Pokój w domu na wzgórzu (prawie 100 schodów do pokonania), w otoczeniu drzew i innej roślinności, piękne widoki na Zatokę Kotorską i Herceg Novi. Gospodarz Slobodan jest super - miły, uśmiechnięty, serdeczny, pomocny, wyrozumiały! Miejsce parkingowe pod dachem, w pobliżu bardzo przyjemna lokalna restauracja oraz minimarket. W najbliższej okolicy niewielkie plaże, zarówno płatne jak i darmowa, a większy wybór plaż w Igalo i Herceg Novi. Bardzo nam się podobało :) Czasem zdarzały się głośne imprezy lub koncerty w Herceg Novi, które trwały do późnej nocy i trochę niosło po wodzie.

- Mikić (9/5): - Domaćin je bio vrlo ljubazan i korektan, sa njim je moguć svaki vid dogovora i kompromisa. Blizu smeštaja se nalazi hotel Iberostar koji ima svoju dosta dobru privatnu plažu. Ležaljka po osobi košta 13 evra, što je prihvatljivo, i svako ko želi da plati, može pristupiti plaži, bez obzira da li ste gost hotela ili ne. Ima previše stepenica koje trebate da savladate dok dođete do smeštaja, ali je to savladivo za svaku osobu prosečne kondicije. Objekat je starijeg datuma i potrebno mu je renoviranje.

Sve pohvale za njih. Boban nam je dosta pomogao, objasnio nam je plaže, kao i kako možemo doći do Herceg Novog i Igala. Sve je u apartmanu onako kako piše. Sve pohvale još jednom. Za nas 4, koliko nas je i bilo u apartmanu, apartman nam je bio mali ali to nije uticalo na naše raspoloženje.

Really responsive to questions before the stay and really helpful and friendly whilst we were there. The property is exceptional value for money. Amazing views over the bay of Kotor and Adriatic Sea. Clean apartment. Comfy beds. Towels, bedding, toilet rolls, bin bags, hand soap, washing up liquid, all provided. Walking distance to local beach, one shop (that had a good selection) and one restaurant. We hired a car so could easily access more beaches, shops, restaurants within 5/10 mins in Igalo and Herceg Novi. Free, safe, undercover parking for the property a 3 min walk away. About an hour's drive from Perast and Kotor. Also close to the Croatian border, so easy to hop over for Dubrovnik and some of the Croatian south coast. Apartment is up 100 steep steps from the road, so bear in mind if you need something really accessible. Njivice is a really nice quiet location, so if you want to get out and about and explore further afield, you really need a car.

- Elise (10/5): Quiet stay in Herceg Novi - Very helpful and friendly hosts. The view is amazing and it´s very quiet. The house is located at the end of a road, so hardly any traffic. The beds are very comfortable and the kitchen is well equiped. Shower has warm water. There are a few beaches nearby. It´s an hour walking to Herceg Novi or you can take a taxi or the shuttle at the Iberostar nextdoors.
- Ahmed (10/5): Exceptional Stay with amazing view!! - Itbwas wonderful stay we liked the support from the landlord he was extreemly supportie and kind instructions were clear we had to park in one area to drop the luggages and a reserved area for private parking. The land lord even supported us carrying our luggages. He was highly responsvie witg any request we need and the best part is the view i promise you the view will last in your memory for ever!! Washroom might need some extra maintenence in pipes but it works perfectly fine with no issues taking a shower while enjoing the view!!

- Marina (10/5): Ideal location to get away from crowds - It was in a small area away from big crowds but close enough to the big promenade with bars and restaurants by foot. Taxi is also an option. There were a few different beaches to choose from and the local one wasn’t crowded at all. In general the area was very quiet during both day and night with pleasant locals. Personally this wasn’t a problem but to get to the property itself there are a few flights of stairs which may be an issue for others.

Host was super friendly and helpful for any kind of your need, communicative and always positive! If you are looking for a quiet place to spend holiday with family “Njivice” is the perfect choice for you. Market and restaurant with delicious food is minute away and there is hypermarket and shopping mall 10 minutes away from the apartment. All recommendations goes to Boban :) keep up the good work we are coming back next year!

Do not even have words to express the hospitality of the host, and gratitude for all the information about everything in the area we got from him. This was a perfect stay with a lot of positive energy and kindness. After perfect hospitality, I must say I was amazed how clean and fresh are the sheets, ironed flowlesly on the comfy beds. This is a place I will rather come back to and deserves a perfect 10. There is no thing i did not like, it was perfect!

There are stairs, but the people are not at all strenuous as you might think at first glance .And the host Slobodan is a wonderful man, a real host who makes you feel safe and at home. People, you will not regret all the recommendations.

