Beyza (10/5): Sauberes Riad in bester Lage - Dieses Hotel befindet sich direkt neben einem Palast, daher wird die Straße rund um die Uhr von Polizisten überwacht. Drumherum ist es also sehr sicher! Alles ist zu Fuß erreichbar und das berühmte Restaurant Safran by Koya befindet sich auch in der Nähe. Gleich nebenan befinden sich viele Läden und Bazaare, die ebenfalls zu Fuß erreichbar sind. Die Lage macht in Marrakesch viel aus und spart einem echt viel Zeit. Das Personal ist wirklich super organisiert und zu jeder Uhrzeit erreichbar gewesen. Unser Zimmer befand sind auf der Terasse im obersten Stockwerk und es war sehr sauber. Zwar ist es etwas teurer im Gegensatz zu anderen Riads, aber es hat sich sehr gelohnt! Wir hatten sogar eine eigene Frühstücksecke, also alles Top. -

Good bed with quality linens. Location was great; we walked to everything. Easy access from car dropoff. Manager Hassan and team were very responsive, welcoming and helpful. Nothing!

Gary (10/5): Don't consider staying anywhere else! - At Riad Tizwa you are not treated like a guest - you are a member of their family from the moment you arrive. I first stayed at Tizwa on my last visit to Marrakesh 17 years ago. When I decided to travel there again I didn't even consider staying anywhere else. The Riad is stunning. Beautifully decorated, lovely large rooms, great views from the rooftop, perfect location, I could go on all day. They are centrally located in the Medina, a few minutes walk from the souks and main square (Jemaa el-Fnaa). Marrakesh is a loud, bustling, busy, crazy kind of place. But that's the attraction - it's a magnificent city. But step inside Tizwa and suddenly everything is tranquil. There is no sound or movement and you could easily believe you're miles from civilization, until you catch the views from the roof. But what really makes it special are the staff. Every single one of them. Hassan and his team are the ultimate professionals. They are so friendly and helpful and simply can not do enough for you. Breakfast is served whenever you want it, there is no start time or finish time. And you can eat it anywhere you like within the Riad. That sums the place up perfectly - it's all about YOU. You need advice on purchases in the souks or shops? Just ask. Recommendations on places to visit? Just ask. Taxis arranging to and from the airport? Just ask. Advice on what to eat and how to eat it? Just ask! And I challenge anyone to spot one of the team not smiling. I've travelled extensively and never stayed anywhere as friendly and welcoming as Riad Tizwa. My son and I are planning to return to Marrakesh in the future, and this is where we will be staying. If they are fully booked we will change our holiday dates. Thank you Team Tizwa! I'm immensely jealous that you get to live in such a cool city, and work in such a beautiful Riad. You made my 12-yr-old son's first visit to Marrakesh, Morocco and Africa absolutely perfect!

Sofie (9/5): Een topadresje in Marrakech, op alle vlak een aanrader! - Alles was uitstekend. Iedereen is enorm vriendelijk en ze doen er alles aan doen om je verblijf zo aangenaam mogelijk te maken. Hassan was steeds vlot bereikbaar en kan je met alle vragen helpen. Een lekker, uitgebreid ontbijt werd steeds met de glimlach geserveerd. Er wordt ook steeds thee aangeboden als je in de riad terugkomt. Als laatste is ook de locatie erg goed, je bent meteen in de souks, dicht bij heel wat bezienswaardigheden en veel goeie restaurants. Miriam (10/5): Beautiful Riad in a fantastic location - We had a wonderful stay at Riad Tizwa, all the staff were very welcoming and friendly throughout our stay. The breakfast was great which we had on the roof terrace that they served at any time you like. The Riad is very beautiful and nicely decorated, with lots of areas to relax in, and with great views of Marrakesh and the mountains from the roof terrace. Our room was perfect for our family and we particularly loved the double shower in the bathroom, with good pressure and was hot. The location is great, easy to find and close to the main souks and sights, with no long walks down dark alleys. Someone is on site at all times to let you in and it felt safe. Despite it being in a noisy area the Riad was amazingly quiet, a real feeling of calm and we all slept well. The beds were very comfortable. The coffee could have been a bit hotter with breakfast. The drains were a little smelly however I think this difficult to avoid in Marrakesh and we did arrive after a prolonged period of rain. One thing to be aware of, even though they say you can pay by card on Booking the owner will strongly suggest you pay by cash, which is difficult as it would require drawing your daily cash allowance over a number of days. We agreed to pay 50% cash and 50% card, however they charge an extra 5% with the card transaction which no other accommodation has done and it was our most expensive place we stayed on our trip. However it was still one of the nicest places we stayed in Morocco and would definitely come back here.
Anaïs (10/5): Gorgeous riad and best people - Everything was perfect. The location, the room, the view on the snowy peaks of the atlas mountain and the roofs of the medina, but especially the lovely staff there. Hassan is always there to make sure you get the best of your stay in Marrakesh, and Aziz and Hamid are the sweetest boys, always there to make you laugh and to help you with anything. The breakfast is really good, with fresh fruits, fresh squeezed orange juice and home made yoghurt and Moroccan pastry. Don’t miss it! You get to wake up with the nicest singing birds in the morning, which is magical. We had the best time in Tizwa Riad, and will come back again next time in Marrakesh.
Franziska (10/5): Beautiful riad, lovely staff great location, very comfortable bed! - Wonderful staff, stunning room (we were in room 2, on the top floor), great breakfast. Very comfortable bed, beautifully designed place. It's in a great location too - not right in the medina but just outside, which means you can take a taxi there and don't have to carry all your luggage through the medina. Peaceful and quiet. Our favourite stay on our Morocco trip! Wifi in the room didn't work well, but was great in the rest of the Riad. You have to turn the water on and wait for a couple of minutes before it properly starts running with good pressure. But these details are so minor compared to how wonderful everything else was. Don't hesitate to book!!

