- Keith (1/5): AVOIA, AVOID AVOID. THEY CANCELLED MY STAY AS I WAS OUTSIDE THE BUILDING WITH MY KIDS - I arrived at 6pm to gain entry to the appartment and they cancelled my booking without any warning. I had just travelled 5 hours to get to Belfast and had to find alternative accomodation at very short notice which was incredibly stressful and alarming for my family. I spoke to the host and told her I had my kids in the car and she didn't care. I had nowhere else to stay and she just cancelled my booking which had already been paid for.

- Marie (1/5): Disgusting - Got to the apartment 6pm and it hadn't been cleaned, eventually got hold of someone who hadn't had the cleaning team in and couldn't get anyone to clean it that night. Dirty bedding, dirty towels all over. Disgusting
- Barry (3/5): Poor - Unfortunately our booking was cancelled by the host at the last minute due to a leak, we had to make alternative arrangements for accommodations on arrival in Belfast
- Linda (6/5): Owner useless and sack the cleaner- dirty beds! - Large apartment, very quiet building. Good location about 10 - 15 min walk to bars/shop. Bed and sofas comfortable, TV had a good selection of channels and the shower in the on-suite was great Unless the balcony doors and bedroom windows left open, smells of nicotine. Floors and bedding not cleaned. Kettle only works if you keep your finger on the ‘on’ switch. Shower in the bathroom not working. Some rooms not even have light shades or working bulbs. Apartment on the 5th floor and lift not working, there was apparently another lift on the other side of the building but I did not know this as the owner did not reply to my message about the lift. Address details given are incorrect, even though I asked the owner to confirm as people had said before it was wrong. Pictures to show where the key box is are also no use as all of the buildings have been demolished so no point of reference. Also message from owner stated fines will be made if we leave bedding or towels dirty….. bedding was stained when we arrived and looked like they had not even been changed. I believe the owner has not been here for a long time and has no idea what his apartment condition is.

- Carl (4/5): Very disappointing! - Good location. The washing machine did not work. The wi-fi did not work. The kitchen equipment was dirty, ie one of the cups had lipstick on it; there was only one wineglass, which had 3 huge cracks in it; every drinking glass was filthy and had to be washed before we could use them; there was no handle on the tap in the main bathroom; there was inadequate cutlery for four people; only three dining chairs; no tea towel in the kitchen; only three usable dinner plates as one was so badly damaged it nearly fell apart when picked up; the kettle turned itself off after two seconds so we had to hold the button down to get it to boil; the carpet was stained and wet next to the ensuite. We alerted the property owner to some of these problems and did not receive a reply. It appeared as though he was totally indifferent 😐
- Holden (1/5): Scammer - Nothing, could not get the keys, not in the key box, phoned the owner who gave a code for a different cake box, no keys.
Owner not interested and rude. Said he could get keys sometime after 7pm ..it was 3pm in the afternoon. Asked for a refund a d he refused, so forced to find other accommodation.
Total scammed. Checked review on his website as he is not on trip advisor. 20 or so reviews with exactly the same...total scam and reported to the authorities. Sent the details and request for refund to booking.com but no reply As above a total scam

- Glenda (8/5): Comfortable, easily accessed, quiet apartment block. - Location was great. The information the owner gave us re: where to collect the key, how to get in the apartment, parking were all exact. Spacious apartment. Nice balcony. Everything was fine.
- Kristopher (1/5): Bad - Close to city centre There was no washing machine, there were green stains on the carpet near the front door. Brown stains on the carpet in the bedroom near the on suite bathroom. They said there was sky Internet but it didn't work. The bath was broken so we couldn't put our 2 year old son in the bath. The floors in the dining/ sitting room were filthy and lipstick on a cup and glass in the cupboard. The only reason we stayed as there weren't any other apartments at the price we paid. The guy who sorted our keys out was no help at all and has no man management skills at all. Overall, I'm absolutely fuming with the whole experience and will never go there again.

