Guest Reviews
- Joyce (9/5): Excellent value for money hideaway - Exceptionally good for the money. So clean, so homely, in a lovely location. . Wish netflicks was on the lounge TV, instead of the bedroom TV. My only gripe!!
- Diane (10/5): Bank holiday weekend break - Great location. Very peaceful. The view from the property is lively. Enjoyed watching the ducks and their chicks on the pond. Nothing not to like
- Donna (10/5): Cosy, very comfortable with everything we needed - Location was perfect for us , short walk to local shop and pubs, amazing walks with the dog virtually on the doorstep. Nothing
- Anne (8/5): - Beautiful views and so peaceful TVs need updating. Nothing major
- Nicola (10/5): - Great place to stay.
Very clean and well kept.
Great location.
Great host. N/A
- Holly (10/5): The perfect place for a relaxing weekend away - Beautiful location, very peaceful and gorgeous views. The annexe was very cosy and had everything you needed. We had a lovely time.
- Amanda (9/5): - Lovely location. Very friendly village. Sofa not the most comfortable.
- Jeanette (10/5): Very relaxed no stress getting in ,location is perfect ,cute little Annex very comfortable x - Cosy lovely and clean ,very peacefull
- Alvarez (8/5): - Really good space to stay.
- george (10/5): I liked the little extras ie coffe tea milk and biscuits were welcoming after a 5hr drive to relax with a brew - Clean and spacious
- Gary (8/5): Lovely place to chill out . - Very well thought out accomadation and easy 10 minute walk into Middleham with great bistro and lovely cafe for breakfast . Nice place to relax in open countryside on working farm . Just missing bedside lamp on one side of bed which noticed in previous reviews .
- sarah (10/5): Short visit to the dales - The annexe was tooked away on the edge of a working farm with views of the fields and the pond ..great views. A couple of horses as neighbours. Very quiet and peaceful..great location to go off exploring the dales. The kitchen had everything u would need .Nice little touches like milk in the fridge. Sweets on the side and was decorated for Christmas. Just a personal preference but bed is firm.
- David (10/5): A stay at the Annexe. - The location is fantastic the views from the windows are lovely.
It's a short walk to the village centre which has plenty of amenities. There was not much we didn't like we found the bed a little on the small size but that are option.
- Fiona (10/5): Fabulous - Great views, superb location, exceptionally cosy
I loved everything about it,
I lived in Middleham years ago and was concerned about the location, however once I arrived I had no issues.
I would recommend and will stay again.
- Cooper (10/5): Peaceful out of town stay - Loved the location, so peaceful listening to the owl calls overnight. We had such wet weather (November) the Annexe was really practical...flooring, underfloor heating and lots of hooks for wet coats which dried quickly. Very comfy bed..great pillows and a really spacious luxury bathroom with walk in shower. We weren't intending to cook in.. but as the fabulous fish & chip shop had closed whilst there we did. Great crockery and utensils. Just a deep clean on oven probably needed to avoid smokey smells.
- Mark (10/5): Very relaxing, lovely countryside - warm, very clean annexe. Good facilities..Great stuff. - All very good, great location. Quiet, peaceful (save for a mad goose). really lovely part of the countryside, but a five minute walk into the village centre. Very good value for money.
- john (10/5): -
- Chris (10/5): Ideal for a couple and a pet, met our needs perfectly, would readily book again. - The apartment was warm, cosy and comfortable and you can see the hosts want to make it a poitive experience. There's a lovely enclosed field next to the property for the pets to have a run, and no through traffic outside the property to worry about. As the proprty is tucked behind a working farm, some clearer signage would be welcome. I know an email is sent explaining how to get through the farm, but this can be missed
- Sandra (10/5): Lovely warm and comfortable cottage in the heart of the Dales - Lovely cottage with living room bedroom and bathroom, all very well thought out, very comfortable, underfloor heating and heated towel rail in bathroom, so very cosy. Wi-fi worked well. Kitchen well equipped for a short stay, efficient oven and 2 ring induction hob, microwave oven, etc. Also washing machine, although we did not need it. Lovely view of pond with geese and ducks and then the dale beyond, so very peaceful. It is on the edge of a big racing yard, which is very much typical of this village and area. Only a short quiet walk to the village centre, with the castle and various pubs. The hosts had thought to leave us a pint of milk, tea bags, biscuits, walks books and local information. They were very responsive to our only slight problem (lack of a second bedroom side light which was immediately provided). Middleham is a pleasant village, and within easy reach of all the Dales area - beautiful countryside all around. Nothing really - a second tea towel would have been useful.
