Explorer (9/5): Good stay - We like that it was spacious and well located. The instructions from the staff via WhatsApp was clear which makes things easy. Staff was responsive on WhatsApp even in the late night to solve our lack of hot water issue, which was important to us as we visited the area during winter. When return late at night to shower before bed, there was no hot water. We contacted the staff who managed to reset the boiler. Had to wait about 20mins for it to be solved, which is fast but was not expecting such issues as hot water is important in winter. Even after it was fixed, there was lukewarm water (at least not cold) for a short amount of time. Nonetheless, really appreciated the staff's effort in resolving the issue at a late hour and responding to us so quickly. They did the best they can, and was pleased with their effort! Room was clean, but could be cleaner, as we can feel the a little dust at the base of our feet.

Jan (9/5): Lovely property in great location, nicely appointed & modern facilities. Pool & parking excellent, highly recom - Our room was a great size, with a beautiful bathroom, coffee machine & fridge. The grounds were lovely, and we walked over to see the free roaming animals including small horses, donkeys, rabbits, peacock & alpacas. Nice to see the pool and loungers but sadly rainy cold weather meant we didn’t use them. Plenty of parking & nice & quiet as set back from busy main road. Not far to drive into central Modena which was fantastic. We did not meet our host but she was always quick to reply by text & most helpful & welcoming. Like others comments, the signage on the busy main road could be better & shame the gates are not set back further for safety. We arrived in torrential downpour, & got soaked getting out of car to enter gate code to enter driveway. Getting out of the property also involved getting out of the car to enter the code, would be nicer if they opened automatically on exit. The busy main road was quite dangerous when exiting the property. The curtains in our room were coming off the runners, a quick fix. Hooks on the bathroom door would be good for robes etc. Having said above, the property is a gem & we would recommend & stay again, hopefully in the sunshine😁.

Ann (10/5): Exceptional accomodation, easy taxi access into Modena - Amazing rooms, large, spacious and exceptionally clean. The space around the villa is beautiful and entrance is regal The entrance gates are on an exceptionally busy road, the signage is tiny-we drove past it a few times in a heavy thunderstorm. Suggest that access instructions ae sent prior to arrival date as we were on the road all day and didnt access whats app- instructions were sent that afternoon.

Xinyi (9/5): Beautiful place for a wonder stay - My partner and I stayed at Villa Iris due to it's proximity to Modena and the balsamic vineyards around. Even though we arrived late and left early, the instructions provided were spot on and we were able to get in and out at ease. If only I had more time to stay in Modena, I would have loved to stay here longer and explored the neighborhood longer. There was quite a long bit of gravel from parking to the room door, it didn't help that it rained while we were there so it was a bit harder to drag through. But nothing too crazy
Timothy (10/5): Clean, modern, fantastic value, highly recommended - Beautiful clean large modern room, set in the grounds of a beautiful large period property. The pool was warm and clean, with a separate indoor pool steam room and sauna that us can book separately. We would have used this, but only there for a short period of time. It was great to see the animals all living together. Really relaxing. The hosts were amazing too. Good communication prior to arrival, and really helpful and friendly. They gave excellent restaurant recommendations and sorted taxis too. Most definitely 10 out of 10 No problems whatsoever! Exceeded all expectations

Sébastien (8/5): Very good - Great location, close to Modena. Quiet and overall, very comfortable. Very friendly and helpful staff. Farm animals (rabbit, chicken, duck, donkey, ponies and lamas) on the property are a delight for children. The entrance of the property is a bit hard to find: once you see it, it's too late to hit the brakes on a high-passing road. The dining recommendations are on the pricier side, which seems to be common in the Modena-Maranello area. The breakfast is on the simpler and pricier side but quite good anyway. The cold expresso was the only real let-down. The bed sheets are very warm, which could be an issue for some people but fine for the frilous.

We were very disappointed to be charged 10 euros each for breakfast, This was supposed to be included in the room price as we are genius customers and the reasoning that it was because it was too cold to eat outside is not our problem but that of the property if they have no breakfast room!! This is reflected in my value for money rating as we chose this property based on fact that breakfast was included.

Kaori (10/5): Exceptional - We stayed overnight in a transit but find it very comfortable and enjoyable stay. Perfect place to travel by car (with big parking space inside the property). We will stay again for sure. Host was helpful, and we had a great dinner at a restaurant nearby, which was recommended by the host, and kindly booked by them. Bathroom glass door seems a bit unstable. It was not broken but it was a bit scary to slide it. Hope it can be fixed soon to make it stable. It is a pity since it is a very beautiful bathroom and well functional.

Tom (1/5): Bad - No reception or check out facilities. Met noone other than a gardener upon arrival. The host was away for the night. To drive onto the property is a nightmare. Access gates are 3 meters from a main road and the gates are closed..I went beyond the property and turned around so I could entre from the right with all warning lights on my car flashing. Crazy. I would not advise anyone to go there. Room was full of ants and even on the bed itself..No facilities. Coffee machine had no nespresso capsules, no milk, nothing. To eat anything , nothing!!! Breakfast is not what they say, the photo is fake. There was a packet with 6 old toated bread slices. No butter. Nothing. I am upset as I had a lousy night there. Never go there again and wouldn't advise anyone to go. The stars and recommendations are all fake. Upon leaving I was told to put the key at the gate on the ground. That's exactly what I did. These clowns should not be on Booking.com !!! See above

Sarah (6/5): Ok for a night due to lack of facilities, but modern, comfortable and clean - Clean and comfy. We thought we were in the wrong place - the lady who greeted us couldn’t speak English - she didn’t know our names - we nearly left. The rooms are lovely but as there are no breakfast facilities and your not in a town, we were desperate for coffee at least in the room, would have been great to have an iron too, but kettle would have been great! Ok for one night, watch the road as you pull out.
Peachyffm (10/5): A+ rating. - Absoluty brilliant. Couldnt have asked for more. Top location with short travelling to all the major sights in the area. Even Rimini and Florence are only 90min away. We were there for 6 nights and recommend to anyone who wants to explore the Emilia Romagna and its surroundings. We were there by car, but even by train Modena has a high speed connection and the Villa is a short taxi hop away. Bologna airport about 40 min. Gislen & Giovanni: keep up the good work. Its fantastic to see what you have achieved and where its going.

Its boutique charm, combined with the warmth of a family touch, made my stay memorable. Perfectly situated near the town center, it offered a serene retreat, making one feel enveloped by nature. The place has great entertainment options like a ping-pong table, playstation and some free animals roaming the lands. Very charming!