Owner totally ignored our request for assistance . Would not recommend this accommodation to anyone.
- Rhonda (5/5): Good location but not great service or facilities. - Good location The place was not very clean, one of the toilets wasn’t working and we were told it was going to be fixed but wasn’t. We didn’t have WiFi and after multiple attempts to contact the owner we were finally told the afternoon before we were leaving that it also had to be fixed. When we opened the kitchen cupboard to get out plates cutlery fell out of it that wasn’t put away properly and we questioned if it was clean.

Nice view. We received password and information about WiFi but it didn’t work. Neither the TV. I asked about it and he said he was in contact with the WiFi-company. So we didn’t have WiFi during our stay at all.
A couple of hours before our arrival we got the information about one of the bathroom was not working and the plumber was coming to fix it. Reading reviews, this info seems to be given to others as well. So unfortunately I’m not sure I was told the truth. Or at least, this has been a problem for a longer time.
Also, there was a note in the lobby saying Airbnb is not allowed in this building and ask us to choose another place next time visiting.
To me, it’s important to feel trust in the host and I’m actually paying a lot of money to stay here. So not knowing if the information is correct or not - I don’t like that.
- Henrik (5/5): Good location. Sloppy owner. - Good location. Spacious. The address listed at Booking.com is WRONG. This gave us quite some trouble. When we eventually arrived at the property there were no one. We had not received any details concerning keys or apartment access. Only after calling a number in UAE did we obtain the needed information via WhatsApp. Lot of unnecessary hassle.
The WiFi internet didn’t work. We had to repair the flush mechanism of one of the toilets.

Main bathroom locked. Had to go through main bedroom to ensuite for toilet etc.
Ensuite bathroom defects included broken sink tap, broken plug, wobbly toilet roll holder, mould in shower. No bin in bathroom.
No evacuation instructions not visible. This is usually on back of main door. I wonder if this is illegal....
Very little visitor information.. eg maps, chemist, doctor info, restaurant/take out food info, places to visit, transport info etc.
No extra blankets in bedrooms.
Bed 1 light not working.
It felt as though the apartment is used as a residence when not let out. It didnt feel as though it had been left by professional team.
- Christine (3/5): Was certainly not Luxury as advertised and overpriced for what you got - The location Kettle didn’t work properly. Bed had springs coming through had to sleep on the duvet not beneath it , oven dirty had dried up food on the bottom,shower had black mould in it. Only 3 chair for 4 people at the breakfast table. One wine glass between 4 people. The BT modems flashing constantly. Bed linen had marks on them
- Davies (1/5): Avoid booking this property and book somewhere else we’re toks getting what you pay for. - The location was good and easy to access local shops and town. The owner of the property lives in Dubai so no way what so ever to contact him unless it suits him. As this was a work trip we had no working broadbrand or tv in the property which we had booked for two day. As having a child with autism with us you can imagine the impact this had on him not being able to access his iPad etc. then was told it was being installed the next day so I wasent an entire day of my break waiting on an engineer which clearly was never coming. Have been contacting the owner to which I’m now being ignored and I can say I will not be letting this matter go lightly. As the manager of the northern borough of travel and tourism I can say this has been the worst case of customer experience I have ever experienced. And the fact that was there blood smeared on the bathroom wall dident help either.
- Maud (1/5): Don’t go here, not worth the money! - Location and view, but that doesn’t make it up for the bad experience. When we arrived one of the bathrooms was locked and under construction. We got another apartment. The host acted suprised, however reading the reviews it has happened before. Got the feeling they just try to set you up.
The apartment doesn’t facilitate 4 persons: only 3 dining chairs, less cutlery, 1 wine glass. It’s very bad equiped with no coffee machine, bad pans, watercooker isn’t working. Fire alarms have been removed. It’s not comfortable and in poor condition.
After the clompaints the host did nothing and even ignored us.
Not what you would expect from a ‘luxury’ apartment and not worth the money. Don’t go here!!!

