- Cati (9/5): Absolutamente recomendable - Muy céntrico. Se llega andando a todas partes. Tranquilo a pesar de ser una calle con terrazas. No se oía ningún ruido. Muy cerca de la parada del tranvía que lleva al aeropuerto. Volvería sin dudarlo.
- Nicole (6/5): - Le propriétaire est très accueillant et aimable, c’est un endroit joli mais très écho le bruit des portes et des serrures nous ont dérangé à chaque fois que quelqu’un arrivait ou partait. La dernière nuit a été infernale des voisines de chambres se sont chicanées tard en soirée, elles criaient et s’engueulaient claquaient les portes.
C’est dommage est-ce n’est pas la faute du proprio.

- Jean (6/5): - Laundromat 2 doors to the left, restaurants everywhere, leather shops everywhere and BARGAIN for at LEAST half the price. Go to Marcato Centrale for huge variety of food and drinks. All visiting sites are within 10 minutes not a word of a lie. Apperitivo’s and food literally outside the doors and please try Florentino steak it is AWESOME (for two people, trust me).
- David (8/5): clean and tidy - Great location and clean and tidy. Wifi and air con worked well and for a basic set up it did all I needed. If you are looking for something central, clean and affodable, does all you will need. Billi also a good host.
- John (10/5): - Greeted by the owner and checked in and shown round the room. Very clean and comfortable. Some noise from other rooms at times but nothing to spoil our sleep. Very convenient for all of Florence’s sights which are walkable. Also surrounded by many GOOD food outlets.

We would suggest they have couple cups in each room, and more than one kettle for the tenants to share. Maybe even one small in each room. Private bathroom is small and weird, but it’s private, and for the price it’s perfect.

We stayed in a room with a private bathroom and it was very spacious and you could tell lots of care was taken to make the space clean and amenable. Thanks for a great stay!

You had to share a bathroom but that wasn’t too bad although it was a very small room and the shower was also very small 2’x 2’ and the water wasn’t very hot only warm. Pretty basic accommodation but totally adequate for my time in Florence.

This as a serious warning to anyone considering booking this guest house. The moment we walked in, we were hit with a musty, stale smell. The common area had stained white chairs, setting the tone for what was to come.
We had booked a room with a private bathroom, but what we found was appalling: black mold around the window, poop left in the toilet, used soap in the shower, stained carpets with visible crumbs, and a dirty chair. The worst part? When I checked under the pillowcase, the pillow was stained with what looked like blood. It was so disgusting I had to sleep with my blouse over the pillow.
We originally booked for four nights but could only bear to stay for two. The filth and lack of hygiene gave us constant anxiety and sleepless nights. We finally left and booked another hotel just to feel safe and clean.
I reached out to Lorenzo, the owner, and politely explained everything. I asked for a refund for the two unused nights through Expedia. Instead of helping, he bizarrely asked for our bank account number to send us the city tax—an incredibly unsafe and sketchy request. We obviously did not provide that information, and to date, he has not issued any refund (for 2 nights fees minus tax) through Expedia.
Now that we’re back home, I plan to report this property to Expedia and a few Italian anti-fraud organizations. Even if I don’t recover the money I lost, I hope this review prevents someone else from making the same mistake.

