- Jennifer (10/5): Would definitely stay again! - The property was lovely!! The soaking tub was amazing and beds so comfortable.
- Aigerim (5/5): great potential but needs to work on customer service - nice composition of modern and old the host changed our booking facilities last minute. when we arrived they told that our child will not be provided with breakfast because she is staying “for free”. we booked three bedroom house for two adults and 2 kids. paid full amount WITH breakfast included. booking said that one of our children is staying for free and specified in booking confirmation: 4 people, breakfast included.
we ended up convincing them for one hour that our child NEEDS breakfast and to avoid further trouble we just decided to pay for it.
next day for our second night we said we don’t want breakfast at all ( not our type) but they never offered to return our breakfast money for the small child.
sounds like double standards to me.
- Catriona (10/5): Quiet haven in great location - Beautiful property, great location with easy access to Kyoto attractions yet felt so quiet and peaceful. Staff were welcoming and accommodating and the welcome traditional tea ceremony on arrival was a lovely touch.

- Ronesh (7/5): Lovely stay in a traditional Machiya house. - Location was good, walkable (15/20mins) to Kyoto train station for Shinkansen access, and near shops and restaurants. Also walkable to main tourist areas of Kyoto as well as being close to a metro station. Can’t comment on breakfast or dinner as we did not have any. Be aware that the meals have to be delivered at specific times to the house as this is not a ‘hotel’ in the normal way of understanding.
The staff we did interact with were very helpful and sweet, including the welcome tea ceremony, which was a genuine highlight of our trip. The email instructions for entry to the property were clear and communication was very good before we arrived. Property was small, which is to be expected for this traditional style Machiya house. There was very little room for storage or for big suitcases so we had to keep suitcases downstairs in the sitting room as there is no room in the bedroom. The walls are very thin so can hear next door, however we were warned about this by the host, so no surprise.
Other than that, as long as people are clear on what they are booking, there is no negative to this property, it is a lovely little house.

- Bao-Khanh (9/5): We love the Japanese ambiance of this house - The house is located near many attractions. Rhe street is quiet and nice. House is private, comfortable, simple but elegant. Bathroom is small but connected with the bath tube outside was fun for kids. The sink in bathroom is too small.

Izmantojām piedāvāto papildus pakalpojumu - šefpavāra uz vietas gatavotas vakariņas - tas bija fantastiski! Arī brokastis, kuras tika speciāli atvestas, bija bagātīgas. Pirmā mājiņa, atšķirībā no otrās, pietiekoši liela (5 cilvēkiem), ar plašu un ērtu salonu. Lieliskas dušas! Lieliskas āra vannas ar savu dārziņu! Jūtams, ka par tevi rūpējas. Otrajā mājiņā ļoti maz vietas - guļamistabās, nav kur nolikt ne drēbes, nerunājot par vietu čemodāniem - nācās tos likt uz grīdas pirmā stāva arī nelielajā salonā, tā izbojājot tā dizainisko vērtību. Varētu būt piemērota 2 cilvēkiem. Nebija iespēju pēc izrakstīšanas atstāt mantas vēlākai paņemšanai.

The little extras that were provided were a bonus and the tea ceremony on arrival was very special 😍 The is nothing to not like. It has everything you need plus more.

We felt at home immediately after such a warm welcome. The apartment is amazing, beautiful and spotlessly clean. The outdoor bathtub was fantastic, so relaxing after a long day of sightseeing.
A truely unique experience. Highly recommended. Everything was just perfect.

- Molly (10/5): I still dream about that bath - I booked one night here as a surprise for my boyfriend. We had an amazing time and the house was absolutely gorgeous. The host was kind enough to perform the matcha ceremony late in the evening and was so kind and friendly. She also recommended some amazing food places around the corner for dinner. The boyfriend and I still dream about that magical bath, it was so peaceful and relaxing that we fell asleep instantly. The drinks in the fridge were a lovely surprise and throughly enjoyed, sadly we had to check out early for a name packed itinerary but overall our stay was the best one of our trip to Japan. The door lock didn’t work at first but eventually did otherwise I don’t have a single complaint.

Exceptional service and attention to detail from staff. Had a lovely welcome tea ceremony and also received a very thoughtful leaving gift. Wonderful dinner with chef was also a highlight. Definitely recommend every aspect of staying here.
- Naomi (9/5): A great stay in the heart of Kyoto - A wonderful traditional building that's been well updated. The outdoor onsen in its little slice of garden was magical. The staff who welcomed us were lovely and explained everything very well. The location was fantastic—we walked to Kiyomizudera both mornings of our stay. The subway station and convenience stores were a few blocks away. Minor notes: they could really use a curtain over the stairs to keep heat downstairs—the heater is plenty powerful but the warm air goes straight up, so when it was chilly, it became stifling upstairs and stayed cold downstairs. I don't recommend the dinner/breakfast which were delivery. There's a hotel with a breakfast buffet down the block.

- Richard (10/5): A Kyoto Dream Stay - This was the best stay in my current Japan trip with my family and friends! With a group of 7, the space never felt small and had everything we needed for our stay. Close to attractions and restaurants. The morning breakfasts and home stay in omakase were fantastic and delicious. Also, the in house baths were beautiful and amazing.

- Dixon (10/5): Beautiful, quiet, luxury - The Machiya is a converted traditional house. Beautiful, clean modern interiors that still retain the Kyoto charm. There’s a tatami room with futons, and a western room with a bed both warm and cozy. Staff was kind and helpful, and speaks good English. The outdoor bath is the highlight, what a great way to relax after a day of sightseeing.
- Yuca (10/5): An accommodation experience that makes you feel like a Kyoto resident to enjoy a luxurious bath and a townhouse - It's a 20-minute walk from Kyoto Station and a 15-minute walk to Gion, and you can tell it's a convenient location. It's noisy if it's too close to the tourist spot, but this inn in a residential area makes you feel like you're living in Kyoto.
In contrast to historic townhouse buildings, all the facilities are new. A washing machine with a dryer is an ally for long-term stays.
The most recommended is a completely private bath (and 2!)
Many of the customers are from overseas, and the staff is also in English. They also tell me the recommendations of Kyoto! I'm a little worried about the sound of cars running outside.

- Mckinley (10/5): Highly Recommended! - I stayed at this hotel with my girlfriend and we found this beautiful machiya house perfect. The outdoor bath with Japanese garden view was astonishing. It felt like a time warp to the past. This was our first time staying at a machiya hotel that wasn't just a standard hotel, and it was actually much more comfortable as we had a living room and 2 separate bedrooms. The staff was so attentive and welcomed us with a lovely tea ceremony and even let us try making tea! That was super awesome. We would definitely come back!