- Jack (1/5): Do Not Stay Here - Nothing!! One bathroom was locked / out of order. The wifi didn't work. Faucet in working bathroom was working, but dislodged. Two clean towels for four people. The laundry room had piles of damp towels, etc. Kitchen has no coffee maker, no appliances. It was obvious that the owner had not prepared for our visit. He finally asked us to leave - so we left. Working with my bank and Booking.com to get the full refund we deserve. The owner is very evasive and uncooperative. There is a sign in the main lobby - put up by full time residents saying, basically, that this is not a "B&B building - tell your friends not to stay here and tell the owner to stop using it as a B&B". Working to get a full refund, as we did not stay. Owner not cooperative. I see other posts where folks had similar problems.

Toilet was broken in main bathroom we knew to use buckets of water to flush, not everyone does.

Half the kitchen stuff was missing and all over the place!
Neither owner nor management t let us know of the problems!!
It is not appropriate for two senior couples to share 1 ensuite bathroom!!
We let the owner know if the problems and hope he did not rent it out again till things were fixed.

- Clare (4/5): Good location but not well maintained apartments, definitely would not say it was ‘luxury’ like advertised - The location was good. The apartment I stayed in was not well maintained. There were several things broken including the washing machine, Wi-Fi, side table, snapped dining table chair, ironing board and the sink was leaking water and there were no glasses. When we told our contract he apologised but did not offer to come and fix it whilst we stayed or to offer any money back. He did offer us another apartment but we were travelling with my 7 month old and mother who was disabled so it would be too much hassle to move again. With that many things broken I think it’s fair to say that they don’t maintain the flat well.

Nice, secure building, less than 10 mins walk into city centre. Basic kitchen, comfy beds, clean bedlinen and towels. Plenty of hot water. Nice folk around the building. Broken taps in one bathroom, broken light in the main bedroom, large , deep burn mark on coffee table, mould around shower, sink in en suite extremely slow to drain, only 2 usable glasses in kitchen, tv not functioning, large bundle of linen on floor of utility cupboard, mould and dust around window of bedroom, window in 2nd bedroom unable to close fully, stained rug.

- Charles (3/5): Supposed to be a luxury apartment - Honestly, apart from location nothing. I left a day early. On arrival the address is incorrect, so I knocked on the door to be told its further down the road. Not what I expected at 10:30 at night, walking in the rain with a suitcase.
Facilities needs a real revamp! Lots of cracks, dents and marks on the walls and stains on the hallway carpet.
Main bedroom/Ensuite - Bed was uncomfortable, felt like it was slanted, pillows are extremely old and worn, bobbly and no substance to them - possibly the worst nights sleep I've ever had. Left a day early and stayed somewhere else as I couldn't deal with the bed and no sleep. Lights are extremely dim, had to use bedside lamp to light up the room. Ensuite shower leaks, sink is blocked and taps are really loose/falling off.
Second bedroom - window doesn't shut so I had constant wind and rain coming through, luckily no one was sleeping in there but it caused doors to open and slam as they don't shut properly.
Bathroom - bath plug doesn't open as the twist knob doesn't work - luckily I found this out before I ran the water.
Living room/kitchen - Internet was broken and didn't work, TV has no signal (assuming as no Internet) oven doesn't turn on so I wasted lots of food that I planned on cooking. Random pieces of cutlery, cups, bowels and plates.
- David (1/5): AWFUL DO NOT BOOK THIS. - Location Awful. Do not stay here. Smelt of damp/stale cigarette smoke. Beds broken and cheap duvet and pillows. Could not sleep in the beds. Not enough cutlery or crockery for 4 people. 3 plates. 1 teaspoon. Kettle did not work. 3 chairs for 4 people in dining area. Tv table had a broken glass shelf. No WiFi, on reading previous reviews this has been off for months so not a new issue, this could have been sorted out. Broken washing machine, again in previous reviews so not a new issue. Dirty. Left after 1 night. Would not have stayed that night if we could have got another hotel. Spoke to owner on WhatsApp who offered 1 night free...no point if the issues were not resolved. He then offered to move us but other reviews for his other properties were equally as poor. Asked for refund but he reads message but does not reply. If he had a conscious he would visit his properties to ensure they are as advertised. Disgrace and very disappointed.
- Elizabeth (4/5): Disappointing - Good location, spacious lounge, good views, comfortable beds Surprisingly lacking in facilities - I certainly wouldn’t class the place as “luxury” - no hairdryer, no WIFI, TV didn’t work, plumbing issue with the toilets constantly running, not a very safe key pick up location down a dark secluded side street, only one key for group of 4, lots of areas needing some maintenance eg a lamp held together with tape, wobbly door handles, wobbly taps, just all needs a bit of TLC unfortunately