- Louis James (8/5): - It is in a great location. It is within a few minutes of the train station, the Mercato Centrale Firenze, and the Duomo. It also has lots of options for food and supermarkets on the block where it’s located.
- Priscilla (2/5): Terrible experience - This hotel was a big disappointment. Cramped space, bad Wi-Fi, moldy smell, corridor where light keeps turning off, and management that does not respond quickly. And I did not get my refund for the 2-days that I did not use.
- Verified traveler (8/5): - This place was fine for just the 3 nights we needed. But should’ve read more detail about the place and should’ve went somewhere nicer. At the time my friend and I wanted the “nicest” cheap place, which this is. But honestly would’ve chose somewhere else to stay, especially in Florence. Sharing the bathroom we weren’t expecting but finding the place near the train station was easy and using the door codes. Clean room.
- VANESSA MELISA (10/5): - El lugar está muy bien ubicado para todo, está muy cerca de la la estación termini, caminando son como 12 minutos y el metro está a la vuelta, queda a 3 minutos y de ahí puedes moverte en 5 minutos al Vaticano, el personal es muy amable. El check in es en el hotel sonya y las habitaciones están en otro edificio, pero fue fácil todo el proceso, caminando quedan restaurantes y gelaterias muy bien rankeadas, nos encantó!
- Verified traveler (2/5): Worse than hostel - This is not a hotel at all. it's actually a single room inside an apartment, with several other rooms with shared bathroom, some other rooms with private bathroom. There is NO service at all,
Need to email owner Lorenzo about the arrive time, so he could open the door for you for checking in.
You need a key for the elevator, so walk down the stairs as you check out and returned tge keys,
the bathroom and hallway is cold as there is no heating there,
there is even NO cups/ tissue box provided for the guest, so save your used water bottle/ cups to get water to brush the teeth, and save the napkins in the restaurant.
The piece of carpet in the room already turned brown / black,
The clothes hangers in the closet are so old and different size/ style, as was collected from different sources.
The window curtain are as thin as paper, so not blocking the light at all.
NO new shower towels after the 1st day, so he is expecting your use the same towels for the 7 days,
The list just keeps going on, basically he just want to get the money, and you will get a roof, a bed with blankets, and two towels(one big, one small), a shared bathroom, for the whole stay, NOTHING ( yes, mean it, NOTHING) else.
This is even worse than a hostel, at least you could have new towels every day.
BTW, the light in the hallway will be off after 20 seconds, then became total darkness,
So bring your phone everywhere, as you may need to turn the light on your phone.
- Thaisa (10/5): - Amazing place in center of Florence. We arrived after the check-in time, but if you call or WhatsApp them a few days before, you will get the code and you can enter on your own.
Very clean, close to tram, the beds are good. Please be aware that there are two stairs to go up. There is an elevator, but you need the key first for to use it.
I would stay here again!!
- Susan (10/5): Wonderful Location - The location was wonderful! We also liked using the lift with our bags. Having access to your books, maps and umbrella...priceless. Walking the stairs we had to use our phone for light at night.
- Stacy (8/5): - After a little confusion finding the right floor of the building (it's on the second floor), Lorenzo was wonderful and gave very clear instructions about the property and the area. Our room was good sized and the bathroom large but the shower small. It’s an older building but in a great location (just a block from The Medici Chapel) with lots around and easy walks to the train and bus stations. Also close to a self-service laundry mat.
- Guillermo (8/5): - While the place was good with nice staff and conveniently close to everything in Florence, this is neither a hotel or RB&B is more of a house that has a few rooms with private bathrooms for rent. The check in is cumbersome due that after 3 pm nobody is there. Is not difficult when you know the procedure but inconvenient otherwise. The price is good for what you get but is basically what to expect from places without 24 hours check in.

- April (4/5): - The room was right for the price, but felt only slightly better than a youth hostel. Having to always lock the door from inside, with only 1 window to the outside, as well as being behind two “security” doors makes it feel like if there was an emergency you could get trapped inside the building with no way out. The Location was top notch, and offered the best dining, shopping, and walkable to everything. It’s a great option if you are really trying to conserve spending. Also, it was very difficult to find - would be simple if host would just post that it is on the corner of Via Faenza and Via San Antonina - simply come down San Antonina and make a left (or right depending on the direction you are coming in from) on Via Faenza and its the first building on the right (Door 12 on Via Faenza).
- emily (8/5): - Hosts were kind and helpful, the location is amazing. Walking distance to everything, especially the Duomo which was so cool to see every night. Plus, right next to laundromat which was so convenient!

