• Michael (10/5): Sehr gute Unterkunft in sehr guter Lage - Unser Zimmer Nummer 6 ist sehr schön eingerichtet. Das Zimmer ist sauber, es gibt eine Kapselmaschine, einen Wasserkocher und löslichen Kaffee. Ebenso gibt es Tee und kleine Süßigkeiten. Wir hatten mehrere Kopfkissen zur Auswahl. Die Lage ist sehr gut, nur ein paar Meter entfernt ist eine Bushaltestelle, einige der Buslinien dort fahren direkt in die Altstadt. Nichts
• Jannie (8/5): Net buiten het centrum, makkelijk bereikbaar en parkeren - We waren te vroeg maar konden onze koffers alvast achterlaten. Toen we terugkwamen stonden ze netjes op onze kamer. Je kunt parkeren (gratis) op Suffolk road (klein stukje lopen). De bus naar het centrum van Edinburgh stopt voor de deur (ca 13 min.). Goede bedden. Het was ontzettend warm op de kamer (we hadden mooi weer). Er kon maar een klein stukje raam open. Er was geen ontbijtgelegenheid. Aanrader: Earl Grange cafe (10 min. lopen).
• Claire (10/5): Highly recommended to anyone visiting Edinburgh! ⭐️⭐️⭐️⭐️⭐️ - Everything was perfect. This is my favourite guesthouse in Edinburgh! The location is excellent, the rooms are lovely, and the hosts are wonderful. Check-in was smooth, quick, and hassle-free. It's a great place for families, couples, and solo travellers alike. I highly recommend staying here. I would encourage people to look beyond the negative reviews. Some guests seem to forget how generous and kind the owners are in opening their lovely home to visitors exploring Edinburgh. I would happily stay here again!

Locatie t.o.v. het centrum is goed te fietsen, goed te bereiken met het OV en zelfs lopend is het te doen. De handdoeken waren nog iets vochtig.

• Dorien (6/5): Slapen redelijk oké. Gedateerd. - De matras lag goed en de lokatie is dichtbij de stad en makkelijk bereikbaar met de bus of te voet. Er was geen ontbijt meer. Dat was afgeschaft. De badkamer en vloer waren niet schoon en de handdoeken waren nat. Je kunt niet binnen zitten als je eerder bent dan 16 u. Dan moet je buiten wachten. Er ligt overal gedateerde vloerbedekking die niet schoon is. Er is een verwarming die niet uit kan. Geen airco. Voor 1 nachtje is het te doen maar niet voor herhaling vatbaar helaas.

The guesthouse offers great value and provides many thoughtful touches that you don't always find elsewhere. It was wonderful to stay in a home run by dedicated small business owner who open their doors to visitors looking for a comfortable and affordable way to experience Edinburgh. It's worth remembering that guesthouses are often very different from large hotels. The owners provide genuine hospitality and create a welcoming atmosphere in their home. Rather than focusing on minor issues, guests should appreciate the warmth, effort, and personal service that make places like this so special. A lovely stay from start to finish, and I would happily return.
• Hee (7/5): Thanks for assisting all the requests we made. - It’s cozy for stay. Our room was on the 3rd floor which was quite challenging for seniors like us to walk up and down during stay. However, it is grateful for the property to carry our luggages up and down when check in and out. And it would have been much more comfortable if the room had a mini fridge and aircon.