Main ones, no working tv/ internet, window catch broken so window won’t shut, very loose tap in en suite, pizza crust left on radiator, damp carpet near en suite
Owner tells you he is sending person round to fix but they never appear, also offers you alternate accommodation or a free stay another time then retracts offer when you accept, tries to switch things around and blame you and says in answer to other bad reviews that people left apartment in a mess ( definitely not true with us)
Such a shame as this should be a lovely apartment in a good location but the owner obviously has no interest in maintaining his two apartments, possibly preferring to spend his time in Dubai with his other property rentals

- Marion (7/5): Great apartment, excellent location, facilities a little lacking - The location was very good. It was spacious, and having two bathrooms was great. It was fairly clean and it was quiet. The views across the city were amazing. The address on Booking.Com is wrong, and so I went to the wrong property but the resident there was able to tell me the correct location.
The key box was difficult to find especially on a dark and rainy night.
The lighting in the sitting room was very poor, and needed some lamps.
The facilities could be better - no hairdryer, kettle not working, not much by way of glasses/crockery/cutlery.

- Helen (1/5): Very poor customer relations. - Location The bedroom window was broken & wouldn’t stay closed. Despite contacting the owner this wasn’t fixed. We ended up moving a mattress to the living room to sleep.
- Siobhan (9/5): Would book again - Was given information by text prior to check-in about how to access the property which was extremely helpful and made everything seamless. Location was fantastic, quiet and only a few minutes walk to restaurants and shops. Our 18 month old and 11y old both thoroughly enjoyed the property also. My personal dislike was the pillows. I feel that they need to be replaced. I purchased a pillow for myself as I slept so bad the first night but that was just a very minor inconvenience. Otherwise I couldn't fault our stay.

The host Sam was very informative on how to enter the property and replied to all my questions promptly. Would definitely use again and recommend to others.

- Scott (5/5): don’t book last minute. - Nice balcony Don’t book late in the evening for the same day as the owner isn’t available to advise on how to check in. Airbnb then offered me a replacement property which I declined. The host then tried to charge me for the added cost of replacement building I declined. Quite nasty messages. Disappointed
- Emma (6/5): Great apartment, modern and amazing views. - Beautiful apartment, amazing views over Belfast. Really modern, nice kitchen and bathrooms, bedrooms really comfortable, lots of mirrors and space (group of 3 friends went) and tv with Netflix was great also. Apartment complex also really safe and nice. Only negative was that it was a few minutes out of the centre, but taxis were readily available. The address on the site is not where the apartment is… it’s a few minutes drive down the road. Not a big deal but we had parked and emptied the car before realising.

- Joe (8/5): Very good - Really good location. Apartment well equipped everthink you need was there. One room had really strong smell of smoke. But we did only sleep there so wasn't the worst thing. After reading alot reviews was a little worried asked owner was assured was all sorted. Tele in the 5 floor apartment was broke.

