- Martin (4/5): It was ok, and central. It would be untenable for many people - Good area. The website does not explain important elements, such as:-
1. Entry is NOT via the main road. You have to know to go to the back of the property to a locked gate.
2. There are two flights of stairs to get to Reception; then I had another two flights to get to room. No lift. That should be made very clear in the description.
- Janine (5/5): Fine for what I needed, but I won’t stay again - Close to tube station, not too expensive, comfortable enough bed. Room and bathroom were clean. You have a fridge and cooking facilities if you need them, which is handy. You need to walk up 12 flights of stairs to get to the room, there is no lift so if you are not fit and able, this is not a good place to stay. I have a heart condition and I nearly passed out attempting to make it to my room. There is no aircon and it was hot so the window had to stay open. This backs onto a very busy, noisy road - so I didn’t get a great night sleep.

- Audrey (1/5): Very scammy. This was more of an air bnb than a hotel as it claims to be. It was SO difficult to even find the place- th - Nothing Everything. The lack of communication, the lack of cleanliness, the lack of service, the lack of towels, the lack of English speaking workers.
- Chekusheva (3/5): Poor - The room did not match the picture on Booking. No windows in the room. Just one small hole (that how I would describe it) on the ceiling. It was 32C in London. The room on the top floor - it was extremely hot without any air circulation. The bed... the bedding was not clean. I would not like even put it into the words over here. So I wonder why the hotel disorient customers with such nice pictures of a facility which is not true. It was upsetting...
- Hydh (4/5): Disappointing - No lift - you have to carry your suitcases to the upper levels. The stairs were narrow and it felt risky when bringing the suitcases down those stairs. NO AIR-CONDITIONING (it was HOT), no fan (owner refused to provide one) - suggested we open the window (which faced a busy street with cars, trucks, ambulances - all night long). It was NOISY, we could not sleep. The quality of the furniture in the room did not look like the website; there was insufficient cutlery; no cooking implements. It was basic, not deluxe! The entry is not from the street, we had no instructions, and we ventured to the side of the terraced row of shops. There was an entry via a gate at the side, which led to a narrow back lane, which had dumpsters that were piled high with rubbish - people were smoking next to the dumpsters - a fire risk.

- Gaynor (2/5): Not a deluxe experience - The only positive thing was the location It was very poorly managed and wasn’t the experience expected from the advertising blurb. It has no one onsite and management were not responsive to the unacceptable issues.
On arrival there was no way of getting in and no instructions for access. Luckily someone living in the complex let us into the security gate and another customer was waiting to check in so we were able to tag along with them.
The room was up5 flights of stairs and was not what anyone would expect for a ‘deluxe’ suite. The bed was not wide enough for 2 slender adults and didn’t fit 2 pillows across it and was not a bed for 2 people.
We were only supplied with hand towels to dry ourselves.
The room had old food and half a bottle of champagne in the fridge.
The smoke detector had been removed and there was no light bulb in the bedside lamp. There was one high window that opened onto a very noisy road and thus it was impossible to ventilate the room adequately.
We contacted management to discuss and to have these issues rectified (especially the smoke detector and towels) and the issues were not resolved.
We asked 3 times for towels so that we could take a proper shower and dry ourselves and were provided with a 2nd pair of small towels after we had been there for more than 24 hours.
On the 2nd morning, the shower from upstairs flooded into our room over our floor and saturated some of our belongings and we were unable to contact management to discuss. It was clearly an issue as there were watermarks down the wall and on the ceiling.
We contacted booking.com who were very helpful and had to move accomodation.
When we did eventually have contact from management(after contacting booking.com who was very helpful) the manager apologised but wanted us to wait around until 12.30pm to see what he could do. I explained that we were visiting London to sight see and that this wasn’t really an OK response.

- David (7/5): Great location with a couple of drawbacks. - The excellent location and the friendliness and helpfulness of the staff. WiFi was poor, a few problems with the bathroom lights and shower. I recommend bringing earplugs to aid sleep because of traffic noise.
- Kate (6/5): Once we got in the stay was comfortable but basic. - The location was great and the room was small but comfortable. There were some good facilities and the kitchenette included a fridge and cooker, oven and microwave. Finding and getting into the property was a little difficult. The entrance was in a locked passageway behind the main address that was given. There was no one to greet us or let us in. We went into a different property and they showed us into the locked passageway and where we needed to go, but no one answered the bell when we rang. We then bumped into the owner outside and at the far end of the passageway, who showed us in and gave us the keys.
While there were some good facilities, there was not kettle or toaster and we boiled water in a pan. (A kettle is shown in the pictures but was not provided). While there were cooking facilities there was a shortage of plates, bowls and cutlery. We asked for some more and got plates and spoons. So there were no bowls for breakfast cereal and no forks.
The suite was comfortable but is old and has more wear and tear than the pictures shown. The drawer unit provided was broken.
- Roaan (3/5): Poor - Location There is no lift and we stayed on the 4th floor and had to carry heavy luggage, There was no fan in the room and it was extremely humid next to the boiler room. There was no on site staff to assist

