• Simon (2/5): - Location could not of been better Contact with the host is non existent even booking.com failed to get a reply with an important issue we encountered, numerous calls and messages went unanswered, on first view the apartment looks nice but on closer inspection it's in urgent need af a paint as maks all over the walls, lots of cobwebs, crumbs still from other guests under the kitchen table, shower would only swap constantly from boiling hot to freezing as and when it chose to, all in all to ask the money you do for one night's stay then an update to the property is needed, would not recommend as it is now sorry

Toilet is coming off the wall, felt like it was going to break when sitting on it. Bedroom door handle fell off. Could do with a good clean. Did report both toilet and door handle issue but didn’t hear back.

• Nicola (1/5): It’s such a shame as the location is great. If you want a night away and not have to go home and wash everything due to - The only thing going for this property is the location. Perfect for the city centre location. Where to start. The hallway when opening the door downstairs was filthy. Then to open the apartment door to an overpowering smell of cannabis was honestly awful. It was evident it had been smoked heavily in the apartment. It was not clean. Dust, dirty everything!! The staircase falling to pieces, left over sanitary products and shower gels still in the shower. Honestly I thought it was a mistake. But was shocked at the standard. Tried to contact the host. Called and messaged. No response. Avoid!!

• Antony (8/5): Central but would not stay again. - Excellent location in centre of Lincoln. Very warm! Could not turn off the radiators so very poor sleep, opened the blind for window and this was very dirty. The apartment needs some updating and the sofa was very tired.

• Niall (10/5): everything it said on the tin - Very close to town, had everything needed in flat and host replied quickly to text message questions who was super friendlt could hear all the passing foot traffic but that's to be expected in old building so close to city center, apartment was very warm and took a bit to figure out how to turn heating down, however that's better than it being too cold

• Kerry (5/5): Good value, great location but could be cleaner. - Fantastic location, not on a street only accessible by foot, a 5 min walk from the nearest car park. Nice little 2 bedroom accommodation with small kitchen and lounge area on the top floor. Great price for 4 adults. Good base to explore Lincoln and visit university students. I would use again It wasn't the cleanest, stains on the bedding (but they were clean) kitchen extractor was dirty and cobwebs in each room. Key safe code was wrong but owner answered telephone straight away to give correct code. Toilet was loose from the wall and wobbled when you sit.

Cobwebs all over, stains on bedding (felt like it had not been changed), oven never been cleaned, WiFi and tv didn’t work, generally a grotty feel. A lick of paint and a good clean/new bedding could make this a great property.

• Mike (1/5): Very disappointed, dirty linen un-loved property. - Location Stained bed sheet, dust webs everywhere, toilet loose/unsecured to wall. Bed in rear room was so uncomfortable, my wife & I were going unable to get comfortable. So much so we left at 01.40 and traveled home….

No hot water. WiFi did not work. TV would not work. Shower temperamental. Shower very slow to drain. Stains on sofa and duvet cover.

• Dianne (4/5): - Convenient location. Relatively quiet. No hot water in bathroom (except shower) or kitchen. No internet, which TV was connected to so no WiFi or TV. A bit grubby. Bathroom bin wasn't emptied prior to arrival, area round bin in kitchen dirty. Oven grill pan very dirty. Some areas needed a bit of TLC. We needed to wash the dishes we used prior to using them. A shame - it has potential to be a nice flat. As it stands, would not recommend.

Cracked mirror, some old scrunched up tissue left behind the bedside table, loose toilet, scruffy smelly entrance with piles of post left on the floor, blood on the doorframe in the front bedroom, makeup stains left on the bed linen in the front bedroom, large stains on the sofa, Internet not working,all the windows looked like they hadn't been cleaned in months, damaged front bedroom door looks like someone's pinched it.

