- Peter (10/5): - Great location near the centre of Appleby and close to the river. Had everything we needed for a long weekend stay. There is permit parking on the road outside and free all-day parking very close by. We would definitely use this accomodation again if we are ever back in the area

Helpful host - answered questions promptly Relative to other properties I have stayed in & for the price paid it was quite shabby. It would definitely benefit from a deep clean or coat of paint. Generally felt things were not as clean as they might be & towels / bed linen all felt relatively worn / at very cheap end of spectrum

- Amanda Elliott (10/5): - Mark was very helpful arranging us access to more towels and there were quick replies to any enquiries. The house is very spacious with lots of cupboards and wardrobe space. We were there for a few days for a wedding but we made the most of the wrap-around days by taking in the history with the church and castle and taking in the fabulous riverside walk with beautiful crafts on display and wonderful gardens. The community hub was just down the road serving a varied and well priced menu with lots of crafts to buy or books for a pound each. Everyone was friendly. Hubby also made use of the swimming pool down the street. A wonderful stay in a picturesque location. Highly recommended. Nothing! It was lovely.

The garden was great for sitting outside to eat. Right across the road from a park and lovely green space. Just missed an ironing board

There are plenty of things to do, and the host provides an array of leaflets for the local surrounding areas with great things to do and places to eat. I liked everything
- Rochelle (10/5): I absolutely love it here! - Clean, comfortable, walking distance to the village, the green and river walk, access to community pool and gym. Easy drive to surrounding villages, waterfalls, castles, stone circles. I walked in this paradise nearly every day, rain or shine, and have loved it here. Kitchen is well equipped and appliances modern and easy to use. There was some construction to address flooding in the village that closed some roads, but I never had an issue getting to where I wanted to go, or parking when I returned.

Ample room space and suitable for 2 unrelated single people as well as a family.
We love the Swimming Pool , Shops and Area. These are just observations not complaints!
We would have liked an iron for crumpled clothes in suitcases. Vacuum was shown in available equipment but not one available,a family may require for a longer stay. Very Steep staircase may be difficult for people with mobility probs., to climb. ( I have arthritis, hands and feet job going up! )
Beyond owners control, adjoining house next door having alterations loud drilling and banging Thursday and Friday,non at weekend. Major alterations to River Water Course in street, limiting parking spaces for loading and unloading, noisy digging during week.

- Wendy (9/5): A relaxing stay in Appleby - Lovely cosy, quirky house. Had everything we needed. Kitchen, really well equipped, the heating was really efficient. The bed was super comfy. Eden House is in a lovely setting overlooking a park area and the path to the river walk and the neighbourhood was really quiet, even on New Year's Eve. It's also just around the corner from Appleby's main square so really handy. We returned home really chilled after our relaxing break at Eden House.
- Angela (5/5): Made the most of our stay but Eden House could do better, then it would be great! - Location was great. Central to the town of Appleby. Nice walks. Good information pack inside the property. Owner was very good with communication before we arrived. Kitchen clean. The place was rather dated, tired and a slight old tobacco odour when we arrived. Really needs a bit of TLC, and painting to brighten up the hall and the downstairs rooms, yellowing woodwork and doors. We put the hall lamp in the lounge as the ceiling light was very bright! Glad I brought some LED lights whilst it was Christmas to brighten it up. Sofa not very comfortable, very low and hard. The spare pillows in the bedroom were old and some yellow staining, noticeable as there were no pillowcases on them. No food cupboard to place groceries. A shelf for the glasses and to hang cups (far too many mugs, at least 20 and it only accommodates 4 people!) would have enabled a cupboard to be used to place groceries. The stairs are very, very steep, more than we anticipated.

- Michelle (8/5): Appleby walks. - We visited Appleby for three nights with our dogs so this house was great because of the enclosed garden. The property is in a fabulous location and Mark is super duper helpful!
The house is very dated but served our purpose. The stairs are a challenge especially if you have a little drink or three on holiday! We would return if ever in the area again.

- Simon (10/5): Stayed for Easter weekend with friends. The cottage is very well equipped with everything you need for your stay. Plenty - Spot on facilities in an excellent location
- Thomas (8/5): Very good - Spacious rooms, all you'd need kitchen wise, helpful booklet provided by the host as well as leaflets of places to visit, car park pass (needed for parking in the town) It was quiet, the setting is right in the town, close to shops, places to eat and there's a very nice riverside walk close by. The host was very good in pre visit instructions and was on hand, if needed. (We didn't) Nothing, it suited us fine.
Just to be aware, there is on street parking for 3 hours right outside the property between 8am and 6pm, use the disc provided. There is a car park very close (payable) or a free car park a 5 min walk away at the swimming pool. The host explains this in their welcome folder.
- Janice (9/5): Great holiday home, well located, well priced and would recommend - Well located, we loved the green opposite and the riverside walk with a variety of birds and wildlife and red squirrels! Very clean and comfortable stay. Host was extremely helpful and easy to get hold of by phone.
- Philip (9/5): Relaxing break, away from all the Christmas madness! - Great location, lovely kept house with everything you need for a weeks stay. Everything you needs is on your doorstep, shops, great pubs and lovely accessible walks along the river banks. Appleby is probably the best little village in the world, but that's just my opinion! The Wifi was a little slow, otherwise this would have been a 10 out of 10 overall. Cannot fault the house other than that, absolutely perfect set up in a perfect location. Well done to the owner!

- Bounds (10/5): Really comfortable & spotlessly clean holiday home. Would definitely recommend to others. - Very spacious & given the really tall ceilings it was spotlessly clean throughout. It smelt clean as soon as you opened the front door. Extensive new carpeting too. Excellent base for exploring both the Lake District & the Yorkshire Dales. Easy access to town centre. Very little. The bathroom was perhaps a little dated (no biggie), but was brilliantly clean.