Yoghurt med färsk frukt och bär, müsli, omelett, bröd, kaffe, te etc. Trevligt att bli serverad mintte med olika nötter på eftermiddagen som en service. Solterrass på taket. Sängarna var lite hårda för min smak, likaså kuddarna.

Man ist mitten im Geschehen, erreicht die wichtigsten Sehenswürdigkeiten problemlos zu Fuß und findet dennoch im Riad eine unglaubliche Ruhe vor dem Trubel der Stadt. Das Frühstück: Ein echtes Highlight am Morgen. Alles war frisch und lecker, aber der Joghurt war absolut fantastisch – unbedingt probieren! Der Service: Das gesamte Team ist extrem aufmerksam. Ein ganz besonderer Dank geht an Hamid. Er hat sich unglaublich viel Zeit für uns genommen, uns die kulturellen Besonderheiten erklärt und uns mit wertvollen Insider-Tipps für die Umgebung versorgt, die in keinem Reiseführer stehen. Fazit: Man fühlt sich hier nicht wie ein anonymer Gast, sondern wie bei Freunden. Wir kommen definitiv wieder!

The property was beautiful, we especially loved the terrace area for breakfast. The staff went above and beyond. Nonostante tutte le camere affacciano all'interno, è una struttura molto tranquilla il personale attento e premuroso, in particolare Hamid ci ha fatto sentire a casa. From the moment I arrived, the genuine warmth of the reception and the easygoing nature of the manager and staff made me feel right at home. The room itself was simply beautiful, a serene retreat. Each morning began with a hearty and delicious breakfast—the homemade yogurt was absolutely divine, out of this world! And at night, I drifted into the most comfortable, peaceful sleep. The riad's location is perfectly convenient: wonderfully quiet, yet just steps away from the main road. It was an effortless walk to the bustling medina, charming restaurants, the lovely Bacha coffee, and a rejuvenating spa/massage place. What truly set my experience apart was the exceptional thoughtfulness. I had booked independent day trips and was nervous about coordinating pickups due to the language barrier. When I mentioned this, Hassan, the manager, proactively and kindly called the tour companies the day before to confirm all the details, completely putting my mind at ease. One particularly rainy day, when a tour company changed the pickup spot and I felt lost and confused, a female staff member went above and beyond. She spoke to the driver on the phone, grabbed an umbrella, and personally walked me to the correct spot, just like a caring sister. How incredibly awesome is that? This level of personal touch and genuine kindness made my visit unforgettable. We can adjust the tone further to be more formal or informal. From the accessibility to a comfortable room and bed and the kindest, most attentive staff. I wish there were more places like this in the hospitality business.

Le point fort de ce riad est clairement son emplacement : en plein cœur de la médina, à seulement 10 minutes à pied de la place Jemaa el-Fna. Tout est accessible facilement, ce qui rend le séjour très pratique. Le personnel est d’une gentillesse remarquable, toujours aux petits soins et très chaleureux, c’est vraiment ce qui a rendu notre séjour encore plus agréable. Une adresse que je recommande sans hésiter !