- J (8/5): Spacious room in a great part of Florence - The room was spacious, there was no 24/7 reception so the staff asked about our check-in timings and waited for our arrival to give us administrative instructions. The accommodation was on the 2nd floor of a building with a small elevator for us to bring our luggages up. It was located in a fantastic part of Florence with many shops and eateries around which were open till night.
The shower head shared the same space as the toilet bowl so that needed some getting used to.

The address on here brought us somewhere else down the street so we did have a hard time finding it, best to just look it up on Google. We did lots of tours and the meeting spots were within a 5-10 min walk from this place. The room was nice, we had a room with a private bathroom and it was strange that the toilet was in the shower with you but you got use to it.

My room was clean and my shared washroom was relatively clean, too. Other share users/guests seemed respectful. The surrounding area was safe and lively, very convenient, walking distance to all attractions. I would definitely recommend staying here!

The host is amazing and when I had a problem with the pillows, he immediately gave us an extra one! His english is very good and communication was never a problem. He also kept in contact with me on whatsapp when we had a flight delay and were going to check out late!

We shared the bathroom but there was no issues at all as it was cleaned daily.
We will definitely come back next time in Florence.
- Rebecca (6/5): - On the plus side: the host is pleasant; the room was extremely quiet even though it was very busy outside; it is conveniently located near major attractions; it has a small fridge and air conditioning. On the negative side: the room lacks amenities such as a bath mat, glasses for rinsing or drinking, and the only soap provided was three sachets for two people. Though it is quiet, it is not a particularly restful place to come back to.

Minutes from Santa Maria Novela Train Station, a landrauemat in the corner, restaurants and bars near by. The place is clean, a/c works great, it has an elevator and people can leave luggage after checkout. Great price and perfect location. The only improvement will be the wifi. A wifi extender will be great. I enjoy it, I recommend it and I hope to stay again in the future. Thanks!

I really love Florence and this place make it better. Cozy and comfy room, clean share bathroom, familiar feeling, nice view from my window.
Lorenzo was great to deal with, I did late checking and the process was easy, the hotel is super secure, Lorenzo also recommended a the best restaurant for the Florentina Bistecca and it was delicious.
Affordable, convenient, cozy, good price, friendly staff. If I am back to Florence i'll stay here again for sure.
- Fernando (10/5): Florence Casa Billi-AWESOME - First part is host! Lorenzo is a great host. Dedicates time to answer any questions and even sit down with you to plan your adventures.
Second is location. Minutes from major tourist points that everyone is interested in. It is very close to the SNM train station.
Excellent value. Restaurants and small supermarket at your door. You will love this place.

- Perla (10/5): Would stay again! - Casa Bili was great, centrally locates, very close to the train station & walking distance (15min or less) to all the big sites to see. Has Air Conditioner, a big plus during this heat wave. Would stay again.
- Verified traveler (8/5): Great location, good for short stays - Lorenzo was great! The location was great! This was my first time staying somewhere where I had to share a bathroom and I did not enjoy that. I believe there is an option to not share and I would recommend that. The negatives in my opinion: the walls are thin, the pillows are bad, the shared bathroom shower was so small with nowhere to put your things, and towels were not changed (they have a policy that you only get fresh towels every 7 days). If you’re here on a budget for a short stay this is a great option, but I wish I would’ve splurged a bit more for a place that provides fresh towels. Despite all the negatives, I’m happy with it since the location was amazing and my time in Florence was great!
- Maria (2/5): I did t even stay ! Lost my money - I didn’t even stay. Upon my arrival, I had to wait a while before gaining access upstairs, by asking a random couple if they would please allow me up with them. Because no one gave me access or cane to help me. The lady at the front was not very kind. I asked if I could please see the room because I did not like the conditions of the place, they did not match the pictures and the costumer service was very lacking to say the least. With an attitude she showed me the room and I told her I did not feel comfortable or safe, she said “ I don’t know what to say, you already paid” I told her I was unhappy and would have to find another hotel. She said “ there is nothing I can do, please delete all the information on your phone for the access” she had me show her my phone to make sure I deleted it !!! As if that wasn’t enough, she closed the door immediately and I had to knock again to have her give me access to go down stairs with all my suitcases. I had to walk down the streets asking the hotels if they had availability, and most were sold out... upon contacting hotel.com they told me they exhausted their efforts but that Affitticamera Casa Billi would not give any sort of refund and credit and accused me of “ simply walking out”
I’ve never had such a horrifying experience with such lack of hospitality from a place. I would never recommend this place. Ruined my initial experience in Florence. Awful