- Tess (8/5): Great location - The apartment was centrally located and really easily accessible for a young family. It had great facilities and was spacious and definitely had value for money. 
Aside from the parts of the apartment, that clearly needed looking at, it was clean and comfortable Parts of the apartment have been clearly neglected and needed looking at. There was a large stain between the ensuite and master bedroom. No batteries left in the remote, therefore we couldn’t use the telly. One of the lamps in the main bedroom was held together with masking tape, and the Tap in the ensuite bathroom was incredibly loose.

- Molly (5/5): Great location, needs TLC. - Good location, really easy to walk into the city centre. Large damp patch at entrance to the living room made the apartment have a strong damp smell unless you kept the windows open. Weather was bad so didn’t want to do this. My little boy took his shoes off at the door and ran straight into it, it was wet enough to go through his socks. Messaged the owner who said he knew and it was due to get sorted after we left, would have really appreciated a heads up. Kettle didn’t work, had to stand holding the button down till water was hot enough. Property has great potential but needs some TLC.
- Aisling (3/5): Don’t be fooled by “Luxury” in the title. This property is far from luxury. - The apartment was a 10 minute walk from the city centre. The very least I expect is a clean property that shelters from the elements. This property is neither. Dirty bathroom, stinky carpet, bedroom windows that can't close. Not to mention a television that doesn't work, not so much as a teabag on arrival. Definitely not a property for a family trip to Belfast. Host said he’d send maintenance guy on Saturday to fix issue but this didn’t happen.

- Deborah (7/5): Good location and value for money. Very spacious. - Easy 15 min flat walk into city centre. Very quiet. Great views. Very clean. Hair dryers only had continental plugs with no adapters so unusable. Apartment really smelt of stale smoke.
Tv unusable, the remote didn’t even have batteries in and when we bought some it still didn’t work.
Window in bedroom would not fully shut so blew open in wind and very cold. Main bathroom shower leaked.
Only small problems but could be improved with a little TLC.
- Julie (3/5): Poor - This property has an exceptional location and was within walking distance of anything you could want. The property would have been great except they have a major water problem in the master bath. The shower has obviously been leaking for some time and the mould smell assaults you as soon as you walk in. It is definitely a known issue reading on the reviews of the last few months. I booked before that and didn’t keep up to date on reviews. When I mentioned it I was advised to open the window, which wasn’t feasible in the rain and wind we were having.

- Colin (8/5): Value for money, let down by delay in gaining access to comfortable apartment. - Nice apartment with a good location. Generally everything you need for a few days away. Just a couple of small things would improve the experience such as a shelf in the bathroom for toiletries and a soap/shower gel holder in the shower. This was in the en-suite and couldn’t comment on the main bathroom as our friends used that one.
- Antoinette (5/5): Thankfully we were busy throughout the days and therefore didn't spend much time at the apartment. - N/A TV didn't work and there was no help at all from the contact person. Contact person was dismissive and rude suggesting that we had broken the TV.
- Ryan (10/5): Exceptional - A home away from home with all the necessary amenities. Other smaller properties were charging higher prices, so definitely value for money. We hope to stay there again soon. Our host went out of his way to help to help and we are extremely grateful. The weather.
- Crellin (8/5): Very good - The location was very convienient, located between Queen's University and the city center. It was also well placed close to Botanic street with lots of food and drink options. The apartment was much larger than expected and had an amazing view over Belfast
- Alexander (1/5): Disappointing experience! - We stayed there for 2 nights with our 2 children in July 2023. The apartment offers a fantastic view on Belfast and truly has some potential to be a luxury apartment. Unfortunately, we had massive problems with very large brown stains of mold on the carpet in our bedroom which obviously were not new. We then noticed the disgusting smell when closing the door in order to sleep. This clearly was a health and safety issue that was not mentioned in the description. We contacted the owner who apologised and assured us that “he didn’t realise it (and) would have closed his apartment”. We agreed on a one night refund as we couldn’t find another accommodation on such a short notice with our family. The owner has now refused the promised refund and Booking suggested we leave a review in order to “help (the owner) improve and help future guests decide where to stay”. That’s what we do now. Not quite sure that this will help the owner, but our advice might at least be useful to you: Just stay away from this apartment should you not want to have a very unpleasant experience and waste your time because of a dishonest person!

