- Shannon (10/5): Delightful, small resort with breathtaking views and beach access. - We had a one bedroom on the 2nd floor and the view and breeze was incredible! The covered porch was perfect for relaxing in the morning, and having a private beach area with palapas and lounge chairs was a huge bonus. We also found the owner, his wife and all the staff to be so friendly and helpful. Having a large jug of bottled water in the kitchen made me very happy. Our apartment and the entire complex was well tended and very clean. And having daily housekeeping was completely unexpected. Our bed was very comfortable and quiet for sleeping. The location is great as a jumping off point for visiting nearby Cenotes, Tulum, Akumal and many other attractions. We prefer smaller vacation spots to huge resorts and this one was just perfect. We loved having a bar/restaurant right next door. No need to dress up or even put on shoes. We were beyond satisfied at Villas DeRosa. The dirt road that lead to the property is tricky, deep potholes everywhere. It felt like we were off-roading, but you just need to take it slow. And the seating in the living room is not that comfortable for our 60+ year old bodies, but we doubled up the cushions and made due. Most of the time, we were on the terrace anyway.

- Julie (6/5): With limited food options available, you should book an apartment and self cater. - I liked the staff, friendliness and the beach access The restaurant was closed and this was not communicated to us. This meant our only option was to eat all our meals at the next door bar or walk a kilometre then take a bus to the nearest town.
Also, the sargasso grass was a good four meters thick so it was a beach resort with very icky sea access.
It is a very quiet hotel that was very reasonably priced and we were able to walk to catch the bus, but it should be made clear that there are no shops or other restaurants within walking distance. I really hope they can reopen the restaurant and give this quaint hotel back its former glory. Tony was a very kind host.
The other concern is that to grab a collective bus you have to cross a busy highway and it’s scary.

- Carol (8/5): Tony was great. Took care of getting us a cab and anything else we might want. - The beach was beautiful and the sand was soft. The pool was excellent on windy days with lots of sunshine. The deck was lovely to sit out on and jus enjoy people watching and t ocean There is no comfortable place to sit inside the room. The couch is rock hard. The location is out of the way and you need a taxi for anywhere you want to go. Plus the little restaurant next door was the only option for dinner. No public restaurants close.

- Elizabeth (6/5): Sublime beach, too isolated. - Location is sublime. Beachfront apartments on the ground floor are fabulous and worth the money. Beach was well maintained, pool, clean, and lovely. Our price is increased twice. We booked 22 bedroom apartments, beachfront, and they didn’t have them, and what they substituted was more expensive. When we got there, the couple in the hotel room, hated it… Dark, damp, and no ocean view. They had an opening for a one bedroom, that our bill went up by more than $1000. I thought this was outrageous and felt ripped off. Rooftop deck is closed, adjoining restaurant only takes cash, and has poor food and many missing menu items. It is a terrible place to stay without a car, and taxi van arranged by the owner was absurdly expensive. We were able to negotiate much better rates for other dates, but again, felt ripped off.

Diese ist liebevoll und grosszügig eingerichtet…leider waren wir nur 1Nacht da aber man könnte gut länger bleiben. Der Strand und das Meer sind natürlich traumhaft schön und ruhig. Der einzige kleine minus war dass im Restaurant/café/Bar am Strand keine Kreditkarte akzeptiert wurde. Da wir auf dem Heimweg waren, hatten wir kein Bargeld mehr. Usd, wize usw werden akzeptiert. Vorne im Städtchen war es kein Problem.

- Boundless (10/5): Our stay was comfortable, enjoyable, and filled our cups in every way. - The Villa was laid out nicely for our families needs. The beach is right outside the patio door, which was the perfect place to view the sunset with a morning cup of coffee. The villa was directly next to an amazing bar and restaurant which we absolutely loved! Due to it being a beach front property, the living room was a little "slimy". Obviously this is not anyone's fault, just something we noticed. There wasn't anything else we didn't like!