- Constance (8/5): Bare bones but amazing location - As far as location goes, this place is amazing!! A ten-minute or less walk to the train station and right in the heart of a great neighborhood with endless restaurants and shops. A 7-10 minute walk to the Duomo and Accademia. BUT, this is bare bones accommodation. We had a double room with a shared bathroom. It’s a good place to sleep and that’s it. If you’re just looking for a place to sleep, this is absolutely fine and the location really is the attraction here. The host was kind and friendly but only on site a few hours a day. It was clean and worth it for the price.

Many places are small but compared to other places we have been at throughout our two weeks, this was our least favorite. The price was reasonable but I would pay More to stay at a more welcoming location (room). If the room feel/look is not a factor for you, this place is perfect. Otherwise pay more for a better place. - Verified traveler (8/5): Great location - It was clean, comfortable bed, nicely updated floors, furnishings, and bathroom fixtures. Excellent location!! Appreciated attempt to respond to concerns we raised about lighting, however, this was not really resolved. Extremely poor lighting in both the room snd the bathroom. The shower also had no place for soap or shampoo, and shower temperature was only lukewarm. All of these things could be easily remedied. When traveling, it is the seemingly little things that actually have a big impact. We didn't feel this was worth the price we paid. Not a good value.

I was disappointed that a clerk was not there to check us out, nor did she stay until 3pm the day we checked in as we had some questions. A clerk was rarely there during our stay.

The best part was that it was central to everything and everywhere we wanted to go. Is located close to restraunts/bars in Florence; the nightlife is awesome.
Its maybe a 10 min walk to the train station, easy to catch a train to pisa for under 10 euro a person.
- Betty (4/5): Small shower ever - The room was big & clean but the shower was so small although we managed but the worse part is that you need to bring all your toiletries not even one small soap. We had an incident were we drop a bottle of water and we used the towel to dry the floor and they didn't gave us clean ones. When we got to the room they were hanging to dry, regardless to say we had to share.

- Tiziana (10/5): It was a nice B&B. Close to all attractions. - The only negative is there was no breakfast from the 'bed and breakfast'. But I thought we knew that. Still, not really a 'B&B' then but Billi was nice.
- Verified traveler (10/5): - Lorenzo was super friendly and welcoming. He was around during the day if you needed anything. The location was great, very walkable to all the sights and close to the train station.

We arrived the hotel late at 9:30pm. Since this is not hotel, we called the contact number. The lady told us that we are late to check in, we can not check in this hotel. We ask if we can go to some where to get key since it is late. The lady refuse to let us check in and tell us she will need to call police. This is first time I booked the house that can not check in !!!. I also booked the other house The house will send email early to ask what is check in time. In the Rome, I even left my bags at that house and picked up at 1:00am.

No eating in room unfortunately.