- Jim (9/5): Brilliant property, great location, peaceful. - Beautifully finished property
Perfect for us and our dog.
- Annie (9/5): Spacious gem of a property in a beautiful location - Great location, very clean and everything of very good quality. Very spacious and was nice waking up to the geese and ducks opposite Nothing
- Lydia (10/5): -
- Joyce (10/5): - Lovely accommodation in a good location. Excellent value for money.
- John (9/5): Only booked for one nights stay and everything matched our needs - Layout Nothing

- Peter (9/5): Lovely stay in the cosy Annexe - Quiet, clean, comfortable and relaxing annexe. We really enjoyed our break ☺️.
- Rebecca (10/5): An amazing weekend in an idyllic location! Friendly hosts and amazing facilities. Thank you - The property is in an idyllic location with beautiful views of the countryside. Animals and wildlife in the area are amazing to look at! They even own their own geese who live at their pond which we loved. The property itself is like a little house, it’s bigger than what we thought and the facilities are second to none. It’s very cosy and homely and we were given everything we needed. E.g towels, tea bags, coffee, milk, bottles of water and even a pack of lovely short bread biscuits! The bed is really comfy and the shower is relaxing. There are TVs in both rooms so perfect for that cosy night in, which is what we had on Friday night!
The hosts Sam and Hayley were so lovely, they were always there if we needed anything, Especially when our taxi never turned up to attend a wedding! I was quite upset as we were running late but Hayley was absolutely lovely and drove us to the venue herself. Her husband Sam picked us up in the evening as our taxi cancelled on us again. We cannot thank them enough for their hospitality and friendliness. We loved everything about this property.
- Nicola (10/5): Idylic - Location beautiful. So cosy and clean and loved the windows and latched doors ❤️
Good size too with seperate bedroom and also fantastic shower Nothing but wd suggest salt & pepper?
- Page (9/5): Excellent short break in very comfortable accommodation - Location excellent, accommodation clean and comfortable Lacked only a bread knife and fish/egg slice
- Sharrock (9/5): Getaway in the country - The privacy, lovely starry night , clean & comfortable I personally like the clean up and try to leave the places spotless. The only flaw I would say is that the wasn't a dustpan/brush or hoover. Sorry for the bread crumbs x
- Vicky (10/5): Exceptional little gem in the countryside. - Situated in a lovely village within walking distance, the property was easy to find, had all the required amenities and was very clean.
- Alison (8/5): Perfect location for a quiet overnight stay. - Lovely location, peaceful and warm welcome from Hayley. The place is immaculately clean, comfy and quiet with all we needed for an overnight stay.
