Paul (7/5): Great location. Interesting place. Good fish & chips 1/2 mile away, very busy on a August Friday. - Great location. Mathew very helpful, nice guy.
- Cynthia (10/5): Leisurely. Easy to get to the surrounding areas, if you wanted the normal holiday places - Lovely location, Matthew was very welcoming.. the place was like going back to the 60’s. Which I really enjoyed. As well as surprised at.. you should really use that in the advertising.. thank you xx

- Susanne (9/5): - We had a lovely stay at Sundial Cottage. Matthew was a very friendly and charming host and we were made to feel very welcome. We appreciated the history of the railway carriages and it felt an honour to share Matthew’s home with him. The location is fantastic, very quiet and tranquil with a beautiful beach. We also had a lovely visit to the Poachers Pocket pub which is only a few minutes walk away. It was quite memorable walking back along the beach in the dark. Matthew was thoughtful and he turned on the lights on his tower, to guide us home. We felt the cottage was excellent value for money and we would highly recommend. Nothing.
- Simon (10/5): - Excellent host. Matthew is very genuine and endeavour to assist in any way he can. Everything was good
- Nichola (9/5): Fantastic place , quiet and fab access to the beach - Superb location, really nice area . So close to Beach , helpful host
Looking forward to returning in the summer Nothing really , could do with a hand towel
In the toilet otherwise all good 😊
- michael (1/5): - THE WHOLE PLACE WAS FILTHY, DUST EVERWHERE, DIRTY CARPETS, GRUBBY BATHROOM, SHARED BATHROOM, NOT PRIVATE AS IS IMPLIED IN THE ADVERT. THE WIRING IN THE PLACE IS A MASSIVE FIRE RISK, THIS DOES NOT LET ME ATTATCH PICTURES OR THE LOCAL HEALTH AND SAFETY EXECUTIVE WOULD SHUT THE PLACE DOWN.
THE BEDROOMS DO NOT HAVE DOORS JUST CURTAINS AND THE SHARED SPACES ALLOW YOU TO WRITE YOUR NAME IN THE DUST. DIRTY RUGS ON THE FLOORS DIRTY WINDOWS CRACKS IN THE WALLS AND GRUBBY BEDDING.
THE OWNER THHINKS THAT FILTH IS "PATINA" AND THAT LACK OF FACILITIES IS "QUIRKY" AND "ANYWAY WHAT DO YOU EXPECT FOR £40 A NIGHT"
I LEFT AFTER WITNESSING HIM WASH HIS OILY HANDS IN THE KITCHEN SINK.
NO REFUND WAS MADE AND BOOKING DOT COM COULDN'T CARE LESS.
I RECOMEND A TETNUS SHOT IF YOU ARE THINKINF OF STAYING HERE.
- Ruth (10/5): Exceptional - Perfect host so kind
Such a fascinating place loved it and hope to return
Everything I needed for a peaceful nights sleep at excellent price.
THANKYOU☺️ Zero
- Derry (2/5): All That Glitters - Right near the beach After a long day driving and site seeing, I went to bed early. The owner however, stayed up late and started cooking his dinner at 10.45pm. The kitchen is opposite the bedroom which only has a curtain across the door. At 11.30pm I asked him if he was going to bed soon as I could not sleep with all of the noise. He told me he was a night owl and it was his home and if I didn't like it, I should leave. The walls are thin and there are no doors. The bedding was dark blue and not fresh and had an odour. Stayed one night instead of two.
- Laima (10/5): Exceptional - Very kind and caring host, we were taken care of so that nothing would be missed. Very beautiful place, we will definitely come back.
- Derry (3/5): Stayed One Night - The location Extension lead running from the shed through the caravan window and connected to a 3 pin plug which is used for all electricity. This also meant that the window had to be kept open all night.
- Wise (9/5): Excellent location.host very friendly.pub and shop nearby road up a bit rough if in low vehicle - Location is great for the beach. Good value for money. The bathroom is in the house but no problems to use. . However the toilet is on outside of building.
- Janet (10/5): We loved it, it was totally different to what we ever stay in, you have to enjoy the quirkiness of the stay, it’s clean - Very quirky go in with an open mind but we loved it. For privacy possibly a door to your carriage room instead of a curtain, but we didn’t mind it was part of the stay😃
- Jackie (10/5): Exceptional - It was a lovely, unusual place to stay. Matthew the host was so welcoming
- Annalise (10/5): Exceptional - The train carriage accommodation was charming and cosy. Matthew told us lots about the history of the trains and answered all our questions. He was amazing host and we both felt welcome. The nearby beach is beautiful, quiet and only 1 minute walk from the accommodation. The accommodation was excellent value for money.
- Paul (8/5): Very good - Great location, friendly host.