Si può arrivare al centro anche a piedi tranquillamente, altrimenti c'è la fermata dell'autobus a 2 minuti. Zona molto tranquilla. Ho trovato dell'acqua, thè, bibite e dolcetti scozzesi molto buoni(gratis). L'ultima sera non riuscivo ad entrare in camera e sono venuti in 20 min a risolvere il problema. Anche se non c'era nessuno in struttura comunque sono stati sempre presenti. Grazie mille. Purtroppo non c'era la colazione altrimenti sarebbe stato il top. Il prezzo era un po' alto. Il bagno un po' piccolo ma per due sere andava anche bene

• Edie. S (8/5): Edinburgh - Lage top! Die Unterkunft war insgesamt sehr schön und sauber. Unser Zimmer war gemütlich und gut ausgestattet. Einziger Kritikpunkt: Unser Zimmer lag direkt unter dem Dach. Während unseres Aufenthalts in Edinburgh herrschten Temperaturen von 26–28 °C, wodurch es im Zimmer extrem heiß und teilweise fast unerträglich wurde. Ein Ventilator wäre hier eine große Hilfe gewesen. Zudem ließen sich die Fenster nur minimal öffnen, sodass kaum frische Luft ins Zimmer kam. Abgesehen davon waren wir mit der Unterkunft sehr zufrieden und hatten einen angenehmen Aufenthalt.

Badkamer absurd klein...je moet een rode knop achter aan de buitenwand van de badkamer aanzetten om water te krijgen.Erg onhandig!Ruimte 1 vierkante meter plus nog een vierkante meter voor wc en wastafelTJE waar je amper je handen fatsoenlijk kan wassen zonder gespetter laat staan de rest. De deur/wc is gelijk langs n nachtkastje...voelt alsof je naast je bed je behoefte doet. Drukke lawaaierige straat met veel sirenes van ambulances e.d.Smal bed en zweterige kussens/dekbedden waarschijnlijk synthetisch spul.Spinnenwebben rondom plafond verder wel schoon.Erg gehorig t.o.v de andere kamers in pand.Pand beloofd heel wat als je het ziet en aankomt...op zich leuk aangekleed prijs/kwaliteit erg slecht...en zeggen nooit meer dus.

Did not see a single staff member at the guest house, but they did contact me via booking asking if everything was alright.
• Jennifer (3/5): Will not be coming back. - Not much at all. The locality and proximity to the city were good as was the bus almost at the front door. It was definitely not as was described on Booking.com nor their website. There is no breakfast service nor facilities. This was only disclosed in an email after we had booked and paid! To call this place a “guesthouse” is I’m afraid very misleading. There is no one on-site to greet you nor provide service / answer queries etc. Ownership has obviously changed between the last favourable reviews and the current time. It would be fair to say that the owner appears solely focused on money as opposed To providing a service for your money. Unfortunately we cannot give a favourable review to Kingsley “Guesthouse” as there is nothing that suggests they think of you as a guest. The room (no.7) was clean but very old and the bathroom was nothing to write home about. Also the basin needed a good clean. To conclude, we were booked in for 3 nights initially but ended up staying 1 before booking in at the Travelodge Cameron Toll just down the road which was much much better both service and value-wise. We did not take any photos of the place as we do not want any memories of it if at all possible.
• Kira (10/5): Bei einem erneuten Besuch in Edinburgh würden wir wieder buchen. - Wir haben spontan eine Nacht gebucht, da wir mit der vorher gebuchten Unterkunft nicht zufrieden waren. Im Kingsley Guest House waren wir hingegen sehr zufrieden. Wir konnten unser Gepäck vor Check-in abgeben und es wurde direkt auf unser Zimmer gebracht. Der Check-in war einfach, alles sehr sauber und gemütlich, das Personal sehr freundlich und zuvorkommend. In den Umliegenden Straßen kann man kostenfrei parken und eine Bushaltestelle, fast vor der Tür, bringt einen schnell in die Innenstadt.
• Caterina (7/5): - The location, the quietness of the room and the comfortable bed. It is a ‘Ghost house’, rather than a Guest House. You receive codes to open the gate and room door. There is absolutely nobody, no reception, nor cleaning team to talk too and when you call them you can only leave a message, they will send you an email. If you are looking for the typical warm and welcoming experience of the Scottish B and B, this is not the place for you. There is No Breakfast and there is nothing near, so you have yo take the bus to reach a cafe’. The facilities of the room are ok.
• Julia (8/5): Lovely stay! Thanks! - Great location, walkable to central Edinburgh and Arthur’s seat! It was a lovely grand old property. Nice modern bathroom. Quiet room at the back. Free on street parking nearby! Not clear about no breakfast until day of arriving! (Not that it mattered to us too much as we went to a cafe), but when you hear “guest house”, you think breakfast may be included!

