- Suranga (1/5): This place is not suitable for staying. There is no support staff, and the place was not clean. - Nothing I stayed there for 7 days, but no one cleaned the room during my entire stay. The washroom was a shared one used by several people, and it was also not cleaned at all during my stay. This is not a hotel—it is more like a regular house. On the first day, when I arrived, no one was there to welcome me. I had to contact them by mobile phone and wait for hours before someone came to open the door.

- Janet (7/5): Good - We had to contact the owner cos we couldn't get into the property, we had received no info on how to get in. The owner was very helpful and gave us the self contained ground floor flat which was great. The city centre was within walking distance and the area we stayed in was interesting. The kitchen could have done with a bit more cutlery. There was only 1 fork & 1 teaspoon, however there were enough dessert spoons & knives.

- Richard (1/5): Bad person to be a host - Unprofessional host He is dubious, bad and dangerous host. I booked the place for two night as I was working in the area.He didn’t send any details how to get in or location of property.
After calling him on several times, he finally picked and told me he will check and get back, and never called back.
I called him after few hours, but ignored to pick my calls or answer my text. I had to book a new place for the two night. Everyone should stay away from his property
- David (8/5): Very good - Located around 15 minutes walk from both Wakefield stations with a large Sainsbury's a couple minutes walk away. Reasonably quiet location for outdoor noise and a comfy bed Didn't get sent the access code for the key safe on the day of my stay and needed to phone up to get the code (which changed during the stay as I couldn't get it open when checking out)

- Stephen (1/5): RUBBISH - I was supposed to check in at 3. When we reached the house we still hadnt recieved a key code, so I had to ring a number. he gave me the number & there was no key. I had to wait for him to come & sort it out. It was 4.30 when I got in the room. I was supposed to meet up with a band playing locally & missed this. The whole set up was shabby. How do I apply for a refund?

- Mary (9/5): Another Good Stay. - Room is comfortable and very clean. Use of a shared kitchen- which is a bonus. Location is excellent. Literally a 5 min walk to Trinity Walk and bus station. Communication with owner was good. Definitely recommend and will stay again. Nothing. All good.

- Stuart (1/5): Bad - Simple Inn does not exist. It's six flats and they didn't know about any booking and were full. Had to stay in another hotel. Got my. Solicit too investigate. I have informed POLICE of this scam. Property has nothing to say Siimple inn. Just a fraud and scam. Please refund me. Thank you.

- Bedford (8/5): Simple Inn Berne Grove - Nice anc spacious room clean bedding and very comfortable. Probably only missing drinks making facilities in the room and a tv. Otherwise very good A little hard to find in all honesty but once found greeted very warmly and knowledge of the area from the gentleman was very good

- Janet (5/5): Passable - Clean and comfortable There was no communication about how to get in. On arrival, had to phone up as there was no-one there. Tried banging on the window but no one answered. Number wouldn't connect, but eventually got through. Owner seemed to be dubious about me having booked at all! He eventually found the booking, gave me a key code and I got in.

- Carrington (7/5): Would be nice to have a t.v in room and more than 1 towel in a double room. - Very comfy bed & bedding. Spacious and clean, good kitchen facilities. Quality furniture. Lovely end to valentine's day. Complication on entry (2nd time) took 20mins & 3 phone calls to get access to key (cold outside).

- David (1/5): Dreadful, it was like staying in a halfway house full of reprobates and ill mannered people. - It was clean that’s about the only good thing The kitchen facilities were extremely poor, not enough utensils and the cleaners kept throwing my food away. The other guests in the property were very loud and violent and the police had to attend. The heating was on too low and even after contacting the property I received no response on how to adjust the heating and could not locate a boiler.

Room very clean and use of a kitchen- also very clean. Will definetly book again when I visit Wakefield again. Nothing. All good.

- Richard (8/5): Good location but there is room for improvement for guest comfort - An old house but the owner has made a big effort to paint everything, fit new carpets, new beds, kitchen equipment etc. The house is a good location for town but also is only 13mins walk to Pinderfields hospital - which is why I chose it. Very poor communications with the owner. The room that I booked said it has a private bathroom but in fact it was shared. When I complained the owner did not partially refund but merely changed his advert ! The room needed a chair and/or small table or bedside cabinet.