- Kate (9/5): Superb - Loved the characterful accommodation
and Host Matthew's hospitality. He was most helpful and obliging.
- Brigham (8/5): Very good - Great location just off the coast path Bath is inside the owners house
- Dawes (10/5): Really lovely and unique place to stay - We had a great time at Sundial Cottage. Staying in a converted train carriage was such a fun and different experience—it’s really nicely done and has everything you need for a comfortable stay. The place was cosy, and peaceful, with a lovely quiet beach a few meters away.
Matthew was a brilliant host—friendly, easy to talk to, and made sure we had everything we needed. It’s clear he’s put a lot of thought into making the place welcoming.
Would definitely recommend if you’re after somewhere a bit different to relax and unwind. Nothing!
- James (10/5): Exceptional - Host Nothing
- Joe (8/5): Very good - Gorgeous quirky little 'house' a stone's throw from the beautiful beach. Lovely friendly helpful host, will definitely be back.

- Christine (10/5): Idyllic location and full of unique character! A rare gem! - Matthew has gone above and beyond to make sure we were comfortable and well settled in, he gave us such a warm welcome and helped us to feel right at home! He’s done a marvellous job creating a warm and homely space with lots of character. It’s such a charming place to stay and he welcomed us and our two dogs so very kindly. He gave us excellent recommendations and was so helpful with anything we need. We really loved chatting to him and finding out more about the history of the carriages and lots more! The setting is idyllic, so close to a beautiful sandy beach and very close to places like Mundsley and Horsey Gap which were amazing recommendations from Matthew. We had a great and comfortable stay and really think that Matthew puts a lot of effort into maintaining such a beautiful place. It is a really unique stay and we really hope to visit again! There was absolutely nothing not to like! It was perfect!

- Clare (10/5): Quirky accommodation right on the beach. - The accommodation was very quirky, and we loved how Michael had restored the carriages to show the original features. Michael was very accommodating and invited us for a drink to see the new year in. The beach was easily accessed from the accommodation and I can imagine it's beautiful in the summer. Nothing
- Adam (7/5): It is unconventional, but that is part of the charm. The host made us feel very welcome. -
- Sonia (10/5): Great little place - Lovely cosy accommodation
- 24803640 (10/5): Exceptional - Matthew is a fabulous host, very decent and accommodating chap. It was lovely to chat, with some very interesting conversation.
This is an absolute jewell of a place I would return and will be. Literally on the beach, and close to a cafe and pub with a very friendly staff and clientele.
You will not find a better experience in two 1890s rail carriages, very quirky but fabulous.
The beds were very comfortable, and the use of facilities was spot on.
Thanks for your warm and kind hospitality Matthew, a real gent! Nothing to not like.
- Hodges (10/5): Exceptional - Matthew made me feel completely at home. The location is great although I only saw the stars and heard the sea and I was staying overnight for work. Still spectacular
- Ian (10/5): Exceptional -
- Nathan (9/5): Superb - Very quirky place. Lovely generous host. Wonderful location.
- Paul (9/5): Superb - Fantastic location, very quirky. Matthew was excellent 👍
- Harry (8/5): Very good -
- Lorraine (8/5): An original place to stay, friendly host. Best in summer. - Liked the original, quirky character, and the friendly host who lives there. Right next to the beach. Serious potholes in the track leading up to it. Could have been cosier - probably best to visit in summer, instead of October.
- Theresa (8/5): Excellent value and most generous hospitality - Generous hospitality of owner, I was made very welcome, and Matthew provided lots of local information. Freedom to use facilities, including kitchen, to suit me was most welcome. The accomodation has really interesting history. Location right on fab beaches with abundance of walking, with walkable pub for meals. For me, perfect for a short stay, being so conscious of being in someone's home might be tricky for a longer stay.
- Ellie (10/5): Exceptional - Lovely little vintage caravan. Ideal location, literally a stones throw from the sandy beach.
Short walk along the beach to a fish and chip chop and pub.
- Darren (9/5): Superb - Great little Caravan location is fabulous! Beach front location.
Host Matthew was brilliant...Made me feel welcome. The Caravan was really comfortable and cosy..
Views from the Tower in the garden area are fabulous!
I think my stay was value for money.
There is a pub and chippy not too far away
- Susan (8/5): Very good - Location was fantastic and the host welcoming. All was fine dog friendly accommodation. Excellent value for money.
- Ewa (10/5): Amazing little caravan in excellent location+very welcoming host. Will definitely be back, thank you -
- Susan (10/5): Exceptional - Great host who was very knowledgeable about sundial cottage, and very friendly. So, so much nicer than a big hotel chain, highly recommend. Bed was comfy, whole place was cosy, and great to hear the sea so close. Thanks! Nothing was not to like, quirky and interesting location.