Maybe some more instructions about apartment facilities as extractor fans in bathrooms didn’t seem to be working. Apartment number on key safe could hardly be read.

The flat was super clean, comfortable, spacious, with everything we needed. The self check-in was efficient, Sam shared all the details via what's app. Just remember to bring your hair dryer with you. It has a well equipped kitchen, and the washing machine was SUPER handy.

- William (8/5): Good value apartment in fabulous location, I'd look to stay there again. - The location was excellent within easy walking distance to all of the central amenities. The apartment was spacious and clean. The bedrooms were a good size, one was ensuite and both had comfortable beds. The main living room kitchen was bright and spacious with lots of kitchen storage, 2 good sized couches and a dining table and chairs and very good Wi-Fi. The apartment 615 is on the 6th floor and so has good views from the floor to ceiling windows. The apartment covered all the bases and was in overall good condition. I would have liked an Emergency Evacuation Plan of the building outlining where the nearest stairs and assembly point is. The TV had no channels showing, an instruction note on what was available or how to access channels would have helped.
In the en suite shower room the sink tap was very loose and needs to be tightened. The rainfall shower was great but the shower unit leaked badly onto the floor and wet the carpet in the bedroom threshold. I could see that running repairs have been attempted but judging by the skirting board and carpet the problem has been ongoing. There was a bath with a shower in it in the bathroom and all worked well there.

The host was amazing with communication etc... the apartment was fantasically situated close to the centre, parking just at the side of the building. The inside of the apartment was luxurious, exceptionally clean, well kitted out and superbly comfortable. It was home from home and we could not have been made more welcome. Brilliant gem of a place to stay and exceeded our expectations. Our stay was not long enough!!

Good location in Belfast a short walk to the centre as well as main train station. Apartment was very clean and exactly as expected with 2 bedrooms, bathroom and ensuite. The owner provided great detail on how to collect the keys and getting access was very easy.
Very clean with beds made up and towels etc. provided.
Good value for money in the area. Being an apartment it got a little stuffy, but once we opened a few windows it was fine! We didn't use the kitchen facilities, but if you were looking to fully self cater you will need to pick up a few things.
The second bedroom was quite small, but there is more than enough space in the living area if you have a lot of luggage.

The host kept in contact with us making sure our stay was up to our standards . Everything was within walking distance and the train station we travelled to was only a 5/10 min walk away from our apartment which was very handy.

The host sent us very clear instructions on how to check in, and was reachable by phone as well. The location is great for Belfast city centre. It would be nice if there was someone at the Reception.

- Anne (8/5): Comfortable but disappointing. - We liked the location as it was about a 15minute walk to the city and we found a lovely restaurant, Darcys, which was quite close. The apartment is on the 6th floor and we enjoyed the view and watching the sun go down. It is spacious and has the convenience of an en-suite shower and a bathroom. It really needed some TLC. It was very poorly equipped - e.g. a random selection of 4 mugs along other crockery. Cooking utensils were also limited…you would not be able to cater for yourself. The shower in the en-suite leaked so the carpet into the bedroom looks pretty disgusting; the drench shower leaks cold water whilst you have a shower using the lower head and the tap on the basin is loose. The pillows were terrible - one each and no substance to them. The spares in the wardrobe had no pillowcases. There were three towels for my husband and I…a hand towel, one a bit bigger and a bath towel. A few artefacts around the place would make it feel more homely…it definitely has potential but I would not consider it to be ‘luxury’.