Then you arrive and it's great but nothing exceptional because you feel you've already seen it and lived it. Riad Tizwa is a shimmering gem of an exception because it's even more special in real life! This is a place I actually want to tell no one about incase everyone discovers my brilliant discovery. Yes it looks like the photos (actually better) and it talks like all the reviews but you have to feel the energy of this place to really know...you may never want to leave. Lucy (10/5): Best Riad in Marrakesh and definitely the best staff! - Booking Riad Tizwa was the best decision we could have made when looking at coming to Marrakesh! There are so many options for accommodation when looking at booking Marrakesh which I personally found overwhelming but I absolutely would recommend booking Riad Tizwa to anyone who is a bit lost like I was! The staff including Daniel, Hassan, Aziz and Suleiman and all the women at the raid were just fantastic and so welcoming, not to mention that after my partner proposed during our stay everyone was so kind in congratulating us and wishing us the best for our marriage, which just made everything more special! The road itself is beautiful, immaculately clean and nothing is too much trouble for the staff- Tea, coffee and water brought to you at anytime, dinner recommendations/bookings and airport transfers all organised for us! Riad Tizwa will always be special to us and we will definitely be back! N/A

Remco (9/5): My stay was amazing! This place is highly recommended. I would defiantly come back. - The energy, the breakfast, the friendly staff, the location, the room, everything was excellent. I got the question if I could please pay the room with cash. For me it was easier to pay it by card because I was running out of cash on the last day. I decided to take some cash from the ATM for them. They advised me to go to the Bank 'Popular', close to the Riad. The machine was out of service an because I was in a hurry, I took another ATM in the same street. What I didn't knew was that some ATM companies scam you with very high transaction rates. I walked in the trap and payed unconsciously 15% extra over the total amount of the transaction. I wasn't warned for this, so it made the payment of the rooms much more expensive. I saw this on my bank account and felt so bad about this, because at first I wanted to pay by card at the hotel, and because I wanted to do them a favor I walked into this ATM scam.

Ali (10/5): Perfect in every way - The riad is perfectly situated for us. It is located close to Dar-el-Bacha, and about a 15-min walk from Jema el Fnaa square and all the souks. On arrival we were greeted by Hassan who showed us to our room. The room itself was very cosy and comes with an AC machine fitted. Once we had some time to get settled, Hassan then guided us to the rooftop terrace where we were treated to traditional Moroccan mint tea and some biscuits. Breakfast is available at any time (pretty much after 7am) and there is no end time for breakfast. Having had many pleasant and entertaining conversations with Daniel (the owner) I came to learn that the latest someone has had breakfast was at 4:30pm! You are given a set breakfast of eggs, bread, yoghurt with toppings, honey, jam and a bowl of fruit. You can enjoy breakfast again on the rooftop terrace with beautiful views of the hot air balloons in the horizon. Unfortunately at one point the AC in our room stopped working. However Hassan's response was immediate and offered us a large fan in the interim whilst he called an electrician. Within six hours the AC was working again, so no complaints from us at all. The room/surroundings are very quiet at night so you have minimal distractions. The location of the riad is just off the main road and down a small alley (though relatively well-lit) therefore none of the chaos is heard from inside. 10/10 would highly recommend. Thanks to Daniel, Hassan, and the team for making our stay as comfortable as they could. We felt like we were invited into their home and we were more than well looked after. Nothing. No complaints at all.

It’s perfectly located for exploring the souks, the main square, and all the city’s highlights on foot, yet tucked away enough to feel calm and relaxing. Breakfast on the terrace was a highlight each morning. Daniel, Hassan, and the whole team went above and beyond to make us feel welcome and comfortable — so kind, attentive, and genuinely caring. We’ve stayed in many places over the past few months, but this was by far the best. We can’t wait to come back!

Cama cómoda, nuestra habitación en concreto tenía el inconveniente de que estaba el WC en un nivel y el lavamanos y la ducha después de 4 escaleras, pero es el encanto (te vas a cansar de subir y bajar escaleras en Marrakech). La ubicación es perfecta para ir en coche, y muy próximo a todo lo que hay que ver. El personal super atento (nosotros vimos más a Mohamed y a Hassan, este último nos reservó un hammam que nos encantó). Nada, todo perfecto.

Vivien (4/5): I won't be going back - Good, safe location on the edge of the medina. Easy to get to.. Most of the staff were friendly. The riad appeared to be closed for the summer when I arrived I was the only guest, the fountain was bone dry and the container plants needed watering. No one knew how to get the air conditioning to cool my room until the last night when it was 44C outside. The breakfast was OK but the bread and pastries were stale. The manager, who unusually for Morocco didn't take my passport details, said there's a 5% surcharge on card payments which was unexpected and preferred to be paid in cash which was inconvenient in the extreme heat.
