- Jacky (9/5): Lovely big room at a great price but take your own toiletries because only hand soap is supplied - I had the Wavendon Suite which was a lovely big room and good for a 1 night stay. Great value for money. I didn’t appreciate the suite was split level with the bathroom downstairs and the bedroom upstairs. It was fine for me but if you have mobility issues it might be a bit tricky because the stairs are quite steep.

Too small a bedroom....kept having to duck from the sloping ceiling and beams. No hairdryer and no shower gell otherwise immaculate and very clean...Good for one or two nights only The steep stairs and little headroom...no head board
- Pascal (10/5): Very good no frills accommodation - The accommodation is a room only, no staff, no breakfast. Each room has its own entrance and access is with a key lock outside, so check-in is at any time. The room has been recently completely renovated with a modern taste with new furniture, new carpet, new bathroom layout, new paint, new windows, etc... Parking is at the back, 5 meters from the entrance, so very practical. It is a no frills accommodation but it is clean, updated and quiet, and this is exactly what I was looking for. Recommended None

- Louise (10/5): Exceptional - Lovely place, great location, brilliant value, would highly recommend! All good! Was very hot weather when we were there and the fans in the room really helped.

Easy to find, excellent joining instructions, the rooms were huge, short stroll to the village and pubs, very handy for Woburn Golf Club as others have commented, clean, huge TV, chip shop across the road, comfy bed. I'd definitely stay there again if I ever get to play Woburn again. Nothing. I guess some folk might consider a breakfast a necessity, in which case this no frills accommodation probably isn't for you. But if you want somewhere to crash for the night then it ticks all the boxes.

- Loren (10/5): Excellent location and value for money - 5 minute walk to Woburn Sands high street, 15 minute drive into the centre of Milton Keynes, quiet residential area, free parking, exceptionally clean, comfy bed. Maybe some more tea/coffee/milk for two people, otherwise… perfect!

Handy location to Woburn GC It’s smelt of smoke occasionally, or just dampness from the bathroom..but very musty smell.
Bed was very soft and pillows even softer! So gave me a creek in my neck! Put you can’t please everyone!
Needs a comfy chair by the window as sitting on the bed not the very comfortable as you just sink!
You have a parking space with the flat, but I accidentally parked in the wrong space and some nugget decided to block me in! That was immature behaviour!

- Craig (9/5): Great value accomodation. - Well equipped rooms, comfortable and clean. Great location in a nice little town. Good value for the price paid. Nothing worth worrying about.
- Joanna (8/5): Large, modern, clean room at a great location close to amenities - Excellent location within walking distance of the shops and restaurants. Very clean, modern and comfortable room with excellent shower and lots of hot water. Large space for very reasonable price. Walls were a little thin so you could hear people coming and going up and down the stairs. Unfortunately this was a family so lots of activity and at times you could hear full conversations. Just worth bearing in mind but not a complaint.
Parking for number 70 very tight as next to bins and under tree so the car needed a good clean after we left. But we were grateful for on site parking so this is just something to be aware of.

- Keith (7/5): Just what we needed for our visit to the Stables - Breakfast wasn't included, so not relevant. The room was well appointed and the bed comfortable. It was great being on the ground floor, parking was very convenient and the location perfect for the Stables. The check in process was quite easy (though we did struggle quite a long time with the key box. It wasn't clear how it worked) We struggled a long time to access the key box.
The room was supposed to be set for a 'comfortable temperature' for our arrival. It was set at 12 degrees C but was only 11.5C (which was cold). We reset to 20C, but it didn't reach that by the time we left. There were electric radiators, which we didn't use. They might have made it better.
The main problem was the flies. We lost count at 17, which were either shooed outside, or swatted (and consigned to ghr toilet). There were a further 6 more we found on drawing the curtains in the morning. We were able to deal with all but one before we checked out.
- Catherine (4/5): Nice room but freezing cold - Spacious room, nicely furnished, good bathroom, easy access and parking The room was freezing cold. There is a digital thermostat and the room was at 11.5 degrees when I arrived. I immediately turned it up. After an hour the radiator had warmed up a bit but the room barely at all. It’s a huge room and the size of the radiator inadequate. The radiator was on all night and by the morning the room had only increased to 16 degrees. I had to wear extra clothes overnight as the room was uncomfortably cold which made the stay pretty miserable and unsatisfactory. Rooms should be warm when guests arrive and an extra heater supplied as the radiator is not big enough or hot enough for the size of room.
- Tom (9/5): Subtly brilliant - The property actually probably isn’t done true justice in size by the pictures. Very spacious. Only slight thing would be room was cold upon arrival and took a while to warm up. And a bonus amenity would be a fridge of some sort?

- Merryn (9/5): Very comfortable, warm, clean, and close to the village. - The bed is very comfortable. It could do with a little couch to sit on but that is the only thing. Very warm and clean. Even though it is on the main road, the double glazing cuts out all the traffic noise.
We had a bit of an issue late on Christmas night and the person managing the property was very, very helpful. We really appreciated him.

