Guest Reviews
- Yvonne (4/5): not a welcoming atmosphere at all. Poor value for money. - self catering accommodation. Many/most hosts provide some basic supplies for arrival. This was lacking. Absolutely nowhere to put anything in either of the bedrooms. One had a rack but nothing to use as a hanger, the other had nothing at all.
The kitchen was not clean. Cutlery etc had to be washed as had not been done properly - sticky knives are not appealing. The stove was very dirty.
- tracey (9/5): Lovely place to stay.. great location and very comfortable property - Comfortable, Spacious, Clean, fabulous location and beautiful views from property
- Darren (7/5): Location is great layout works well, needs a bloody good clean - The location was perfect for what we needed, just out of town and in a nice quiet spot and overlooking the river.
property is light and modern, it does show a few signs of age in places but is well laid out and equipped with enough to make the stay comfortable it needs a really good clean, under the beds need a good hoover, it was dusty and the main floor bathroom was grim, shower tray was dirty, the glass watermarked and the windowsill and boxing around the edge of the bathroom was dirty.
to be charged £30 for cleaning seemed a bit rich given that it wasn't clean to start with!
- Steven (4/5): For the price it needs more attention to details - Property, view from balcony and location close to Sutton Hoo and Rendlesham Forest. Communication poor; arrival instructions refer to pictures that weren’t included; parking difficult as still lots of contractors vans. Shoddy crockery and kitchen ware
Buying our own toilet roll!!

- Toni (9/5): Apart from the above which hopefully the owners will consider is not what people want when they arrive I would stay here - Location was perfect. Loved the view from the balcony and it was very quiet. Very spacious and suited two couples as we had a bathroom each. Though it’s a flat the bedrooms are upstairs. Was very comfy for our short stay. Disliked that all the cups needed washing. Also why do previous guests leave their uneaten food - onions, half a garlic, cheese, half a bottle of red wine, cereals and loads of food in the freezer and why don’t the owners/cleaners throw this away.

- Robert (10/5): An extremely good apartment ideal for a relaxing break in a beautiful area. - The view from the balcony was stunning and the river was very calming . The apartment was beautiful and the decor was very fresh and well maintained. As a disabled person I struggled with the stairs but I was aware before I arrived.
- Richard (9/5): -
- Renata (7/5): - Great location close to town with easy access to everything. The apartment was bright and warm, with lovely views from the balcony and windows throughout. The beds/mattresses, and pillows were not comfortable. Communication needs to improve, particularly regarding early check-in requests. While the property was responsive to other message, our early check-in request was sent three times and received no response, which felt discourteous.
- clifford (10/5): an incredible place, tranquil, clean and spacious will definitely book again! - the apartment was amazing, it was very clean and spacious, the view was exceptional. We enjoyed our stay there was no milk provided, but thats just an observation as we had a lovely walk to the shop to buy some
- Alexandra (8/5): Fantastic apartment, fantastic hosts and looking forward to our next visit! - Location was great, a short walk into Woodbridge where we were attending a wedding.
The apartment was decorated lovely! When we arrived one of the beds hadn’t been made, it had been slept in. The host quickly arrived to sort it though which was great.
We couldn’t lock the door from the inside, we felt safe so we didn’t ask them to come and fix it when we realised but hopefully it’s fixed for the next guests.

- Darren (9/5): Amazing property, perfect if attending weddings in the surrounding area, or perfect for quiet break - For a new build very spacious, lots of living space. Incredible views day and night, a train/star/animal watchers dream, quiet block, super friendly neighbours too who aren’t always the case in these types of properties, decor spotless, good sized rooms. 2 bathrooms nice showers, big fridge freezer, it’s open plan with separation too. If I didn’t have a reason for being there, I think I would have sat on that balcony day and night. It is warm, this isn’t the property owners fault, as soon as you walk into the communal area the temp rises 10 degrees, the flat was warm but in fairness it was summer, and staying with a friend couldn’t really leave bedroom door open over night. But open all the windows and doors and it’s ok, just a couple of fans for night would have been brilliant, and also small things that make a difference, a mirror in both bedrooms and wash stuff in both bathrooms, as well as hanger space in both bedrooms, just need to double up on what’s there already, this is really picky stuff, but it’s just little things that make the difference
- melanie (8/5): - Good, simple layout and finishes throughout. Clean, comfy apartment. Great view from front of property. Good parking and bathrooms. Great view of river. Super pubs in walking distance. Lack of hand wash in upstairs bathroom.