The room was big enough and very comfortable. It was too hot. My studio was on the top floor.
I suggest to add a fan to mitigate this problem.
- Sevval (5/5): Passable - On the bright side, the hotel is located in a decent area and very close to the station. We had booked the room just to sleep, so it served the purpose. If you go with low expectations, you’ll probably be satisfied. We had trouble finding the place as there were no signs at all. A gentleman who was assisting us had to come and meet us, and only then we were able to find our room. He was very helpful and attentive. However, I can’t say the room was well-prepared. To begin with, there were no pillowcases and the towels were dirty (there were ketchup stains and they looked fresh). The trash near the hotel entrance smelled very bad. If you have a lot of luggage, I wouldn’t recommend staying here unless you’re on the first floor — there are quite a lot of stairs and no elevator.

- Colleen (3/5): Not likely to return - The location was good and the only member of staff we met was friendly. The mattress was comfortable. I booked a deluxe suite with a double bed for me and my 5 year old, but we were given 2 single beds. I didn't sleep well as I kept feeling like I was falling off the bed. The room was not clean and I told my daughter not to take her socks off at all. The floor was dusty and had what looked like red lipstick rubbed into the floor. The flooring had gaps in it by the door. There were many splashes of dirt on the wall. One of the light shades looked like it had water damage staining. The chest of drawers were extremely rickety. There was no kettle, no knives and forks, only one plate, no bowls, no normal glasses, no cooking utensils. The fridge froze the items I put in it. The batteries in the remote did not work. The toilet was not clean, there were lumps of dried paint on the toilet seat and the flush button was missing. There was no plug in the bathroom sink, no conditioner and the shower tray had a crack in it. The walls had cracks and was missing small bits of plaster in places. No one on site for check out, I was told to put keys on the desk, not a secure location. If I had been staying longer than one night I would have insisted on a change of room. It served a purpose but I'm not likely to return. We were offered a double room when I stated it was not what I had booked, however it meant walking up more stairs with a foot injury. I hadn't noticed the other things until we were getting ready for bed as we literally dumped our bags and went back out to explore.

- Briggs (1/5): Bad - The hallway smelt of cigarette smoke , the person who I collected the keys from was rude and very unwelcoming. He could also not speak english and handed me a phone to talk into. My room was not ready - when I entered had not been cleaned form the previous visitor.
- Sergio (3/5): Way worst than we expected. - The sheets was a cover and like not a sheet, they took our food-drinks away i guess by mistake but not asking, and the last thing was asking just for an extra pillow and they responded saying “sorry we don’t any other pillow”, and not saying it the moment we asked for it and so discovering late at night when we arrived at the hostel (because never in the world i would define that as a “suite”, it was way smaller in every space-aspect than we thought it would be comparing to the pics. Really noisy Main Street and the windows are non exist. The location was the only good thing.

- Bkeane27 (8/5): Great location. Good facilities in the room. - The property is an excellent location, just off High Street Kensington very close to HSK underground station. The room was clean, with fresh bed linen and towels. The kitchen area was well serviced with fridge, microwave, toaster, kettle, oven, sink and hob. There was plenty of cutlery and crockery. There was an ensuite wet room with a good shower and some toiletries. TV had a variety of apps to steam. Comfortable small double bed. Only stayed one night, so the room was more than adequate for my needs and would use again. Note the property is not easy to find - it is on Wright Street (just of High Street Kensington) opposite Urban Green eatery and is accessed via a black gate with a key code. This gets you access to a passage way and the main entrance doors are about half-way down the passage way. The stairs. Please note there is no lift. My room was on level 3, which had plenty of stairs so was glad I was not on level 6! It took sometime to get the keys to the room, with a number of calls to the telephone number provided, but it was sorted after about 1/2 hour. There was no air con and it was very hot in the room. Opened the window, which faced on to a busy High Street Kensington, so there was noise through the night - take some ear plugs if this is likely to bother you.