- Helen (9/5): Just right for my purpose, I.e.attending a local event - Lovely location with views over open countryside Suited me very well
- Anthony (10/5): Exceptional -
- Sheila (10/5): Exceptional -
- Angela (8/5): Lovely stay it was very lovely and enjoyable 😄😄 - Lovely and quaint nice hearing ducks birds and cows n watching the wild life Just a couple of minor things the baking tray in oven was full of oil not clean and most of the plug ins were empty and diffusers were empty that’s all just that it didn’t affect our stay though
- June (8/5): Very good - Location was good. Peaceful. Accommodation true to photos. Nice pond to look at
Comfortable bed Sofa was very uncomfortable. Needed a bigger mirror in bedroom also no equipment for cleaning up or making bathroom safe following shower . Unfortunately never met the owners during our visit
- Pauline (8/5): Very good - small issue not enough oven dishes as i like to cook due to my allergies
- Paul (10/5): Excellent location in a rural setting with picturesque views from the patio - As an enthusiast of horse racing and horses in general, the Annex proved to be a perfect location. Set in a yard dedicated to racehorses it ticked a lot of boxes for me. Nothing
- Robert (10/5): A lovely place to stay , and very pet friendly - The location was really nice, with the animals and pond next to the property. The area is a complete change from our town property and really relaxing. Our dog loved the farm as she was born on one, and we could just let her out to enjoy it.
Hayley is a lovely host and a pleasure to meet There’s nothing we didn’t like , though a bit more clarity of how to turn off the heating would have helped
- Jason (10/5): Exceptional - Quiet location, in a working farm ,lovely area. Property is recently renovated with a very good finish, comfortable and homley Nothing, it was perfect for a short stay
- Leanne (10/5): Great place to stay would highly recommend! - Lovely little space to stay. Clean. Lovely outdoor space also! Great location but peaceful hide away. Short walk into the local town. Nothing.
- Duffield (8/5): All good - Country views and privacy, free WiFi, lovely little cottage/annexe. We were woken up by the geese at 5am unfortunately they were a little too close. Sofa and outdoor chairs not the comfiest.
- Steve (10/5): Great apartment, great outlook - Great apartment, comfortable with great outlook and cooking facilities
- Samir (10/5): Exceptional -
- Patricia (8/5): We enjoyed everything about our stay and the excellent weather was a real bonus! - Another bedside light would have been good
- Helen (9/5): A perfect place for a relaxing country break. - The location was excellent, very peaceful with great views and just a short walk into the village centre. The little extras such as the milk and biscuits were appreciated. We hadn't received an email via Booking.com giving us directions but Hayley gave us excellent details over the phone and we found it no problem. We can't wait to go back. The kitchen is small but had eveything we needed for a short stay other than a pizza tray.
- Samantha (10/5): Amazing location - Lovely accommodation in a wonderful place. Lacking in cleanliness due to finding a towel with stains tucked into the wardrobe and underneath the bed and skirtings needed attention.
- Vicki (10/5): Exceptional -
- Maisie (10/5): Exceptional -
- Robert (9/5): Comfortable well equipped accommodation In a quiet location easy to access to Middleham. - Quiet and yet convenient with good views over the countryside and towards Middleham. Castle. Dry friendly staff and eager to please and assist should it be required
Facilities were fine and underfloor heating did keep the rooms very cosy.
Parking outside the property. Nothing to dislike from our personal point of view.
- Joyce (10/5): Exceptional - The complete set-up of the accommodation & location. Brilliant value for money. N/A
- Deanne (8/5): A nice place to stay, enjoyed our weekend away. - Nice little property in the middle of a horses stables, looking out to a pond full of ducks and some very vocal geese.
- Lindsey (10/5): Exceptional -
- Dean (10/5): Exceptional -
- James (10/5): Nothing short of 5 star. - Location, facilities and cleanliness. Nothing.
- Thomas (10/5): Exceptional -
- Samuel (9/5): Superb -
- Allison (8/5): A great place just to get away from the hustle of everyday life. - This place was so sweet, and cosy. Great for a romantic stay. As it was Christmas, we a had a little tree with lights, which was a lovely touch. We even got a gift of shortbread biscuits and a bottle of beer. It’s situated opposite a pond full of ducks, so a great place for taking photos. Great stay! The only thing I didn’t like was the sofa, wasn’t the most comfortable, but that’s all I could say negative really.
- Melanie (9/5): Beautiful, private, comfortable getaway for two - Wonderful location tucked away on a farm in the outskirts of Middleham. Lovely views and easy to find.