- Ryan (10/5): Beautiful view in a convinient location - Great location, breathetaking view, new comfy beds (as of 2023), hot water, air conditioning, kitchenette, free parking nearby… There are a couple of nice beaches and restaurants at walking distance (no need to move the car), it’s very close to the border with Croatia if you wish to visit Dubrovnik or beyond, and of course you can visit the other coastal towns of beautiful Montenegro. Boban and his wife are great hosts and lovely people, who will help you with anything you might need during your stay. Totally recommended. We will deffinitely return! Host very easy to contact. - Slobodan (Boban) is an exceptional host: warm, friendly and helpful, whilst respecting guests’ privacy. I knew that if we had a problem he would help us! We loved the village feel and being close to nature. You can walk up the hill to a beautiful church and the border with Croatia. Public bus into Hercog leaves from Iberostar hotel (timetable on security guards hut by entrance). Also cash point in hotel. I didn’t mind the 100 steps up from the road as it meant that we had a great view and caught the sea breeze. The mountains are very steep so it’s not surprising! But some people might struggle.

Outstanding service and contact of the host, he picked us up from the bus station in HN and gave us a lot of good information. Be aware, it’s a simple room with a very small kitchen area.
- Marina (6/5): Lovely hosts, units gave very different experience - from good to acceptable. - The host was very kind. He carried (very heavy) suitcases up many stairs! We checked in early, checked out late, which meant a lot! He took us shopping, gave useful tips, did our laundry. He was there to answer every inquiry we had. He organised an airport transfer. We even got a small gift when leaving! For hospitality, my mark is 10+. The a/c were working. We didn't have mosquito nets but were given repellents and we were absolutely fine. We were aware of the many stairs so this wasn't something that affected us negatively. The beds were comfy, the beddings clean, it was quiet at night. There was wi-fi and it worked ok. A big hotel with many great activities is very close by, and a cute little fish restaurant. Taxi to other places doesn't cost much so we easily hopped from one town to another. We took 2 units and the upper floor one was newly refurbished, with amazing big balcony and lovely view of the whole Boka bay. In the lower floor unit, the odour from the sewage was very bad. Flies were nesting in the pipes and at times it was gross entering the toilet. The old appliances don't bother us aesthetically, but sharp tiles on bathroom doorstep mustn't be there. My partner cut his toe when walking in barefoot. We tucked in a towel underneath so none of the kids gets hurt. We were aware that the designated balcony is actually on the upper floor so I can't complain about that but what the pictures don't show is that it's disproportionally small. We rented a studio for 5 people and barely 2 could fit. Size is approx 1.2mx1.5m . If we hadn't had another group in the upper unit I honestly don't know how we'd dine. We ended up carrying foods and drinks between the two units on 1st and 2nd floor. Small things like fixing the freezer door, putting in shower curtain, stuff like that, would make the place maybe more justifiable to the price. Finally, this is nothing to do with the very nice owners, but local beaches are cr*p, other than the hotel one, for which you have to pay to access. So - if you want the full beach experience, count on extra costs.

He was waiting for us to show us everything and helped us organising nice trips around and giving us the information you need the make trips unforgettable. The view from the apartment is simply fantastic. You can watch the bay and and boats coming and going. The beds are very comfortable and the apartment is equipped with everything you need to cook nice meals. Our car was parked in a garage!

- Milana (10/5): I would for sure stay in Villa Boka again :) - One of the things I enjoyed the most about the location of the facility is the beautiful view of the bay it offers as well as the green surroundings. Of course, our stay at Villa Boka Sunrise Apartments wouldn't have been so pleasant if there weren't for our helpful and kind host Slobodan. Apart from making sure everything was well with our stay, he was always ready to share some interesting stories about the area and its history. I also liked the village itself - Njivice is a perfect place to have a peaceful holiday away from the crowd. I didn't mind the stairs and the uphill but I guess Villa Boka and Njivice in general aren't that accessible for people who use wheelchair or parents with baby strollers.
- Darya (10/5): Exceptional - Our stay was perfect, thanks to the host and his family who were always available for help, advice or just a friendly chat. The apartment was clean and had all the basics for everyday life. The balcony had a stunning view overlooking the whole bay and beyond. Property location in Njivice village is perfect for those who prefer quiet vacation outside of tourist crowds. There is even a small supermarket with basic groceries like fruit, vegetables, bread and wine, as well as a small restaurant. Nevertheless Igalo and Herceg Novi with many more bars and restaurants can be accessed within 10-15 minutes by car or taxi, or even by foot if you like walking, then it would be around 1,5 hour of relaxed walk mostly at the promenade. There is a very good and not expensive paid beach near the property as well as free public beach.
- Enzo (9/5): A stunning terrace over the mouths of Kotor - The property has one of the most beautiful locations one can expect on the Mouths of Kotor, with a spectacular sunrise terrace overlooking this stunning bay. Inside is a large studio apartment, with a bath/shower, sink and kitchenette, beds and couch, with large windows opening onto the terrace. The poignant beauty of the place makes one forget certain limitations, such as the long (although more than feasible) staircase to the property,

Also there is a shop. Property is nice, clean and bright! There is a terrace with the sea view, so you can have glass of wine and look at the beautiful nature.