Fabulous room arrangement: roomy balcony facing the sea > roomy living room > spacious raised dining/kitchen > bathroom and bedroom. Good AC in bedroom, with good through draft elsewhere. Fully equipped kitchen with large drinking-water dispenser. Tap water chlorinated for some safety but not tasty. Just a very comfortable condo unit. Great view east over the beach and ocean. We have encountered this in other parts of the world and got used to it. But toilet had easy to use bidet feature for rinsing. Dirt road to this and other neighbouring resorts was very rough. Drive slowly and choose the smoothest side of the road.
- Jonathon (9/5): Villas DeRosa A Fabulous Find! - Fantastic value for money location. Dated charm of the hotel hugely attractive. Situated on the beach on a beautiful stretch of coastline. Host Tony a total delight. Coffee and fresh water included. The potholed track to reach location but not the fault of the property. A Mexican inevitability.
- Hans (6/5): Stunning location but tired - The beach location is the best feature of this hotel, it's truly stunning. At the time of my stay the beach was completely clean and free of any sargassum. The hotel also has a nice little pool area, a beach bar and room service. Friendly staff and good wifi, parking right in front of the building. .The apartment was tired and in need of an update. The kitchen appliances are outdated and rusty in places. Also, although kept superficially clean, there is a sticky film of sheer age on the furniture surfaces and countertops which normal cleaning won't remove. Old airconditioning machines outside the room and the old tired refrigerator inside it made lots of noise. All in all inconsistent with the price category ñ

- Ole (9/5): Sea turtles on the beach every night (july) - An out of this world experience. We stayed here in mid July. Sea Turtles were coming to the beach EVERY NIGHT to lay their eggs. Lots of volunteer guides on the beach made sure, that the turtles were not distracted. The apartment was very spacious with full kitchen facilities. The place is well used but everything works perfectly - and my god what a charming place it is. We enjoyed the private beach with sunbeds during the day and could sit on our balcony in the evenings eating out dinner, having a drink and watch the sea turtles coming up from the water to the beach. We stayed 4 people in the apartment. 2 very spacious bedrooms with separate bathrooms. In addition a fully equipped kitchen with a huge fridge, stove, microwave, coffee making facilities, toaster etc. A big dinner table inside and a lounge area with television + the balcony. The landlord (Tony) was extremely friendly and helpful with all our questions. It shine through in everything he says and does, that he really loves the place and will go an extra mile to make sure, that you get an unforgettable holiday.

We had three king beds & three bathrooms which was so nice.
The AC in the bedrooms is great however there is not AC in the kitchen/living-room. It was too warm to comfortably hangout and watch tv at night but what offsets that is a huge balcony! From the balcony, you can see baby turtles making their way to the ocean, a beautiful view of the turquoise water too. The drive from 307 to the beach feels like the jungle, we enjoyed that part of the experience & were glad we’d rented a Jeep. The restaurant & bar next door is great. Good drinks, food & friendly bilingual bartenders. Overall a wonderful experience, we’ll be back! Lack of AC in living room.

- Tania (10/5): Beautiful setting, fantastic service from our host, - The setting is stunning. We loved our room that was ground level and we could walk straight out to the beach. It felt like our very own beach since it was so quiet. The room was spacious and the bedrooms had great aircon. Location was as we expected basically in the middle of Tulum and Playa del Carmen. We went after the spring break so it was very quiet. We hired a car and found it easy to navigate around. Nothing we can really complain about - we did hear the next door dogs bark a wee bit but we had an amazing stay and wished we could stay longer

Also, we were within a 10 minute walk to an excellent restaurant at Bahia Principe, without the crowds. The inroom food service was a nice added touch. Lots of room in our unit. The bedroom was rather dark, although it was well lit in the kitchen and the dining room and siting room. The bathroom (as in all bath rooms in Akumal due to limited sewer services) smelled slightly but that would be the same anywhere in this area.

No need for footwear :-) beach reachable barefoot from your room. Beach area is definitely the best comparing to other hotels nearby.
Very good bar named Beached Bikini is only few steps left from beach entrance serving exceptional caribbean cheviche and guacamole on top of cold beer and wine. Fernanda and her workmate took really good care of us. Thank you! Bit remote location if you do not have a rental car. No other restaurants/dining options in walking distance from hotel.

