- Schuengel (10/5): - Overall a perfect base for a Vancouver Island vacation! Its clean, accessible easily, Walmart, Canadian superstore, Canadian tire 5 mins by car. Clean, comfortable and the owner is friendly and answers quickly. 10/10
- Sherry (9/5): -
- Venhliuk (10/5): -
- Al (7/5): A few things to fix up, otherwise a good location and good value for money - It was clean and comfortable Kitchenette was not a high standard. Bar fridge- no freezer
Only one coffee mug
Parking was limited
Access to back door was not safe at night as lighting was inadequate.
- Dominique (10/5): Was a very cute spot, perfect for a small little getaway to recharge. :) -
- Peter (10/5): Loved my stay very clean comfortable bed - Beautiful. New. Clean. Someone had an off leash dog that bit me in the leg. This doesn’t reflect on the proprietor. Just sucked.
Wanted to let the owners know the toilet refills over night periodically. Probably needs new flapper in the tank.
There are no lights on the path leading to the back of the building. Yet I also think that’s the property managements problem not the renters issue.
Would be nice to have a cheap Costco ice maker in the room as there is no freezer in the fridge.

- Michi (9/5): It was a quiet, pleasant and comfortable stay. The hosts were gracious. - The privacy was good since it has its own private entrance. and was very quiet The bathroom and bedroom were very nice with a comfortable bed. Nice neutral scent in the suite. It was near our destination. I prefer unscented laundry detergent since I am sensitive to fragrances.
- Ann (7/5): It was a perfectly good suite and great value but a little way out of Victoria proper. - It was a perfect private suite. Looking out to nature was also very nice! A few facecloths or hand towels would be helpful. Fairly loud highway noise.
- Jasmyn (8/5): Close to my location, and clean. - It had everything I needed for my trip and place to sleep and clean. There was no light on the path to get to the place and the kids that lived up stairs were a little to noisy in the morning so I had to wear my ear plugs.
- Guest (10/5): -
- Carol (6/5): - The room was clean, bed was comfy. The room was cold, lack of bedding.
The path to the room is deadly, wirh no lighting
- Michael (10/5): - Awesome and quiet environment. Studio was very clean and a nice nature porch
- Nothing Nobody Noone (10/5): - The owner was kind enough to let us check in early. The suite is large, opening out onto a Victoria treed green space away from the highway. A very country feel.
There are many extras available, even fresh ground coffee, oatmeal. Excellent books. There are even outdoor lounge chairs on the patio.
- Stannam (5/5): Value for what I paid for - There were no bed bugs. Ventilation is fantastic, considering it is a bit of a concern for a basement unit. [No sink in kitchenette]
It's clear from the description, but i reiterate: There is no sink in the kitchenette, and therefore no dish soap nor sponge. It was my mistake to assume a kitchenette would include at least a small sink. It is absolutely not the host's fault, as their photos were transparent about this.
However, the lack of a sink was a bit disappointing for me, as I felt like washing the mug and dishes myself (see the attached photo of the mug). As a host myself, I just know that some guests use 'unconventional methods' in the lack of a washing machine (which was the case for this room). They would put small items (socks or small underwear) in the water kettle and boil them to 'sanitize.' Because of that, I really wanted to clean the kettle before using it, but there was no sink, dish soap or usable sponge available. I ended up buying them and left them in the washroom, in case future guests may need them.
[Soundproofing issue]
The room has poor soundproofing, which is unfortunate given that (i) if faces Highway 14 (which the host was not transparent about) and (ii) obviously the host (+children) live upstairs.
Since Highway 14 is a major road, you will hear passing cars and even ambulances during the night. You can also hear sounds from upstairs or on the other side of the wall, e.g., when they go for a leak or when they talk. I believe the running water would be noisier on this side of the wall.
If you're a speaker of Korean, nice! You'd even catch part of their conversations. Gosh, if only I spoke better Korean, I might've been able to join in!
As an objective metrics, I attached the dB I randomly measured in the night. For reference, less 30dB is recommended for sleep. Also I've attached short audio clips (links below) to give you an idea of what you'd hear in the room.

- Thomas (10/5): - had a waffle maker and coffee
- Sophia (8/5): Perfect cozy suite - Clean, quiet, comfortable, and cozy suite in a great location. I would absolutely stay here again. A little bit of noise from upstairs in the morning with kiddos running around, but otherwise mostly quiet.
- Frank (8/5): - Owners are very considerate and concerned. This Room will only get better as some outside amenities such as walk lights and gravel paths are completed.
- Virginie (9/5): Excellent - Very nice studio room; modern and clean.
Very good communication with the owner. As mentioned, landscaping is not totally done and it was quite muddy and slippery going down at the back.
- Mihir (10/5): - The host was very gracious, forthcoming and made me feel comfortable from the getgo. I would certainly recommend this property to everyone visiting the area. It felt like home away from home and not a hotel. Nothing that I can think of.