The location was near where i needed to be. -Access via the bins in the back alley was horrid.
-Communication wasn’t good, felt hassled on WhatsApp and asked to give personal details over WhatsApp which didn’t feel secure.

Definitely wouldn’t stay again. Lots of other better options in the area for the same price or cheaper and much better quality.
- Austė (8/5): Very good - Great location nearby metro station, clean apartment. Well equipped kitchen also hairdryer, ironing equipment. Narrow double bed, not comfortable pillows. Really hot in the room with no ac and if you want to open the window during the night, it is to the main street, which is really loud during all night. Doors lock closes really load, so you will always hear your neighbors slamming the door.

Turned up at the address after giving owner 30 mins notice to come and meet us and no one there. Tired to send us to another address. Ridiculous experience. Ended up with no accommodation at 18:00 and heading to the royal Albert hall at 19:00. No reason or apology given. Letting agent thought this was acceptable. Terrible experience

- Adam (4/5): Great location, but the rest is disappointing - Great location, less than five mins walk from the tube station. Very noisy room, faces onto a main road and the windows are not double glazed. Had to go up 8 flights of narrow stairs to get to my room on the second floor and there is no lift so not great if you have access issues. Bathroom is tiny and the shower is a wet room so your feet will be in the wet when you sit on the toilet. Bed is virtually pressed against both walls so if you are larger you will only be able to get around the room by going across the bed.
- Aliona (7/5): Good - The location is excellent, right across from the metro exit. I was the first person to stay in this room. There was also renovation work going on in the stairs and there was a smell of paint. But overall, if I was only sleeping in this room, it was fine. I had a studio on the top floor. The view from the window was beautiful, but you need to put a chair to look out of it. The workers were friendly and solved all my problems. I do not recommend this hotel if you have heavy luggage (I had to go up to the 6th floor). Secondly, the shower was small for me. Thirdly, be sure to clarify that the entrance is not from the street, but from the backyard and you need a code for the gate, which would be good to know in advance. Of course, I looked for this entrance. And there was no doorbell to ring, but everything ended well and I was checked in.

Could deal with that, but shower water was scalding even though faucet was turned to only cold water, some left over trash was in room on check in. And nobody was at the desk ever to ask to adjust the plumbing. Finding the entrance to the property required 4 telephone calls to two different people and about 25 minutes of walking up and down the street.

It’s really tiny for 2 people: no room for 2 chairs nor enough room to open a suitcase. No bedside lamp either. The kettle and microwave did not work.
- Tanya (9/5): A very good value for money accommodation option in central London. - This is a very good, value for money, accommodation option for staying in central London. The location on Kensington High Street is right next to the tube stop, making it very easy to get around. The communication from my host was really good. My timings kept changing due to constant meeting commitments and he was very patient with this, even when I had not signal to send an update. I would stay here again. The actual entry gate is not on Kensington High Street - it is on Wrights Lane. Please put this on the instructions.
If you don't like a noisy street, then you need to bring ear plugs. I had no problem with this, as I wanted the benefit of being close to the tube and near to central London.

- Kateřina (7/5): Ideally located quiet flat in central London but on the third floor with no lift and no wifi - Great location of the apartment near the metro station and shops, within walking distance of parks and museums, the price of the apartment is good considering its location.
The flat was clean, bed comfortable, enough storage space.
Great comunication with owner about the arrival. Thank you! The flat is on the third floor (the stairs to the ground floor are quite steep). With a small luggage for three days it was not a problem...
Lack of equipment: The bathroom lacks some mop for wiping the floor after showering (there is no corner shower, only a curtain), more light above the sink would be useful (the ceiling light is not sufficient), there is only one chair in the room (at least two folding chairs would be useful.) There is small folding table. The kitchen lacks a dish towel, more dishes and cutlery would be useful, also a pastry knife; salt, pepper, tea or coffee would be nice. ..
The light on the wall above the bed is fine, but the switch is up by the door, which is not convenient.
We didn't manage used TV - no satelite, cabel or wifi connection, no instructions...
The water in the shower was only hot or boiling - it needs to be repaired.
Non-functional ventilation in the bathroom and above the kitchenette (probably not yet connected).
No place to put dishes on the kitchen counter. There is a microwave on the dish drainer. The microwave could be hung on the wall instead.