- Gillian (10/5): Fantastic location for a quiet and relaxing getaway! - Fantastic location for a quiet and relaxing getaway! I was on a solo R&R break and just needed a comfortable and safe place to rest and enjoy the view. I was not disappointed... the view from my ocean/beach view condo was spectacular - simply stunning sunrises and ocean for miles. The condo was roomy, super clean and comfortable and equipped with purified water in the kitchen, and plenty of supplies (ie: blender, good fridge/freezer for making ice etc). The beach and water can be iffy in the area (sea weeds/grasses) however Villas De Rosa is in the perfect spot that is gorgeous - water was clear and the beach clean with soft white sand. The owner (Tony) was fantastic. Very helpful and basically "at your service". Tony can arrange anything/look after whatever you need - I had massage service and he arranged for Noberto to come to the condo. Noberto did one of the best most relaxing and therapeutic massages I have ever had at a really reasonable rate - he was professional, well trained and friendly. Food was also great. I didn't venture out at all, but enjoyed the menu on site - highlights was the ceviche, tostadas, tortilla soup, guac and salsa. All reasonably priced and delicious! There is a beach bar next door for drinks and snacks too. Overall I felt really safe as a solo female traveller, and had a super relaxing visit - just what the doctor ordered. I will definitely be back! Thank you Tony and your crew! My only complaint (that has nothing to do with the place at all) is the Taxi fare from the airport and to nearby places such as Akumal town or Tulum is quite expensive. It's worth renting a car if you want to venture out a bit.

The only complaint would be the shower as it was rusted out, hard water stains all over, and rail falling apart. My guess would be from all the salt water.

The atmosphere was very laid back. Our host provided a number where we could text any questions or requests and was super prompt in helping us get everything we needed. Staff were more than helpful, Having room service was great along with the little beach bar on the beach. Loved morning walks along the beach and being so secluded was just what we needed at the end of a 6 week trip. Couldn't be helped, however all the seaweed in the sea and on the sand was a bit of a downer. Wouldn't stop me returning though.

As other reviews have mentioned, the hotel is a bit dated, but we didn't mind so long as it was clean. Some of the photos could be updated -- the rooftop bar is not operational (no alcohol served on the premises) and the beach bar pictured is a separate business (but just next door).
Not targeted towards the hotel nor its owners but just a warning for newcomers to the area: everything is much more expensive when compared to Mexico City or Oaxaca. Many places only take cash and the only ATMs nearby exclusively distribute American dollars with ridiculous commission charges (12% was the lowest I could find). So while Aquatech is reasonably priced, other costs will quickly add up.

Tony is a friendly manager & had everything automated for check in, internet, food ordering etc. complimentary coffee & maker in room was a nice touch. Food was good & didn’t need to pay cash, could go right onto your bill. No one cleaned up the Sargazo( seaweed) on beach. The shower head needs to be upgraded, safe did not work & internet was not connected to TV. Hotel itself did not sell alcoholic beverages & beach Bar next door was expensive. The entrance to the area from highway needs lighting, hard to see at night & easy to miss

- Mia (9/5): Great Oceanfront Value - Aquatech Villas DeRosa was perfect for us, peaceful, lovely and on the affordable side. We were traveling by rental car which is the ideal way to stay here. The location is south of Akumal Bay and Pueblo. Getting into town was a 10-minute drive. There is a Collectivo stop close to the highway 307 where the turn-off to this hotel is but it's about 1/3mile walk from the hotel to the main road. From here we did day trips to Coba ruins, cenotes (several of which are very close, within a 15 minute drive) and Akumal Bay. The snorkeling off the beachfront is really good, lots of fish and coral. We didn't see turtles there but it wasn't high season. We did see turtles in Akumal Bay by taking a snorkel tour through Akumal Bay Dive Center which we highly recommend. The beach was decent for swimming but there is also a pool on the premises which we didnt use but many guests with families did. We enjoyed moonlit evenings oceanfront on the roof deck and sunrises there in the mornings. Our room was in the rear with a pool & jungle view. Room was very clean, air conditioning functioned perfectly, water pressure was great, hot water was plentiful. Also sat on our own balcony a bit and rather enjoyed the option as well. You could order food and drinks from their in-house restaurant but never used the service so I can't comment on it. We did visit the beach bar next door (it's a seperate business) one night for drinks and snacks which was good. We had ceviche, mixed drinks and decent beers. It is the only restaurant in this section of the shoreline and the location couldn't be more convenient to the Villas. Tony was very helpful with recommendations and to answer any questions. He greeted us on arrival to check us in and show us around. We had a terrific stay! There were little quirks in our room- the balcony door was a bit hard to open but you kind just had to pull hard, the safe lock required a little jiggering, the overhead lighting was a little harsh. None of this was a real problem. I think you get from the reviews here that the property isn't brand new. It ticked all the boxes on what we find important - the accomodation was clean, comfortable, fully-functioning & secure. All in all, it was a great value and we don't have any complaints.