Die Busse fahren sehr oft und sind in 10 Minuten in der Innenstadt von Edinburgh- kleiner Tipp: ein Tagesticket für 6£ direkt beim Busfahrer kaufen. Leider wurde zu unserer Zeit kein Frühstück angeboten, so dass der Preis dann doch recht teuer ist.

• CS (8/5): - I was in Edinburgh for a short break and had booked a single room. The guest house is very easy to reach from Princes Street by bus no. 3, and the bus stop is practically on the doorstep. Luckily, the room faced the back, so it was very quiet. It was spotlessly clean and cosy. The bathroom was nice and bright, spacious and also clean. I also loved that there was a kettle, with tea bags and Nescafé sticks provided. A TV is also available. I really liked it and felt very comfortable.

• Richard (7/5): - Lokalita Bohužiaľ, s ubytovaním som nemal dobrú skúsenosť. Komunikácia zo strany ubytovania bola nulová – na moje správy cez chat nikto nereagoval, čo považujem za veľké mínus. Ak má hosť nejaký problém alebo otázku, očakáva aspoň základnú odpoveď. Toto výrazne ovplyvnilo môj celkový dojem z pobytu. Dúfam, že do budúcna sa komunikácia zlepší.
• Peter (7/5): A clean and comfortable place in a decent location. But not really a traditional Guest House. - The room was exceptionally clean and comfortable. Very spacious with a comfortable bed. From the listing on booking.com I got the impression that this was a Guest House with a breakfast option. It is actually more like serviced rooms, with self check-in and door codes. The building is generally unstaffed, although there was one helpful person there on occasion. But it was unclear when they would be around. There is also no longer any breakfast option or dining room, contrary to the impression given on the listing here.
• Jill (7/5): Prima locatie als je met de auto komt, kamer in orde. Wel ongezellig en helaas geen ontbijt! - Locatie: net buiten het centrum. Als je met de auto komt zoals wij: je kunt gratis in de zijstraat parkeren. De kamer was groot genoeg: we verbleven met 3 volwassenen en een 14 jarige in de familie kamer: dit ging prima. Er is geen ontbijt, ondanks dat dit wel zo op booking staat. Ook staat het nog wel op hun uithangbord. Pas vlak voor aankomst kreeg ik bericht dat ze geen ontbijt meer serveren. De luchtverfrisser naast onze kamer op de gang gaf ook een nogal overweldigende lucht, zo erg dat we ervan moesten hoesten. Met de kamerdeur dicht en het raam open rook je dit gelukkig niet als je eenmaal binnen was. Verder niemand gezien: compleet contactloos verblijf.

• Alexandra (10/5): - Close to the city centre - just one bus that has a stop in front of the guest house, for 15 minutes max. and you're there. Very clean, very comfortable, very friendly staff. Also, really spacious rooms and bathrooms. I have to say, I love the no key policy, but something needs to be done with the machines you type the code on at the doors. The touch screen is very bad and you often type in the wrong code by mistake and you risk activating the alarm, plus it's very annoying

• Dinno (9/5): Wonderful, warm recommendations for this host and this beautiful guest house. - The very kind young man, whose name unfortunately I don’t remember, allowed me to check in a few hours before official check in time, since I’ve arrived from London earlier than expected. He gave me a room and fixed a minor problem with the door knob immediately and apologized, even though it wasn’t necessary as it can happen to anyone :). The rooms are quiet and clean and the establisent itself is in a very nice neighbourhood, the location is perfect, right next to a bus station with a vast number of buses that take you to the historic city center in about 10 minutes. The room cleaning service is spot on, fresh towels, shampoos and warm and cold drinks and snacks. It could take a while sometimes until the warm water starts to flow in the shower and sometimes the water pressure was pretty low, but one could manage with a bit of patience.

