• Helen (7/5): It was ok for one night - It was in a quiet location and I did get the £250 deposit returned on check out after the cleaner had checked the property Only shower was in the en suite which was awkward as sharing with friends, it could do with one in the main bathroom also. The sofa was stained. Bedding and towels seemed cheap and the pillows. Didn’t like the faff of collecting keys from petrol station and returning next day! Could do with some improvements

• Neil Henderson (9/5): Enjoyable stay - The property was clean ans comfortable, with secure parking. The only minor issue was that it was necessary to go to a different location (although quite close by) to collect the keys and we were not aware of that until we had arrived at the property.

But the best was the host, my dad left something in the apartment after checkout and Brett helped us sort it straight away. Thank you Could do with being a little more homely, TV didnt work, a bit of unfinished decor in the bathroom and bulbs missing here and there.

• Toby (8/5): - The location was perfect to head into the city centre and the apartment was a great size for the weekend. Exceptional value for money as well! Brett was fantastic when reaching out to him prior to arriving, and all details of getting keys and accessing the apartment were well detailed and easy to follow. Only having 1 shower between both bathrooms, an additional shower would take this apartment to the next level.

It’s in a great location and has the added bonus of parking which we found really helpful. We stayed for an event at Utilita Arena which was approximately 10 minute walk away which was ideal. Great value for money, thank you 😊

• Paul (3/5): Visit to Birmingham - The location is great for the centre of Birmingham There are draconion rules stating what the property will charge you from your deposit if not adhered to, that are not shown to You until you get there and read the rule book, like leaving the fridge open when you leave and not cleaning your plate after use, are just some examples, this unfortunately doesn't help you relax in the property, The lift doesn't work so its up the stairs every time, Don't do the jigsaw as there are lots of pieces missing.

Close enough to be walkable to restaurants and bars along the canals. Great if u have an event at the nearby Arena. Clear and helpful instructions sent beforehand. Unfortunately the lift was out of order for this 4th floor apartment. But this was communicated to us before arrival with the option to cancel if we needed the accessibility. Great customer service, as always.

• Lakshmi (3/5): Overall not great experience - Nothing specific to mention. we stayed in this property last week and reaching from Motorway to this property took almost 45mins due to traffic conditions in the evening. I checkedout within few hours, while intially planned to stay overnight. Key concerns: - Key collection was inconvenient — picking it up & dropping back at a petrol station amidst heavy traffic was frustrating. - Property access was confusing, though the host was helpful over the phone. - A last-minute damage deposit of £250 came as a surprise, creating stress and should be more clearly communicated on the booking page under view policies, it is currently listed under more information which generally gets unnoticed by many guests. ***Feedback to Booking.com - pls mention for any property asking for a damage deposit with separate icon and also remind them when booking the property. Rather than sending reminder just few hours before check-in which is very unfair, leaving us no choice other than to stay at the accommodation. No last minute surprise. I have stayed in many properties, never paid damage deposit. - The host should list all the existing damages (cooktop and damaged sofa) which added to the anxiety, we are just staying for a night and don't have time to do inventory of damages and cross check. - Non-functional lift forced us to carry luggage's up 4 floors — difficult for elderly guests. - Bathroom lacked basic essentials like shower curtains and gel, making it impractical to use one bathroom. While the host was responsive, the overall experience lacked comfort and value for money, leading us to cut our stay short. We hope the feedback is taken constructively for future improvements.

Key collection is straightforward and there is no issue with refund of deposit. Nothing!

However, it turne - I wanted to stay in the jewellery quarter, the location and free parking were perfect. The apartment is spacious and spotlessly clean. This is a full size family apartment very spacious. Apartment was warm and quiet. I would certainly use it again, especially if travelling with friends. It was difficult to find the entrance door from the car park, luckily somebody pointed his out for me. A diagram, photo or video would be useful.. I was a bit concerned about having to make quite a large deposit, although understandable. However, my deposit was returned within minutes of me supplying my bank details.