- Hannah (9/5): The stay was really great! The location is nice, and the unit itself was clean and comfortable. - The location was fantastic! Very central between Sooke and Victoria. The unit was very comfortable and worked fantastic for what we were needing it for. They also have some items there you can use, which is great. The wifi did not work on my phone, so while it was nice to have I could not connect to it or use it. My partners phone could connect to it, so I thought it was strange. It's possibly my phone that is the issue
- Ankit (8/5): Great deal - improvements can be made - The room was very neat! Tea and coffee were also included.
The room was spacious and the bathroom was stocked with essentials. Couldn't find a fan as stated in the facilities while booking. Pillows could be a little more comfortable
- Celia (7/5): Comfortable once you got use to the idiosyncracies. - The porch and the wildlife at the door. The friendly helpful host. The large and well equipped bathroom. The access was very difficult. In fact I was unable to bring more than carryon luggage down and I found the instructions on the door lock inadequate. (Perhaps add wait until buzzer stops and then open door). Kitchen was rudimentary.
- Janine (9/5): -
- Wojciech (10/5): - excellent place if you have car. Quite, and convenient.
- Yann (10/5): Parfait - Le lieux et le studio Rien
- DidiBra (8/5): Good for a few nights in Victoria at an affordable price - The accomodation is located about 35min drive from the center of Victoria in a quiet area, close to the woods. Shopping options and restaurants are quite close. The room with bathroom in the basement of a new condo is clean and large enough, the bed is comfortable. The "kitchen" is a niche with coffeemaker and a micro-wave - no sink, no water. Overall - good enough for 1-2 nights at a fair price We suggest to provide more kitchen stuff, plates, glasses, cutlery, bottle-opener etc. and in a little better quality.
- Iwona (8/5): -
- Michael (8/5): Very good - Its a private room for yourself. The room is basically a granny flat, so it is part of a family house and you hear all the noise from upstairs.
- Joshua (10/5): Exceptional value and great hosts. - The price and hosts were fantastic. Very kind and accommodating hosts. Good value for the price. Comfy and just what you need.
- Romanenko (10/5): Exceptional -
- Nicholas (10/5): Exceptional - Very clean, exceptionally comfortable bed, coffee, breakfast supplies etc all provided. Shampoo, clean towels etc all provided. Quiet location. Small kitchen area a little awkward to access. Can hear upstairs footsteps but that's typical of a downstairs suite.
- Julie (6/5): Nice place, well set up, with beautiful view of trees, but could use some more household items. - New building, new suite, well set up for studio suite Didn’t have enough kitchen items- dishes, plates, utensils
- Daniel (9/5): It had all what we needed. Thank you very much. - Location was close to family for them to pick us up. We would rent again if available. Price was very affordable as we are not financially well off. Our son is in the military with family so we try to go out once a year. There was no steps to walk on . The area was slopped so we had to walk down and up carefully. It was not muddy considering it rained 5 days out of 7. We had to supply our own bathroom toilet paper.
- Alina (10/5): Exceptional -
- Robert (10/5): Best value for your money - So close and convenient to where I was working. Very clean and comfortable. Did not expect this!! Almost Zen-like. Nothing at all. I will be back 🥰
- Cindy (9/5): Superb - Location and all the amenities we needed. The small kitchenette was perfect and the bed was very comfortable. Not that we didn't like it. The path to the entry was a bit slippery due to rain. Just watch your step. Those who experience mobility challenges may find it difficult.
- Stephen (7/5): Good - Owner was quick to respond and happy to help when needed. Suite was clean and felt like home. Would stay again. Have to trek down a muddy path to get to the door of the suite. Dirtied up all of my shoes trying to come and go.
- Fraser (10/5): Good value, and a pleasant place to stay - Host was helpful and a pleasure to deal with. A bright, clean, well maintained studio apt. Fully equipped with breakfast supplies (bring your own milk of course) and a small library was a nice touch. We stayed in February so we appreciated the heated floor in the bathroom. Door lock was tricky, be sure to follow the printed instructions on the door.
Location of entry door inside light switch is on the opposite wall (bring a flashlight)
- Gina (10/5): Just awesome - Everything was just perfect
- Judith (8/5): I will probably be back especially in summer and when pathway is improved. - Friendly owner who answered all questions promptly, willing to help me if needed. New v6ery clean comfortable facility.Good lighting inside. Satisfactory kitchen utensils and cleaning supplies. Good price. Landscaping not finished and path to entrance a bit treacherous especially for the elderly. Poor lighting on path. I understand this will improve. Needs grab bars in bath tub for added safety. No sink in kitchen area, Need to wash dishes in bathroom, no big deal. Optik TV operating instructions, would be helpful.Parking not very convenient, too far away.