- Kerena (8/5): Comfortable room in the centre of the town - Comfortable room, self-service access and clean bathroom. Short easy walk to the venue our function was in (Apsley Guise Golf Club) and ample off-road parking It was an eaves room, I'm not tall but banged my head 3 times on the square beam near the window - might not be aesthetically as nice, but some sort of padding may have stopped the sore head. Also, the hosts forgot to leave tea and coffee (there was milk, sugar, and biscuits) so our stay was cut short for the need of a hot drink.
- Desmarais (8/5): Very good - Neat and modem finishes, comfy bed and great shower. No fridge or micro wave, could do with an armchair. And needs a shelf in the bathroom for toiletries near the basin.

Plenty of places to eat and drink within a short walk. Nothing to dislike. Exactly what we looking for an overnight stay.

- Tony (1/5): Very poor stay - not fit for stay at all - Nothing Arrived and it was freezing - could not regulate heating - there is clearly an air blockage in the system. Not just that but landlord regulates heating remotely.
The worst was all the flies. I stayed in Woburn suite number 70 at the ground floor. Flies were coming in and alot were dead on the floor and were on the curtains, mirror and wall.
Called landlord, he came around with vacuum. Proceeded to vac up astonishingly rather than move me. Other rooms available.
He left me with the vac and returned 15 mins later with a plug in heater.
We requested a refund next day plus a cancellation to a further stay. There was no refund and a cancellation fee was applied to the book booked stay (tomorrow) - horrendous attitude.
Therefore I chose to put this review on here.
If the feedback and apology would have been there, plus the refund, I would not put the review on here!

Short walk into high street for lots of restaurants
- David (10/5): Brilliant. Will highly recommend and will definitely book again. - The property was in a great location. We were celebrating our granddaughter‘s 21st at Nonnas Italian restaurant and it was only a 10 minute walk! The property was very clean and had everything we needed for a one night stay. We could hear upstairs walking around but did not disturb us too much. Shower was a bit slippery.

- Daria (5/5): Average stay - The room was clean The initial email that came from the venue put me off. It mentioned that I would be fined if I soiled the sheets. How odd. Clearly, the owners have a past trauma, but it's not for me to know about. The heating locked out at 20.5 degrees for 2 hours for the whole weekend. I hoped I'd get a reset after 24 hours, but nope. So, I only got to have one slightly warm night. The bathroom was new but smelt mouldy. There were only 2 teabags left for 2 nights stay for a double room and 3 coffees - which suggested to me that the tea tray wasn't refreshed after the last guests. One of the shower gel tubes was half empty. It just set a bad vibe. I think I wouldn't have minded if it wasn't for the first email. I was asked to leave the property as I wish to find it. But I didn't find it how I wish I would. Small things make a big difference to the overall feel.

We could hear the people above us and I think behind us. Everything from weeing, flushing the loo, talking and having sex. We finally gotta o sleep at 2am to wake at 5am. Needs sound proofing. Expecting a refund.

- Shona (9/5): Over all a very pleasant stay - It was self check in and the instructions were very clear and it was easy to get into the suite. You can park right outside so you don’t have to walk far with luggage. The suite was very clean and had a lot of amenities. There was tea and coffee and even plates and cutlery for if you wanted to bring in food. Huge TV with Netflix and Disney+ available to use if you have an account to log into. The bathroom was very clean and had a nice powerful shower. Nice big bed with extra pillows available.
Location was ideal for where we wanted. With a fish and chip shop and also a pub opposite and small shops close too. All over a very pleasant stay The bed was very soft and pillows very firm but that’s just personal preference.

- David (9/5): Excellent properties - Good sized room. Clean with everything you need Booking.com failed to give us information on how to get into one of the properties. As we arrived late, this meant we had no idea how to get in and ended up disturbing the person (owner?) after midnight via the emergency contact number.

Cups, plates, glasses, a tea towel & cutlery were in the room. The pillows & towels were nice. There was .an iron & clothes hanger & mirrors! There were biscuits & hot chocolate sachets with the coffee.It was easy to check in. The pillows were nice It's a first floor room with a downstairs bathroom which my partner who recently had a knee replacement, found difficult.
The stairs were steep.
There was no hair dryer!! The beautiful lime tree dropped lime blossom bits and ther were no dust pans to use to stop tbe blossom walking in to the hall.

The place felt cold and damp because the heating was locked so the towels in the bathroom stayed wet
- Angela (8/5): Convenient place to sleep while visiting family. - Room was very clean, fresh and spacious; the bed was extremely comfortable, and the location was perfect for me. The heating controls and WiFi were both excellent. The room feels like it’s been designed by a man. There is no mirror over the desk / dressing table and while there were two big mirrors in the room one was too high to see myself and the other directly opposite the window so I had to close the curtains to see properly while drying my hair. You also have to move furniture to get to the sockets.