• Mccarthy (10/5): Best value stay in brum, no doubt. - The apartment was well presented, comfortable beds, hot shower, spacious and brilliant value. Easy walk to museums/library, access to amenities less than 5 minute walk. Very quiet too, especially in a city setting. Honestly, great all round and even more fantastic when the price is considered. Owner very helpful and understanding too, fair and prompt with repayment of deposit. Some very minor cosmetic issues, such as small burn in sofa. But barely noticeable and certainly not something that diminished the experience.

• James (9/5): Spacious city centre apartment for visiting Birmingham city centre - Apartment exactly as described, and as shown in pictures. Great location, clean and well-equipped. Bedding for sofabed had been forgotten but the host supplied these very quickly. Very responsive and helpful host. The key is located at a fuel garage which is 10 minute walk from the property - could be a bit closer. I think the £250 damage deposit is high, and payable directly to the host by bank transfer - could stop some people from choosing this apartment. The deposit was returned promptly on the afternoon of departure.

Couldn’t see any coffee pods for the coffee machine but there was instant coffee as well as tea, milk and sugar. • Josh (9/5): Great city centre apartment, definitely stay again when visiting Birmingham! - Apartment was very nice and located near the city centre in a very nice area surrounded by bars. Really nice apartment and was clean inside with great cooking facilities and utensils. Parking which made it convenient too and car was in a safe gated area. Would defiantly stay again when visiting Birmingham! 250 deposit was high and we wasn't aware of this until we got there, maybe my fault for not reading the booking thoroughly but was assured it would be returned the following day when we left as long as there was no damage and it was returned a few hours after leaving.

• Lauren (9/5): Great location, comfy beds. - We really loved the location, perfect for the utilita arena and a short walk to the nearest Tesco, cafes etc. The apartment was clean and the beds were SO comfy. Well equipped kitchen and a nice bathroom. I found picking up the keys from a different location a little inconvenient (if you're driving it's just a few minutes, but would be a pain if walking). The actual pick up/drop off was really smooth though. Also be aware there is a deposit to pay but this was returned promptly.

The apartment complex was lovely, again clean and very safe & secure. Instructions and communication from the host were excellent. We stayed to go to a concert at the utilita arena and would 100% stay again. We thought the house book was a great idea, with tips on places to eat / visit. The check-in/out process was straight forward and when I did need to speak to the host, he answered my call and was so friendly and helpful. I think this was an absolute gem of a find. The photos were taken at the end of our stay (beds were neater on arrival 😂) N/a

• Joseph (8/5): Overall Lovely Apartment & Host - Overall experience of being in the apartment was lovely. Just a few minor set back with finding the place to get the key and finding the apartment. Nothing much can be done about this its part of the process to get to the apartment, though we would have prefered it to be quick, simple and easy, after a long day & travel, there were lots of instructions, so read carefully 🙄The host was very patient and helpful and answered calls promptly. The location was perfect for us having traveled for a business conference at the ICC, just 13 minutes walk. The Apartment was very clean and very spacious, no issues at all here that's the highlight of any space. The kitchen facilities and living space 👌 was equipped and comfortable. To make the experience excellent, the room with the onsuite could do with a different bed not 100% suitable for adult couple, some more comfy pillows, lock on the door, particularly if the space is shared with another person, even if a family used it the parents would need some privacy with a bedroom door lock. The other minor stuff was bearable. One doesn't go to stay forever. My husband and I run a serviced accommodation, so I dont want to score on the basis of our expectations, but experience to attract repeat or loyal customer is important especially the sleeping situation. But I'll say all facilities needed is present for its purpose as an apartment and the location is perfect with parking. We would recommend and return as we do business in Birmingham, but the only two things that made us weary was the bedroom with the onsuite (bed itself and lack of door lock) and the security deposit (pretty high) and was told after booking, (having liability insurance with small or no excess is better), being so high and told late was uncomfortable, and could pose a problem for some people depending on their financial position, and particularly if the space is shared with other guests, anything can happen.