- Paul (8/5): A very comfortable stay in an attractive, clean, well appointed and modern suite. A twenty minute drive from Victoria bu - Modern, clean, studio unit with small kitchenette, very good value, excellent firm bed, excellent bathroom, nice resting area. Access to the suite requires going down the side and behind the building, which is only an issue because it is completely dark/unlit at night and requires walking down a significant slope that is only dirt/soil & slippery when wet. The bathtub/shower is excellent but very slippery and could use a nonslip mat or coating. A fabric or heavier shower curtain would also be a nice addition.
- Clark (7/5): Good - Access to suite is not easy, dirt path around back.
Noisy residence above.
- Jutta (10/5): Exceptional -
- Albina (10/5): P.S. Watch in window! We saw a deer just in front of it :) - It is brand new and really cozy. Host made it with mind and care. Recommend to stay here! Hope they will make better way to enter, think it just not done yet
- Katherine (10/5): Exceptional -
- Bill (10/5): Exceptional -
- Guomao (10/5): Exceptional - clean and comfortable. quite and safe neighborhood. having everything we needed. host was friendly.
- Breanne (10/5): Exceptional -
- Nikita (9/5): Superb -
- Linda (8/5): Now that we have a better sense of the area, we would definitely stay here again. - Location was super quiet. The studio was well appointed. My daughter and I felt very safe. We were a little farther away from town than we had expected. This was more about our own lack of knowledge about the area than it was about the description offered by our hosts. Finding the entrance was a little tricky. Again, the directions offered made complete sense once we got oriented correctly, but we were definitely on the struggle bus at first.
- Catherine (5/5): It’s not realistic to have to access the suite in this way. - It is a problem that 1) the visitor parking is always taken and I had to park in a muddy construction site with sharp debris under foot; and 2) there is no path, no steps, no nothing down the hill and around to the entrance! It is hard to carry a suitcase in mud and dirt, up and down a hill, with no railing or solid ground.
- Thomas (10/5): Exceptional -
- Linda (10/5): Fabulous stay - I booked this for my Daughter to stay before she moved into permanent accommodation, it had everything she needed for her stay.
Studio was clean and comfortable, a 20 minute walk to Walmart and a good range of buses if you don't want to walk.
WIFI was great! Hosts were lovely too!
Highly recommend
- Rezvan (7/5): Enjoyable stay despite the noise and door locking challenges - The studio was chic and clean. It actually looked better than in the pictures. Unfortunately, the house wasn't very soundproof. I could hear every flush and shower from upstairs, which could be quite loud and even wake me up at night (might not be an issue for heavy sleepers). On top of that, the bathtub could use a bit more attention in terms of cleanliness. And finally, locking and unlocking the door was quite a challenge, especially the locking part. It took several tries, and it could get a bit frustrating. Despite these inconveniences, I liked the place overall!
- Anonymous (8/5): Very good - The extra amenities were nice. The door handle was loose and the key pad always took multiple tries to lock when leaving
- Anonymous (9/5): Superb -
- Anonymous (10/5): Cute, clean, and cozy - Clean, well kept, and accommodating. Incredible deal.
- Irene (8/5): Overall happy - Little things like the instant oatmeal for breakfast etc. Very noisy. Traffic overhead.
- Owen (9/5): Superb -
- Marcel (10/5): Large Modern Beautiful Suite - The suite was larger than we expected and very modern. Even though there is no kitchen, it is good for breakfast (cutlery, coffee maker, kettle, fridge, ...). The whole suite and the bathroom were very clean. Only one very small drawback: since the construction is not yet fully completed, the path to the suite can be a bit muddy.
- Sarah (10/5): Was pleasantly surprised with the space and amenities! - Had coffee/tea/waffle station/oatmeal for options, was able to put food in the fridge, and was a nice private entry If staying there through late morning/early evening, can hear kids running around upstairs, but it wasn’t too bad with the schedule I was on.
- Gymbugy21 (9/5): Great hidden gem near Victoria! - It was very clean and the bed was comfy! The place is even nicer than the photos. Having a fridge, microwave, dishes, and utensils made it even better. We had a minor issue during our stay, but it was dealt with immediately upon messaging the property. Very nice people! It's a little difficult to access the door by the pathway as it's downhill and dirt at the moment (slippery when wet).
- John (3/5): Not acceptable. Would not Recommend - No breakfast .
Location was quiet ,but had to walk through mud each time we came home to it Got there Bed had not been made.Looked like someone had just got out of it
My Daughter had to drive over with
clean
sheets and pillow cases before she would letus stay there.
Recycling bin was full of trash.
My daughter brought over dish soap and dish towel so we could wash our dishes each day
A Lot of improvements would have to be made before we would stay there again if ever
- Jaskaran (10/5): Exceptional -
- Ryan (10/5): This was a great place to stay! - Free waffles were awesome!