- Dave (3/5): Poor - Where do I start with this,I read the reviews and through what a lovely place to stay how wrong was I,the description is nothing like the place you stay in,no doors only curtain didn't say anywhere that the owner stays there with you only 4 feet from your room in his room,I felt very uncomfortable and I was a bloke imagine if you a girl and he sleeps then to me it's the worst place I stayed in over the last 10 years I would not recommend this if you are solo travelling very creepy place i felt that uncomfortable i left after 2 nites and booked somewhere else Everything it was nothing like that on booking site
- Martin (9/5): Querky ,welcoming and relaxed feel . - Be aware it's a nicely quirky accomodation.
Converted rail carriages ....owner has one bedroom you have the other and share faciliies
It's a unique experience and lovely for it.
Right next to Becton beach..lovely spot.
The owner is excellent ,would chat all day if you wanted to but also won't badger you if you keep yourself to yourself An excellent balance of communication.
Use of kitchen .
Go and have food at Carmel's vegan cafe up the lane .,that really contributes to the aura of the location. All good but some might want to be aware that the two carriages are one might say rustic with wooden floors and rugs and curtains for internal doors .
We loved the relaxed feel of this but others may be surprised it's not a carpeted, country cottage eg .As I say some may be put off but I urge you to go with the flow ,it's such an excellent welcoming experience and the owners enthusiasm and interesting life stories complete the "look "
- Nikki (9/5): Quirky and unique stay right on the cliff edge, very relaxing - The location being right next to the sea, and the cost in the school holidays made it an affordable, cosy, and relaxing stay for me and my daughter. Nothing other than a resident night time spider in the toilet which is to be expected and can’t be helped
- Smith (5/5): A quirky little Caravan stay so close to the beach - Clean and lovely quirky caravan, Matthew was an excellent host and always there to help with anything. So close to the beach, it was wonderful to have the beach on your doorstep. Nothing as such, it was cramped due to fact I have a large dog but we still had a fabulous time 😀
- Smith (5/5): Passable -
- Hannah (9/5): Superb - Incredible location, and Michael is an absolute delight! Cozy caravan, such great value for money and a wonderful stay all around.
- Charlotte (7/5): Good -
- Alistair (8/5): Very good - Location and price
- Lynn (10/5): Unusual accommodation in a train carriage. - Matthew was a brilliant host. The quirky accommodation was unique and unusual. Absolutely beautiful beach, fine soft sand, and clean. It was lovely to wake up and hear the surf hitting the beach. Great view from the beach path. A door on the bedroom would have felt better instead of a curtain, for privacy. This didn't take anything away from our stay, but would have been a plus for us.
- Catherine (10/5): Sundial Cottage - Norfolk at its best! What a find! At an amazing price.Incredible unspoilt beach and a stay in an authentic sympathetically restored 1880s railway carriage -the beds are where the seats would be! A cottage garden with a small pool rose bushes and a classic small caravette.Lots of winding lanes and fields with a rare world war 2 lookout post with a plaque only a few minutes walk away.Good coach links to nearest towns mundesley and happisburgh and the host matthew is friendly and informative about tides walks and the railway history that thankfully has survived to this day as the truly amazing SUNDIAL COTTAGE.The kitchen is well stocked with essentials porridge coffee tea etc provided.left to our own devices it was a memorable stay and stayed a day longer.we will be back to Bacton! There was nothing to dislike at all.
- Caroline (9/5): Lovely relaxing break - Lovely caravan, has everything you need for a relaxing fun holiday.
Matthew was an excellent host, very helpful.
Location was brilliant, the beach was so close. Nothing
- Lianne (10/5): Very relaxing - Location and host were great
- Ashley (9/5): Great stay - The host Michael, was so welcoming and informative about the area. The carriage was absolutely amazing and the watch tower in the garden gave great views out to sea
- Beverley (10/5): Fantastic , relaxing, magical, fun - Everything! The Eriba has everything you'd need, super comfortable & fun. The location is perfect for the beach, just yards away. Mathew the host is very welcoming and provides all you need & more. The use of the garden is fabulous. Really enjoyed our couple of days and will definitely be back again. Highly recommend . Thank you for having us.
- Ellie (8/5): Tiny but cosy, and a very short walk to the beach! - The location was great- a very short walk down to the beach (I could hear the sound of the waves from the caravan!) and a short distance from local shops/takeaways. The caravan itself is tiny but cosy (which is what I was expecting!) and I slept well. The host Matthew was very welcoming and helpful- the electrics and fridge in the caravan weren't working but he had supplied an extension lead, and I was able to use the fridge in the house for my milk. The caravan was a nice little base while I was in the area.