Tea/coffee sugar very low and no milk sachets provided.
£30 cleaning fee and vat charged on top of the advertised fee that we were not made aware of until card charged, this might be a booking.com fault not the hosts?
- Nigel (9/5): Would definitely book again - Great location with fantastic views over the river. Apartment was spacious and generally clean with great facilities, plenty of towels etc. Good communication from the host. Balcony was great but there were a lot of cobwebs on it, which was odd as the rest of the apartment was very clean. There was some confusion over check out arrangements, and it wasn't clear that the key had to be replaced back in the key box.
- Sherrie (9/5): Lovely stay in Woodbridge in a beautiful location near the river. - The guide as to how to access the property and where to park was idiot proof. The accommodation was extremely clean and the furniture was comfortable. I slept better there than I do in my own bed and I loved the oblong fluffy pillows, must find out where they came from. Will use again. Nothing!
- G (8/5): Lovely flat in lovely location - Could have done with a few instructions. Eg what to do with rubbish, didn’t use coffee machine as didn’t know how to use it,
- Kathryn (9/5): All good but would have slept better on a good mattress - Everything Beds soft
- Paul (9/5): Superb -
- Gillian (10/5): A quiet , peaceful, delightful stay - The view was truly amazing
So relaxing , very comfortable, very quiet .
- Lynne (10/5): Exceptional - Perfect location for visiting Sutton Hoo. Excellent pub for food and breakfast in 5 mins walking distance. Same distance for groceries, plus a fresh fruit and veg stall on route to the coach & horses. Nothing
- Anita (10/5): Exceptional -
- Julia (10/5): Had a great time here, the apartment was lovely. Would stay again if in the area again - Comfortable, clean and bright split level apartment, with a lovely outlook from the balcony, Nothing really to dislike. Could have done with a fan during the hottest weekend of the year to date.
- Tracy (8/5): Very good - The view was great, the apartment was very nice The blinds in the bedroom did not block out the light, no coffee table in the living room for drinks
- Angela (7/5): Beautiful views, river and town - The amazing views from the balcony. Lovely town and river and walks. The wildlife that we saw. Desperately need a coffee table. We moved the orange table and chairs to the balcony and then took the table inside as you can't put a cup or wine glass on the carpet. The lamp had no bulb or shade. Could not get the hob to work to cook breakfast. The allocated parking space was taken but we were fine parked in the space next to it. Sewage works nearby could be smelly. We were asked to be quiet (in the welcome email) but neighbours and workmen were very noisy. Could do with a helpful guide book. Still love the beautiful views though
- Hendry (10/5): Amazing property would highly recommend - So easy and well explained - no problems at all It was fab - no complaints
- Jamie (10/5): Exceptional - Nice gesture with tea & coffee available
- Lisa (8/5): Very good -
- Josephine (10/5): Spacious modern apartment with gorgeous view. - Clean and modern. Great condition. Nice bed linen and towels. Good Wi-Fi. Clear welcome instruction. Sunny balcony in the morning. Lovely rural view. Nothing
- Jeffrey (8/5): Pleasant and comfortable, with a few small niggles. - Very good location, nice and clean. Facilities good, but see below. Central heating isn’t working properly - issues with timer, we think. Could do with more cupboard space and/or coat racks. Access to cleaning materials for guests and a brush or hoover would also be desirable.
- Sam (10/5): Comfortable and spotless stay - Exceptionally clean and comfortable, with a very easy check in and out experience.
- Janette (9/5): Lovely stay wish we had booked another nights stay ! - Peaceful location, clean and spacious apartment Everything was lovely other than the blinds let in a lot of light so early wake up !
- Jackie (10/5): Fabulous - Very comfortable, clean, fabulous location and views Blinds let morning light in
- Judith (8/5): Very good - Comfortable, spacious flat. Good location. Lovely views I couldn't get the tv to work. I was confused by the changing address of the apartment. Obvious when you’re there but not when you don't know the area. No-one responded to my query about location.
- Matt (9/5): Superb -
- James (10/5): Perfect for a two night stay in Woodbridge. - A lovely warm, clean and comfy flat.
Great location and lovely views.
- Lisa (10/5): Perfect Night - Location and view is idyllic. Easy to get to and find. Very quiet. Lovely balcony to be able to enjoy a morning cuppa.