Private, comfortable, stylish and extremely well equipped.
Friendly and helpful host. It took a while for the property to warm up but the host responded immediately and came across to help.
- Nicola (10/5): Beautiful property, very welcoming and helpful host. - The property has parking right outside. It is on a working farm with a lot of horses. The host was very friendly and extremely helpful going above and beyond helping up to try and get a taxi arranged. We would definitely stay here again.
- Alex (10/5): Exceptional -
- Jon (9/5): Superb - Lovely cottage, very nicely decorated.
- Craig (10/5): Beautiful - Beautiful scenery all around and a comfy cosy place to stay
- Lisa (9/5): Superb - The location was great, the scenery lovely and only wish it was a different time of year and we had stayed and more than 1 night. The communication was extremely good and we liked the self check in, the accommodation was lovely and clean and comfortable, the biscuits, bottle of beer and water were a nice welcome and really appreciated- would definitely stay again if in the area. Nothing!
- Natasha (10/5): Exceptional - Amazing couple of days away, so peaceful. In a great location. Had everything you would need for a stay and lovely and clean. Only a 5-10 minute walk from the town where you will find a local shop and some pubs. Locals are welcoming and friendly. We will definitely be back. Wouldn’t change anything it was perfect !
- Peter (8/5): The Annex is an ideal place to enjoy the countryside whilst close to the viwell equip - South facing overlooking a pond and the hills of the moors. A very pleasant and peaceful accommodation and we'll presented. I though they the dining table and chairs were on the small size and a bit flimsy. The shower could do with improving. Possibly increase the size of the duvet allowing it to cover over both sides of the bed more. Not massive issues and just suggestions.
- Ian (10/5): Exceptional - A very well equipped and clean apartment. We liked the view out over a duckpond. The location on the outskirts of Middleham was also good for exploring the Dales area. Everything was perfect.
- Maria (10/5): Nice quiet place to stay with home comforts - A lovely place to stay with everything you need. Lovely quiet spot too so I had a really great nights sleep! Host left wine, biscuits, milk and bottles of water which I thought was an extra nice touch. Really nice powerful shower with lovely toiletries too. I would definitely stay again when I am in the area. N/A
- Paula (10/5): The Annexe 0 - The Annexe is on a farm 5 mins from the centre.. It was lovely with an amazing view of cows in the field and ducks in the pond. Very quiet and peaceful. It was also lovely to see the horses in the stables. Soft bed
- Elaine (10/5): excellent - very good and the views were lovely and amazing and very peaceful
- Tom (7/5): Lovely annex, excellent views, pleasant stay. - Fantastic location, very helpful host, well thought out design. Modern and nicely furnished. Really nice touches with local beer, cookies, milk and water were massively appreciated.
Would be ideal if there were a hairdryer available (it’s not on the listing so can’t be expected, but would be good for future guests). Sadly, dog hair. The lounge area floor had lots of dog hair, the rug in the lounge had dog hair on it as well, we rolled this up and moved it out of the way. I went round the floor with anti bacterial wipes cleaning up dog hair as this made it feel a bit dirty. The other rooms were clean but finding so much hair in the lounge was a bit disappointing. I think just a bit more attention to detail with this would make a huge difference.
We used some bowls and plates. Unfortunately some had food residue on them so we had to wash them before use.
Google maps, if you just click through onto the booking.com listing takes you to a location about 12 minutes away (not the hosts problem but worth noting).
- Luke (10/5): Exceptional -
- Holly (10/5): Gorgeous little gem - Location was gorgeous, so peaceful and relaxing

- Kay (9/5): The annexe was Ideal for a weekend away. Suitable for a couple and a dog. - Compact, easy parking, views Needed a comfier sofa, noisy geese
- Mike (10/5): Idyllic - Beautiful accommodation, idyllic views, very peaceful and attentive host. Nothing was too much trouble. Every aspect of a stay was catered for. Could have done with a diagram of the exact location of where the Annexe was as on a large working farm.