• Adam (10/5): Ein rundum ausgezeichneter Aufenthalt – sehr zu empfehlen! - Ich habe diese Unterkunft fünf Monate im Voraus auf Grundlage der hervorragenden Bewertungen aus dem letzten Jahr gebucht, und sie hat meine Erwartungen absolut erfüllt. Trotz des Eigentümerwechsels zum 1. Januar 2026 wirkte alles reibungslos, gut organisiert und modern auf die Bedürfnisse heutiger Reisender abgestimmt. Die Unterkunft bietet ein angenehm unabhängiges und flexibles Aufenthaltserlebnis, ideal für Gäste, die Wert auf Freiheit und Eigenständigkeit legen. Der vollständig automatisierte Check-in und Check-out per Türcode ist besonders komfortabel und ermöglicht eine stressfreie An- und Abreise zu jeder Zeit – ganz ohne Abstimmung. Auch dass kein Frühstück mehr angeboten wird, kann als Vorteil gesehen werden: So hat man die Möglichkeit, die vielfältige Café- und Gastronomieszene in der Umgebung zu entdecken. In nur etwa 1,4 km Entfernung oder mit einer kurzen Busfahrt Richtung Stadtzentrum gibt es zahlreiche attraktive Optionen, um den Tag genussvoll zu beginnen. Die Atmosphäre im Haus ist ruhig, entspannt und privat – perfekt, um sich nach einem erlebnisreichen Tag in der Stadt zurückzuziehen. Durch das Konzept entsteht eine angenehme, ungestörte Umgebung. Die dezent eingesetzten Raumdüfte sorgen im gesamten Haus für eine gleichbleibend frische und gepflegte Atmosphäre, was zusätzlich zum Wohlfühlfaktor beiträgt. Insgesamt ist diese Unterkunft eine ausgezeichnete Wahl für Reisende, die eine saubere, effiziente und preiswerte Übernachtungsmöglichkeit suchen. Besonders für unabhängige Gäste, die Einfachheit, Komfort und Flexibilität schätzen, ist sie bestens geeignet.
• Fe1710 (5/5): Die Lage ist gut - mehr aber auch nicht - Die Lage ist gut. Direkt vor der Tür gibt es eine Bushaltestelle mit ca. 7 Linien, die einen in die Stadtmitte bringen. Die Dusche war schön groß und an den letzten beiden Tagen funktionierte die Heizung. Aufgrund der guten Bewertungen im letzten Jahr, habe ich diese Unterkunft 5 Monate vor Anreise gebucht. Zum 1. Januar 2026 hat der Besitzer gewechselt, wer schottische Gastfreundschaft, die ich in Edinburgh schon oft erlebt habe, sucht, sollte woanders buchen. Die gibt es hier nicht mehr. Es gibt auch kein Frühstück, das ist kein bed&breakfast, sondern nur noch ein bed. Dass es kein Frühstück (mehr) gibt, wurde mir am Tag der Anreise mitgeteilt. Hätte ich das gewusst, hätte ich woanders gebucht. Kaffee und etwas zu essen gibt es ab ca. 1.4 km Entfernung (4 Bushaltestellen in Richtung Stadtmitte). Check-in und check-out, wenn man überhaupt von ein- und auschecken reden kann, ist nur über Türcodes möglich. Man sieht keinen beim Kommen und auch nicht beim Gehen ("please close the door firmly behind you"). Woanders kostet es mehr, dafür gibt es auch entsprechend mehr. So etwas unpersönliches habe ich noch nicht erlebt - das Haus hat die Anmutung eines Hostels. Man sieht niemand - hört sie evtl. nur. Hinzu kommt, dass es im ganzen Haus nach diesen günstigen Duftstecker riecht. Ich hatte sogar eines im Zimmer und vermute, ich war nicht die Einzige. Wem es rein darum geht, möglichst günstig zu wohnen, kann hierher kommen. Alle anderen empfehle ich eine andere Unterkunft, wo man noch Tipps bekommt für den Aufenthalt.