• Johnson (2/5): Do not waste your money - The location was close to shopping centre as the purpose was to go away for my sons birthday shopping for the day and a meal on the night and it was a very short walk to all main amenities The cleanliness of the apartment was appalling. The fridge had mould and grime all in it. We spent 15 minutes cleaning the fridge alone to be able to put some bits in it. It looked like nobody had cleaned in a long time. There was a broken mirror that was still up in the bedroom, dead bugs all over the window ledges. The door to the entrance building didnt seem very secure and the stairs up to the apartment was full of rubbish old letters and needed a deep clean. The WiFi didnt work neither did the tv as it couldn't connect to anything. The bedroom smelt of cigarette smoke as there was a door below and having to have the window open as it was so hot and stuffy meant that when the people downstairs where smoking it was going straight into our bedroom.. the bedding had makeup marks and a foot print on.. the bathroom lino was mouldy and turned up and the toilet was coming off the wall.. the cutlery and glasses in the kitchen were dirty and the table was sticky and there was food all over the banister. The sofa and rugs had stains on. Dirty sponge on arrival and dirty teatowel. There was hair all over the hallway table. This cost 163 pound for one night and was my sons 1st stay away from home for his 18th birthday and we didnt feel comfortable in this apartment at all let alone enough to eat anything. There was also no hot water so we couldn't even wash our hands with warm water. If I had paid 60 pound for the night I would of expected some of this but at 163 I am more than disappointed and will be taking the complaint further as I don't feel this should be advertised on booking.com. as this is the most disappointing booking I have ever been to.

It's really nicely decorated, has everything you could need. We stayed for just one night but would definitely book again for a longer stay. Would recommend Unfortunately we couldn't get the WiFi to work and the lock on the external door was loose so it made it a little difficult to get the door unlocked

• Simon (5/5): Wouldn’t stay there again. - Location was good only because it was close to where we were working. But also good as it was close to town centre. It wasn’t clean. Bed sheets and duvets smelt unclean. Shower tray was cracked and split. Couldn’t locate the switch for shower so didn’t get to use it. Only found out after we left the property when I contacted the owner. Marks on walls, mould inside shower, toilet holder fell off when tried to use it. Laminated floor in hallway not laid properly, the joins move and you catch your feet when walking over it.
• Neul (5/5): Passable - It was central for our night out at the theatre . The bed was really cosy and comfortable. The apartment was suitable for our stay . The shower tray was damaged badly . So we couldn't use it in case we cut our feet or it leaked in the downstairs apartment. No ironing board, which is daft when you've an iron .

• Lorna (10/5): Perfect central location, cosy with all the essentials - Location is perfect for visiting and catching up with friends and family in the heart of Lincoln. Shopping, Restaurants, Pubs and Parking all within a 2 minute walk. Clean, modern comfortable accommodation Communication and support from owners timely and always available to help. Our only room for improvement was not actually the apartment but the communal apartment staircase needs a freshen up. However, this in no way made our stay less enjoyable.
• Labuschagne (6/5): Lovely place but it wasn’t cleaned properly. - Great location, spacious with a lovely kitchen area and small dining nook. We we to visit the university and it was perfectly located close to the university, the town center and the train station. After a little back and forth we were also allowed to leave our luggage until after check out time and we very much appreciated this. The WiFi didn’t work at all, there was hardly any toilet paper and the soap was finished and the empty container left on the sink. The shower had a non slip mat inside and it was very dirty under the mat, windows looked like they hadn’t been cleaned in ages. The dish towel in the kitchen was dirty as well. It is a nice little apartment but the cleaning definitely needs improving.

No glasses (except three plastic wine and one plastic tumbler) No mugs/cups. Shower basin brocken, blocked and leaked. Shower water scolding hot or freezing cold. Towels provided were threadbare and thin. Television didn't work. No WiFi. In the interest of fairness I informed the host, they responded with surprise. Yet, I see that another renter had the same problem only a few weeks before (!?) I could not, in all fairness, recommend this property to anyone.

• Shane (5/5): Great location but needs attention - Central location The windows are were mostly filthy around the apartment. There was dust on the window blinds. There was a large cobweb including spiders and dead flies in the roof window above the main kitchen table. The shower had mould in the tile grouting. The bathroom floor needs to be redone, it's not sealed correctly and very poor quality. There was no heating on when we arrived! Personally cannot see why we were only able to check in from 1500 as the last check out time was 1100. For us 1500 is too late. The TV wasn't working due to the two remote controls not working correctly or a battery issue with the main tv remote. Also the TV is connected to an Amazon fire stick and the internet was not working. Tried resetting and calling the main mobile phone number and even sent a text with the modem issue, but never heard back from them. Very poor customer service.

Couldn’t get into property at first once inside the entrance hall is dirty and smells horrible. We weren’t told which apartment we were in so had to try every door then lock was dodgy struggled to lock and unlock . Apartment had a musty smell. It felt like just needs some tlc. Fridge was dirty and gas stuff left in it

• Helen (9/5): Lovely hidden spot - The apartment itself was beautiful, really clean and nicely decorated. All very comfortable and had everything we needed. Being on the canal front is lovely, but was woken up several times during night by people walking down it after a drunken night out!