Slight issue with shower, but spoke to host and immediately addressed.
- Kath (7/5): Nice accommodation in Middleham. - Nice location, property clean and well furnished for a short stay. We pick self catering accommodation because we prefer to cook our own meals, including vegetables. For us personally we found the hob a little small for our needs as it only had two zones. I don't know if we missed any emails or texts with directions, if so our fault, but we had a little difficulty in finding the property. After going through the gate at the end of the road we didn't see (or missed) any signs for the Annexe and ended up at another gate further down the road. We turned back and found a farm but still didn't see any sign for the Annexe, although some people at the farm (owners?) gave us directions and one of the staff kindly showed us the way.
- Mary (10/5): Exceptional - Lovely location and a great host. Nothing
2
- Michele (10/5): Tranquil and in a perfect location. - Beautiful spot, perfect location. Clean and comfortable. Private and secure. Loved the ducks, geese and horses. Only a short walk from the market place.

Hayley and Sam were perfect hosts, nothing was too much trouble , although everything was provided...and I mean e v e r y t h i n g !
The bed was even comfier than ours at home 😮
It's a short walk to the local public houses, with equestrian chatter all around
Also, horses can be seen training on the gallops a mere half mile away
The beautiful pastoral view, includes ducks and geese on the water, cows lowing and swallows on the wing
Waking up here so so peaceful
If we were to be stranded anywhere this would be our number one wish
I would suggest at least two nights Nothing
- Alison (10/5): Exceptional - Sofa a little uncomfortable otherwise nothing.
- Tina (9/5): A lovely clean cottage in a quiet and convenient location, would recommend. - Cottage was really clean and was in a quiet but convenient location to explore the local area. Extremely comfortable bed. A sofa in the lounge would have been more homely and comfortable rather than a bed settee, although I understand the practicality of that choice. I feel the addition of a mirror and hairdryer to use at the dressing table and some outdoor seating would improve the cottage further. It would be nice for guests to be able to sit outside and appreciate the wildlife and the views that surround the cottage.
- Cindy (9/5): we had a short stay to break up a long journey, wished we could have stayed longer. - The annexe was in a lovely position and looked out over a duck pond and a hill with cattle.
The interior was clean and tidy with everything needed for a stay.
The property was within easy walking distance of the town/village where there was a selection of places to eat and drink.
There were walks close by. Nothing
- Jean (10/5): Very pleased with our stay at the Annexe will definitely book again -
- Pam (7/5): Good value for the money. - Well equipped and nicely presented. Seating in living area not the most comfortable. Shower needed a good scrub and attention as it flooded on our last day.
- Sharon (10/5): Yes - Clean tidy perfect setting
- Dig (10/5): Exceptional - Beautifull home, amazing shower all.decorated to a high standard. amazing, secure, and beautiful location. Nothing
- Rosie (10/5): Fantastic night away for my 30th. - A beautiful tucked away annexe, with good pubs only a 10 min walk away. It felt very homely and private and as if we were deep in the country. Thank you for the milk, Prosecco and birthday balloons - a really nice touch! Nothing!
- Ben (10/5): Exceptional - Lovely place with beautiful surroundings me and my wife loved it.
- Lucy (10/5): Absolutely beautiful- just what we needed for a weekend break to recharge - Absolutely loved our weekend break at the Annexe.
The host Hayley has thought of everything and the accommodation inside and out if beautiful.
10/10 from us and we have booked to go back in June.
Scenic and peaceful location.
Close walking distance to the centre of Middleham.
Loved the castle!
- Melissa (9/5): Fabulous setting, warm and comfortable - Beautifully presented, warm and comfortable with enough amenities to satisfy self catering visitors. Fabulous views from the property, set in quiet surroundings which are in easy walking distance of the village N/a
- Chris (10/5): Too brief! - Very welcoming and comfortable with great facilities. Nothing there not to like.