Máquina de café top, da Nespresso e com café ( de diversos tipos) ou descafeinado , bolachinhas para o pequeno-almoço e também com chá e leite. Nada assinalar

• Christian (10/5): Confortable y bien ubicado, muy cerca del centro - Un lugar confortable, en un barrio tranquilo y muy cerca del centro. Tiene la parada del autobús prácticamente en la puerta por lo que en 10-15 minutos puedes estar perfectamente en la Royal Mile (aunque Google Maps diga que es se tarda más). Es un lugar limpio y alejado del bullicio. Los enchufes tienen conexión para cable USB directamente, por lo que no es necesario el adaptador para cargar el móvil y la mayoría de dispositivos que se usan hoy en día. El ambiente era confortable pero las camas podrían serlo un poco más, aunque no quiere decir que sean incómodas del todo. El sistema de ducha era algo complicado de regular a veces, pero esto no hizo que fuese una mala estancia para nada. En otros comentarios veréis que hay que subir escaleras, pero no lo toméis como un edificio al uso, son dos plantas (en nuestro caso) de una casa tradicional.

We opened the window but the room was still like a sauna overnight. Milk provided also expired so we accidentally drank expired milk.
• Leticia (8/5): Muy recomendable - Muy bien ubicado y fácil llegar. El personal muy atento ya que tuvimos algunas dudas. Todo muy limpio. Nos tocó la habitación con camas separadas y con el baño separado y lo hacía bastante incómodo, sobre todo tener que meter el código en mitad de la noche. Pero para mí lo peor el ambientador de todo el edificio, tuvimos que apagarlo. Entraba mucha luz por la ventana y la habitación retumba cuando pasan los buses.

• Hege (8/5): Guesthouse i utkanten av Edinburgh - Kingsley Guesthouse er et utrolig hyggelig lite gjestgiveri i et fint nabolag i utkanten av Edinburgh. Rommet vårt var stort og rent med gode senger. Hyggelig med drikke og kjeks på rommet. Gode bussforbindelser inn til sentrum. Vi trodde vi bestilte «bed and breakfast», men vi fikk bare sengen. Informasjonen om at de ikke lenger serverer frokost fikk vi først etter ankomst. Vi forsøkte også å kontakte Kingsley på forhånd et par ganger, men fikk aldri svar på mail. Alt det personlige og hyggelige andre gjester hadde skrevet manglet fullstendig for oss. Vi så ikke et eneste menneske og fikk som sagt ikke kontakt pr mail. Det virker som at alt er automatisert, noe som er helt greit hvis det er det man bestiller, men vi forventet altså en hyggelig vert og frokost. Vi prøvde også å henge opp et «rydd gjerne rommet» skilt på døren, men det var ingen som kom innom for å fylle på verken håndklær eller annet. Det var fryktelig varmt på rommet og vi klarte ikke å få ned varmen på radiatoren. Vi måtte derfor ha begge vinduene åpne om natten, noe som gjorde det vanskelig å sove på grunn av all trafikken på utsiden.

• Miguel (10/5): - Everything was great. In particular: The heating was great, although it gets turned off between 2 am and 6 am approximately. The towels, room and bathroom were very clean. Liquid soap, shampoo, and complimentary toothbrush/toothpaste are provided. The hot/cold shower works perfectly. There is a kettle and cups/spoons, with a stack of tea/coffee, snacks and water/soda bottles that gets replenished when you leave the “make my room” sign outside the room in the morning.