- kristina (6/5): close to city center - Was a good place for the price and location. Basic accommodations with nothing extra, if you had more than one showering in the morning had to make it very fast as hot water doesn't last more than 10 minutes. We ended up just staggering showers one at night and one in the morning.
Room can be loud at times TV in reception area was heard in room and some guests but nothing that we couldn't sleep through.
Price is great when you are a 5 min walk to duomo. Very walkable and many great places to eat and snack around.
- Verified traveler (6/5): Awesome location - mosquitoes galore. - Nice place. Great location. Staff was very friendly. Rough sleep because the mosquitoes were dive-bombing me all night. A fan likely would have fixed everything. Overall, I would say this place was pretty good though. A bit overpriced for what you get.
- Kisenia (8/5): Close to train station and center - This guest house is simple but very convenient since it's close to the center. Lorenzo, the owner is very nice and helpful, explained us where to go and what to do.
- Louise (8/5): Close to railway station and centre of Florence - i have no hesitation in recommending this accomodation as a base for exploring Florence. My only slight difficulty as an older solo female travellor was I would have liked to be able to prepare and eat simple food in the room of an evening but apart from this everything else was very good. Very friendly and helpful hosts, very close to all attractions, thankyou :)
- Verified traveler (8/5): Cute little hotel - central location - The best part about the stay was the adorable owner couple - they were so warm and friendly and went out of their way to make sure that they did a great orientation to the hotel and area. The hotel was adequate and clean.
- Claire (10/5): Lovely place to stay in the centre of Florence - Very conveniently located for Santa Maria Novella station, the Duomo, and just about everything else. I was able to walk all over town with Casa Billi as a base. Via Faenza is very pretty and offers several good places to eat and shop. As a lone female traveller, I liked that the location was on a street that was bustling even in the late evening, and that I had my own keys to Casa Billi's pleasingly solid front door.
The owners are very friendly and helpful. They ask that guests inform them of their arrival time, but are flexible (my train was delayed and they were happy to re-organise things). I had one of the two rooms with shared wc/shower-room. This worked very well; the shower room is very modern and spotlessly clean. The bedroom felt very homely with paintings on the walls and a pretty curtain. There was free, fast wifi.
I hope to go back to Florence and will definitely stay here again!

- Verified traveler (8/5): Great Location, Overall Excellent - We just spent several nights at this hotel in Florence and it was excellent. The location is top notch. 5-7 minute walk from the main train station (Firenze SMN), which is great if you're coming or leaving via train with much luggage. A 5 minute walk to the Duomo, one of the highlights to see in Florence. A 5 minute walk to the local market where you'll find tons of street vendors selling leather goods and other items. And an easy walk to other attractions such as seeing the statue of David. We never used public transportation because we could walk everywhere from here. The room was relatively comfortable. We stayed in five different hotels in five different cities in Europe, and certainly realized that small rooms and small beds are the norm. That said, there at least was a functioning air conditioner in the room which helped keep the place cool, which is crucial during the summer. There was no mini-fridge in the room which was not a big deal, but could've been nice. Overall, great stay, highly recommended for the location and value.
- D & M (8/5): Great location for reasonable price - Room was clean, very central, close to station, location was perfect for sightseeing, and super close to food market and leather markets. There's minimal contact with staff, but that was not an issue for us, and they were there to check us in. The shared bathroom is fine because they ask guests to not use between 11pm and 7am to not disturb other guests. It would be helpful to have another toilet however.
Would reccomemd.
- young couple (4/5): location makes up for decor - The hotelier is an odd character, he attempts broken English and does his best to welcome you, however you will quickly notice that there are hand written notes from him literally everywhere telling you not to do this and not to do that. We joked that it felt more like a prison at times! You also have to check in between a certain time in the morning/lunch time, as he just disappears for the other 21 hours of the day. Having said that it was in a great location, 5 minutes from the main station and 5 minutes the other way from the main tourist squares. The room decor, facilities and general feel is basic, but clean and deserves it's 2 star rating. Good value if you're on a budget as we are students.
- Fairguy (2/5): This can't call a "Hotel" - This is not a "Hotel". This is more like a Condo was converting to make a Hotel. May be this is an Italy style hotel, but charging the same price as a regular hotel. Is there a way for a customer like me find out "before" booking? I would not recommend for anybody to stay there.

The location is spectacular. A ten minute walk from the train station and central to every "must see" in Florence. The owners, ABC and XYZ are two of the nicest young people I have met. They both speak english and can steer you to the sights you'll want to see. It is a safe, clean and comfortable place to stay while in Florence. I recommend Casa Billi to the budget conscious traveler. Ciao.
