Good parking to front. Could only put up 1 sifa bed as furniture in way .
Bench table at front with no barruer to road. Would have been better in secure back area.
- Morley (7/5): - Location and comfy mattress in the front bedroom. The Kitchen well equipped and great cooker. Can't complain about the cleanliness of the kitchen. Pictures are obviously out of date. Windows covered on algae outside. Sofas saggy. Could do with a lick of paint and part of the ceiling down stairs was flaking off. Went to strip the pillowcase off and the pillow had stains so I didn't continue. Shower not very powerful and mildew around the bath sealer

- Deborah (8/5): Ideally located to explore Lincolnshire coastline. Basic but clean budget property. - Spotlessly clean. Quiet location but with everything you need within 15 minutes by car. Plenty of off-road parking. Efficient heating. Range cooker and dishwasher welcome bonuses. Ample beds for a family- I think sleeping 9 might be a bit of a stretch. Overall basic needs met, as expected for price-point. Kitchen poorly equipped for a family that does full self catering. Insufficient cutlery. No baking sheet/roasting tins/ovenproof dishes for the range cooker. Tablecloth was old but clean and cleanable, however the fabric placemats require updating as were very grubby looking. Garden not ideal for a dog friendly property- no grass for business and vines in corner are very pretty, but dropped grapes all over floor- highly poisonous to dogs so we couldn't let our Labrador out in the garden. A smart TV in this age would be expected so guests could stream from their own services. Please please, invest in a decent shower with suitable screen/curtain.

- Anthony (5/5): If it had of been clean and well maintained it would have been reasonable value for money. - Location. The gps coordinates provided were not for this property, a little frustrating in 2024! We knew from the images this was an older property. On entering it was clearly a from the 30s or so. Overall it was comfortable. However, the cleaners were clearly not doing their job. The kitchen floor had not been mopped for an age. The general lounge and living area was the same, especially under the furniture. I wonder what are cleaners paid for? The kitchen was completely dated and the unit that contained the refrigerator looked like it might fall over at any moment, too funny. We wanted to eat outside in the back yard areaā¦. Best I donāt say anything about this area as it was a jokeā¦. There were quite some other things but my real concern was how steep the stairs are. I know they were built to code back in the day but please be warned, they are steep. This place reminded me of my family home of the 1950s, the main differences being my mother kept our home spotlessly clean and my father knew how to maintain the outside and surrounds of the house and do competent renovations.
- Heather (4/5): I wouldnāt rebook, sorry! - It was spacious with plenty of comfy sofas The property is dated, needs some TLC, the outside has peeling paintwork & deteriorating woodwork, the shower is antiquated & not practical for anyone & certainly not the older generation. The outside back garden, if you can call it that! Was dirty, overgrown with weeds & hadnāt been swept for months! There was even feces from previous occupants.

A large lounge, kitchen and main bedroom. A downstairs toilet with an upstairs bathroom ideal.
A lovely main bedroom to the front. The double bed in the other room could do with a new matress. 3rd bedroom is more a single.
- Lyn (10/5): Exceptional - Loved staying at this house very comfy n had evrything needed, peaceful location in little village - with shop, pub, fish/chip shop n nature reserve nearby - mablethorpe 15mins away by car n cleethorpes 25mins away for other places to visit for "more" things to do šš We went away to relax (away from it all) looked forward to "lie-ins" but neighbour dog woke us all evry mornin (6 to 6.30) howling/whineing for bout 20 mins š n big spiders evry night made appearance š¬

The bath was so lovely and deep , the beds were exceptionally comfortable , the kitchen facilities were great , plenty of towels and very spacious! The bedding smelled divine, i would 100% recommend staying here , i will definitely be coming back !! (6 people) Wouldāve been good to have a firestick or something to steam movies from but apart from that no complaints!!!

- Jade (10/5): Would definitely return - The property was spotless and the owners were easy to get hold of if there was a issue. When we arrived we couldnāt find the WiFi password so I messaged and had a response straight away which was great. The only problem we had was finding it from the road when we first arrived but once we knew where it was didnāt have an issue for the rest of our stay.
- Sally (10/5): Family chill out to see the seals. - Very comfortable, big squashy sofas, lovely and warm , easy to use cooking range, secure garden for our dogs, 5 minutes walk to the coastal walks , can just see the sea . Shower curtain strange but rolled top bath made up for it, steep staircase. . That's it the rest of the house is just what you need, comfy beds, big lounge and kitchen, parking . Will definitely visit again.

- Lindsey (10/5): Golden anniversary family weekend away - The host went above and beyond for me. I booked this for my family and my parents for their golden wedding anniversary. The host put up balloons and banners which I had sent to them and I can't thank them enough. A lovely bottle of wine awaited us too. It was clean and comfortable. Perfect for what we needed, very spacious, 20 minute drive to a beautiful beach at mablethorpe. Lovely local pubs withing walker ng distance that were also very helpful. Towels and bedding were provided. A quick message to ask for the WiFi password and it was sent straight away for the children. Excellent communication, fabulous hosts. Thank you for letting us use your home :) I don't think there was anything. The bath would only fill with the cold tap but it wasn't an issue as the electric shower could be used so my little one was happy.
- Alison (7/5): Good - Plenty of space. Close to beach etc Needed airing when we arrived. A bit hard to find 1st time, could do with a sign by the roadside.
Sofas not very comfortable.
Roll top bath very pretty but shower not ideal.
Need to provide oven gloves.
- Patricia (9/5): Great I wouldn't hesitate to book again - Location ideal for our needs , pub 5 minutes walk, lots of places to visit within a easy drive A cooking tray for/inside oven is essential, I had to buy some foil trays as there was no oven tray to place anything on to be cooked