- Ann (8/5): Overall a lovely property in a great location - Lovely location, property was nicely decorated and beautiful views across the deben river towards Sutton hoo
Minus points , the property was supposedly able to accommodate four people but only had a small table and two chairs in the kitchen. The hot water system was temperamental and changed from freezing cold to scolding hot in kitchen and upstairs shower , perhaps a visit from a plumber needed? In the lounge there is nowhere to place a drink down when sitting on the sofa and we were putting drinks on TV stand but we're worried about damaging furniture as no coasters available. Only three mugs were available,we assume one broke and didn't get replaced? .no lamp in lounge so overhead lights or darkness only choice
The trains running past were very quiet and after a couple of hours you don't notice them and they didn't seem to run overnight so no problem them there
Overall I would rate property as very good and with just a few minor tweaks I'd rate it as excellent and my friend and I said we'd like to come back as there's so much to do nearby and it was quick and easy to reach them due to the location of the flat and we overall very much enjoyed our stay
- Anne (7/5): Good location in a modern apartment. - The property was easy walking distance into Woodbridge. It was clean and tidy. It is for 4 people but only a table for 2. Bright fresh and clean . Ideal for weekend stay.
- Naomi (9/5): Superb -
- Matthew (6/5): Pleasant - Pleases to say the apartment is lovely, but is missing the welcome pack you mention.
'You will find a welcome pack located in the living room 🙂,
It was disappointing after a long journey.
Regards
Matthew Ramsey
- Louise (9/5): Excellent place to stay and beautiful location. We will def go back. - Very clean, modern and spacious. Nothing
- Steve (8/5): Nice apartment - Easy check in, clean, good parking TV didn't work on live TV, no clothes hangers in 2nd bedroom
- David (10/5): Very clean and smart. Good value for money - The design of the bed frame. Very uncomfortable when sitting down on the mattress only to find a wooden frame edge. Quite painful in fact!
- Matthew (8/5): Very good -
- Susan (9/5): Beautiful property with scenic views - Very well presented property with amazing views. Nice and spacious, felt like a home away from home. Excellent pub down the road too!
Booking and communications was quick and easy. Loved our stay and will definitely stay again!
- Kathryn (8/5): Good but could have been better - Location Said there would be a welcome pack and there wasn’t
Messaged three times requesting a late check out and received no response
- Matthew (9/5): Superb -
- Thomas (9/5): Two bed apartment relaxation stay - The view was absolutely PERFECT.
Kitchen was well stocked if you needed to cook.
The property was clean and not a speak of dirt in sight.
The property is on a third floor apartment block with no lift just stairs.
Swift response from booking team/ owners on instructions with entering the property and parking.
Very quiet no noise just pure RELAXATION. The only grudge I did have was TV. They have issues with the Ariel free veiw it did not work all night and into the morning. I would strongly agree if they have sky broadband then why not get the sky tv that runs through broadband. - NOTE to the owners/booking team. Everything else was PERFECT
- Lucy (9/5): Beautiful view, extremely clean and comfortable. - Amazing view. Very comfortable sofa and bed. Very clean. Could do with a lamp in the lounge but other than that no negatives.
- Ann (8/5): A very comfortable relaxing few days. - Clean, fresh nice and open with a lovely view across the river and beyond. Very comfortable beds.
The welcome pack was appreciated. The property would benefit from side tables in the lounge as there was nowhere to place drinks apart from the carpet. Standard lamps or less stark lighting would have made a difference when watching the tv. More storage facilities in the bedrooms would have been welcome. The kitchen needs a few more items - more mugs, a bowl or two, egg cups. Visitors would benefit from an information pack on how to operate electrical items, eg the induction hob (which we never did manage to use), the tv (we could not get terrestrial tv) and general information on the area (general sights, eateries, what's on, local map for example). The info on line when booking should definitely state that the apartment is up 2 flights of stairs and that there’s no lift (especially when you are approaching 80 as we are!).
- Julie (5/5): Adequate for a short stay but would not go there again - Location was beautiful, though "riverside view" in description did not include the fact that the railway line was between property and view with trains running every hour! Very sparsely furnished, Living room had no where to put down a cup of coffee so had to sit and hold it. A coffee table would have been good. Spent over an hour trying to find the TV remote which was hidden down sofa cushions. Nowhere in bedrooms to unpack clothes properly- just a small hanging rail in back bedroom.
Upstairs bathroom was particularly bad ad sink plug kept jamming and in the end would not open at all to allow contents to drain, toilet flush also kept jamming leaving the cistern fill running for hours and therefore not filling enough to flush, and the shower panel was not wide enough to contain water so the floor got soaked whilst showering.