- Moe (3/5): dirty bedding, dirty walls, black mold, weird location - low price and attached bar we are low budget travelers who don’t expect luxury accommodations or five-star treatment when we have chosen based on price. we have stayed in a lot of 3-star hotels which were far from perfect. this place, however, placed us in a room that was shockingly unclean. very very dirty. from the moment we stepped inside, there was sand on the floor, dust and debris on the walls and surfaces, stains on the window curtain, stain on the bedspread, old sheets with a faded pattern (what stains are hiding in this pattern?) and worst of all, a filthy bathroom with black mold on the walls and ceiling. we ignored all of this bevcause we had booked wanting to take advantage of the scuba option at this hotel. the manager ignored our requests to book a dive Ave gave us the runaround - he also ignored other polite messages about basic amenities like getting extra towels (we cleaned the room ourselves). we didn’t complain to the guy or give him any attitude, he just ignored us. in hindsight we should have asked for a refund and found another hotel.
- Antonio (9/5): Great place with amazing view on the sea! - The host, Tony, was incredibly kind and helpful throughout the entire process. Not only was the view from the rental truly breathtaking, but the space itself was also spacious and comfortable. I would highly recommend this rental to anyone looking for a beautiful and comfortable place to stay. The location was also great and easily accessible to nearby amenities. None really.

- Gwen (10/5): Wonderful Place - We were upgraded to ocean view without asking. The room was spacious. The ocean from the room was exquisite. Tony was friendly and helpful. The bed was comfortable. The kitchen was well equipped. The food from the restaurant was delicious. The bacon crisp, coffee hot and yummy. Check out time was generous. Facilities were a bit worn but very common in mexico. Pool was in a courtyard, not by the water. But who needs a pool with that amazing ocean at your balcony?

The staff was second to none. Everyone was genuinely friendly. Tony, the owners son appears to be taking care of the place, and is naturally friendly, courteous, and sincerely wants people to enjoy themselves. You might run into strangers that are just as friendly but no one is friendlier. The only drawback is, there is very limited parking. I solve that problem within five minutes. I’m only putting this because, hell, you gotta put something right?

- Zuzana (10/5): we had amazing time - we requested apartment in the ground floor and we got it and it was amazing! access to beach that feels almost private right from the living room, sun beds right in front of our room.. the apartment itself was huge, with all you need. the equipment was little worn off but we didn’t mind. total next level daily cleaning. nice owner, service from the restaurant to your room to right to the beach.. we will definitely come again. we had amazing time all was great

- Healingsamurai (10/5): Exceptional - The balcony overlooking the beach is just beautiful. The beach was fantastic. The whole place is very relaxing and quiet. There's not a lot to do here which is perfect because I came here for meditation and yoga. It was perfect place to have a calm relaxing Zen experience. Tony was fantastic and taking care of us and such a great host. You need a car because if you want to do anything you have to drive there and taxis are expensive. Personally I found it super easy to drive around and do things plus we enjoyed relaxing on the beach and just having a great time. The beach bikini Grill was awesome and everyone was just in the chill out Zen space the whole time. We loved it I love this place so much. However, if you are a person who needs a lot of luxury and super comfortable beds this place is not for you. The place is a bit dated however has everything you need in the kitchen and everything works the water is super hot the Wi-Fi is perfect everything was great for our needs. We loved it a lot but if you are interested in having a posh luxury resort experience this is not the place for you
- Eduardo (1/5): Not worth a penny! - It was kept clean It is definetly not worth the price. The entire building is old and dingy. The rooms are very small. All the faucets, sinks and plumbing are corroded , outdated and sometimes loose. The "curtains" are so thin (ours was also ripped), they make no difference. The beach had such a bad stench, that we were not able to enjoy it and decided to avoid it. The way to the beach is a 1m wide pathway between two buildings. The small pool needs painting.
